Abstract

AbstrakKecamatan Maesa terdiri dari 8 kelurahan yang berada di kota Bitung dan merupakan salah satu kawasan yang menjadi kegiatan perdagangan dan industri, sehingga kondisi lahan yang cukup strategis akan berpengaruh dengan nilai lahan yang ada. Lahan yang sifatnya berpotensi otomatis nilai lahannya tinggi sebaliknya lahan yg bisa dikatakan kurang berpotensi akan memiliki nilai lahan yang rendah. Maka tujuan dalam penelitian ini untuk mengetahui pengaruh nilai lahan terhadap fungsi kawasan perdagangan dan industri serta membandingkan nilai lahan factual dan NJOP pada 2 kawasan tersebut di Kecamatan Maesa Kota Bitung. Dalam penelitian ini menggunakan metode kuantitatif dengan menggunakan analisis korelasi sederhana dan regresi linear sederhana. Dari hasil korelasi dapat dilihat bahwa ada hubungan dan nilainya signifikan. Dari hasil analisis regresi menunjukkan adanya hubungan meskipun tidak terlalu kuat. Dari penelitian ini terdapat dua kesimpulan, pertama nilai lahan mempunyai hubungan meskipun tidak terlalu kuat terhadap fungsi kawasan perdagangan dan industri dan menunjukan nilai signifikan sebab nilai signifikansinya adalah 0.000 dan 0.005. Kedua, nilai lahan factual di Kecamatan Maesa lebih mahal terhadap nilai lahan atas dasar NJOP Kata kunci: Nilai lahan; Harga Transaksional ; NJOP ; Fungsi Kawasan Perdagangan dan industri.AbstractMaesa Sub-disctrict consists of 8 sub-districts located in the city of Bitung and is one of the areas that become trade and industrial activities, so that the strategic land conditions will affect the existing land value. Land that has high potential for automatic land value, whereas land that can be said to be less potential will have a low land value. So the purpose of this study is to determine the effect of land value on the function of trade and industrial areas and to compare the factual land value and NJOP in the 2 areas in Maesa district, Bitung City, In this study using quantitative methods using simple correlation analysis and simple linear regression. Form the result of the correlation, it can be seen that there is a realitionship and the value is significant. Form the result of the regression analysis,it show that there is a realitionship, although not too strong. Form this study, there are two conclusions, first, the land value has a realitionship, although it is not too strong to the function of traden and industrial areas and shows a significant value are 0.000 and 0.005. Second, the factual land value in Maesa District is more expensive than the land value based on the NJOP. Keyword: Land value; Transactional prices; NJOP; Trade and Industrial area function.

Abstract

Abstrak Kotamobagu merupakan kota otonom yang terdapat di Provinsi Sulawesi Utara Juga mengalami kemajuan yang cukup Pesat. Kota Kotamobagu tahun 2000-2013 secara keruangan yang ditekankan pada perubahan bentuk pemanfaatan lahan, Serta perkembangan sosial dan kultur masyarakat, hal ini juga menyebabkan perubahan fungsi lahan. Peralihan fungsi lahan yang terdapat disebagian besar wilayahnya, yakni dari hutan menjadi lahan pertanian dan dari pertanian menjadi pemukiman berpengaruh pada menurunnya kualitas dari lingkungan dan hal tersebut akan menyebabkan kritisnya lahan. Penelitian ini bertujuan untuk mengidentifikasi Pemanfaatan dan persebaran lahan kritis di kota kotamobagu dan Menganalisis tingkat kekritisan lahan di kota kotamobagu. Metodenya menggunakan analisa spasial berbantuan software ArcGis. Melalui overplay, metode tersebut sangat baik dipakai dalam pembahasan keruangan. Data erosi, kelerengan, penutupan tajuk dan menajemen lahan dipakai guna melihat sebaran lahan yang kritis Tahapanya ada tiga cara yaitu Overlay, editing atribut data dan analisis tabular. Hasilnya adalah persebaran lahan kritis 4 kecamatan di Kota Kotamobagu dengan kategori Sangat Kritis, Kritis, Agak Kristis, Potensial Kritis dan Tidak kritis. Pemanfaatan ruang pada lahan kritis ini berupa Hutan, Perkebunan, Sawah, permukiman dan lainnya masuk dalam kriteria lahan kritis yang artinya dapat beresiko terjadinya bencana dan pemanfaatan ruang tegalan , semak belukar, ruang lahan yang dikategorikan sebagai lahan kritis terbagi dalam permanfaatan lahan kritis dan tidak kritis, yang artinya lahannya masih bisa dipertahankan agar meminimalisir bencana-bencana kedepannya. Abstract

