Abstract

Population density in urban areas results in a greater need for housing so that land availability decreases and can affect land prices. The price of land determined by the Tax Object Selling Value (NJOP) is sometimes not in accordance with what is in the field. The aim of this research is to compare the actual land value with the value determined by NJOP, to know the magnitude of the factors that affect the selling value of the land, and to map the land sale value based on the calculation of the factors that affect the land value. This research was conducted from December 2019 to March 2020 (3 months). The research location is in Makassar, Panakkukang, and Manggala Districts, Makassar City. The data used are primary data which is carried out by means of observation and interviews and secondary data which is carried out by means of agency surveys and literature studies. The analysis method used is descriptive qualitative analysis, quantitative correlation analysis, and grid-based spatial analysis. The result of the research is that there is a difference between the actual land price and the NJOP, the price difference is 40% to 60%. There are 4 variables that affect land prices, namely road classification, distance to commercial areas, number of nodes, and distance to city center. The values of these variables form a map of the classification of areas that have the potential to have the highest land prices in Makassar City, such as on Urip Sumohardjo Street, Panakkukang Business District, and some areas around Veteran Street.

Abstract

Noise due to traffic is one of the environmental pollution that commonly occurs in urban areas. One of the cases of noise pollution due to traffic occurs in housing located along Jalan Sunu, which is the primary local road in Makassar City. This road is the main access to the Ir. Sutami from the south of Makassar City. This study aims to determine the extent to which the current noise level is from the permitted quality standards, as well as to analyze the effect of the current availability of green open space on noise levels and to describe the role of green open space planning in reducing noise levels. This research was conducted from October 2019 to March 2020. Data were obtained from literature reviews and field observations. The analysis was carried out by calculating the equivalent noise level and statistical influence factor analysis in the form of multiple linear regression tests. The results showed that the current noise level, which is between 61.29 to 71.74 dB (A), has exceeded the quality standard for residential areas, namely 55 dB (A). The results of the multiple linear regression test show that the wider the green open space in the house yard and on the green lane of the road, the lower the exposure to traffic noise into the dwelling. The concept of green open space arrangement in reducing noise levels that can be applied, including placing vines and lush shrubs along the residential fence, planting vegetation at least 25%, ideally 75%, border areas and green lines, increasing the land cover ratio in the form of shrubs / shrubs, trees, and other types of vegetation that have a height and leaf cover that have the potential to be an optimal noise barrier.

Abstract

Public open spaces are city facilities that can be enjoyed and utilized by all ages, including children. At present, public open spaces sometimes put aside the elements of children's interests or needs in it so that children do not have a place to channel their creativity and aspirations. Kampung Nelayan Untia, Makassar City has a Child Friendly Integrated Public Space (RPTRA) provided by the government, but children prefer to play activities on the road around the house. The aim of this study is to identify the activities and conditions of children's playgrounds in the settlement area of Kampung Nelayan Untia and to propose an ideal RPTRA optimization strategy. This research was conducted from December 2019 to March 2020 (3 months). The research method used is descriptive analysis, spatial, scoring, and Importance Performance Analysis (IPA). The results showed that the provision of RPTRA Untia is currently not a solution for children to carry out their activities because the availability of supporting facilities and RPTRA criteria have not been fully fulfilled which causes a lack of attractiveness for children to play or do their activities. In addition, there are several aspects that become top priorities in the development of RPTRA Untia, namely the availability of playing facilities, shade trees, and comfort.

Abstract

Palopo is a coastal city that has experienced excessive exploitation of fishery resources and decreased income from the fisheries sector. This condition does not support the realization of the minapolitan vision as stipulated in the Palopo City Spatial Planning (RTRW). This study aims to determine the potential and problems related to fishery resources, human resources, facilities, infrastructure and the level of vulnerability to natural disasters, as well as to recommend minapolitan zoning directions in the coastal area of Palopo City in improving the regional economy. The method used is descriptive qualitative analysis, Location Quotient (LQ), employment, Likert scale and spatial. This research took place from October 2019-March 2020. This research is located in Palopo City. The results showed that fishery resources in Palopo City experienced a decline in production due to an increase in population. Of the five coastal districts, three of them have a capture fishery base and two are aquaculture, but the highest fishery production currently is the aquaculture sub-sector. The aspect of human resources shows that 70% of the total population of each sub-district is a ready-to-work population with the largest number of fishermen in the East Wara District. The facilities and infrastructure in this city have a sufficient level of availability of fishery facilities at this time. The location that has a low level of natural disaster vulnerability is Wara Timur District. In improving the fishery sector in this city, zoning in the coastal area is divided into three parts, namely the core, support and marketing zones.
