Abstract

The condition of work accident risk is a critical factor that needs to be taken seriously. Related to the construction of the Ciputra Hospital Project located on Jl. Made Selatan - Citraland Surabaya, the Ciputra Hospital project is planned to be built on nine floors with a building area of 23,000 m2, which will allow for various occupational accident risks. So, a risk analysis is needed to identify hazards that can occur. In this study, data collection was carried out through interviews and also distribution questionnaires. Questionnaires are used to find probability and severity scales, and questionnaires are distributed to project expert staff. After obtaining the results from the questionnaire, a risk assessment is carried out by finding the probability index and severity index and then determining the category with the risk matrix. After determining the category, the analysis was carried out using the bowtie method. The result of this study is to determine the most dominant risks, namely workers being punctured by sharp equipment when installing formwork, workers falling from a height when installing formwork, and workers being hit by a bar bender machine when forming. After analyzing using the bowtie method, it was found that the causes of the risk of accidents that occurred included workers in a tired condition, lack of concentration, and carelessness, incomplete use of PPE, undisciplined workers at work, no safety at the job site, bad weather, inexperienced workers, poor machine conditions.

Abstract

BIM technology in the construction world is growing. However, the application of BIM in Indonesia has not been carried out thoroughly. BIM technology can help quantity take off work that affects the success or failure of a project. BIM can reduce the error rate of quantity take off planning calculations compared to manual calculations. Tekla Structure is one of the software developments of BIM that can produce quantity take off building output along with 3D visualisation. This research conducts 3D modelling and discusses the comparison of quantity take off using BIM-based software Tekla Structures with a recap of the manual calculation contained in the initial Bill of Quantity for the X Building Project planning. This difference can be used as a consideration for the application of BIM in the initial calculation of project planning. The percentage difference obtained for the pile cap resulted in concrete volume deviation of 0.69% and -19.1% for reinforcement volume. The spun piles work resulted in a concrete volume deviation of -0.8% and reinforcement volume of 8.45%. In the calculation of column work, the deviation value for concrete volume is 3.14%, while the volume of reinforcement is -12.2%. The results of the BIM quantity take-off are deemed more reliable due to the 3D visualization of BIM objects and the ability to adjust the detail of work elements.

Abstract

Abstrak: Analisis Biaya Manajemen Risiko Pada Proyek Pengaman Muara Sungai Bogowonto Sisi Timur (KSN) YIA. Analisis biaya manajemen risiko pada Proyek Pembangunan Pengaman Muara Sungai (jetty) merupakan hal yang penting dilakukan untuk penelitian. Bangunan pengaman sungai atau jetty sendiri memiliki bermacam-macam risiko proyek yang dapat menghambat proses kegiatan pada proyek serta mempengaruhi pencapaian proyek. Dampak dari risiko tersebut selain mempengaruhi biaya juga menimbulkan keterlambatan proyek. Berdasarakan permasalahan yang disebutkan diatas, tujuan dari penelitian ini untuk mengetahui risiko yang terjadi pada Proyek Pembangunan Pengaman Muara Sungai Bogowonto Sisi Timur (KSN) YIA serta menganalisis biaya dan mengetahui tindakan mitigasi risiko tersebut. Pada penelitian ini menggunakan metode wawancara sebagai pengumpul data. Sebagai analisis kuesioner menggunakan metode rata – rata (mean) dan untuk analisis biaya menggunakan Cost / Benefit Analysis (CBA) atau analisis biaya / manfaat. Hasil analisis kuesioner menggunakan metode rata-rata (mean) menunjukkan 5 risiko tinggi yang memerlukan mitigasi dan hasil analisis biaya memberikan rekomendasi 4 upaya tindak lanjut yang layak diterapkan dan 1 upaya tindak lanjut yang tidak layak diterapkan. Upaya tindak lanjut yang tidak layak tersebut dikarenakan biaya yang dikeluarkan antara nilai risiko terlalu besar dan biaya implementasi yang tinggi pula, alhasil risiko harus dimitigasi sejak awal. Kata kunci: Manajemen Biaya Risiko; Rata-Rata; CBA Abstract: Cost Analysis Of Risk Management In Security Projects East Side Of The Bogowonto River (Ksn) Yia. Analysis of risk management costs in the Estuary River Safety Development Project (jetty) is an important thing to do for research. The river or jetty safety building itself has various project risks that can hinder the process of project activities and affect project achievement. The Severity of these risks besides affecting costs also causes project delays. Based on the problems mentioned above, the purpose of this study is to determine the risks that occur in the East Side of the Bogowonto River Estuary Development Project (KSN) YIA and to cost analyze and know the risk mitigation measures. In this study using project data as data collectors. As a questionnaire analysis using the average method (mean) and for cost analysis using Cost / Benefit Analysis (CBA) or cost / benefit analysis. The results of the questionnaire analysis using the mean method show 5 high risks that require mitigation and the results of the cost analysis provide recommendations for 4 follow-up actions that are feasible and 1 follow-up that is not feasible. These follow-up efforts are not feasible because the costs incurred between the value of the risk are too large and the costs of implementation are also high, as a result the risk must be mitigated from the start. Abstract

