Abstract

SMK Negeri 3 Balikpapan is a SMA/SMK equivalent level school that has the most classroom facilities in the entire City of Balikpapan. However, there was some damage to the classrooms caused by several factors such as the age of the building, natural factors, planning factors and others. So that the quality of the building will certainly affect the condition of the classroom and the comfort of the classroom users. Based on these problems, the solution that can be done is to carry out maintenance of the classroom building in order to maintain the function of the classroom and the condition of the classroom building remains functional and provide a sense of security and comfort for classroom users. This study aims to determine the building components that need to be reviewed for maintenance of the classrooms of SMK Negeri 3 Balikpapan, especially those that affect the condition of the classrooms and the comfort of classroom users, namely for students and teachers of SMK Negeri 3 Balikpapan. The method used in this research is to conduct a literature study, a preliminary survey by conducting observations and interviews with experts in the field of building construction and analysis using the calculation of item scores on the cut-off value of the building maintenance variable indicators. The results of the analysis show that the cut-off value obtained is 3.30 points with 14 relevant maintenance variables and indicators affecting classroom conditions and classroom user comfort, including architectural components (X1) with 6 indicators, structural components ( X2) with 2 indicators, mechanical components (X3) with 2 indicators, electrical components (X4) with 3 indicators and outdoor building components (X5) with 1 indicator. Then there is the variable indicator of classroom maintenance which has a level of relevance with the highest score obtained on the indicators of ceiling maintenance (X11), door and window maintenance (X12) and wall maintenance (X22), with a score of 4.4 pointsKey words: Building Maintenance, Classrooms, Classroom Users

Abstract

The construction projects for Buildings C and D were delayed in construction process due to financial constraints in completing building construction and the project was re-implemented so that the two buildings were classified as Construction in Progress. Efforts are made to avoid obstacles by carrying out effective risk management. Therefore, all projects require proper risk management. On the basis of these events, risk management is carried out with the aim of knowing the risks that may occur, knowing the level of risk, and knowing the dominant risk response in the construction project of Buildings C and D of the Kalimantan Institute of Technology. The method in this study uses Severity Index method in analyzing risk variables with the Guttman scale used to determine the relevance of a risk variable. Then do an analysis of the response to the dominant risk. In the correlation test, 40 indicators were found that were relevant and 4 that were irrelevant. The validity test shows 7 invalid indicators. The results obtained are 6 indicators of risk that are dominant to the value of the likelihood and impact matrix labelled "high" risk. The risk response in this study is to seek supervision of the budget specified in the contract, carry out reliable material estimation calculations, the procurement department is required to identify places for replacement materials, make re-engineering arrangements for work execution sequences, and depend on professional distributors and forwarders, ensuring experienced project employees, working drawings have clear information, and prioritizing outdoor work.

Abstract

Along with the increasing age of a building, maintenance activities become things that need to be done to minimize damage that occurs such as damage to the ceiling or ceramics. Therefore, this study aims to determine the priority of building elements in the treatment of architectural components in buildings A and B ITK campus using Profile Matching method. Based on the results of analysis and observations in the field, the elements that are the main priority in the architectural component of Building A are ceiling elements, the second priority element is sanitary elements, the third priority element is floor elements and door and window elements, the fourth priority element is painting elements, and the last priority element is Wall pair elements. Whereas in the architectural component of Building B, the main priority elements are ceiling elements and sanitary elements, the second priority element is the wall pair element, the third priority element is the floor element and the door and window element, and the last priority element is the painting element.

Abstract

Efforts are essential to reduce emissions and environmental damage from construction activities, such as applying green concepts throughout the construction process. Institut Teknologi Kalimantan (ITK) is a sustainable development initiative in East Borneo that adopts these green concepts. Specifically, the Gedung Laboratorium Terpadu II at ITK was planned as a green building but hadn't undergone an assessment. This study assessed the building using the Greenship New Building Version 1.2 tool, revealing that it scored 25 points (24.75%), falling short of green building status. Recommendations for improvement included increasing vegetation, implementing energy and water efficiency measures, sourcing alternative water supplies, enhancing lighting systems, and improving waste treatment. These changes could elevate the building's green status to gold, with a 59.41% score.

