Abstract

In the context of endeavours to furnish adequate housing, the term "housing" is understood to denote a collection of dwellings situated within a communal environment that has been furnished with amenities, infrastructure, and public facilities. The Indonesian government has implemented a subsidised housing programme targeted at low-income individuals (MBR) to address the nation's housing needs. The objective of this study was to ascertain the extent to which subsidised housing type 36 in Katingan Regency is influenced by facilities, price, building quality, location, income, and promotion.  The present study employs a survey approach, which involves the collection of data from subsidised homeowners through the administration of questionnaires. The study surveyed 100 research respondents. The research data analysis employed structural equation modelling and partial least squares. The findings of the analysis demonstrate that variables such as income, price, location, building quality, and promotion exert negligible influence on purchasing decisions. However, it is evident that facility and promotion variables do have a significant impact on purchasing decisions. The final model demonstrates that the variables studied contribute 80% to the purchase decision, with the remaining 20% influenced by variables not covered in this study. This is evidenced by an R2 value of 0.807.

Abstract

Keterlambatan yang diakibatkan oleh waste (pemborosan) pada proyek konstruksi merupakan permasalahan yang sering terjadi pada pelaksanaan proyek konstuksi. Pada proyek pembangunan Penataan Kawasan Jembatan Kahayan Provinsi Kalimantan Tengah terjadi ketidaksesuaian waktu dalam pelaksanaan proyek yang diketahui disebabkan oleh adanya waste (pemborosan). Penelitian ini bertujuan untuk untuk memperoleh identifikasi waste (pemborosan) yang terjadi dan meminimalisir waste (pemborosan) yang terjadi pada pelaksanaan proyek konstruksi pembangunan penataan kawasan jembatan Kahayan Provinsi Kalimantan Tengah. Pengumpulan data dilakukan dengan melakukan penyebaran kuesioner dan wawancara, jenis – jenis waste (pemborosan) pada kuesioner didapatkan dari perbandingan dengan penelitian – penelitian terdahulu mengenai penerapan Lean Project Management untuk mengetahui waste (pemborosan) dan meminimalisirnya. Berdasarkan hasil analisis data dengan metode Borda diketahui terdapat beberapa waste (pemborosan) pada pelaksanaan proyek adalah waste waktu menunggu (waiting), waste desain yang tidak sesuai (unsatisfied design), dan waste produksi berlebihan (overproduction) yang terjadi pada proyek. Solusi yang diberikan untuk meminimalisir waste waktu menunggu (waiting) adalah dilakukan penambahan waktu yang telah disepakati oleh pemilik pekerjaan dan pelaksana. Solusi yang diberikan untuk meminimalisir waste diproduksi secara berlebihan (overproduction) adalah dengan melakukan penyesuaian kembali terhadap metode dan waktu pengerjaan. Dan solusi yang diberikan untuk meminimalisir waste desain yang tidak sesuai adalah dilakukan penyesuaian penggunaan dan jumlah material terhadap desain yang baru.

Abstract

Project planning in construction requires a high level of accuracy in calculating work volumes, cost estimation, and scheduling. Even minor errors in these stages can lead to budget inefficiencies and schedule delays. This study compares the calculation of volumes, costs, and project duration using conventional methods and Building Information Modeling (BIM) in the construction project of the Neonatal Intensive Care Unit (NICU) building at RSUD Pulang Pisau, Central Kalimantan, Indonesia. The conventional approach relies on 2D drawings and manual calculations, while the BIM approach integrates 3D modeling using Autodesk Revit and cost estimation using Excel RAB V.1.1, based on AHSP (Analisis Harga Satuan Pekerjaan), the Indonesian Standard for Unit Price Analysis. The BIM model was developed based on As-Built Drawings. The results show differences in volume calculations for several work items, influenced by the level of model detail and the calculation method applied. BIM-based volume takeoff is derived from actual geometric shapes, including detailed building components. Cost estimation through BIM resulted in a lower total value, showing a 3.78% cost efficiency compared to existing project data. The BIM-based schedule maintained the same total duration of 20 weeks as shown in the S-curve, but was enhanced with more structured and visualized progress tracking. This study highlights the differences in results and the technical factors influencing volume accuracy, cost efficiency, and time visualization between the two project planning approaches.

