Abstract

The city of Surabaya is one of the cities that has very rapid development which has a relatively high land value. Where Mulyorejo Subdistrict is one of the districts that has developed very rapidly, which become one of the new trading areas. In this study, a Geographically Weighted Regression modeling for land values in Mulyorejo Subdistrict will be conducted. Using NJOP data and market price data. Where in GWR modeling, different mathematical models and parameters will be obtained in each zone. The result is 126 data models, which consist of 63 NJOP data models and 63 market price data models. Then do a T-test and calculate the value of R-Square. In T-test results is each zone have different influence (x). Whereas in the calculation of R-Square value the result is NJOP data has a R-Square value of 72.4% to explain all variables (x) to the variable (y) and the market price data has a R-Square value of 70.6%. From the results of R-Square value it can be seen that variable (x) used in GWR modeling has a large influence to explain the variable (y), so that GWR modeling where used in NJOP data and market price data is significant. Keywords: GWR, market Price, NJOP, R-Sqaure, T-test

Abstract

Prambanan Temple is one of the largest Hindu temples in Indonesia that has been declared one of the world heritage sites by UNESCO in 1991. The soil structure underneath the temples consists of Young Mount Merapi and sand sediments characterized as a light structure. It can shift quickly, making Prambanan Temple susceptible to vertical movements. Geodetic measurement was held periodically using Total Station, but there has not been any comprehensive analysis for the vertical movements. The study generated computation for the vertical movements of the monitoring point located on the body of the Prambanan Temple. Then an analysis of the vertical movement was generated. This computation uses observations data of the vertical angles and horizontal distance for the first- period (2019) and thesecond-period measurement (2020) from the deformation monitoring points spread across six temples in the yard of Prambanan Temple. The height value (Z) and standard deviation are computed using a general least square adjustment method. The vertical deformation is analyzed by a statistical test which consists of a significance test for different parameters and a single point displacement test using a confidence level of 95%. Furthermore, analysis of the vertical movement velocity is carried out at each monitoring point. The result is the Z value for the second-period measurement along with its precision, the value of vertical movement, and the velocity of vertical movement at each monitoring point. The Z value obtained in the second-period measurement has a standard deviation value of less than 4 mm, ranging from 0,322 to 3,096 mm.Keywords: Combination method, Least square adjustment, Prambanan temple, Total Station,Vertical movement

Abstract

In 2019 Indonesia was ranked 4th (fourth) after Brazil, Vietnam, and Colombia as the world's largest coffee producer, 760,963 tons produced from 1.2 million hectares of land consisting of smallholder plantations (Perkebunan Rakyat / PR), large private plantations (Perkebunan Besar Swasta / PBS), and large state plantations (Perkebunan Besar Negara / PBN). The productivity of the plantation can be seen from comparing the area of the plantation with the production of coffee, the national productivity has only reached 0.77 tons of greenbean coffee/ha/year. This figure is considered still very small when compared to its potential which reaches 3tons of greenbean coffee/hectare/year. Temporal mapping method can be used to find out the level of productivity more easily based on location and time. Thus, the priority of handling coffee area becomes more focused and on target. The web-based GIS platform provides flexibility in terms of access and attractive appearance. The information presented is more communicative and easy to understand for interested users. This study uses ArcGIS Online with an operation dashboard to visualize the results of this study. The results showed that in the last two years arabica productivity in 2019 and 2018 was the highest in West Phak - Phak district with a figure of 1,575 kg/ha in 2019 and 1,580 kg/ha and the lowest was in Tabanan Regency at 29 kg/ha in 2019 and located in Wonosobo Regency at 26 kg/ha in 2018. For robusta in 2019 the highest was in Ogan Komering Ulu Timur district with a figure reaching 5,186 kg/ha and in 2018 the highest was in Kota Pagar Alam district with a figure reaching 2,890 kg/ha. ha and the lowest was in Muna Regency at 57 kg/ha in 2019 and in Nias Regency at 12 kg/ha in 2018.Keywords: ArcGis, Coffee, Coffee Producer, Operation Dashboard, Yield,

