Abstract

Abstract.Happiness is one of the positive emotions that everyone needed, including students. Meanwhile, many students tend to be quite/somewhat happy according to preliminary study research in Institut Teknologi Bandung. This study aims to find the perceived happiness of Students in Institut Teknologi Bandung according to the level of Happiness Index and the factor of student’s happiness. The sample of this research is Undergraduate Students (N=400) by revering cluster sampling which are Natural Sciences, Engineering, and Social Sciences, Arts, & Humanities. The research instrument was used a closed questionnaire adopted by the Oxford Happiness Questionnaire and happiness factor analysis. The data analysis used quantitative analysis by using descriptive analysis by Excel Program and using Statistical Analysis by using Principal Component Analysis & Ordinal Logistic Regression Method. This research found the Happiness Index Level of the Undergraduate students that most of the Undergraduate students in average are included in Medium Level; The difference of Happiness Index of each cluster; and the happiness factors of Undergraduate Students in overall and each cluster. Therefore, this research generates a recommendation for students, institution and further research to more considering the importance of happiness.Keywords: Happiness, Students Happiness, Happiness Factor

Abstract

Abstract. Indonesia as the fourth largest country in the world has high population and domestic consumption. This condition is highly beneficial for industry in Indonesia. Milk and dairy product is one of them. Fortunately this industry still dominated by foreign company and importer to support local demand. This condition showed that the local producers still uncultivated huge opportunity in local market. PT. Menara Sumberdaya Indonesia (MSI) as one of the local producers saw this condition as opportunity. However MSI need a new machine to support the expansion, because the current production capacity is already at maximum. Therefore MSI need external capital to fund the expansion. This study aims to give recommendation with calculation about capital structure and company valuation to MSI management to get funding strategy. Based on the calculation it shows MSI need to get the external fund from both debt and equity financing to fund the expansion, in order to obtain optimal capital structure. MSI also suggested increasing the volume of production to reduce the idle capacity of the new machine. Keywords: Valuation, discounted cash flow, acquisition, optimal capital structure

Abstract

Gili Trawangan is a small island located in north Lombok. Gili Trawangan has a lot of place with beautiful scenery and beach, so it is very potential place for tourism destination. Government is preparing Gili Trawangan to be as famous as Bali. Tourism industry itself had been growing rapidly. Local government plans three big project, those are: building Lombok International Airport, building modern floating dock in Gili Trawangan, and building ring road inside Gili Trawangan. The problem is, infrastructure and supply of clean water are becoming rare commodities. Water is one of the natural resources that control lives of many people. Long time ago, water was one of the natural resources that easily recycled, and clear water was easily to be obtaining everywhere. But nowadays in Gili Trawangan, all ground water has already contaminated by seawater. So, purpose of this project is about producing clean water from seawater and set normal price of clean water. This research describes about list of stakeholders of the project, type of corporation between local government and private company for the project, steps that must be done for realizing this project, kind of technology used in this project, target market, amount of water demand, cost of investment, and financial analysis using cash flow, profit and loss, NPV, IRR, and payback period to find feasibility of project. All data processing is based on collection data from central Biro Pusat Statistik for the population data; and from Ditjen Cipta Karya Dinas Pekerjaan Umum 2006 for water demand calculation. Abstract

Abstract. Background: This research aims to construct driver variables of employee value proposition, on what level each variables has an effect to employee value proposition, and what is the weaknesses of that variable of employee value proposition in PT NMH. Methods: This research used method based on exploratory study then building conceptual model of EVP and create questionnaire design afterward. In collecting the data, questionnaires distributed to 195 employees from 14 divisions in PT. NMH using sampling method. Result: The result of analysis factor Principal Component Analysis found new variables that there are seven variables which effect to employee value proposition, consists of; leadership, company image, communication and working environment, compensation and allowances, opportunity, job, and vision. Based on descriptive analysis found that job has the lowest average score, and the weaknesses of this variable is about “The job as desired” it defined that employees in PT. NMH did not get the job as they wants to get when they choose to work in the company. Conclusion: Based on the result of factor analysis and descriptive analysis that PT. NMH have to concern in Job factors especially in job demands and job resources.Keywords: employee value proposition, driver variable of employee value proposition, PT. NMH

Abstract

Abstract. Indonesia Port Corporation II (IPC) is a state-owned enterprise (SOE) that is involved in port and harbor services in ten provinces of Indonesia. Currently, the state company seeks expansion through changes in its strategic approach in order to become a world-class port operator. In order to become a world-class port operator and solve the overloaded dock in Indonesia, IPC develop and built Project New Priok Port. The complete New Priok Port project is divided into two phases. The first phase will be in total area 268 hectare, Phase II will be in total The phase 2 will be in total 300 ha, that will be built 4 containers terminal. Phase 2 become important stage since phase 1 considered not enough to handle the excess demand of the container terminal as the growth of the country by each terminal increasing 2,000 TEU/years and also in order to be a world-class port operator, phase 2 will be the trigger for Indonesia’s port to attract international vessels because it makes Tanjung Priok able to handle foreign large vessels.  Literature study and financial analysis methods used in this research are cash flow, Net Present Value (NPV), Internal Rate of Return (IRR), Weighted Average Cost of Capital (WACC), Capital Asset Pricing Model (CAPM), and Payback Period (PBP). Result of this analysis paper implies the feasibility of the New Priok Port Project Phase 2 and benefit for IPC II. The analysis turn out to the positive NPV, bigger IRR than WACC, sooner pay back period than economic value and the positive profitability index. This project is economically feasible and recommended to be conducted to generate profit, fulfill the demand, and to be a world-class port operator. Keywords: Cash Flow, NPV, IRR and Payback Period

