Confronted with teacher shortages and constrained budgets, many developing nations have resorted to lowering certification and education prerequisites, abolishing teacher tenure, and reducing teacher salaries in order to address the gaps in their teaching staff. A review of existing literature demonstrates that these measures have given rise to a parallel group of teachers who are typically inadequately trained, undercompensated, often younger, and inexperienced, employed on local contract terms. While these practices are generally seen as beneficial in terms of improving access, cost-effectiveness, and local accountability, scholar express concerns regarding the long-term sustainability of this approach. They also highlight potential negative consequences for educational equity, specifically in terms of teacher distribution, teacher morale, and the professional standing of the teaching profession. In addition to these factors, there are other factors that are influenced by the teacher performance, namely: wages, loyalty, motivation, and job satisfaction.

This study aims to test the effect of job burnout and academic procrastination on working students. This study uses a sample with a probability sampling technique, which uses students who undergo lectures while working. The number of student populations who took the known night class lecture was 127 students who were then counted using the Slovin formula to get the number of samples of 96 subjects. Data collection techniques in this study use a scale which is then analyzed using simple linear regression analysis. Hypothesis testing in this study shows the result that there is an influence between burnout jobs on academic procrastination in working students. This is indicated by the correlation coefficient number between burnout jobs and academic procrastination is Rxy = 0.341 with a significance value of 0.001 (sig < 0.05) which means there is an influence between burnout jobs on academic procrastination in working students. The higher the burnout job in students, the higher the academic procrastination, and vice versa.

Stocks are one of the investment products in financial markets that need to be understood in terms of risk and return, where changes in stock returns can be influenced by external and internal factors. This study aims to determine the significant effect of real interest rates, inflation, exchange rates, and gross domestic product on property sector stock returns on the Indonesia Stock Exchange (IDX) in the 2012-2019 period. This period shows a fluctuating property market cycle due to changes in external factors, namely the economy and politics in Indonesia. Public companies in the property and real estate sector are listed on the IDX, with a total of 67 companies selected with certain criteria; 26 companies were selected. Secondary data obtained from the World Bank and Bank Indonesia were tested using panel data regression. The test results show that real interest rates, inflation, and exchange rates have a significant effect on stock returns, but the gross domestic product has no significant effect. This research proves the importance of the government's role in maintaining the economic and political stability of a country so that investors are interested in investing in the stock market. Contributions from the property and real estate sector in driving the economy from upstream to downstream also need government support regarding regulations and taxation.

The Covid-19 incident reminds us that having an emergency fund is a crucial allocation outcome for someone in the face of unexpected conditions. The fact is that from various surveys conducted, most Indonesians admit that they do not have adequate emergency funds. This research was conducted to see how financial literacy and spending behavior influence the ownership of emergency funds in young adults in Surabaya. Young adults were chosen in this study because, based on previous studies, in this age range, a person begins to move into a condition of being economically independent and should already be doing financial planning. This research contributes to the personal finance literature by providing an overview of emergency fund ownership. For young adults, this research can provide insight into the meaning of financial literacy and spending behavior and how these variables can affect one's emergency fund.
