Abstract

The purpose of this research is to analyze the investment feasibility of North Surabaya Hospital, Bulak District, Surabaya City with the parameters of Net Present Value, Internal Rate of Return, Benefit Cost Ratio (BCR) and Payback Period. This research focuses on the North Surabaya Hospital which was built by the Surabaya City Government Health Office with a budget allocation for the 2026 fiscal year. The research instruments used are interview guidelines and observation sheets, with data collection procedures through interviews with related parties in hospital construction, site observation, and documentation which includes primary and secondary data. Based on the investment analysis of North Surabaya Hospital and sensitivity evaluation of operational costs and potential income, the conclusions obtained are: Alternative 1 is feasible because it produces an NPV value of Rp. 211,014,227,005, IRR of 9.85%, BCR of 1.23 and PP of 7.69 years. Alternative 2 is not feasible because it generates NPV of IDR 28,416,192,984, IRR of 6.57%, BCR of 1.14 and PP of 8.34 years. Alternative 3 is not feasible because it generates NPV of IDR 66,444,241,124, IRR of 7.30%, BCR of 1.16 and PP of 8.20 years. Alternative 4 is feasible because it generates NPV of Rp. 166,294,504,181, IRR of 9.26%, BCR of 1.20 and PP of 7.70 years.

Abstract

This study explores the perspectives of developers and residents regarding the economic and social visibility of simple housing construction in Bangkalan Regency, East Java. The study seeks to assess the visibility of affordable housing prices and analyze the social conditions associated with simple housing. The results indicate that there is a gap between reality and community expectations of housing adjacent to industrial sites in increasing employment opportunities for the surrounding community. Public transportation, educational facilities, healthcare services, and proximity to employment centers must be incorporated into housing planning to create sustainable and livable communities that meet both the expectations and realities of low-income populations. In addition, the authors developed indicators for the visibility analysis of simple residential buildings in Bang Kalan regency. This research is expected to provide insights into housing affordability and its impact on the social dynamics of the region.

Abstract

The construction industry plays a significant role in infrastructure development, including healthcare facilities like hospitals. This research aims to comprehensively identify, analyze, and evaluate the impact of design and build risk factors on the time performance of hospital construction projects. The study focuses on two main objectives: first, to analyze the impact variables related to owner and project manager factors on project time performance; and second, to develop effective mitigation strategies to manage and minimize these risks during implementation. The analysis process included data cleaning and verification, validity and reliability testing, descriptive analysis, Pearson correlation analysis, and multiple linear regression analysis to evaluate the relationships between risk factors and the success of the hospital construction project. The results show that the Owner and Project Manager (PM) factors include several key variables with strong to perfect and significant correlations to project success, particularly key variables within each category. Project success is significantly influenced by the effective management of risk factors with high and significant correlatives, especially key variables in each category, namely, Project Management Competence (PM). This research contributes to the construction industry by providing insights and practical strategies tailored to the complexities of healthcare infrastructure, thereby advancing the development of risk management practices in this critical sector.

Abstract

The problem of public roadside parking (TJU) in Surabaya City, as one of the metropolitan cities in Indonesia, is a complex issue and requires serious attention in its management. This study aims to analyze the characteristics of TJU parking, evaluate its potential contribution to regional own-source revenue (PAD), and identify supporting and inhibiting factors in increasing parking retribution. The data obtained from the parking spot survey was comprehensively analyzed to identify parking characteristics and their effects on road sections, ultimately informing recommendations to enhance parking capacity and efficiency in the future. The results of this study provide a useful tool for policy makers to understand the distribution of parking demand across the city, leading to a clearer understanding of parking usage patterns and challenges. The presence of illegal parking, as seen in cities like Jakarta and Medan, also adds complexity to the management of the parking problem. The adoption of e-parking systems, as implemented in several other cities, can improve the efficiency of parking levy collection. Furthermore, the adoption of modern technologies has proven effective in improving parking revenue and reducing operational inefficiencies.

Abstract

The East Surabaya Hospital construction project is one of the most important projects in the healthcare sector. The objective of this study was to identify, analyze, and proactively manage risks that could potentially affect the success of the hospital construction project. This research uses a descriptive-analytical approach with mixed methods to identify and analyze the dominant risks affecting the project success. The results of this research show that comprehensive risk management is a crucial element to ensure project success, with the implementation of measures such as routine maintenance of heavy equipment, efficient procurement of materials, proactive communication with communities and accelerated coordination between agencies for licensing. Furthermore, the results of regression analysis also show that this approach contributed significantly to the achievement of project objectives, with indicators of success including on-time completion, costs within budget, and quality of results that met standards. Therefore, this research serves as a model that can be applied to similar projects, especially those with significant impacts on the environment and surrounding communities.

Abstract

Coffee is a very popular drink in many countries, including Indonesia. Based on data from the International Coffee Organization in 2018, Indonesia is ranked fourth as the largest coffee producer in the world. The theories used in this study are price, product quality, delivery speed, discount strategy, purchasing decision, and word of mouth. The population of this study is comprised of consumers of micro coffee shops in Batam City, 71 micro businesses in Batam City per day, namely 3905 consumers. The sample was 356 coffee shop consumers, with Slovin obtained n + 188 respondents. Discussion Resultsprice has a significant influence on the word of mouth variable, product quality does not have a significant influence on the word of variable, service speed has a significant influence on the word of mouth variable, discount strategy has a significant influence on word of mouth. Word of mouth, price, and service speed significantly influence purchasing decisions, while product quality does not. Word of mouth also effectively mediates the impact of price, product quality, service speed, and discount strategies on purchasing decisions in Batam City. The study suggests leveraging these factors to boost culinary tourism for Micro Coffeeshop businesses in Batam City.

