Abstract

Pelaksanaan jual-beli apartemen ini dilakukan dengan cara memesan atau indent terlebih dahulu yang kemudian dituangkan dalam bentuk perikatan pendahuluan atau perikatan jual beli yang lebih dikenal dengan Perjanjian Pengikatan Jual Beli sebagai pedoman untuk mengamankan kepentingan para pihak. Rumusan masalah dalam tesis ini adalah bagaimana  perlindungan hukum terhadap pembeli yang hak dan kewajibannya tidak diikat dalam akta pengikatan perjanjian jual beli dihadapan notaris, bagaimana  perjanjian jual beli unit apartemen yang tidak dituangkan dalam akta pengikatan perjanjian jual beli dihadapan notaris, bagaimana penyelesaian sengketa antara pembeli dan developer dalam transaksi jual beli unit apartemen pada putusan Mahkamah Agung RI No 323/Pdt/2021. Penelitian dilakukan menggunakan penelitian hukum, yaitu yuridis normatif yang bersifat deskriptif analitis merupakan penelitian yang bertujuan menggambarkan suatu keadaan atau gejala atau untuk menentukan ada tidaknya hubungan antara suatu gejala dengan gejala lain. Teknik pengumpulan data digunakan adalah studi dokumen. Hasil penelitian dan pembahasan menunjukkan bahwa perlindungan hukum terhadap pembeli yang hak dan kewajibannya tidak diikat dalam akta pengikatan perjanjian jual beli dihadapan notaris adalah perlindungan hukum dalam bentuk preventif. Perjanjian tersebut dapat dijadikan suatu bentuk perlindungan hukum karena dapat menjadi suatu alat bukti dengan kekuatan pembuktian yang lemah. Perjanjian jual beli unit apartemen yang tidak dituangkan dalam akta pengikatan perjanjian jual beli dihadapan notaris mengakibatkan ketidak pastian bagi pengembang maupun pembeli.  Kekuatan hukumnya terbatas dibandingkan dengan akta otentik atau akta yang dibuat oleh notaris. Penyelesaian hukum terhadap sengketa dalam transaksi jual beli unit apartemen dalam putusan Mahkamah Agung RI Nomor 323 K/Pdt/2021 adalah berupa penggantian biaya rugi dan bunga seperti yang telah diatur dalam Undang-Undang Nomor 8 Tahun 1999 tentang Perlindungan Konsumen dan Undang-Undang Nomor 20 tahun 2011 tentang Rumah Susun dan penulis setuju dengan putusan hakim sebab perjanjian jual beli apartemen yang tidak dibuat dalam akta notaris yaitu perjanjian pemesanan sebagai wadah hukum bagi para pihak dalam melakukan hubungan hukum pengikatan jual beli berlaku mengikat bagi para pihak sehingga keterlambatan pengembang menyerahkan unit apartemen merupakan perbuatan wanprestasi.

Abstract

PT.Era Musika Indah adalah: perusahaan yang bergerak dalam bidang seni dan hiburan. Perusahaan kurang memperhatikan kompetensi karyawan pada saat menerima karyawan bekerja. Fenonema yang terjadi pada perusahaan adalah: kompetensi karyawan yang kurang sesuai dengan bidang kerja yang ditempati. Akibatnya sering terjadi kesalahan dalam bekerja, dan hasil kerja yang kurang maksimal. Masalah ini disinyalir dipengaruhi oleh masalah kepribadian dan pengalaman kerja. Penelitian ini menggunakan uji statistik untuk mengetahui pengaruh kepribadian dan pengalaman kerja terhadap kompetensi kerja karyawan. Populasi penelitian yaitu 88 karyawan dan sampel diambil dengan sensus sehingga jumlah sampel adalah 88 responden. Hasil uji hipotesis simultan menunjukkan bahwa secara simultan, Kepribadian dan Pengalaman Kerja berpengaruh signifikan terhadap Kompetensi Kerja PT. Era Musika Indah Medan. Secara parsial, masing-masing variabel Kepribadian dan Pengalaman Kerja berpengaruh signifikan terhadap Kompetensi Kerja PT. Era Musika Indah Medan.

