Abstract

Peningkatan permintaan dan semakin ketatnya persaingan menuntut setiap perusahaan jasa konstruksi harus berdaya saing baik, yaitu menghasilkan produk yang berkualitas dan tepat waktu. Salah satu aspek penting adalah sistem pengadaan bahan dan peralatan yang tepat waktu. Tujuan penelitian ini adalah menganalisis dan menilai kinerja sistem pengadaan bahan dan peralatan pada 22 perusahaan kontraktor grade 4, grade 5, dan grade 6 yang terdaftar di GAPENSI Kabupaten Badung tahun 2014, serta untuk mengetahui kekurangannya. Metodenya adalah dengan penyebaran kuisioner, sedangkan tolok ukurnya adalah: struktur organisasi yang memisahkan tanggung jawab fungsional secara tegas; sistem dan prosedur yang cukup memberikan perlindungan terhadap kekayaan perusahaan; dan praktek yang sehat dalam pelaksanaan tugas dan tanggung jawab, serta mutu karyawan yang sesuai dengan tanggung jawab/otoritasnya. Data dianalisis dengan metode statistik deskriptif dengan Skala Guttman dan metode statistik inferensia dengan uji-t. Berdasarkan struktur organisasi yang memisahkan tanggung jawab fungsional secara tegas, didapat hasil cukup memadai (nilai rata-rata skor adalah 8,818 secara deskriptif dan -0,5034 secara inferensia, sedangkan untuk dokumen pencatatan nilai rata-rata skor adalah 10,636 secara deskriptif dan –1,1926 secara inferensia); berdasarkan sistem wewenang dan prosedur yang cukup memberikan perlindungan terhadap kekayaan perusahaan, hasilnya cukup memadai (nilai rata-rata skor adalah 9,818 secara deskriptif dan -2,6645 secara inferensia); dan berdasarkan praktek yang sehat dalam pelaksanaan tugas dan tanggung jawab serta mutu karyawan yang sesuai dengan tanggung jawab/otoritasnya, hasilnya memadai (nilai rata-rata skor adalah 14,590 secara deskriptif dan 10,6150 secara inferensia). Jadi, sistem yang ada pada perusahaan kontraktor yang berdomisili di wilayah Kabupaten Badung masih bisa ditingkatkan efisiensi dan efektivitasnya.

Abstract

Sistem manajemen mutu merupakan suatu standar sistem, yang penggunaannya pelaksanaan pekerjaan yang akan dilaksanakan direncanakan dengan sistematis. Dalam upaya mengetahui wujud aplikasi di lapangan, dilakukan penelitian mengenai evaluasi tingkat penerapan sistem manajemen mutu ISO 9001:2008 pada proyek Hotel Grand Whiz di Legian, dimana PT. Multi Sarana Propertindo (MULTIPRO) bertindak sebagai kontraktor dan PT Pratama Rekayasa Oetama (3Pro) bertindak sebagai Pengawas proyek. Tujuan penelitian ini untuk mengetahui tingkat penerapan sistem manajemen mutu ISO 9001:2008 dan kendala dalam penerapan sistem managemen mutu pada proyek Hotel Grand Whiz di Legian. Untuk mendapatkan data tingkat penerapan sistem manajemen mutu ISO 9001:2008 dalam pelaksanaan proyek konstruksi tersebut, maka dilakukan wawancara dengan personil yang terkait dalam pelaksanaan proyek konstruksi dan observasi pada pelaksanaan konstruksi tersebut. Penilaian tingkat penerapan sistem manajemen mutu ISO 9001:2008 (elemen 4–elemen 8) ini didapat dengan metode skor audit dan skala pengukuran variabel menggunakan Skala Likert. Hasil analisis tingkat penerapan standar mutu ISO 9001:2008 pada PT. Multi Sarana Propertindo (MULTIPRO) di proyek Hotel Grand Whiz di Legian sebesar 89,05%, termasuk dalam kategori baik sekali (80%-100%). Kendala dalam penerapan ISO 9001:2008 adalah adanya beberapa kegiatan diproyek yang tidak dapat didokumentasikan serta kurangnya konsistensi para staf melaksanakan prosedur operasi sistem manajemen mutu sehingga penerapan ISO 9001:2008 belum mencapai 100%. Abstract

The purpose of this research is to investigate the relationship betweencoefficient permeability of concrete and volume of granular styrofoam added into aconcrete mix. The styrofoam added to concrete is in order to have concrete with asmaller density.The concrete was mixed using Portland cement type I, sand from Karangasemwhich was proportioned to meet zone 2 of gradation limit, gravels from the samesource as sands which was also proportioned to meet gradation limit withmaximum diameter of 25 mm according to ASTM C 33-74 and round granularstyrofoam with diameter ranges from 3 mm to 10 mm having density of 22,89kg/m3. Concrete mix was proportioned according to the ingrediens weight that is1:2:3, respectively for cement, sand and gravels with water cement ratio of 0.5.Variation of the styrofoam added into the concrete mix is 0%, 10%, 20%, 30%, and40% of total mix volume. The specimens used in this experiment is standardconcrete cylinders with diameter of 150 mm and 300 mm in height. The specimenwas tested at 28 days of age.The experimental results show that the coefficient of concrete permeability increaseswith increasing additional granular styrofoam into the concrete mix. The coeficientof permeability is 2,274x10-9 cm/dt; 4,170x10-9 cm/dt; 7,917x10-9 cm/dt;17,839x10-9 cm/dt; and 42,135x10-9 cm/dt for addition of styrofoam 0%, 10%, 20%, 30%, and 40%, respectively. The relationship between the coeficient of permeabilityand percentage of styrofoam added into the concrete follows a nonlinearregresión curve.

