The Indonesia Journal of Business Administration(IJBA) is a business journal that bridges the gap between business research and practice, evaluating and reporting on new research to help readers identify and understand significant trends in their fields. The IJBA seeks to publish papers relating to business, broadly defined. It publishes articles that address both theoretical and practical issues in the broad areas of Business Strategy and Marketing, People and Knowledge Management, Entrepreneurship and Technology Management, Decision Making and Strategic Negotiation, Operation and Performance Management, and Business Risk and Finance.Contributing academicians and researchers are encouraged to address a variety of concerns relating to all areas of business. We also encourage students to use an interdisciplinary approach to analyzing a topic, which often yields interesting and novel papers. The published articles provide valuable insight into matters of broad intellectual and practical concern to academicians and business professionals. The Journalis published three times a year: in April, July and October. The journal is mainly an outlet of MBA ITB students to publish their final project works, although it also accepts articles written by students at masters level from other institutions. A published paper is an honor that will be unambiguously beneficial for professional and academic careers, especially for those who want to attend graduate/professional schools. This means that papers written in relations to Accounting, Economics, Finance, Marketing, Management, Operations Management, Information Systems, Business Law, Corporate Ethics, and Public Policy all qualify for submission. Abstract

Abstract. World Class University is considered as a way of a Telkom University to be able compete in this globalization era. One of the supporting facilities to achieve goal of becoming the World Class University is providing the student dormitories. Dormitory can be a place for learning activities, socialize, and discuss, which is expected to increase student motivation to more achievement and beneficial to the world. Feasibility study is require to determine whether the investment is worth to executed and to convince the investors. It can be viewed from a variety of indicators such as PBP, NPV, IRR, ROI, and ROE. Next  analysis is to perform a sensitivity analysis to see the effect of changing the volatile variable (inflation, revenue, proportion of debt, labor costs, and interest rates) to financial indicators such as NPV and optimal analysis to obtain the minimum number of dormitory occupants and minimum rental price dormitory that the project still feasible. Based on the results, the construction of student dormitories investment is feasible. The feasibility analysis generates a value of PBP 2 years 4 days, NPV Rp. 35,959,231,012, IRR 52.43%, ROI 13.93%, and ROE 39.79%. Sequentially, the variables that influence the change in NPV is inflation, revenue, proportion of debt, labor costs, and interest rates. Minimum number of dormitory occupied is 82% or 1542 students and minimum rental price dormitory is Rp. 5,200,000 per year. Implementation of this dormitory building process starts from feasibility analysis, bank selection and loan process, contractor selection, and process construction includes build structures, architectural, mechanical and electrical. This dormitory construction project can be completed within 16 months. Recommendation for this project,  to increase the value of NPV, the company must have the ability to well negotiate with the investor in order to get maximum the proportion of debt, because of the cost of debt for the project is lower than the cost of equity.Keywords : Dormitory,  NPV, IRR, sensitivity, optimal

Abstract

Abstract— Growth of the automotive industry is like the never ending process. Everyday in the world each automotive factory produce many cars in each type. A car consists of so many parts and as time goes by the parts need to renew again. There are parts when it broke or already reach the time replacement then that parts must be replace with a new one. There are some chance in parts of car body to open the business. In fact that the car user is increasing day to day. Based on that situation then Jackob Polish Bandung see the opportunity to grab the market in automotive aspect especially in headlamp cleaning. Jackob Polish Bandung focus in headlamp service which is include cleaning and custom blackhousing and need to achieve the target in order to get revenue. There is a need on marketing and promotion support to achieve the target. Jackob Polish Bandung challenged to increase sales on each month so they can reach the long term target. The analysis include the internal and external aspects of the Jackob Polish Bandung. In the internal analysis was done by using Value Chain analysis, resources analysis and VRIO analysis. And the external analysis was done by using PEST analysis and Porter’s 5 Forces analysis. The results of internal and external analysis will be used to proposed the strategies and also TOWS matrix. The proposed strategies must be implemented in order to show the different before action plans done and after action plan done. These strategies also will be guidance for Jackob Polish Bandung for taking the decision. Abstract

Abstract. Kiddo is a marketplace brand from PT Kebanggaan Anak Indonesia, which was launched to the market in September 2018. This study aims to formulate creative business strategies so that Kiddo can achieve the company's short and long-term growth targets. The research methodology used is a quantitative method through questionnaires and qualitative methods through interviews with several stakeholders at Kiddo. Secondary data is also obtained from internal company data, books, articles, and others. The conceptual framework used in this study is external and internal analysis of the company. External analysis uses PEST Analysis and Porter’s Five Forces, while internal analysis uses VRIO models. The combination of external and internal analysis is also carried out using SWOT Analysis. The results of this analysis show a number of strengths and weaknesses of the company both from external and internal sides. The solution offered in this study is how Kiddo can win the market as the number one family activity marketplace in 2023. To better understand and execute the strategy into actions, a business model needs to be developed. For this research, Business Model Canvas will be used as a tool to make a structure of business plan with a clear guidance on how an organization creates, delivers, and captures value. Abstract

