Abstract

The Building Management industry in Jakarta faces challenges from economic volatility and post-pandemic shifts in workspace preferences. PT XYZ, a national private company, experienced significant fluctuations in revenue growth, reaching a contraction of -7.7% in 2024. This condition requires PT XYZ to expand its market, which is currently concentrated within a captive market. This study aims to formulate alternative concepts for a comprehensive market expansion strategy using a multi-framework approach. The research method employed is descriptive qualitative with a case study approach. The analysis was conducted by identifying macro factors (PESTEL) combined with internal capability analysis (SWOT) and strategy synthesis (TOWS), as well as hierarchical modeling using Interpretative Structural Modelling (ISM) powered by Exsimpro ISM software. The results map PT XYZ's alternative market expansion strategies into a seven-level hierarchical structure divided into three implementation phases. The internal consolidation and capability foundation (enabler) phase at Levels 7 and 6 relies on digitalization, human resource up-skilling programs aligned with ESG trends, capitalization of Greenship expertise and Quality Management Systems, and the formation of an agile organization. The intermediate phase at Levels 5 and 4 serves as acceleration through the strengthening of Business Development functions, B2B digital marketing, and leveraging affiliate credibility alongside financial liquidity governance resilience. The peak phase (Levels 3, 2, and 1) represents the final output in the form of a cost leadership strategy with service differentiation and strategic alliances to execute market expansion into non-CBD segments, government infrastructure, and State-Owned Enterprises.

Abstract

Penelitian ini bertujuan untuk menganalisis pengaruh popularitas dan desain produk terhadap minat beli merchandise band lokal pada Generasi Z di Tangerang Selatan. Latar belakang penelitian didasarkan pada semakin berkembangnya industri musik dan merchandise band di Indonesia, sehingga diperlukan pemahaman mengenai faktor-faktor yang memengaruhi minat beli konsumen, khususnya Generasi Z sebagai segmen pasar yang aktif mengikuti perkembangan media sosial dan tren musik. Penelitian ini menggunakan metode penelitian kuantitatif dengan pendekatan deskriptif. Populasi dalam penelitian ini adalah Generasi Z yang berdomisili di Tangerang Selatan dan memiliki ketertarikan terhadap merchandise band lokal. Teknik pengambilan sampel menggunakan purposive sampling dengan jumlah responden sebanyak 100 orang. Pengumpulan data dilakukan melalui penyebaran kuesioner menggunakan skala Likert. Data dianalisis menggunakan aplikasi IBM SPSS Statistics melalui uji validitas, uji reliabilitas, uji asumsi klasik, analisis regresi linier berganda, uji parsial (uji t), uji simultan (uji F), dan koefisien determinasi (R²). Hasil penelitian menunjukkan bahwa popularitas berpengaruh positif dan signifikan terhadap minat beli. Desain produk juga berpengaruh positif dan signifikan terhadap minat beli. Secara simultan, popularitas dan desain produk berpengaruh positif dan signifikan terhadap minat beli. Nilai Adjusted R Square sebesar 0,827 menunjukkan bahwa kedua variabel independen mampu menjelaskan 82,7% variasi Minat Beli, sedangkan 17,3% sisanya dipengaruhi oleh faktor lain di luar penelitian. Berdasarkan hasil penelitian, dapat disimpulkan bahwa peningkatan popularitas band lokal yang didukung dengan desain merchandise yang menarik, kreatif, dan sesuai dengan karakteristik Generasi Z dapat meningkatkan minat beli konsumen terhadap merchandise band lokal.

Abstract

Backgrounds: Growing competition among schools in Indonesia requires combining effective promotion with strong service quality to build a positive image, yet research on how these factors jointly drive enrollment decisions remains inconsistent, especially in a university-affiliated laboratory school like SMP Lab School FIP UMJ. Objectives: To examine the effect of social media promotion and educational service quality on new-student registration decisions at SMP Lab School FIP UMJ, with school image as a mediating variable. Methodology: A quantitative approach was applied using a saturated sample of 216 respondents (students and parents), analyzed through Structural Equation Modeling-Partial Least Squares (SEM-PLS) with SmartPLS 4. Findings: Social media promotion and educational service quality positively and significantly affect school image. Educational service quality and school image significantly affect registration decisions, while social media promotion has no significant direct effect. School image fully mediates the effect of social media promotion, and partially mediates the effect of educational service quality, on registration decisions, making it the most influential factor in enrollment decisions. Conclusions: The study supports service marketing and organizational image theory in education, and offers practical direction for schools to strengthen enrollment through integrated promotion, service-quality improvement, and image-management strategies.

Abstract

Operational efficiency and cost management are crucial determinants of corporate sustainability in the heavy equipment rental industry. This study aims to analyze the partial and simultaneous effects of mobility costs and maintenance costs on the operational performance of heavy equipment at PT Sarana Baja Perkasa. Using a quantitative approach and an explanatory research design, a causal study examining the effect of the independent variables on the dependent variable, data were collected from 62 operational and engineering personnel using a saturated sampling method, complemented by historical financial and operational records. Data were analyzed using Multiple Linear Regression, along with classical assumption tests, partial t-tests, simultaneous F-tests, and the coefficient of determination (R²). The empirical findings indicate that mobility costs have a positive and significant effect on heavy equipment operations (β₁=0.342, p<0.05). Maintenance costs also exhibit a strong positive and significant impact (β₂=0.518, p<0.05). Simultaneously, mobility costs and maintenance costs significantly influence operational performance (F=48.612, p<0.05), accounting for 62.2% of the total variance (R²=0.622, Adjusted R²=0.609). These results confirm that systematic mobility planning and proactive maintenance strategies are vital for minimizing equipment downtime and maximizing equipment availability. The study contributes to Asset Life Cycle Theory by providing empirical evidence on logistics and maintenance synergy in archipelago-based infrastructure projects.
