Abstract

In developing a real estate area, the developer plans a new life after the handover of the units and creating a new good life, it must be supported by quality area management as well, so that residents feel the benefits of paying Service Management Fees. The purpose of this study is to provide a more complete picture of the effect of service quality, customer satisfaction, and punishment on willingness to pay Service Management Fees. Quality area management is the basic thing that residents in an area want, such as maintaining good facilities for infrastructure and public facilities, cleanliness, waste management, security that can provide a sense of security to residents, park / greening maintenance, clean water management, but to be able to create quality management certainly requires sufficient costs from the receipt of Service Management Fee payments. In addition to quality management, customer satisfaction can emerge over the purchase of property from brand famous developers, the handover of the time, good quality products, the premium service features usually reserved by hotel and apartments, the application of consumer services, a good relationship with consumers, the events of community, customer loyalty programs that can bring benefits for consumers. This research suggests that the quality of service dan customer satisfaction highly important influence the willingness to pay IPL and the other side punishment can not be moderating willingness to pay service management fees.

Abstract

There are differences in the decision-making process in planning to buy an apartment when compared to the decision-making process for buying a landed house. Purchasing decisions that the company can know well are very useful for the company in determining the right marketing strategy so that it can produce optimal sales levels. This research aims to determine the factors that influence consumer decisions in the apartment purchasing process and how to implement them into sales strategies. The object of this research is Vida View Apartments in the city of Makassar. This research uses quantitative methods. Data collection in this research used a questionnaire with a population of 564 prospectives and previous buyers of Vida View Apartments. Sampling was carried out using a random sampling method with a total sample of 465 prospective and previous buyers. The analytical method used is exploratory quantitative using the SPSS application. From the results of this research, 5 new factors were formed that influence vertical building purchase decisions, namely, investment value and facilities, brand value, promotional strategy, social environment and ease of financing, with the most dominant new factor is investment value and facilities (55.026%). These findings can be used as a reference in formulating sales strategies, pricing strategies and promotional strategies for Vida View management or similar business in their efforts to increase sales.

Abstract

The Prophet Muhammad (peace be upon him) was sent to perfect moral character. Religious education serves as the foundational basis for forming commendable character, beginning within the family environment that influences the growth and development of children from an early age. Globalization and technological advancements have impacted children's behavior, including the use of coarse and impolite language. This research aims to analyze the implementation of the language of love model in shaping students' character through Islamic religious education at MIS Amal Bhakti Langkat. This qualitative research uses a case study approach. Data collection techniques were conducted using survey methods. The data analysis technique used is descriptive statistics. The findings of the study indicate that the implementation of the language of love in shaping students' character has a positive impact, particularly in the responsive reactions of the students and helping them develop positively despite challenges from unsupportive family and environmental backgrounds.

Abstract

This study aims to investigate the impact of extensive reading program using the website er-central.com to promote reading habit among high school students in East Java. The study employs a qualitative case study where the program has been done in a high school of 17 Agustus 1945 Senior High School which runs the extensive reading using a digital website. The data is given in two ways, the report of students' reading progress on the administrator page and the response to an open-ended questionnaire that asks students’ perception of how the program impacts their reading habits. The 5 examples of students reading progress reports show that students' reading is still in progress where students have the autonomy to choose the texts and do the quiz. The answers to the open-ended questionnaire show that students argued the program impacts their reading habits. It is shown that 60.78% of the respondents agreed that extensive reading encourages them to read and be autonomous. It can be concluded that the extensive reading program encourages the students’ reading habits.

Abstract

Makmur Mandiri Savings and Loan Cooperative is rooted in its members, for the members, and back to the members. At the level of cooperative governance implementation, it can invite prospective members and existing members to borrow, save, and simultaneously become members by paying primary, obligatory, and voluntary deposits. Law number 25 of 1992 states that membership is voluntary and open. Management is democratic. The distribution of SHU (Surplus Hasil Usaha) is done fairly according to the business services of PERFORMANCE Each member. Minister of Cooperatives and SMEs Regulation No. 19/Per/M.KUKM/IX/2015 regarding the Conduct of Cooperative Member Meetings, as well as the Articles of Association (AD) and Bylaws (ART), and Special Regulations of KSP Makmur Mandiri. The performance of officials, both quantitatively and qualitatively, is highly aware that the operational continuity of the Cooperative depends heavily on its members. Therefore, officials must continually engage in dynamics to enable borrowing members to engage in entrepreneurship in managing the loans they receive. Service to members in 2023 was optimal, as evidenced by the number of members totaling 97,216 people and an increase in members by 14,298 (17.24%). The Annual Member Meeting (RAT) is a legal obligation of the management to be accountable to the members and to prepare the activity plan for the year 2024 formally. In the Annual Member Meeting Accountability Report of Makmur Mandiri Cooperative, the assets in 2023 amounted to 1,208,252,027,314 and grew by 185,859,161,228 (18.18%). Business volume in 2023 was Rp. 953,467,242,000, with growth of Rp. 169,129,440,000 (21.56%). Makmur Mandiri Savings and Loan Cooperative is a closed-loop cooperative that operates with pure savings and loans, which can only collect and distribute from and to the members, and is supervised by the Minister of Cooperatives and SMEs.