Abstract

To obtain the maximum and sustainable advantage it needs to carry out the operational and maintenance (OP) activities of TPA. It is necessary to maintain the Bangli Regional TPA so that it will give maximum and sustainable advantages. This study was aimed at identifying various major risks which may interfere with the TPA operating and maintenance so that mitigation can be done and to determine the risk ownership. The collected data were analyzed using descriptive qualitative method through the following stages: the risks were identified, the risks were evaluated, the risks were coped with, and the risk ownership could be identified. The risks identified totaled 72 consisting of: 9 (12.5%) risks which were under the unacceptable category, 16 (22.22%) risks which were under the acceptable category, and 1 (1.39%) risk which was under the negligible category. The major risks amounted to 55 risks (76.39%), included the obstacle to establishing the institution which was fully responsible for the operating and maintenance of the Bangli Regional TPA, the limited amounts of funds allocated by the central government, the provincial government, and the regency governments which were integrated into the Regional TPA, the obstacle to creating an affiliation between the government and the private institutions, and other risks. The risk mitigation was done by avoiding risks, reducing risks, and transferring risks starting from the institutional, regulation and financial aspects, and technical and non technical problems. Most risk ownerships were the responsibility of the Bangli Regional TPA management.

Abstract

The research is motivated by the more selective consumers in choosing a house which impact on changes in market conditions ongoing. Developers should anticipate factors that influence changes in market conditions, such as attitudes and behaviors of consumers in choosing a house. One excample of this condition is development of Sunset Garden area located at Jalan Pura Mertasari Sunset Road, Denpasar, Bali which is this properties are able to attract consumers to buy houses in this area although this price of the house is quite expensive. Therefore, the research was conducted to determine factors that are considered in the selection of residential, consumer attitudes and behavior on the selection of a house and the relationship of consumer characteristics and attributes of products offered in this area. This study used research instruments such as questionnaires to obtain information on the characteristics of respondents and the four components of the attitudes and behavior of the level of confidence, the level of evaluation, the level of normative beliefs and motivation levels. The data analysis technique used is a factor analysis to identify the factors considered in choosing a house, attitudes and behavior analysis with Fishbein method and contingency coefficient analysis to determine the magnitude of the relationship variable product attributes and consumer characteristics. The results of this study indicate the factors that affect the house is 5 (five) factors, they are the location and the legality factors, supporting facilities factors, physical factors, factor values, and environmental factors. Attitudes and behavior are shown in choosing a house on Sunset Garden Zone fall into this category good enough. The results showed that there is a relationship between consumer characteristics and attributes of the product which the consumer's income level has the strongest ties to the variable price of the product.

Abstract

Rework is unavoidable from the world of construction, Rework can be a devastating effect on the performance and productivity of both the consultant and the contractor. This study aims to determine the main factors causing rework, efforts to reduce rework. The analysis used the analysis Multivariant factor analysis with the help of Statistical Package for Social Science (SPSS) for Windows version 17.0. From the results obtained by factor analysis the main factors causing the occurrence of rework are: aspects of the owner (poor communication, poor coordination, poor information flow), aspects of planning consultants (lack of information in the field, lack of communication, the situation in the picture on the ground is not suitable). aspects of construction management consultants (lack of information in the field, lack of communication, lack of control), aspects of mechanical electrical plumbing contractors (Materials misdirected, MEP staff inexperience, lack of knowledge about the character of the material, the amount of overtime), aspects of the contractor (lack of competence foreman, foreman lack of experience, lack of experience, the quality of labor is bad, the error in interpreting the specification), aspects of operator (poor flow of information, lack of communication, lack of coordination, lack of operator experience). Efforts to systematically reduce rework most effective according to the respondent's answer is: Systematic planning, detailing and describing the project at every stage of the steps to be taken to achieve quality objectives, set standards of communication, coordination and construction project sinkronasi work with all parties involved in the implementation of the project, Constructing specification limits and criteria and quality standards to be used in engineering design, procurement and construction materials.

Abstract

The garbage transportation in Bangli City is currently done using a direct individual pattern (door to door). The vehicles used are dump trucks which are not covered, so they pollute the areas they pass by. Most of the vehicles are in bad condition. This study was aimed at identifying the transportation routes, the number of vehicles needed, the temporary place of garbage disposal ‘Tempat Pembuangan Sementara’ (TPS), and the rate of garbage retribution. The research method included the sample of garbage from the place of residence and the place of non residence based on SNI-19-3964-1994 used as a reference. This model used five compactor trucks for carrying garbage from 283 container bins with capacity of 0.36 m3, and one armroll truck for carrying the market garbage from four loudhaul with capacity of 6 m3 per day. The amount of retribution is analyzed based on the calculation of investment feasibility for 10 years time at 18% MARR interest rate, with an assumption that there was subsidy from the government. It was found that the value of NPV (Net Present Value) was Rp. 35.673.540,99, the value of BCR (Benefit of Cost Ratio) was 1.021 and the value of IRR (Internal Rate of Return) was 19.11%. The monthly rates of retribution were Rp. 2,000.00/family, Rp. 20,000.00/school unit, Rp. 25,000.00/office unit, Rp. 8,000.00/shop unit, Rp. 20.000.00/restaurant unit, Rp. 2,000.00/hotel/accommodation unit, and Rp. 6,000.00/market trader.
