Abstract

Increased population density around the watershed and increased use or exploitation of natural resources intensively results in the condition of the watershed experiencing degradation. This study aims to analyze the condition of the building structure and the availability of infrastructure to the Green Concept along the river. This research was conducted using qualitative and quantitative analysis. From the results of the analysis it was found that the condition of the building layout and environment did not fully meet the standards / spatial policy if viewed based on the density of the building. The level of building density is classified as dense in terms of regional land use. The community tends to build houses in a group manner so that the settlement development pattern becomes irregular and congested. Conditions for the availability of supporting infrastructure The Green Concept has not been able to support the application of the concept due to the unavailability of pedestrian lanes and green lanes in the river border, the unavailability of MCK and waste management, and the unequal distribution of clean water. Green concept covers three main aspects, namely environmentally friendly transportation, environmentally friendly waste management, and environmentally friendly water management. the direction of applying the green concept is by rearranging the building with the majority of stilt houses standing on the riverbank by lifting the house then adjusting the distance between houses. Directions for houses to be built on vacant land, by arranging the size of the house with the distance between houses and improving the quality and availability of supporting infrastructure (existing).

Abstract

The development of hotel development as a city service facility in the Panakkukang Business District is growing rapidly. Spatially these developments have resulted in changes in the function of land trade and housing into hospitality. This study aims to identify the spread of location and characteristics of hotel development, identify the factors causing the increase in hotel construction and identify patterns of development of the spread of hotels in the Panakkukang Business District. Data collection techniques used are, direct observation in the field, interviews with the hotel and secondary data collection at the relevant agencies. Data analysis techniques using inventory, quantitative descriptive analysis, qualitative descriptive, and spatial in the form of mapping and overlays. The research results show the spread of hotel locations and hotel characteristics in the Panakkukang Business District, which are spread and clustered on the main road and close to shopping centers and offices. The factors increasing the hotel construction are, the location is close to the trade and service area, the location is located on the main road, the location is close to the office area, the value of land and the location of public transportation. The development of hotels is characterized by an increase in the number of hotels each year and changes in building functions and patterns of development formed in the Panakkukang Business Area are patterns of spread on main and non-main roads that are influenced by accessibility, land value and linkages with other functions namely trade, services and offices.

Abstract

Land use change from non built up land into smaller plots is one phenomenon in urban areas that has relevance to a wide range of environmental issues that are vulnerable to disasters. Southern region of Kendari is a region whose development is quite rapid this is indicated by the number of land conversion non built up smaller plots resulting in several problems such as flooding that occurred. The way to anticipate by seeing growth trends of the land in the future. The purpose of this study is to identify the characteristics (direction and extent) of land growth during the last 10 years, identify the factors that influence the growth of non built up land and predict the growth of built up land 10 years to come. The analytical method used is the interpretation’s technique of satellite imagery (Landsat), spatial analysis using GIS and CA-Markov analysis with the help software idrisi selva 17. In this study the value for measuring the validity of the data and the results of prediction is using the kappa’s value. The study showed that the direction of growth of built up land during the last 10 years is leading to the south and east of the study site and widely increments of 50.18%. Factors affecting the growth of built up land that is the availability of public facilities, accessibility, government policies and the physical condition of the land (slope and topography). Growth forecast land up until 2024 that is experienced in increments of 1864.89 hectares or 21.07% with the addition of as many as 20.813 cells. The tendency towards the growth of land up to 2024 which led to the south, east and north of the location of the research with kappa’s value reaches 87% or classified as very good.

Abstract

Cities that have several downtowns are called polycentric cities. Rapid development and growth in urban areas results in inefficiency in services by just one service center. Polycentric city structures occur in many large cities that have the characteristics of the decentralization of the function of activities outside the function of activities in the middle of the city. Makassar City is one of the metropolitan cities in Indonesia. Makassar City consists of 14 sub-districts that have diverse regional developments. The emergence of indications that Makassar City does not only have one city center is the background of this study. The purpose of this study is to describe the pattern of polycentric structure of Makassar City and what factors influence the polycentric structure of Makassar City. This research uses overlay mapping analysis, photo mapping, qualitative and quantitative approaches. Secondary data sources to describe the polycentric structure of Makassar City using yellow pages and categorized into 5 firms or activity functions. Yellow pages are used to obtain information in the form of an address or location of the type of activity that is located. Mapping analysis uses ArcGis software which includes ArcMap and ArcScene to show the contours or intensity of activities in several areas in Makassar City. The results of this study are in the form of the polycentric structure of Makassar City covering the Karebosi, Panakukkang, Bumi Tamalanrea Permai and Daya Settlements. Factors affecting polycentric structures among other things, city centers, tourism, industry and settlements.

Abstract

Changes in land use certainly have an impact on changing the demand for parking spaces of each type of land use that exists from year to year. The purpose of this study is to identify changes in land use in this case the floor area and building functions that occur within a certain time span (2001-2014) and predictions in 2034, and to determine the impact of these changes on the needs of parking spaces on Jalan Pengayoman Makassar. The analytical methods used to determine land use changes every year are spatial analysis and map drawings, simple regression analysis to predict land use changes in 2034 and standard suitability analysis to determine parking space requirements in the study area. The results showed that since 2001-2014 the type of land use for houses and vacant land has decreased the amount of floor area. This is inversely proportional to other types of land use such as shops, shop houses, services, and offices which tend to increase in building floor area including predictions for use in 2034. Functional changes in buildings that occurred in the period 2001-2014 are houses and vacant land that tends to change to trade and service functions. This is caused by the presence of vulnerable economic growth that occurred in Makassar City in 2001-2012. Changes in land use have an impact on changing parking space requirements for each type of land use that exists from year to year, especially for trade and service functions.