Abstrak: Analisis Risiko pada Jembatan Jalur Ganda Jalan Kereta Api Lintas Surabaya – Solo (Paket:JGMS 8). Dalam proyek konstruksi tidak lepas dari adanya risiko yang terjadi. Risiko tersebut bisa saja memengaruhi kelangsungan pekerjaan proyek. Maka dari itu perlu dilakukan analisis manajemen risiko. Tujuan dari manajemen risiko untuk mengetahui risiko yang muncul pada proyek tersebut, menentukan level risiko, serta cara penanganan pada risiko yang dominan, Teknik pengumpulan data pada penelitian ini berupa data primer dari hasil wawancara dan kuesioner, dan data sekunder dari hasil studi literatur. Hasil dari identifikasi risiko adalah terdapat 23 variabel risiko yang terjadi pada proyek ini dan hasil dari analisis risiko terdapat 5 variabel yang memiliki level ekstrim yaitu debit air tinggi/banjir, membludaknya sampah di sekitar area proyek, iklim ekstrim, harga bahan bakar naik, kenaikan hara material dan 4 variabel yang memiliki level tinggi yaitu terjadinya longsor saat pekerjaan struktur bawah jembatan, truck mixer telat dating, proses produksi berdampak negatif, dan kerusakan alat berat. Respon risiko pada penelitian ini dilakukan untuk risiko yang memiliki level risiko ekstrim dan tinggi sebanyak 9 variabel. Respon risiko yang dilakukan dengan cara mengurangi risiko dan menghindari risiko. Kata kunci: analisis risiko; jembatan kereta api; manajemen risiko Abstract: Risk Analysis on the Surabaya – Solo Cross Railway Double Track Bridge (Package:JGMS 8). In a construction project, there are risks that occur. These risks may affect the continuity of project work. Therefore its necessary to do a risk management analysis. The purpose of risk management is to find out the risks that arise in the project, determine the level of risk, and how to handle the dominant risks. Data collection techniques in this study are in the form oof primary data from interviews and questionnaires, and secondary data from the result of literature studies. The result of risk identification are that there are 23 risk variables that occur in this project and the results of the risk analysis are that there are 5 variables that have extreme levels, namely high water discharge/floods, overflowing of waste around the project area, extreme climate, rising fuel prices, rising nutrients materials and 4 variables that have high levels, namely the occurrence of landslides during the construction of the under-bridge structure, mixer trucks arriving late, the production process has a negative impact, and heavy equipment damage. The risk response in this study was carried out for risks that have extreme and high risk levels as many as 9 variables. Risk response is carried out by reducing risks and avoiding risks. Abstract

Project delays frequently occur in construction projects and often result from the inability to accurately identify critical activities within the project network, leading to ineffective time control. Therefore, it is necessary to apply scheduling methods that are appropriate to the characteristics of the project in order to improve time control effectiveness and minimize the risk of delays. The aim of this research is to analyze scheduling results using the Critical Path Method, Program Evaluation and Review Technique, and Line Of Balance method. Also, to determine the difference in project completion duration using the PERT, CPM and LoB Methods. This research employs a quantitative method with a comparative approach, using secondary data that was obtained from a supervisory consultant. The data includes the durations and the work list. The analysis data is obtained to determine the critical path using PERT, CPM and LoB methods. The PERT method calculates three estimation times: optimistic duration, most likely duration, and pessimistic duration to determine the critical path. The results show the CPM and LoB method predicts the completion project in 159 days, and the PERT method predicts the completion project in 164 days. The difference in completing the project using the CMP and PERT methods is 5 days. The difference in project completion duration between LOB and PERT is 5 days. In contrast, no difference is observed between the CPM and LOB methods, as both yield an identical project completion time of 159 days.

Abstract

Building maintenance during the retention phase (Defects Liability Period) was a critical stage in construction projects because defects frequently emerged after handover and could cause delays, cost overruns, and disputes between owners and contractors. In Indonesia, although a retention fund mechanism was applied, maintenance performance during this phase often remained suboptimal. This study aimed to identify and quantify the influence of technical factors on building maintenance success in high-rise projects during the retention phase in Surabaya. Data were collected through a structured questionnaire using a five-point Likert scale from 31 project staff members with relevant professional experience, selected using purposive sampling. The analysis was conducted using Partial Least Squares–Structural Equation Modeling (PLS-SEM) to evaluate both the measurement and structural models, supported by supplementary regression analysis. The results showed that technical factors had a strong and significant effect on building maintenance success, with material availability emerging as the most influential technical factor, while schedule planning was the most dominant success criterion. The high R² and effect size values indicated that technical factors played a substantial practical role in determining maintenance performance during the retention phase. These findings highlighted the importance of effective material logistics, systematic maintenance planning, and strict quality control. Overall, the study demonstrated that improved technical management practices significantly enhanced maintenance performance. From a practical perspective, contractors were encouraged to establish stockpiles of essential materials and adopt digital tools for maintenance planning to ensure timely execution, smooth operations, and effective cost control during the retention phase.

