Abstract

Sertifikat merupakan alat bukti yang sah dimata hukum, hal ini masyarakat perlu mengatahui hal itu begitu juga sertifikat hak atas tanah mempunyai kekuatan hukum sebagai alat bukti. Permasalahannya yaitu Desa Pasirjambu merupakan daerah pertanian dan pariwisata, masyarakat masih banyak yang belum memahami pentingnya sertifikat. Diharapkan dengan kegiatan pengabdian kepada masyarakat ini dapat menambah pengetahuan masyarakat dan masyarakat menjadi memahami akan kekuatan sertifikat sebagai alat bukti yang sah. Metode pelaksanaan dilakukan dengan memberikan penyuluhan dan sebelumnya melakukan survei. Kegiatan ini dihadiri oleh peserta yang terdiri dari masyarakat sebanyak 29 orang. Adapun hasil yang didapatkan dari kegiatan pengabdian ini adalah masyarakat tidak memahami pentingnya sertifikat begitu dalam proses pengajuan sertifikat hal ini didasarkan dari hasil angket sebelum penyuluhan dilaksanakan. Dan hasil yang lain setelah dilakukan penyuluhan masyarakat sangat tertarik untuk lebih memahami lagi secara mendalam terkait sertifikat. Kesimpulan ada perubahan pengetahuan di dalam masyarakat yang hadir, yaitu adanya ketertarikan masyarakat untuk lebih memahaminya.

Abstract

Penelitian ini ditujukan untuk menganalisis penegakan hukum terhadap konsumen asuransi jiwa pada PT. Asuransi AIG Lippo Life berdasarkan Undang-Undang No. 8 Tahun 1999 terkait penyelesaikan sengketa konsumen di bidang asuransi yang terjadi antara pelaku usaha asuransi dan konsumen asuransi. Metode penelitian ini menggunakan metode penelitian kualitatif yang bersifat normatif. Data primer diperoleh dari wawancara dengan sejumlah pejabat dari YLKI (Yayasan Lembaga Konsumen Indonesia), PT. Asuransi AIG Lippo Life, dan Mahkamah Agung RI. Sementara data sekunder diperoleh dari sumber-sumber kepustakaan yang berkaitan dengan hukum perlindungan konsumen dan asuransi, buku-buku, karangan-karangan ilmiah, yurisprudensi, makalah-makalah, dan mass media. Hasil penelitian ini menunjukkan bahwa konsumen asuransi (Tertanggung) berhak memperoleh ganti rugi dari Pihak asuransi (Penanggung) dan berhak mengajukan tuntutan ganti rugi kepada Pihak Asuransi (Penanggung). Apabila pelaku usaha menolak atau tidak memberikan tanggapan dan/atau tidak memenuhi ganti rugi atas tuntutan konsumen, maka konsumen diberikan hak untuk menggugat pelaku usaha dan menyelesaikan perselisihan yang timbul melalui Badan Penyelesaian Sengketa Konsumen atau dengan cara mengajukan gugatan ke badan peradilan.

Abstract

Mechanism for Implementing Land and Building Tax Collection in Realizing Regional Revenue Autonomy in DKI Jakarta. First, the purpose of the study, to describe and analyze and explain the implementation of the withdrawal of Land and Building Tax (PBB) arrangements in the Province in DKI Jakarta and the objections that can be made by taxpayers to the APBD. To elaborate and analyze and explain the implementation of Land and Building Tax (PBB) collection to realize regional autonomy in DKI Jakarta.Second, the scope of research of the Daerh Government's authority in carrying out the collection of Land and Building Tax in DKI Jakarta regarding the scope of this research includes Land and Building Tax. The third research method is to use qualitative research methods that are normative. Fourth, the results of research that discusses the authority of the Regional Government in collecting regional Land and Building Taxes have been determined by applicable laws and regulations, in the 2022 fiscal year Revenue from the UN Reaches 25% of the Total Tax DKI The DKI Jakarta Provincial Government receives the largest tax income from the Land and Building Tax (PBB). The value reached Rp.6.32 trillion. If detailed, the figure is equivalent to a quarter of the total value of taxes that can be collected. of the admission plan. Meanwhile, the plan to collect Land and Building Tax in the 2023 fiscal year is for the DKI Jakarta Government. Fifth, Conclusion Local Original Revenue is a source of finance extracted from the relevant regional area, therefore in order to be able to finance the implementation of regional government, regions are authorized to regulate their households including increasing local original revenue from taxes and levies, especially the Land and Building Tax (PBB) of the DKI Jakarta Regional Government in practice increases Regional Original Revenue from the Land and Building Tax sector.

Abstract

Regional spatial planning is important in achieving sustainable development in autonomous regions. However, in its implementation, spatial planning policies often contradict the public interest, economic growth, and efforts to preserve the environment. It aims to evaluate how local governments manage spatial planning within the framework of regional autonomy and assess the extent to which the policies implemented can create a balance between regional growth and environmental protection. The research method uses the qualitative approach and involves case studies in various fields that face significant development pressures, such as industry, mining, and tourism. The study results show that although local governments can set Regional Spatial Plans (RSP), political factors, weak oversight, and investment interests often override environmental aspects. Local government policies are efforts to unite development interests with ecological conservation. This article concludes that the effectiveness of regional spatial management policies in the regions is highly dependent on institutions' ability, management quality, community involvement, and political courage in balancing the interests of development and preservation. Improved rules, the incorporation of spatial information systems, and enhanced cooperation between parties are essential to achieve fair, sustainable, and change-sensitive spatial planning at the local level. This research suggests strengthening the capabilities of regional institutions, unifying appropriate spatial data, and community participation in the spatial planning and monitoring process.

Abstract

Competition among universities to attract prospective new students is now increasingly fierce, encouraging higher education institutions to adopt more comprehensive and integrated marketing communication strategies. This study aims to evaluate the effectiveness of combining conventional marketing communication strategies (such as the use of brochures, participation in educational exhibitions, and publications in print media) with digital strategies (including the use of social media, email marketing, and official websites) in increasing new student enrollment interest. This study used a mixed methods approach, with data obtained through a survey of 150 prospective students and in-depth interviews with marketing teams from five private universities. The research findings indicate that the integration of the two approaches can expand audience reach while increasing positive perceptions of the institution. Digital strategies are considered effective in creating fast and dynamic interactions, while traditional approaches continue to play a crucial role in building trust and emotional connections, particularly with prospective students' parents. The study concludes that the synergy between traditional and digital approaches can significantly enhance the effectiveness of higher education marketing campaigns.

Abstract

River water pollution in Jakarta is a national and international concern that requires serious attention. Therefore, environmental information, including ecological vulnerability maps, environmental status, and other relevant data, is crucial for effective environmental management. A regional environmental analysis and policy evaluation in 2024, using the DPSIR method, identified the environmental impact of river water conditions in real-time through water status measurements and aquatic ecological indicators. From the periodic analysis of Main Pollutant Parameters (MPP) during 2018-2024, eight parameters, such as fecal coliform, total coliform, free chlorine (Cl2), hydrogen sulfide (H2S), BOD, phenol, and ammonia (NH3), were classified as river MPPs. Specifically, fecal coliform, total coliform, and ammonia (NH3) have consistently been river MPPs in Jakarta during the 2018-2024 monitoring period, requiring primary attention due to their high and continuous pollution levels.