Abstract

As part of the 100 Smart Cities program and a buffer for the Nusantara Capital City (IKN), Balikpapan City is facing a population growth that has the potential to increase. This growth affects the quality of health services at Hospital X in Balikpapan City, where physical and digital infrastructure needs to be improved to accommodate the needs of patients and visitors. Infrastructure challenges include improving waste management facilities and infrastructure that are still inadequate in line with the increase in patients, as well as the lack of facilities for people with disabilities throughout the hospital area. Therefore, the purpose of this study is to analyze the application of the smart infrastructure concept based on the priority level of variables between mobility, energy management, networks and telecommunications, waste and waste management, and health variables, so that it is expected to provide quality from the existing physical and digital infrastructure to staff workers, patients, and hospital visitors. The results of the analysis using the Analytical Hierarchy Process method obtained a priority scale based on the weight value obtained is Mobility (0.252) with the implementation of a smart parking system (0.208), Energy Management (0.208) with the implementation of smart renewable energy (0.354), Waste and Waste Management (0.197) with the implementation of smart waste bins (0.353), Network and Telecommunication (0.195) with the implementation of automatic attendance using fingerprints (0.369), and Health (0.149) with the implementation of medical sensors to monitor chronic disease patients (0.237).

Abstract

BIM (Building Information Modeling) merupakan sebuah metode yang merepresentasikan pekerjaan konstruksi terintegrasi yang dapat menghemat waktu dan biaya dibandingkan metode konvensional. Di Indonesia, penerapan teknologi BIM sangat kurang dan masih dikembangkan. Penelitian ini bertujuan untuk memperoleh perbandingan volume dan biaya antara metode perhitungan manual dengan BIM dan menentukan pekerjaan yang memiliki potensi kesalahan dan deviasi terbesar. Penelitian menggunakan studi kasus pada proyek pembangunan Gedung Kantor Kejaksaan Negeri Kota Balikpapan. Penelitian dimulai mengumpulkan gambar kerja, data rincian volume pekerjaan dokumen kontrak, perhitungan manual, laporan harian dan wawancara. Penelitian ini menggunakan software BIM Revit dan Cubicost untuk melakukan permodelan 3D. Permodelan 3D menghasilkan output berupa data take of quantity pekerjaan pengecoran, tulangan, bekisting dan fabrikasi baja. Data take of quantity dari BIM menjadi acuan komparasi metode perhitungan manual dan akan dianalisa faktor penyebab perbedaannya dengan metode Pareto. Berdasarkan hasil perbandingan dan grafik Pareto, didapatkan besaran deviasi perhitungan BIM dengan Jenis-jenis pekerjaan yang memiliki deviasi perhitungan terbesar berdasarkan adalah pekerjaan pengecoran (kolom, balok, dan pelat), pekerjaan bekisting (tangga dan dinding), dan pekerjaan pembesian (kolom, balok, pelat, pilecap dan dinding struktur). Total biaya pekerjaan pada pekerjaan tersebut sebesar Rp 553.374.788,00.

Abstract

Traditional markets are often associated with unhygienic conditions and limited facilities. This makes consumers uncomfortable shopping in traditional markets and results in traditional markets losing out to modern markets. Therefore, it is important for traditional markets to be empowered in order to maintain their sustainability and existence. Balikpapan Permai Market is one of the existing markets in Balikpapan and has various problems related to the quality and physical and non-physical conditions of the market. The purpose of this research is to find out the supporting factors of Balikpapan Permai Market revitalization by using smart living approach and SNI 8152:2021 Pasar Rakyat. Smart living will review in terms of harmony, health, mobility, security, and building, while SNI 8152:2021 Pasar Rakyat will review in terms of general requirements, technical requirements, and management requirements. The method used in this writing is a qualitative method by conducting several stages of research. The results of this research are supporting factors that make Balikpapan Permai Market needs revitalization by reviewing the existing conditions and opinions from the head of UPT market, traders, and market visitors.