Abstract

Indonesia is one of the largest archipelago countries in the world which has approximately 17,508 islands with a coastline of 81,000 km. Indonesia's coastal and marine resources are one of the basic capital development potentials of Indonesia in addition to terrestrial natural resources. This study aims to identify morphological developments and land demand for the next 10 years in the coastal area of ​​Tamalate District. The analytical method used in this research is descriptive, qualitative, spatial, and regional carrying capacity analysis. The results showed that the coastline on the edge of Tamalate District had experienced changes caused by anthropogenic factors which were geomorphological processes caused by human activities. Changes in the use of land functions are shown in the change of agriculture into housing in the years 1999-2012. Furthermore, the projection of the population in the next 10 years is 13.1%. This amount is still very possible for areas with carrying capacity of residential land where the land demand is around 0.086 ha / person.

Abstract

The purpose of this research is, the magnitude of land use development in terms of function and land use area, explain the magnitude of increased accessibility in terms of the length of the road network, and explain the level of relationship between land use development and increased accessibility in Tamalanrea District, Makassar City. Data on land use development and increased accessibility in this study used data from 2004 to 2014. The data were analyzed using correlation analysis by linking the variables of land use development with increased accessibility. The results showed that the development of land use during the last 10 years generally showed a transition from less productive land use (gardens, ponds, fields, swamps, fields, empty land, rice fields, mangrove, settlements) to more productive land uses (trade and services , industry, offices, education, health, military) with a total land use development of 612 Ha. Increased accessibility over the past 10 years shows an increase in the length of the road network, which is 107 Km. The results of the correlation between land use development variables with increased accessibility amounted to 0.578. This value explains that the greater the development of land use, the higher the accessibility. The connection between the development of land use and increasing accessibility needs to be supported by the availability of good public transportation so that problems such as frequent disruption of transportation systems and other problems can be resolved.

Abstract

The tourism sector is one of the leading sectors in the national economy that always needs to be developed. Makassar City has many tourism potentials that can be developed, one of which is the tourism potential found in the Balang Beru River. Balang Beru River is a river that originated from the Jeneberang River and empties into Losari Beach. The river passes through the Somba Opu area as a cultural area and Lake Tanjung Bunga as an integrated sports and tourism area. This study aims to identify the characteristics of tourist area and develop the concept of sustainable tourism development in the Balang Beru River. The analytical method used in this research is descriptive qualitative, comparative, and spatial analysis through photo mapping. The results of this study indicate that the characteristics of tourism in the form of attractions, accessibility, and facilities. Location attractions are divided into two namely, on land and on water. In addition, this location can be accessed by several roads making it easier for visitors or tourists to get to their destination. Meanwhile, the facilities available in the form of lodging, restaurants or restaurants, tourist information offices, gift shops, and so on. The direction of the concept of sustainable tourism development, among others, the utilization of the potential contained on the banks of the river to support tourism activities, procurement of supporting facilities and infrastructure, zoning distribution of tourism namely the zone of water sports tourism, water recreation tourism and cultural tourism.

Abstract

The development of residential areas in Makassar City also has an impact on the increasing pedestrian modes, one of which is in the Rappocini Settlement Area. Pedestrian paths that are not balanced with adequate service facilities cause overlapping in their use, so as not to provide comfort, safety, and smooth movement for pedestrians. This study aims to identify conditions and availability of pedestrian paths, demand patterns for pedestrian movements, and arrange direction of pedestrian paths on Jalan Landak Baru. This study is supported by a literature review to compare existing conditions with standards. Furthermore, the pedestrian movement request pattern is illustrated through the origin and destination of the trip, distance traveled, and walking companions obtained based on the results of in-depth interviews (questionnaire). Sampling is done by accident (accidental sampling). The analytical method used is comparative analysis, descriptive qualitative, quantitative descriptive, and conceptual. Based on the results of the analysis, the pedestrian path (sidewalk) meets the safety aspect, where the sidewalk is separate from the vehicle traffic lane and has a higher height than the road floor. The pattern of pedestrian movements based on the origin and destination of the trip, dominantly originating from home and aiming at educational facilities. Based on walking distance, pedestrians tend to travel> 500 meters. Based on walking companions, pedestrians tend to choose to walk on their own. Therefore, pedestrian paths are planned based on needs in order to increase accessibility, safety, comfort, beauty, convenience, and social interaction.

Abstract

Household business is one of the additional activities that is able to provide more income for the fishing community. Efforts by utilizing the potential of marine products become very promising activities to improve the economy of the fishing community. Bajo Tribe fishermen in the Bajoe Village live and live on the coast forming a special settlement with slum conditions without being equipped with facilities and infrastructure to support business activities. Bajo people have a business of processing seafood and selling food and daily necessities to support their daily needs apart from fishing. The Bajo people use the house and yard as a business space in a simple and limited way. One obstacle in business activities is the lack of capital and creativity owned by the community. This study aims to identify and explain the characteristics of the types of fishing community businesses, analyze the condition of the building and environmental structure, identify the availability and condition of infrastructure facilities supporting the business activities of the fishing community, and compile directions for the settlement of Bajo Tribes based on Household Enterprises (UBR) . The results of this study are in the form of direction of settlement structuring with household-based business activities in the form of institutional cooperation, development of human resources (HR), development and growth of UBR, and improving the quality of settlement facilities and infrastructure.