Abstract

The construction supply chain involved complex interactions among stakeholders and was exposed to various risks that could affect contractor profitability. However, existing studies had rarely integrated Structural Equation Modeling (SEM) and the Relative Importance Index (RII) to simultaneously capture both statistical relationships and practitioners’ perceptions, particularly in the context of high-rise building projects in Indonesia. This study aimed to identify and analyze supply chain risks in the flows of information, materials, and funds and to examine their influence on contractor profitability. Data were obtained from structured questionnaires distributed to 50 respondents across five high-rise projects in Surabaya. The data were analyzed using Partial Least Squares Structural Equation Modeling (PLS-SEM) alongside RII. The SEM results revealed that all three flows, information, materials, and finances, significantly improved contractor profitability, with information flow having the strongest effect. The RII rankings indicated that information risks were the primary concern, particularly unclear communication and errors in conveying project scopes. Comparing the statistical significance identified by SEM with the practical perceptions captured by RII revealed key gaps between measured impacts and practitioners’ views, thereby improving risk prioritization. Overall, this study advanced construction supply chain risk research by integrating SEM and RII methods, while providing practitioners with actionable recommendations to improve information sharing, streamline material handling, and strengthen financial management to enhance profitability.

Abstract

The selection of construction materials plays an important role because it directly affects the quality of the building, as well as the time and cost aspects of the work implementation. In general, the material used for wall work is lightweight brick, along with the times various new materials have been introduced to increase the efficiency of time and cost of work, including precast concrete. These two materials have different implementation methods that can affect the difference in time requirements and implementation costs. This study aims to compare the percentage of time and cost differences in the work of the outer wall facade of the building by modifying the use of precast concrete walls to lightweight bricks. The research methods used include direct observation in the field and literature study. The analysis results show that using precast concrete for building facade walls is more economical with a cost difference of Rp.6,692,903,056.39, or about 26% cheaper than lightweight bricks. The use of precast concrete is more affordable but requires stricter and more thorough supervision during implementation. The duration of time on facade work using precast concrete walls is also more efficient, with a completion time of 8.6% faster or equivalent to a savings of 17 days compared to using lightweight bricks.

Abstract

A growing company will try to increase its profitability by increasing the productivity of its company. Building an office as a supporting facility is one way to increase productivity. However, most building owners or managers do not consider other cost factors that will arise, namely, the lack of knowledge about life cycle costs. Life cycle costs are calculations of all costs related to assets throughout their service life and costs arising from investment decisions. The data analysis methods carried out in the life cycle cost Graha Cahaya Kusuma Building include initial cost analysis, operational cost analysis, maintenance cost analysis, replacement cost analysis, salvage value analysis, and the Net Present Value (NPV) method. Of life cycle cost for 20 years, the initial cost is Rp 73.585.806.250 or 7,64% of the total, maintenance cost is Rp 15.142.186.691 or 1,57% of the total cost, material replacement cost is Rp 5.283.947.105 or 0,55% of the total, operational cost is Rp 858.474.984.124 or 89,11% of the total and makes operational cost the largest cost in this cycle, and salvage value is Rp 10.934.850.809 or 1,14%. This research is expected to provide an overview of the costs incurred by building owners.

Abstract

The rapid development of the construction industry in Indonesia, reflected in the increasing volume of projects, growing design complexity, and higher demands for efficiency, requires effective project planning and control to ensure that implementation proceeds efficiently and sustainably, supporting better construction production performance. However, schedule delays and cost overruns remain two major issues frequently encountered in construction projects, particularly when planning, execution, and control processes are not optimally integrated. This study aims to implement Building Information Modelling (BIM) 5D as a tool for monitoring project time and cost, in combination with the earned value management method, during the construction of the Ambengan Batu Multipurpose Building. The project’s 3D model was developed in Autodesk Revit and subsequently linked to scheduling and cost data via visual programming in Dynamo. EVM values including Planned Value, Earned Value, and Actual Cost were calculated to obtain performance indicators such as Schedule Variance, Cost Variance, Schedule Performance Index, and Cost Performance Index. All analytical results were then visualized using a color-coding system applied to the BIM model elements, enabling project performance conditions to be quickly and effectively interpreted. The findings of this study are expected to demonstrate that integrating BIM 5D with EVM provides more accurate, transparent, and easily evaluated monitoring of project time and cost than conventional methods.