Abstract

Development in the construction sector in Indonesia is one of the reasons investment is why heavy equipment has increased, but in 2020 Indonesia's economic growth contracted by 2.07 due to Covid-19. Economic growth in Indonesia in 2020 affected heavy equipment rental companies, especially in South Kalimantan. To assess the feasibility of investments that have been carried out in this study, one of them relies on the analysis of the investment break-even point and its sensitivity. The evaluation aims to determine the feasibility of the business that has been implemented. Based on Break Even Point that occurred at 2.46 years at that time revenue amounted to Rp. 98,784,716,825. The results of the sensitivity analysis stated that the assumption of fixed income and expenditure costs increased by 50% resulting in an NPV of Rp. 67,126,506,911 declared feasible, the break-even point obtained at 4.50 years or 4 years 163 days of income of Rp. 67,126,506,911. Revenue decreased by 50% and fixed expenses resulted in an NPV of -Rp. 24,104,127,174 declared unfeasible, the break-even point did not find results because the company still suffered losses until 2026. Revenue fell by 50% and income increased by 50% resulting in NPV -Rp. 100,720,629,289 declared unfeasible, the break-even point did not find results because the company was still experiencing losses until 2026.EVALUASI KELAYAKAN INVESTASI PENYEWAAN ALAT BERAT DI KALIMANTAN SELATANPembangunan di bidang konstruksi di Indonesia menjadi salah satu alasan investasi mengapa peralatan alat berat mengalami peningkatan namun pada tahun 2020 pertumbuhan ekonomi Indonesia mengalami kontraksi sebesar 2,07 akibat covid-19. Pertumbuhan ekonomi di Indonesia pada tahun 2020 berimbas perusahaan penyewaan alat berat khususnya di Kalimantan Selatan. Untuk menilai kelayakan investasi yang telah dilaksanakan dalam penelitian ini salah satunya bergantung pada analisis break even point inventasi dan sensitivitasnya. Evaluasi tersebut dimaksud bertujuan untuk mengetahui kelayakan usaha yang telah di laksanakan. Berdasarkan Break Even Point terjadi pada 2,46 Tahun pada saat itu pendapatan sebesar Rp. 98.784.716.825. Hasil analisis sensitivitas menyatakan bahwa asumsi pemasukan tetap dan biaya pengeluaran naik 50% menghasilkan NPV yaitu Rp. 67.126.506.911 dinyatakan layak, titik impas mendapatkan pada 4,50 tahun atau 4 tahun 163 hari pendapatan sebesar Rp. 67.126.506.911. Pemasukan turun 50% dan biaya pengeluaran tetap menghasilkan NPV yaitu -Rp. 24.104.127.174 dinyatakan tidak layak, titik impas tidak menemukan hasil karena perusahaan masih mengalami kerugian sampai tahun 2026. Pemasukan turun 50% dan pemasukan naik 50% menghasilkan NPV -Rp. 100.720.629.289 dinyatakan tidak layak, titik impas tidak menemukan hasil karena perusahaan masih mengalami kerugian sampai tahun 2026.

Abstract

This study aims to analyze the implementation of 3D, 4D, and 5D Building Information Modeling (BIM) in the construction project of the Dodik Latpur Mosque in Amborawang, East Kalimantan. The method used is a quantitative approach with data analysis using Graphisoft ArchiCAD, CYPE Open BIM Quantities, and Microsoft Project software. The results of the study indicate that the application of BIM significantly improves the accuracy of planning and cost estimation, with the Cost Estimate (RAB) calculated at Rp. 2,180,960,541.24, showing a difference of 2.54% compared to the conventional method. Additionally, the project duration was reduced by 14 days, with a total time of 168 days. The study concludes that BIM integration not only improves accuracy and efficiency in project management but also strengthens collaboration among stakeholders. These findings are expected to make a significant contribution to the adoption of BIM technology in the Indonesian construction industry.