Terminal merupakan suatu sarana fasilitas yang sangat di butuhkan masyarakat berkaitan dengan transportasi darat. Ibu kota Kabupaten Bolaang Mongondow Timur berada di Kecamatan Tutuyan. Luas daerah keseluruhan adalah 910,176 Km2 atau kira-kira 6,04 persen dari wilayah Sulawesi Utara. Sebagian besar wilayah Kecamatan berada di wilayah pesisir pantai, kecuali Kecamatan Modayag dan Modayag Barat jauh dari pesisir pantai. Berdasarkan latar belakang diatas maka peneliti merasa perlu untuk melakukan penelitian untuk mengetahui apakah titik-titik terminal yang sudah di rencanakan dalam RTRW sudah sesuai dengan Kriteria Standar Lokasi yang sudah ditentukan atau tidak. Tujuan dari penelitian ini mengidentifikasi penempatan titik-titik terminal tipe A, B,dan C dikabupaten Boltim bedasarkan standar kriteria lokasi. Metode yang di gunakan adalah metode penelitian kualitatif dengan mensurvey titik-titik terminal yang ada dikabupeten dan melihat jika sudah sesuai dengan RTRW Kabupaten Bolaang Mongondow Timur. Berdasarkan hasil penelitian penempatan titik-titik terminal tipe A,B,dan C di Kabupaten Bolaang Mongondow, Ada 4 titik yang sudah ditentukan dalam RTRW Bolaang Mongondow Timur, Ada 2 titik yang sudah sesuai dengan standar kriteria lokasi terminal, yaitu terminal tipe A yang ada di Kecamatan Kotabunan dan yang satu lagi terminal tipe B yang ada di Kecamatan Modayag, dan 2 titik terminal yang tidak sesuai dengan standar kriteria adalah terminal tipe B yang ada diKecamatan Nuangan dan terminal tipe C yang ada di Kecamatan Modayag Barat Kata kunci: Kriteria Standar Lokasi Terminal

Abstract

AbstrakDi Indonesia bahkan di dunia, permasalahan dan produksi sampah saat ini tidak dapat dihindari karena saling berkaitan dengan pertumbuhan penduduk, pola hidup serta aktivitas masyarakat yang setiap hari terus menghasilkan sampah, baik itu sampah rumah tangga, sampah kantor, sampah medis, sampah industri dan lain-lain. Sistem pengolahan sampah di setiap Kota berbeda-beda dan sangat diperlukan agar sampah tidak menumpuk dan menjadi sumber penyakit untuk masyarakat sekitar. Tujuan penelitian ini untuk mengetahui serta menganalisis Sistem Pengolahan Sampah di Kecamatan Maesa dan Kecamatan Madidir dengan menggunakan teknik analisis kualitatif dengan metode deskriptif. Hasil dari penelitian ini menunjukan bahwa Sistem persampahan di Kecamatan Maesa dan Kecamatan Madidir bisa dikatakan baik karena mengikuti peraturan yang telah dibuat oleh Pemerintah Kota Bitung yang tercantum dalam Peraturan Daerah (PERDA) no 17 tahun 2013 tentang Pengolahan Sampah Kota Bitung mulai dari pengumpulan, pengangkutan hingga pemusnahan, namun hal itu hanya berlaku bagi masyarakat yang tinggal di tepi jalan. Kata kunci: Sistem Persampahan, Kecamatan Maesa, Kecamatan Madidir.AbstractIn Indonesia and even in the world, problems and current waste production cannot be avoided because they are interrelated with population growth, lifestyle and community activities that continue to produce waste every day, be it household waste, office waste, medical waste, industrial waste and others. The waste processing system in each city is different and it is very necessary so that waste does not accumulate and become a source of disease for the surrounding community. The purpose of this study was to determine and analyze the waste processing system in Maesa and Madidir districts using qualitative analysis techniques with descriptive methods. The results of this study indicate that the solid waste system in Maesa and Madidir Districts can be said to be good because it follows the regulations that have been made by the Bitung City Government which are listed in Regional Regulation (PERDA) no 17 of 2013 concerning Bitung City Waste Management from collection, transportation to extermination, but that only applies to people living on the side of the road. Abstract

East Likupang District is designated as a Special Economic Zone (SEZ) for Tourism according to Government Regulation Number 84 of 2019 concerning the Likupang Special Economic Zone. However, the problem is that the citizen does not actively participate in the development process. The purpose of this study is to identify citizen participation and to analyze the relationship between the factors that influence citizen participation in the Tourism Special Economic Zone (SEZ) in East Likupang District. The analytical method used is the likert scale analysis and the chi square test. Likert scale analysis with manual calculations uses a formula to measure the opinion of each respondent about citizen participation in the development stage and the forms of participation given. Meanwhile, the chi square test is used to analyze the relationship between the factors that influence citizen participation with the help of SPSS. The results showed that the citizen was involved in the development stages from planning, implementation, monitoring to evaluation. However, the participation given is still not good in the aspects of involvement in meetings, giving ideas, energy, expertise and materials. In the development stage, citizen participation is influenced by external factors in the form of government and community groups but is not influenced by community leaders and internal factors. Meanwhile, forms of citizen participation are influenced by external factors in the form of government, community groups and community leaders as well as internal factors such as age and marital status but not influenced by gender, education level and type of work Keyword: Citizen Participation; Tourism SEZ; Likert Scale; Chi Square

Abstract

Land suitability is a measurement of a certain land use whether it is in accordance with the land capability in terms of land cover ratio directions, building height directions, raw water utilization directions, and land capacity. This research was conducted in Talawaan Subdistrict, North Minahasa Regency to determine the spatial capacity and suitability of the land carrying capacity in Talawaan Subdistrict for the development of large-scale new settlement functions based on the Regional Regulation of North Minahasa Regency Number 1 of 2013 about Regional Spatial Planning for North Minahasa Regency 2013- 2033. The method used is descriptive analysis method and overlay of various basic physical maps, such as maps of morphology, topography, geology, soil types, hydrology, rainfall, land use, natural disasters, and land capability unit maps obtained later. The results of this study indicated that the land in Talawaan District is feasible to develop for new residential functions on a massive scale by taking into account the applicable technical terms and conditions. Keyword: Land Capability, Land Suitability, Talawaan Subdistrict.