Abstract

This study examines the impact and risk management strategies in the construction of East Surabaya Hospital, focusing on technical, time, cost, and environmental aspects. Using a comprehensive mixed-method approach, the research integrates SWOT analysis and Failure Mode and Effects Analysis (FMEA) with Environmental Impact Assessment (AMDAL) documentation to ensure a thorough evaluation of risks. Extensive data collection was conducted through stakeholder interviews, structured questionnaires, and field observations to identify significant risks across multiple dimensions. The findings reveal that environmental risks constitute 45% of total project risks, stemming from air and noise pollution and community disruptions, while technical risks, including equipment failures and material delays, contribute 35%. Temporal and financial risks, though less dominant, showed a cascading effect on overall project efficiency. Implemented risk mitigation strategies, such as preventive equipment maintenance, trusted supplier contracts, dust control measures, and transparent community engagement, successfully reduced technical risks by 25% and environmental impacts by 30%. Statistical analysis demonstrated a strong positive correlation between risk mitigation efforts and project success, with a p-value of 0.02, highlighting the effectiveness of these measures. The study underscores the importance of integrating environmental considerations with technical, temporal, and financial risk management strategies. It provides valuable insights for developing adaptive and sustainable risk management frameworks for urban hospital construction projects, ensuring project success while fostering environmental sustainability and community acceptance.

Abstract

Efficient construction project management is crucial to ensure quality and timely completion within budget constraints, especially for large-scale infrastructure projects. This study examines the application of the Critical Path Method (CPM) in accelerating the construction schedule of the Malaka Regency Regent's Office. The project faced various challenges, including frequent delays caused by design changes, unpredictable weather conditions, labor shortages, and inadequate material or equipment supply. These challenges often disrupted the progress and efficiency of the project, necessitating an effective solution to mitigate potential time and cost overruns. To address these issues and align project progress with the original plan, CPM was utilized to identify critical paths, eliminate lag times, and optimize the overall project schedule. Using CPM analysis and Microsoft Project 2019 software, the project's original duration of 180 calendar days was successfully reduced to 100 calendar days. This acceleration was achieved by streamlining interdependencies between critical activities and optimizing work schedules without increasing project costs. The findings highlight the significant role of CPM in achieving time savings while maintaining the planned budget of IDR 94.59 billion. Moreover, this study demonstrates that proper scheduling, coupled with optimization techniques, can significantly enhance the efficiency and effectiveness of construction projects. These results underscore CPM's potential as a valuable tool for project managers to ensure timely completion without compromising quality or incurring additional costs. This research contributes to the growing body of knowledge in construction project management and offers practical insights for managing similar projects in the future

Abstract

The construction industry plays a crucial role in developing infrastructure, including essential facilities like hospitals. In recent years, the design and build method has gained popularity due to its ability to integrate design and construction phases under a single contract, offering efficiency in both time and cost. However, alongside its advantages, this method brings numerous risks that can significantly affect project outcomes, especially in terms of completion delays. This research aims to analyze the influence of risk factors in design and build on the time performance of hospital construction projects. The design and build model is one of the most commonly used contract methods in construction projects due to its effectiveness in simplifying the implementation stages. However, the application of this method is often faced with risks that can affect project completion, particularly in time management. This study employed data collection techniques using questionnaires on planning and construction factors. The collected data were analyzed using Pearson correlation to determine the relationships between variables and multiple linear regression to measure the impact of risk factors on the project's time performance. The results show that construction factors have variables with significant and strong relationships to project success, while planning factors have some variables with weak and insignificant relationships. Therefore, risk management efforts should focus on variables with strong and significant correlations to ensure the project's optimal success.

Abstract

Water usage from year to year continues to increase. It is caused by the growth of the population that is growing rapidly. This condition is inversely proportional to the increasingly limited availability of water sources. By because it's, required a study of potential water the soil in each area. The purpose of this study is nterpretation of the data resistivity geoelectric sounding using software IP2WIN to know the predictions of potential aquifers in the village of Sumberwuluh District of Dawarblandong Regency Mojokerto. Interpreting the data resistivity geoelectric sounding using software RES2DINV to know the predictions of potential aquifers in the village of Sumberwuluh District of Dawarblandong Regency Mojokerto. Evaluate the results of comparisons between IP2WIN and RES2DINV software. The method that is used in research this is the software IP2WIN and RES2DINV. Results of the study show that based on data processing IP2WIN software shows one layer of rock. Layers with apparent resistivity (ρ) = 68,5 Ω m, thickness (h) = 0,758 m and depth (d) = 0,758 m. With a depth of 0,758 m, it is predicted that only infiltration water and not potential as an aquifer. Based on data processing RES2DINV software shows a resistivity value of 1,75 - 35 Ω m. Resitivity value 1,75 – 4,12 Ω m is a layer with soil water content in blue contour color. Depth reaches 70.7 to 85.4 with a color contour of blue which is estimated to water the ground and potentially as aquifers. Evaluation of the results of the comparison processing of the data between software IP2WIN with RES2DINV indicate that the software RES2DINV much better in predicting the potential of the aquifer.