Abstract. The oil price has been low since 2004 and reached a 10-year low in 2016. Oil companies must adapt their strategy to keep their financial performance. Chevron corporation has re-focus its strategy, with one of the focuses is to improve free cash flow through improving its short-term investment returns. Best Company, one of its subsidiaries, faces a challenge on how to add more opportunities to align with this strategy. This paper reviews workover activities, as one of business activities besides capital projects in Best Company, to find opportunity for increasing its economic returns. The research is studying measures on workover activities that can be built into a quantitative predictive model to find best strategy for maximizing its efficiency or financial return. The quantitative predictive model also further allows optimization of the Company’s portfolio, as it allow direct comparison with capital projects within the portfolio.Based on the research, it is shown that the rig count has almost linear relationship with NPV under similar profitability index for various spending when the job type mix remains the same. However, when the job type mix is optimized, it is shown that the company can increase its returns by focusing on pump upsize and water shutoff job types. In the case of Best Company, an optimization in the job type mix at the same number of workover rigs can be expected to increase the profitability index (marginal benefit) from 1.42 to 1.53 for the investment in workover business. Keywords: Workover, Forecasting, Low oil price, Strategy, Optimization

Abstract

Abstract - Research conducted in this thesis is an attempt to identify perception and perceived project state from professionals and practitioners which involved projects in various industrial sectors about how they see the condition of projects in Indonesia. Criteria which used were successful project which have the characteristics according to schedule, in accordance with budgeted costs, and according to user needs. This research starts with an analysis of the relevant literature, this study identified 14 factors that cause projects to fail. For labor strike factor not considered in this study because of demographic industry in this study (IT, Telecommunications, Technology, Energy, Oil & Gas, and Construction) not represent that this factor was happen frequently. Information is obtained through the survey instrument, data were collected from 81 respondents which is then analyzed and matched with solutions applied good practices, tools & technique related to project management disciplines. Amongst the highlights of the findings is that there is a gap between the skills and knowledge taught on campus, university and professional institutions with what is practiced in the workplace. This shows the need for the application of methodology project-based learning which involves a real project environment with real-world problems so that learner can understand how to apply tools & technique in practical ways. Other finding is the need to manage the "lessons learned" so that learner does not repeat the same mistakes, learn from what happened to the previous project. Key Word: Project Management, Additive Weighting Technique, Target Contract

Abstract

Abstract- MBA school’ challenge on producing competent leaders is being debated for a long time. Several transformations in MBA school has been done in order meet business and society’ need of leaders. These stakeholders need leaders who are not only thinking of profit, but also able to run business ethically, contribute betterment for company, human society and environment.  There are lots of leadership model has been produced. Quatro, Waldman, Galvin (2007) proposed leadership model which offer holistic approach of leadership competencies. These skills are mapped into 4 domains of leadership that consist of analytical, conceptual, emotional and spiritual (ACES). Based on this model, an effective leader should practice competencies from all 4 leadership domains. This research aimed to evaluate MBA ITB graduates who is working in PT Telkom Indonesia in terms of the implementation of holistic leadership competencies mapped by ACES model. The results of this evaluation are used as input for improving the quality of teaching methods in MBA ITB. The supported data is obtained through questionnaire were spread to MBA ITB graduates in PT Telkom Indonesia and interview with some lecturers MBA ITB.  From the findings, the most important skills of a leader come from Spiritual and Emotional domains. 2 remaining domains also resulted high value, thus still need to be developed. Some possible improvement that author offer to provide cross-disciplinary courses, building partnership with company, assigning real project to students, re-working case study, also improving lecturing and lecturers.  By implementing these improvements, author believe MBA ITB will have better performance and produce better leaders for business and societyKeywords: Leadership, human resource, MBA School

Abstract. Mobility of people to travel is very high in this modern era. PT. Kereta Api Indonesia (Persero) is one of the state-owned companies that engaged in transportation and has been railway operator for Java and Sumatra region. One of the most busy and favorable route for railway passenger service is Jakarta-Bandung. Cipularang Toll that constructed in 2005 made significant impact to PT. Kereta Api Indonesia (Persero). The travel time through the corridor has been much improved for toll-road travelers than for rail travelers, so it gives impact that a major part of the railway customers have been diverted to toll-road.To improve the reliability of Argo Parahyangan train, there is a project to replace the existing train and add one train. To know the value and benefit of this project, feasibility study should be done through several analyses. The techniques that used to do investment evaluation are Payback Period, Net Present Value, Internal Rate of Return, and Profitability Index. Cash inflow and cash outflow for calculating the feasibility of project are using incremental analysis which is taking the differences between existing condition and proposed condition.From the feasibility analysis conducted, it can be concluded that Argo Parahyangan replacement project is feasible to run. It could be seen from a positive NPV, IRR exceeds the cost of capital, PI more than one, and project payback is faster than the economic life of trains. Keywords: Railway Industry, Argo Parahyangan, Incremental Analysis, Feasibility Study, Monte Carlo Simulation.