Abstract

Public open space is a necessity in an urban area because it is equipped with supporting facilities for active and passive community activities, either alone or in groups. Kotamobagu City has 35 public open spaces, but the available supporting facilities are not evenly distributed, resulting in some public open spaces being rarely visited because they cannot serve the needs of the community. This study aims to analyze the need for public open space and the need for public open space facilities in Kotamobagu City. The research method used in this research is descriptive qualitative using standard parameters of the Minister of Public Works Regulation No. 5 of 2008 concerning Guidelines for the Provision and Utilization of Green Open Space in Urban Areas and the radius of reaching social facilities according to Hugh Barton.The results of this study indicate that the need for public open space based on the population is adequate. The need for public open space based on the radius of achievement in Kotamobagu Utara and West Kotamobagu Districts has covered all settlements, but Kotamobagu Timur and South Kotamobagu Districts do not cover all settlements, requiring additional public open space. Abstract

Infrastructure development has a vital role in fulfilling people's basic rights. The availability of infrastructure can have an effect on increasing Marore Island people's access to resources so as to increase access to resource productivity which in turn encourages economic growth. So it is necessary to do research on the analysis of infrastructure needs at the border of Marore Island, Sangihe Islands Regency, where this research aims to identify the existing infrastructure conditions on Marore Island and analyze the infrastructure needs on Marore Island as a national strategic area. The variables to be analyzed in this study include roads, electricity, telecommunications, clean water, waste water, solid waste, drainage, environmental facilities, educational facilities, health facilities, socio-cultural facilities, public service facilities and open space facilities using the distribution analysis method. frequency, comparison of minimum service standards (SPM), analysis of fulfillment of needs and spatial analysis. Based on the results of research and discussion regarding the analysis of infrastructure needs at the border of Marore Island, Sangihe Islands Regency, the conclusion that can be obtained is that the existing conditions of each infrastructure are available, but there are still some damaged infrastructure such as environmental facilities (markets), equipment desalination (distillation of salt water into fresh water), PLTS (solar power plant), ice storage equipment for fishermen, telecommunication tower transmitters and connecting roads between eastern settlements to western settlements. Abstract

Urban Heat Island (UHI) is a phenomenon where urban areas experience hotter temperatures than the surrounding rural areas. Changes in land cover that occur include the establishment of buildings and infrastructure that replace open areas and vegetation, where the land cover that was originally permeable and moist has changed to impermeable and dry as a result of urban development which led to the formation of the Urban Heat Island. UHI is formed by various factors such as weather, geographic location, vegetation, materials, geometry and anthropogenic heat. Bitung city experienced population growth from 2008-2017 of 2.12% per year as well as various land use changes resulting in decreased open space and vegetation which led to an increase in surface temperature. Therefore this research was conducted to identify the distribution of surface temperature in the Bitung city and its forming factors. This study aims to find out how the surface temperature in the city of Bitung and the conditions of land use, building materials and urban geometry at high surface temperatures. The data analysis used is in the form of spatial analysis with GIS software in the form of ArcGIS 10.3. In determining the surface temperature, data from Landsat 8 imagery is used. From image processing in Bitung city, it was found that the lowest surface temperature was 15.47 ºC and the highest surface temperature was 43.34 ºC. The highest average surface temperature in the city of Bitung is in the sub-districts of Girian, Madidir, and Maesa with land use for housing, trade, industry and services; with the use of zinc roofing material and concrete walls and a building distance of 0.82m to 8.47m. Abstract

Indonesia is a developing country with a very high population. One of the problems in Indonesia is the problem of waste, waste is an item that is no longer used and thrown away. The development of a city area cannot be separated from the lifestyle of the urban community with changes in the level of consumption becoming more instantaneous, the pattern of life and the level of public awareness which plays an important role as a producer of waste. Amurang City has a solid waste management system that is managed by the local government which is implemented by the Environmental Agency, technical support facilities for solid waste management operations are quite good, at some points of the road you can find landfills (TPS) of varying sizes. Other facilities, such as the integrated garbage dump (TPST), are still very minimal, because the 3R waste concept has not been implemented. This study aims to identify and evaluate the waste management system in the Amurang Urban Area (Amurang & West Amurang Districts) by applying qualitative methods and descriptive methods. From the results of the research, the researchers concluded that the waste management in Amurang Urban area has been going well, leading to Government Regulation No. 3 of 2014 concerning regional spatial planning.Keywords:Evaluation, Waste, Amurang City