Abstract

The conditions of traditional markets are dirty and irregular, supporting the fact that people prefer to shop in modern places. Nowadays, it needs to be realised that the only centre of trade is no longer in traditional markets, the increasing number of modern markets can make traditional markets need to survive in competition so as not to be eroded by the times. There is a need for innovation in traditional markets to advance the market economy so that traditional markets can compete with other markets. Pandansari Market is one of the markets located in Balikpapan City and has various problems related to the quality and physical and non-physical conditions of the market. The goal of this research is to find out the supporting factors of Pandansari Market revitalisation by using smart living approach and SNI 8152:2021 People's Market. Smart living will review in terms of harmony, health, and mobility. Smart environment will review in terms of infrastructure, protection, and energy. Meanwhile, SNI 8152:2021 Public Market will review in terms of general requirements, technical requirements, and management requirements. The method used in this writing is a qualitative method by conducting several stages of research. The results of this study are the supporting factors that make Pandansari Market necessary for revitalisation through a review of existing conditions and opinions from the UPT market, traders, and market visitors.

Abstract

Lean Construction atau konstruksi ramping merupakan sebuah metode yang beberapa tahun terakhir digunakan para penyedia jasa konstruksi untuk meminimalkan waste yang terjadi dengan tujuan meningkatkan nilai tambah (value). Dari hasil identifikasi sebelumnya pada proyek Pembangunan Jembatan Sei Alalak Banjarmasin, terdapat 3 faktor penyebab waste yang paling berpengaruh yaitu: cuaca buruk, pengawasan pembuatan beton mulai dari penimbangan berat material hingga batching plan, dan dokumen pengujian. Untuk mengetahui penanganan waste tersebut, maka digunakan beberapa tools yang ada pada lean construction dengan menyebarkan kuisioner kepada para ahli (expert). Dengan menggunakan tools yang ada pada lean construction maka strategi penanganan yang didapatkan yaitu 1. cuaca tidak mendukung: last planner system, increased visualization, first run studies, daily huddle meeting; 2. pengawasan pembuatan beton mulai dari penimbangan berat material sampai dengan batching plant: last planner system, daily huddle meeting, fail-safe quality and safety; 3. dokumen pengujian: last planner system, increased visualization, daily huddle meeting, 5S process.

Abstract

ITK II is an integrated laboratory building construction project currently does not involve identifying hazards, risk assessment, determining risk levels, or comprehensive risk control. The results of observations and interviews by the author show that dangers can arise due to workers' implementation, actions, and unsafe conditions. Based on these conditions, it is necessary to carry out a risk analysis with the aim of knowing what risks may occur, knowing the dominant risk level, and knowing the dominant risk response, as well as providing recommendations for effective risk control on the ITK II Integrated Laboratory Building Construction Project. The approach applied in this research includes a qualitative approach, namely at the survey, observation, interview, and distribution of questionnaire stages, and a quantitative approach is used to assess the probability and impact of risks, sort risks from highest to lowest, categorize risks, and design mitigation. risk.  The severity index method is used to calculate the probability and impact of an event. The calculation is carried out based on responses from respondents using a Likert scale and validated by experts. Then, an analysis of the risk response to the dominant risks is carried out. In the relevance test, the results obtained were 22 relevant variables and 3 irrelevant variables. Furthermore, during the validity test and reliability test, the results of the two tests obtained for each variable were valid and reliable. After that, the risk level was calculated, and 15 dominant sub-risks were obtained with a probability and impact matrix value of 9 in the "high" risk category. Risk responses that can be given are: placing safety signs in the work area, using PPE, increasing signs in each corner of the project, holding short meetings to discuss worker safety aspects regularly before starting work, wearing anti-slip shoes when working in a work environment where there is a risk of slipping, and carrying out regular field supervision.