Abstract

The issue of the North Natuna Sea between Indonesia and China has become a crucial issue that has yet to find a bright spot to resolve disputes in the region. The claim of the nine dash line or nine dashes unilaterally by China has caused losses for Indonesia to the full sovereignty and integrity of the country which is included in the Exclusive Economic Zone in the North Natuna Sea. Although each country has ratified UNCLOS (United Nations Convention of the Law of the Sea) or ratified it as the International Law of the Sea, it means that every decision is based on the force of law that has been mutually agreed upon. China considers claims based on historical aspects (historical) at the time of their ancestors in the past. However, according to Law Number 5 of 1983 referring to UNCLOS, it is stated that the Indonesian Exclusive Economic Zone (ZEEI) is a path outside and bordering the Indonesian Territorial Sea as determined based on the applicable law concerning Indonesian Waters which includes the seabed, the land beneath it. , and the water above it with an outer limit of 200 nautical miles measured from the baseline so that the North Natuna Sea is or is included in the full rights of Indonesia. In this case, Indonesia has binding legal force to file a claim against or defense against China which claims arbitrarily and clearly violates the International Law of the Sea (UNCLOS). Through the writing of this paper, it aims to analyze and deliver input from the scientific aspects of geodesy and geomatics through an opinion on the resolution of the North Natuna Sea problem that Indonesia has strong evidence and is in accordance with the law so as to provide opportunities for resolving disputes in the region. Keywords: Exclusive Economic Zone,Dispute, North Natuna Sea, Nine Dash Line, UNCLOS

Abstract

A boundary is a mark that separates adjacent geographical areas and serves as a separator for the authority to manage government administration between regions and can be found on land and sea areas. Various regulations have been made by the Indonesian government to regulate regional boundaries including maritime boundaries, including Permendagri No. 76/2012 which was later amended to Permendagri No. 141/2017. This change is motivated by the fact that Permendagri No. 76/2012 is considered not in accordance with the development of the situation, so it needs to be replaced with a new ministerial regulation. One of the differences in the two Ministerial Regulations is the difference in vertical datum or height reference at the base point used as a reference for drawing the shoreline. According to Permendagri No. 76/2012, the shoreline drawing reference uses the lowest low tide level, while Permendagri No. 141/2017 uses a reference at the highest tide level. This research aims to determine the effect of vertical datum on shoreline changes in the affirmation of marine boundaries through literature study and spatial analysis. The results of this study indicate that changes in vertical datum have an influence on shoreline shifts which are also influenced by the slope of the coastal slope, shoreline shifts that drift towards the mainland cause a reduction in the area and management of regional seas. Keywords:  Analysis, Maritime Boundary, Regional Boundary, Slope, Vertical Datum

Abstract

This study was carried out at the Duren Intersection, which connects Jl. Jl. Menjangan Raya Jl. Merpati Raya Jl. Cendrawasih Raya The goal of Ki Hajar Dewantara is to examine: 1) the level of safety of unsignalized intersections by paying attention to the degree of traffic movement-related conflict; 2) the volume of vehicles at the Duren Quarter during off-peak hours; 3) the elements that contribute to accidents. The Traffic Conflict Technique (TCT) is used to analyze the data by putting oneself in a location with a high risk of accidents. The consequences of the review are as per the following: (1) There are 17 conflicts that happen with a typical chance to mishap of around 0.24 seconds. Street clients who are many times associated with clashes, to be specific motorbikes, by slowing down or dialing back the vehicle. (2) During the off top hour, the biggest number of crossing points happened on Sundays, around 5581 vehicles and loosened up on Fridays, around 4277 vehicles. (3) the variables bringing about the principal mishap, in particular the human component that didn't focus on the circumstance while going through the convergence and the second, street and natural elements, to be specific the presence of a huge contrast in street width on one arm. This causes a lopsidedness toward traffic at Duren Crossroads, bringing about a limited scale gridlock on one of the arms of the Duren crossing point. Keywords: Safety Level, Mishap factor, Traffic Conflict Technique (TCT), Unsignalized intersection, Vehicle Volum

Abstract

As the population grows rapidly and the standard of living increases, the demand for housing will increase. One way to meet housing needs is to build housing. Housing development must be in accordance with careful planning in determining the investment model to be made in housing development. The initial stages of housing development start from surveying the location, number and type of houses to be built, marketing, to selling to consumers. The housing development process must also be calculated economically with the investment method, to find out whether this housing can be economically profitable or not. Based on the calculation of investment analysis with an investment period of 6 years, the Net Present Value (NPV) is Rp. 33,716,228,908 (NPV0), the Internal Rate of Return (IRR) is 23,18% (IRRMARR), Payback Period (PP) in the 3rd year to 11th months is smaller than the 6 year investment period, Benefit Cost Ratio (BCR) is 1.42 (BCR 1), and Break Event Point (BEP) gets a percentage for type 30/60 of 90% with 132 units, type 36/60 by 69% with 207 units, type 36/72 by 56% with 172 units, and type 48/84 by 48% with 32 units. And from the sensitivity analysis results it is known that housing investment Puri Mahkota Muktiwari will still be feasible if the increase in investment costs is less than 20.15%, the decrease in the occupancy rate is not more than 16.74%, the decrease in the selling price level is not more than 16.7% and the increase in loan interest rates is less of 122.22%. Keywords : Investment Feasibility,Housing, industrial estate, Investment analysis, Sensitivity Analys