Abstract. Oil & Gas Companies trying to manage shareholder values in a dynamic uncertain environments (Volatility of CAPEX, OPEX, Extractable reserves, Oil Gas Price, and External factors). Conventional valuation method on Capital Budgeting using Discounted Cash Flow (DCF) analysis as a base case (mindset of deterministic/ not changing futures) considered having a drawbacks in valuing projects under uncertainty. The gas project development is threatening not to be undertaken due to the raise the level of related tangible uncertainty factors (CAPEX, OPEX, Extractable reserves, Oil Gas Price, and other External factors) that not accommodated using base case of DCF analysis with constant discount rate. In another side, the project having vast multiplier effects that will empower the community in the area of the gas project. Another perspective of valuation method is needed to give another information for decision makers. Methodology-used in this final project is DCF analysis accommodating the uncertainty, using continuous DCF method with the calculation of Sensitivity analysis, the Scenario Analysis and the Monte Carlo Analysis. Real Options valuation will be calculate from Black, Scholes, and Merton formula of European financial options valuation, and using binomial lattice option methodology. Project valuation with DCF base analysis up to continuous method of Monte Carlo analysis, showing that the Net Present Value (NPV) is relatively have variance smaller of US$M 1267 toward to project valuation using Real Option. Project valuation using Real Options, may lead to unprofitable projects being undertaken. Project valuation using DCF analysis may lead to profitable project is not undertaken. Development of a hybrid, or methods that combine DCF and Real Options, may contribute in better decision making processes of project valuation under uncertainty.Key word: Uncertainty factor, Project Valuation, NPV, DCF, Real Options, Decision making process

Abstract

PT Timah (Persero) Tbk is a leading exporter of tin as well as the largest mining company in the world. As the industry competition is so tight, the company seeks to strengthen its business strategy of the company's long plan (2013-2017) that is doing the tin mining efficient and environmentally friendly in order to achieve profitability. One preparation to achieve the strategic HR planning that is ripe with a set amount of human resources that ideal. The final project is focused on employee workload measurement with observations using the method of work sampling observations made at intervals of several employees in the work unit Corporate Administration. Each employee was asked to fill in diary form sampling with principal activities, events and activities inhibitor leeway on work time. Workload information will be used to calculate the amount of the administrative needs of the employees of the Company. Workload information can also be used to predict future employee needs. Based on these calculations in this year, this data will be used to predict how much the number of employees needed for each job for next year. Number of employees in accordance with the workload will support the needs of employees in strategic planning unit in particular Corporate Administration and PT Timah (Persero) Tbk in general. Keywords : Planning Needs of Employees, Workload, Work Sampling.

Abstract

Abstract - The purpose of this research is to propose a new business strategy for company to survive in the industry. PT EDC Indonesia is an energy development company, which focus on geothermal resources and convert it to electricity. The company established in 2011 and already did 1 stage from geothermal development stage. Indonesia is the world's third largest geothermal electricity producer after United States and the Philippines and the second largest that have geothermal reserves. Indonesia holds 40% of the world's potential geothermal resources beneath thousand of volcanic islands and mountain. Although Indonesia has a huge geothermal potential, the utilization of geothermal energy is very low. Indonesia only utilizes 3.7% from their fully potential. However with the opportunity arises the company still aren't able to cultivate the geothermal resources. In dealing with challenges, some method is needed in order to perform PESTEL Analysis and Porter's Five Forces Analysis. Internal assessment was done using VRIO Framework, Market and Industry Analysis, and Resource Based View. Strategy formulation uses SPACE Matrix and QSPM with SWOT as an input. PT EDC Indonesia is in the quadrant IV and has four options of alternative strategies. Researchers are only taking two alternative strategies that support their research in accordance to their problems, which are intensive strategy and integrative strategy. To know these alternative strategies, the result QSPM is an intensive strategy. The next step is to analyze the Diamond Strategy to formulate new ideas that correspond to its functional strategy. In the end, this strategy will be implemented to follow and win the tender. The new strategy resulting from the analysis of this study including prepare all the data for preliminary survey, make computerized financial statement, prepare financial projections, and hire local experts employee.
