Abstract

THE IMPLEMENTATION OF VALUE ENGINEERING ON SCHOOL BUILDING CONSTRUCTION PROJECT (CASE OF STUDY SANUR INDEPENDENT SCHOOL) ABSTRACT In a construction project, the cost is one of the factors that determine the sustainability of the project, especially in the case of study school building project at Sanur Independent School. Because of that, the austerity measures undertaken to produce an economical construction project. The selection of materials and construction methods can precisely determine the amount of savings to be gained in the implementation of the construction project, wherein the choice of materials and alternative methods will not necessarily reduce nor change the value of the function, quality and architectural value of the project itself. Therefore there is a need for job costing analysis to control these aspects. One of the methods that used for cost efficiency in a construction project especially on the building construction is Value Engineering Method that is a systematic way of defining the value of a subject to its function so that an innovative and structured approach can be adopted with the aim of reducing unnecessary costs. By using this method can obtained two alternative combinations of designs such as , the best combination of alternative designs and the cheapest combination of alternative design, and based by the result of the researched, by using a combination of the best alternative design on this construction project wherein the initial BoQ have a value of Rp 2,003,372,657.68 obtained savings of Rp 36.492.428,34 atau 1,82 %. While using a combination of the cheapest alternative designs obtained savings of Rp 248,161,362.38 or 12.39 %.

Abstract

The Work of Building F3 in the Faculty of Medicine, Health Sciences (FKIK) Warmadewa University applied SMK3 to the construction process. Risk identification and assessment have not used the HIRARC method as a basis for mitigation. From this problem, the author considers it necessary to carry out a K3 risk assessment using the HIRARC method to know the potential hazard value of the construction work. Using descriptive quantitative research methods for the approach to risk identification using HIRARC is used to rank each risk. The results of the analysis explained the percentage of high-risk work rankings of each work item including earthworks having a rate of 20%, foundation work by 25%, structural work by 30%, roof work by 31%, finishing work by 25%, electrical work, and plumbing by 12%. While from a total of 65 risks identified, it is known that 25% risk has a high-risk rating, 43% risk has a moderate risk rating, and 32% of threats has a low-risk rating.Pekerjaan Pembangunan Gedung F3 Fakultas Kedokteran Ilmu Kesehatan (FKIK) Universitas Warmadewa menerapkan SMK3 pada proses konstruksinya. Abstract

Implementation planning in project management is very important. Project implementation planning is a stage applied in project management by setting goals and objectives that must be achieved and determining the policies of all technical and administrative programs so that they can be implemented. Planning the implementation of development projects uses data collection methods with library and documentation techniques, the data obtained is in the form of secondary and primary data. The implementation method in the field uses conventional and mechanical methods to maximize work, one of which is pile cap work. Pile cap is a way to tie the foundation before a column is erected at the top. This pile cap aims to make the location of the column really at the center point of the foundation so as not to cause eccentricity that can cause additional load on the foundation. The pile cap carried out in the UPT Nyitdah Tabanan Hospital IGD Building Construction project uses four types of pile caps and the implementation method in the field uses mechanical methods. The scheduling results in writing this journal use the Precedence Diagram Method (PDM) method. The total duration based on the calculation is 45 days with a Bill Of Quantity (BOQ) including 10% VAT of Rp7,645,657,919.78.

Abstract

The Indonesian construction industry is experiencing rapid growth and increasing complexity. If done using conventional methods, this process often involves multiple manual stages that are prone to errors and inconsistencies thus requiring significant time and resources. Building Information Modeling (BIM) is a technology that provides solutions in the volume and cost estimation process. However, there have been few studies that verify the output of BIM with control calculations. This study aims to compare the volume and cost outputs from BIM with those from the Bill of Quantities (BoQ) by re-evaluating volumes identified as clashes and verifying the actual costs. Data on plan drawings, BoQ, and planned costs were obtained from a public service center building project with modeling conducted using Autodesk Revit and Naviswork. Manual volume calculations and actual cost data were used for comparison.  The results showed that the BIM cost estimate was highly accurate, with a minimal difference of IDR 1,249,901.21 (0.0032%) compared to the real cost. In contrast, the BoQ estimate was higher by IDR 1,022,985,135.58 (2.63%) compared to the real cost and IDR 1,024,235,036.79 (2.57%) higher than BIM. This is because in volume calculations, BIM software has proven to be more detailed and accurate in calculating the volume of all work items and is able to eliminate human error factors. The results of this study contribute to the construction industry by highlighting the significant advantages of using BIM software that can increase efficiency and reduce the risk of calculation errors.

Abstract

Abstract

Construction projects are a series of activities that are typically one-time and short-term. Ongoing projects often experience delays, both in terms of completion time exceeding the plan and implementation costs being higher than those projected in the Implementation Budget Plan (RAP). Deviations from the plan must be continuously measured to control costs and time. Ineffective project management is marked by significant deviations in costs and time. The purpose of this research is to evaluate the performance of the Warmadewa University Educational Building construction in terms of cost and time using the Earned Value Method, and to identify solutions to address delays. Additionally, to determine the economic value of a building based on its operational costs throughout its lifespan, Life Cycle Cost (LCC) is used in this study. This research employs a descriptive method with a quantitative approach, utilizing necessary data such as plan drawings, RAB, time schedules, and weekly reports. The performance analysis results show an SPI value of 0.81, indicating that the project is delayed from the planned schedule. Meanwhile, the CPI value is 1, meaning that the work is in line with the planned budget. If project performance remains stable until completion, the estimated total cost (EAC) will match the plan at IDR 23,948,882,427.62. The estimated project time (EAS) is longer than the initial plan, from 380 days to 428 days, indicating an extension of 48 days. Using LCC calculations for the Warmadewa University Educational Building project, the total maintenance cost for wall, floor, and ceiling work is IDR 19,403,342.58.

Abstract

A design and build (DB) is a method that offers several advantages, including accelerated implementation time and reduced costs. Nevertheless, the implementation of the DB method in local government projects in Indonesia is still constrained by a number of factors. The objective of this study is to identify the inhibiting and enabling factors in the adoption of the DB method in local government. This research approach employed a Delphi survey, which involved experts and practitioners. The data was collected through the administration of questionnaires. The study identified 15 key barriers to DB implementation, including a lack of supportive regulations, low literacy in risk management, and a lack of staff knowledge and experience in implementing DB methods. Furthermore, distrust and a preference for more familiar methods represent significant obstacles. In contrast, there were 20 enabling elements, which were divided into four main factors. These were regulatory adjustment, capacity building of users and service providers, effective management, and external support. Regulatory adjustments included adjustments to the DB tendering and contracting system and shared perceptions with the legislature. The capacity building of users and service providers encompasses pilot projects, individuals who possess a comprehensive understanding of DB, and the provision of sufficient financial resources. Effective management encompasses inter-organisational communication and knowledge transfer, as well as DB-related socialisation and training. External support encompasses public acceptance, stakeholder support, and favourable political, economic, and cultural conditions. The findings of this research indicate that in order to enhance the utilisation of the DB method within local government, it is essential to address the identified obstacles and to capitalise on the identified opportunities.