Abstract

Shoot splicing is the most effective way for propagation of avocado plants at this time. Its success can reach 80-90%. This study aims to determine the influence of the type of hood on the success of connecting avocado shoots. This research was carried out in BP DAS assisted seed breeding. Central Sulawesi Provincial Watershed in Tolitoli Regency, for 4 months in 2022 using a group random environment design (RGD) of 5 treatments labeled Po without a lid, P1, pocong hood, P2 tie hood, P3 ordinary hood, P4 cow bed hood, each treatment is repeated 3 times, each trial unit consists of 7 plants, the data collected are analyzed using a variety analysis or F test, if there is a difference, proceed with the smallest real difference test (SRD). The results showed that the treatment of ordinary hoods, pocong, and cow beds affected the success of connecting avocado shoots for the parameters of increasing seedling height, number of leaves, stem diameter and survival percentage. Abstract

The rules in the consumer protection law No. 8 of 1999 in buying and selling transactions regarding buying and selling law analyze how consumer protection rules and economic law, especially sharia-based concepts, apply to Indonesian sharia banks. The type of research is qualitative with a normative juridical and empirical juridical research approach, collecting data, rules/regulations, and in reality, in practice in the field where the research was carried out, namely at Indonesian sharia banks, with data collection techniques used namely library research and interview. The research results show that Indonesian sharia banks are one of the sales places for buying gold, where customers can carry out gold buying and selling transactions anywhere and anytime from mobile banking. Furthermore, consumers/customers who feel disadvantaged by Indonesian sharia banks can report to the partyCivil Servant Investigator (PPNS) ITE Directorate of Information Security, and the form of supervision by CoFTRA, namely preventive supervision then repressive supervision. The implementation of consumer protection at Indonesian sharia banks focuses on 2 things, including returning the product (return) and returning the funds (refund). Implementation of consumer protection for Indonesian sharia banks in accordance with the UUPK, where the bank has given its rights to its consumers in accordance with the provisions contained in the UUPK. Meanwhile, its application in the view/perspective of Sharia Economic Law is appropriate from the point of view of consumer rights in Islamic rules, Indonesian sharia banks provide khiyar rights (cancel/continue the sale and purchase agreement) if there is an error/mistake by the bank. The resolution if there is a dispute chosen by the Indonesian sharia bank is through peace and resolving it internally, this is in accordance with the concepts of Islamic buying and selling.

Abstract

In the rapidly evolving digital era, applications, and software systems increasingly rely on Application Programming Interfaces (APIs) to enable interaction, integration, and functionality extension. However, manual testing of APIs is often inefficient and challenging to reuse when changes occur. To address this, automation testing has become a more effective choice, where test scripts can verify and execute tests repeatedly, easily adapting to API changes. Essentially, automation testing plays a vital role in software maintenance, particularly in regression testing, which tests modified or upgraded software versions to ensure that their core functions remain unchanged and unaffected. One approach to automation testing is employing the Software Testing Life Cycle (STLC), which follows a systematic series of stages conducted by the testing team to ensure software product quality. This paper utilizes PT Fliptech Lentera Inspirasi Pertiwi's public API to conduct testing on 25 scenarios from two modules. The objective is to utilize the Karate Framework to conduct these automated regression tests, resulting in an impressively short testing duration, averaging only 42.645 seconds, or approximately 1.706 seconds per scenario. A comparison with the Behave framework, using the same scenarios but with differences in steps, reveals that Behave achieves a duration of 18.762 seconds, or 0.750 seconds per scenario, making it 127.295% faster than Karate. However, in terms of the number of steps, Behave covers only 188, while Karate includes 543. This means that Behave requires 0.100 seconds per step, while Karate necessitates 0.079 seconds per occurrence. Karate provides more detailed results by 188.830% per step or 26.582% in terms of step duration. The primary goal is to enhance testing efficiency, expedite issue identification and resolution, provide a clearer testing process, and potentially improve overall software quality.

