Abstract

Nowadays, many have developed in terms of technology and many other sectors. The use of The use of the latest technology also has a big impact on the construction business in Indonesia. Indonesia. BIM can overcome work delays and minimize errors in calculating costs on some construction work Therefore, the purpose of this research is to modeling the structural system in three dimensions (3D) on the building as part of the Building Information Modeling (BIM) implementation. Abstract

Keterlambatan dalam proyek konstruksi sering kali menjadi tantangan utama yang dapat mempengaruhi biaya, kualitas, dan keberlanjutan proyek. Keterlambatan yang terjadi harus segera diatasi agar target proyek tersebut tidak terganggu.Penelitian ini bertujuan menganalisis strategi percepatan (crashing) pada proyek Paket Rehabilitasi Drainase Perkotaan Kecamatan Kertosono.Proyek rehabilitasi drainase ini penting untuk dilakukan karena cuaca yang cukup ekstrim saat ini, bahkan terdapat banjir dibeberapa tempat. Proyek mengalami keterlambatan hingga minggu ke-5 akibat berbagai faktor teknis dan non-teknis, sehingga untuk mengatasi keterlambatan tersebut, dilakukan analisis percepatan dengan dua metode, yaitu penambahan jam lembur dan penambahan sumber daya tenaga kerja.Dari hasil perhitungan, baik percepatan dengan menambah 2 jam lembur maupun penambahan sumberdaya berupa pekerja dan tukang sama-sama menghasilkan waktu penyelesaian akhir total sebesar 53 hari. Oleh karena menghasilkan hasil waktu yang sama, maka direkomendasikan melakukan percepatan dengan menambah sumberdaya, dengan kenaikan biaya total sebesar 2.290%dari rencana awal, serta penurunan waktu sebesar 11.667% dari waktu rencana. Sehingga penambahan sumberdaya adalah aksi yang paling optimal untuk dilakukanPerbandingan kedua metode menunjukkan bahwa penambahan sumber daya lebih ekonomis dibandingkan penambahan jam lembur, meskipun keduanya menghasilkan percepatan yang sama.Penelitian ini memberikan wawasan tentang pentingnya pemilihan metode percepatan yang tepat untuk mengoptimalkan biaya dan waktu dalam penyelesaian proyek yang tertunda. Implementasi strategi crashing yang efisien dapat menjadi solusi untuk mengurangi dampak keterlambatan proyek, sekaligus memastikan penyelesaian sesuai dengan target yang telah ditetapkan.

Abstract

Wisata Aeng Hamid Rusdi di Wonokoyo, Kota Malang, merupakan salah satu destinasi yang memiliki nilai sejarah sekaligus potensi wisata alam. Akan tetapi, pengelolaannya masih menghadapi berbagai kendala, terutama setelah pandemi COVID-19 yang membuat jumlah pengunjung menurun drastis dan aktivitas wisata sempat terhenti. Permasalahan utama yang dihadapi meliputi keterbatasan ketersediaan air bersih untuk fasilitas MCK, kurangnya infrastruktur pendukung, serta rendahnya promosi berbasis digital sehingga destinasi ini belum dikenal secara luas. Untuk menjawab tantangan tersebut, dirancang sebuah program revitalisasi yang berfokus pada peningkatan kualitas sanitasi, digitalisasi promosi wisata, dan penguatan tata kelola pengunjung. Metode pelaksanaan diawali dengan analisis kebutuhan masyarakat, kemudian dilanjutkan dengan perancangan sistem filtrasi air, penyusunan media promosi digital, dan pengembangan sistem administrasi berbasis web. Implementasi program mencakup pembangunan instalasi filtrasi air yang ramah lingkungan, pelatihan masyarakat dalam pembuatan konten dan pemasaran digital, serta penerapan sistem informasi untuk pencatatan data pengunjung. Hasil dari kegiatan ini menunjukkan adanya peningkatan kenyamanan wisatawan, perluasan jangkauan promosi secara digital, serta tumbuhnya kesadaran masyarakat dalam mengelola wisata secara mandiri. Dengan pendekatan berbasis komunitas, revitalisasi Wisata Aeng Hamid Rusdi diharapkan mampu mendukung keberlanjutan pariwisata yang inklusif, ramah lingkungan, serta memberikan kontribusi positif terhadap perekonomian lokal.