Abstract

This research aims to analyze the role of school principals in managing human resources towards improving the quality of education at the Gugus 6 State Elementary School, Kota Bahagia District, South Aceh. The approach used in this research is a qualitative approach with the type of research used in this research being a multisite study. In this research, three data collection techniques were used, namely observation, interviews, documentation. Qualitative data analysis techniques in this research were carried out interactively through the process of data reduction, data display, and drawing conclusions/verification. The results of the analysis prove that the role of the principal in managing Human Resources at Gugus 6 State Elementary School, Kota Bahagia District, South Aceh is by carrying out good human resource planning, attracting human resources (recruitment) for applicants who pass the requirements, selection and placement. in accordance with their profession, holding training to improve the abilities of teachers and administrative staff, holding work performance assessments of teachers and employees every week, month or year to improve the performance of teachers and employees, and providing welfare to teachers and administrative staff in the form of monthly salaries and allowances.

Abstract

The study aims to assess the influence of user-generated content (UGC) of fashion products in Indonesia on TikTok customer engagement behavior. Quantitative method was employed in this study. Its involved 230 TikTok users that interacted with fashion content in Indonesia as respondent. Data analysis was conducted using a Structural Equation Modeling approach with Partial Least Square analysis. The result of the study reveals that UGC has a significant effect on customer engagement behavior. These results highlighted the important role of UGC as an important factor in that impacting the customer engagement on social media.

Abstract

The aim of this research is to investigate how the service quality of a product influences consumer purchase intentions through positive perceptions as a mediator. The research aims to understand whether consumers tend to buy a product because they have a positive perception of the quality of the service provided, and how this positive perception mediates the relationship between service quality and purchase intention. In this context, "positive perception" can include consumers' views or evaluations of various aspects of the product, such as reliability, speed of service, responsiveness to customer needs, ease of use, and so on. Meanwhile, "purchase intention" reflects the consumer's tendency or willingness to buy the product within a certain time period. By using mediating variables, this research seeks to explore the mechanisms underlying how service quality influences purchase intentions through its influence on positive perceptions. With a deeper understanding of these factors, companies can improve their marketing and service strategies to more effectively influence consumer purchasing behavior. This research was conducted on consumers who had purchased products with a total of 168 consumers from various domiciles including: North Jakarta, West Jakarta, Central Jakarta, Tangerang, and other domiciles. This research uses descriptive quantitative methods because of clear measurement of the variables directly involved, in-depth statistical analysis, generalization of results to represent a wider population, making it possible to make generalizations about the relationship between the observed variables so that the research results can be more relevant in general. general, and the objectivity of the data collected is numerical and the analysis uses established statistical techniques so as to help reduce subjective bias in the interpretation of results. The research results show that the quality of consumer service has an influence in forming consumer purchase intentions with positive perceptions.

Abstract

This research examines the perspectives of two Professors from UIN North Sumatra regarding the formulation of education for Generation Z based on the Qur'an, with the aim of exploring educational values that can guide this generation to reach their full potential and respond to Indonesia's Golden Vision 2045. The research method used is descriptive qualitative with an in-depth interview approach. Data were analyzed using Miles and Huberman's interactive qualitative data analysis techniques. The results of the study indicate the importance of integrating Qur'anic values such as honesty, discipline, hard work, and ethics in education to shape academically intelligent, morally upright, and integrity-driven generations. The practical implications of this research contribute to curriculum development and holistic educational strategies, as well as provide guidance for education policymakers to support Indonesia's Golden Vision 2045. It is hoped that the findings of this research will inspire positive changes in Indonesian education, leading to a bright and sustainable future.

Abstract

This research aims to analyze the improvement of PT. LEN Industri's (Persero) competitiveness through the readiness of human resources to support the development of defence and security equipment locomotion in the fourth industrial revolution era. The method used in this research is data collection through questionnaire distribution and literature study. The respondents in this research are PT employees. LEN Industri (Persero) who are involved in the development of defence and security equipment locomotion. The analysis results show that most respondents are ready to face the fourth industrial revolution, but there are still obstacles to using digital platforms—improving PT. LEN Industri's (Persero) competitiveness can be achieved by enhancing the readiness of human resources to adopt new technologies such as the Internet of Things (IoT), Big Data, Cloud Computing, Artificial Intelligence (AI), and Digital Twin. In conclusion, this research recommends PT. LEN Industri (Persero) to further enhance and manage its human resources to be better prepared to increase competitiveness in the fourth industrial revolution era.