Abstract

Most investors simply compare their portfolio returns to the market performance, however to compare which one is better investment is by comparing the risk adjusted return of the investments. One of the strategies that should be applied by investors that also calculated for the risk of the investment is an asset allocation strategy. In this research, the author combined the asset allocation strategy with Buy-and-Hold principle and Rebalancing Process as the comparison of risk adjusted return with the investment that in line with IDX performance. The result is the application of asset allocation strategy that combined with Buy-And-Hold and Rebalancing Process will generate better risk adjusted return performance compared to portfolio that invested in line with IDX performance measured with Sharpe, Treynor, and Jensen ratio.The best performance is shown by portfolio that invest with asset allocation strategy that combined with quarter rebalancing process and the worst is shown by portfolio that invested in line with IDX since the portfolio will generate the highest risk and beta portfolio among others. In conclusion, during 2005-2009, asset allocation strategy performs better result compared to IDX performance. Asset allocation strategy that combined with rebalancing process of 3 months period gives the best result of risk adjusted return analysis using Sharpe, Treynor and Jensen measurement. The rebalancing process will reduce the risk during the investment because by applying rebalancing process the investors will be forced to apply “Buy Low, Sell High” principle and do not have to panic or doing the opposite for the principle in uncertain investment world Keywords : asset allocation strategy, product, IDX, panin mutual fund, investment.

Abstract

Abstract-  As the tourism sector develops, numerous coffee shops emerged in Bandung city. By that, demand for coffee bean to farmers increased up to 20% in the midst of development. To sustain the industry that has big impact on economic development in the city, this research aims to empower café businesses by taking Coffee Toffee Bandung (CTB) Siliwangi encountered problems pertaining to marketing aspect as the case. CTB Siliwangi is still trying to recognize the market pattern and capture the behavior of its market. Coffee Toffee that targeted young-adult executives, now must adjust and offer the needs and wants of college students as well. By that, CTB can understand the purchase intention of college students by communicating effectively using the promotional mix. This research attempts to examine the current condition of Coffee Toffee Bandung (CTB) Siliwangi potential buyers’ purchase intention and its relationship to Perceived Advertising, Perceived Sales Promotion, Perceived Public Relation and Perceived Personal Selling. Online questionnaire using Likert Scale was designed to 205 respondents in Bandung with purposive sampling method. The questionnaire was measured by Multiple Linear Regression to explain the relationship between dependent variable and independent variables. This study finds that advertising, sales promotion, public relation and personal selling have positive relationship to purchase intention. This study is expected to provide a valuable result regarding the significant impact between advertising, sales promotion, public relation and personal selling towards purchase intention at CTB Siliwangi. However, sales promotion has no significant impact to purchase intention at CTB Siliwangi in this study. The essence of this study is to be useful for practitioners and the academicians to support the strategy and the references of related areas.  Keywords: Purchase Intention, Promotional Mix, Marketing

Abstract

AbstractNowadays, hotel is a primary need for travelers and tourist. As a moeslem-majority country, Indonesia at least should be supporting sharia-based hospitality industry. HTS Hotel is a sharia-based hotel which located in Lubuklinggau, South Sumatra. The region itself also have high developtment that attract many tourism. HTS hotel performances must be researched in order to balance the region improvement, and competition. The author will elaborate the factor in the perspective of Balance Scorecard Framework and then generated new strategy that appropiate with condition of HTS Hotel as the final outcomes of this research. The author will assess the performance through questionnaire and interviewing the stakeholder of HTS hotel. In previous years, HTS Hotel management has never been able to achieve the Strategy set. This happens because in the earlier time of the developtment of HTS Hotel the top management using classical method which estimates are based on the personal demand of HTS Hotel top management, while defining KPIs actually should be measured either by the method of the Balanced Scorecard (BSC), which makes the generated strategy is more realistic and can be achieved by the company during the period such as expected. Keywords: Hotel, KPI, Performance Management, Tourism, Balance Scorecard

Abstract

Every business journey, heve to face certain condition to be able to get into the seattlement stage and became a sustainable business. For small business, there are a lot more obstacle to obtained the sustainable business. Due to the lack of resources, and a minimal operational system make the small business sometimes not be able to move into the next stage and potentially cause a bankrupcy if they can not overcome the obstacle. Problem in Soto Bening Bu Anik is used as the case study of this research. The root cause analysis showed that the main problem were : the business can not move into the next stage of the business growth and development., due to the lack of operation and managerial system in the business. The possible solution that have been made are : apply the corporate and functional strategies to be implement in the original store, and prepare for opening the new branch to increase the sales. Abstract

Researchers do an analysis of the ability of a child who has graduated from PAUD Program  at Rumah Pintar Papakmanggu, in Kampung Papakmanggu, Desa Cibodas, Kecamatan Pasirjambu, Kabupaten Bandung to get picture in detail how conditions PAUD graduate who has entered the primary school level. Researchers will conduct interviews to teachers SDN Papakmanggu, where all the PAUD graduates school there. The result from this study is, PAUD in Rumah Pintar Papakmanggu. Research that has been carried out, explaining that PAUD programs have provided positive for a change to the children who attend PAUD programs for free, this is evidenced by the results of research conducted on teacher elementary in Papakmanggu on the ability of children who attend PAUD states that children who attend PAUD has advantages in terms of cognitive aspects such as having the ability to read, write, and count is not owned by a child who does not follow the PAUD.Keyword: PAUD, Social Responsibilty, Rumah Pintar, Satoe Indonesia, and Early Childhood