Abstract

Duration uncertainty is a major problem in construction projects because it has the potential to cause delays in implementation and increase the risk of rework. Time planning that uses only one duration estimate is often unable to represent the dynamic variations in field conditions, resulting in an unrealistic schedule. Therefore, a scheduling approach is needed that can accommodate duration uncertainty while systematically describing the relationships between activities. This study aims to analyze the duration uncertainty of work and identify critical activities in order to anticipate the risk of construction project delays. The research method used is the integration of the Program Evaluation and Review Technique (PERT) and the Precedence Diagram Method (PDM). Data was obtained through interviews, field observations, and technical project document studies to determine optimistic, most likely, and pessimistic duration estimates (a–m–b). These estimates were processed using the PERT method to calculate the expected time, standard deviation, and variance of activities, then arranged in a PDM work network to determine the critical path. The results showed that the expected project duration was 225 days, with the highest level of uncertainty found in the B3 floor 6 steel beam work, which had a variance value of 2.250. The accumulated standard deviation of the critical path is 13.88 days with a variance root value of approximately ±4 days, indicating the potential for project duration deviations from the planned schedule. Therefore, it is recommended that activities with high variance on the critical path receive more intensive time control and supervision to minimize the risk of project delays.

Abstract

The construction industry plays strategic role in national infrastructure development, particularly in bridge projects that are characterized by high complexity and significant implementation uncertainty. Bridges function not only as physical connections between regions but also as critical infrastructure supporting public mobility and economic growth. Therefore, accurate scheduling methods that are capable of accommodating the risk of time delays are required. This study to analyze the total project duration of bridge project risk-based approach through the integration of three-dimensional Building Information Modeling (BIM 3D) and the Program Evaluation and Review Technique (PERT). The analysis begins with the development of three-dimensional bridge structural model using Tekla Structures to generate bill of quantity that includes structural material volumes. These quantity data basis for probabilistic duration estimation using PERT method through expert judgment, which involves optimistic time, most likely time, and pessimistic time. The BIM 3D modeling results indicate total reinforcement steel volume of 24,343.4 kg and concrete volume of 274.1 m³. Furthermore, risk-based scheduling using the PERT method analyzed with the Precedence Diagram Method (PDM) produces total project duration of 190 days with completion probability of 50%. This result indicates potential risk of delay that should carefully project time control

Abstract

Construction project acceleration is a strategy commonly implemented to overcome schedule delays; however, its application often results in increased costs and reduced work quality when not managed in a systematic and integrated manner. This condition reflects the presence of complex and dynamic interrelationships among time, cost, and quality as the three main elements within the triple constraint framework, which cannot be adequately analyzed using linear approaches. Failure to understand the interactions among these three aspects may lead to project inefficiencies and decreased overall performance. Therefore, an approach capable of explaining cause–effect relationships and feedback mechanisms within construction project systems is required. This study aims to model the causal relationships between project acceleration, cost, and quality in order to obtain a structural understanding of their dynamic interactions. The research method employs a system dynamics approach using causal loop diagram modeling supported by Vensim PLE 10.4.0 software. The research stages include system definition to determine boundaries and identify key variables, model formulation based on a literature review to establish intervariable relationships, and the development of causal loop diagrams to illustrate interactions and feedback structures within the system. The modeling results indicate that the developed system consists of twenty feedback loops and forty-six one-way relationships representing interactions among acceleration, cost, and quality factors within the context of project acceleration. These findings confirm that project acceleration, cost, and quality are not independent variables but are dynamically interconnected. The proposed model provides a conceptual contribution to strengthening systemic understanding in construction project management and can serve as a foundation for strategic decision-making related to more effective and sustainable project acceleration

Abstract

Abstrak Studi kasus penelitian ini adalah aset lahan milik negara, khususnya lahan Pabrik Gula Padjarakan. Lahan milik negara ini sudah lama tidak beroperasi dan mencakup luas 55.200 m². Salah satu cara untuk menentukan pemanfaatan lahan Pabrik Gula Padjarakan adalah melalui metode Penggunaan Tertinggi dan Terbaik (HBU). Kriteria HBU meliputi aspek hukum, fisik, pasar, dan penentuan alternatif. Hasil dari penentuan alternatif menghasilkan pilihan untuk ritel, pasar modern, dan pusat perbelanjaan.