Abstract

Penjadwalan seminar ilmiah skala besar atau conference scheduling adalah salah satu masalah penjadwalan yang kompleks. Ada lima faktor utama yang dipertimbangkan ketika menyusun jadwal seminar ilmiah: (i) jumlah penyaji makalah, moderator dan pembicara tamu, (ii) kesediaan waktu moderator dan pembicara tamu, (iii) jumlah ruang seminar, (iv) jumlah sesi seminar dan (v) jumlah penyaji makalah yang dapat dijadwalkan dalam satu sesi seminar. Makalah ini menganalisis kompleksitas dari masalah seminar dengan mempertimbangkan kelima faktor tersebut. Analisis didasarkan pada penurunan dari tiga masalah yang telah terbukti memiliki kompleksitas Non-deterministic Polynomial Hard (NP Hard).

Abstract

Debts and receivables used for business have not produced results, and some businesses have even failed. This is where problems arise because the debtor cannot fulfill his obligation to repay the credit loan in question. Negligence or delay (whether intentional or unintentional) in credit payments will result in a fine which must be borne by the debtor as agreed, because the debtor cannot fulfill its obligations because the debtor has died. The legal research method used is empirical normative supported by interviews, with data collection by means of documentation studies, literature studies and interviews. The heir is responsible for the debtor's debt with the aim of providing legal protection to the creditor in providing credit to the debtor who then after signing the credit, the debtor has died, then this becomes the obligation of the heir to pay the heir's debt.

Abstract

A notary is a public official who has the authority to make authentic deeds and has other authorities as intended in Law no. 2 of 2014 concerning Amendments to Law no. 30 of 2004 concerning Notary Positions (UUJN) and based on other laws. The problem in this paper is how to provide documents by a notary to parties who have a direct interest in the deed, heirs or people who have the right to do so within the confidentiality limits of the notary's office. The notary's authority to provide documents as intended in article 54 UUJN is limited by the notary's obligation to keep it confidential as intended in article 16 paragraph (1) letter f, the exception is if there are statutory provisions that determine otherwise. The party with a direct interest in the deed, on the one hand, is the person who signs the deed in front of a notary or is a party to the deed, and on the other hand, this person is the person who has rights and obligations regarding what is regulated in the deed. Furthermore, those included in the heirs are the heirs of people or parties who have a direct interest in the deed. Meanwhile, a person who is categorized as a person who has rights is a person who has or obtains rights related to what is stated in the deed, although this person or party does not have to be the person who signed the deed.

Abstract

ABC Store, a wholesale sock retailer, operates through both physical and online platforms. With increasing online sales, the company has experienced frequent stockouts due to inefficient manual inventory processes. This study aims to address these challenges by developing a mobile-based Warehouse Management System (WMS) integrated with a Reorder Point (ROP) calculation. The system was developed using the V-Shaped model, which involved requirement gathering through interviews and warehouse observations. The application was built using the lightweight Flutter framework and an SQLite local database, with testing including white-box, black-box, and User Acceptance Testing (UAT). Additionally, QR code scanning was implemented to improve document tracking and inventory management. The results indicate that the system functions as expected, with the ROP calculation effectively supporting restocking decisions and minimizing stockouts. This study contributes to the field by demonstrating the practical application of integrating simplified ROP calculation into a mobile-based WMS, highlighting its potential to improve warehouse operations for small businesses with limited infrastructure. The approach offers a scalable solution for managing inventory efficiently and cost-effectively, especially in small-scale retail settings.

Abstract

Lamtama Funeral Service is a service business based in Palembang that has been relying on basic communication tools such as text and calls to manage its operations. The absence of a structured digital system poses challenges in data management, service scheduling, and customer coordination, often leading to inefficiencies and risks of human error in service delivery. This study aims to design a web-based funeral service management application tailored to the operational needs of Lamtama Funeral Service. The system is expected to digitize and streamline key processes such as deceased data management, funeral scheduling, service package administration, document archiving, payment confirmation, and online consultation for clients. The development process adopts the Waterfall methodology, which provides a systematic and sequential approach through stages of requirement analysis, system design, implementation, testing, and maintenance. The result of this research is a web application prototype that offers a more organized and accessible platform for Lamtama staff, thereby improving service efficiency, data accuracy, and customer satisfaction.
