Abstract

Technology advancements tend to trigger the transformation of the characteristics of third place, especially in the forms of interactions and activities. This research is aimed to explore the third place characteristics, typology, spatial development, and identify  factors that construct the typology of cafés as third place in Karangwuni sub-district and the area nearby (Karangwuni, Karanggayam, Karangasem Baru, Karangbendo, dan Karangmalang). The research method used in this study was a mix-method, with deductive-explorative approach using field observation and questionnaire to the visitor of café as a third place, which were opened during the period between 2016 to 2018, and located in Karangwuni area and the areas nearby. The results of this study shows that the characteristics of cafés in Karangwuni and the areas nearby as a third place are still in accordance with Oldenburg’s characteristics. However, it is also revealed that  there have been shifts of the form of interactions and activities within the cafés space. Typology analysis showed that there are several types of cafés that match with the form of co-working space, and there are spatial trends in typology based on activity. Meanwhile, some factors constructing the typology have relation with space settings in determining the behaviors of the users.

Abstract

Jayapura City is the capital of Papua Province, located at the eastern end of Indonesia and has a direct borders with neighboring countries, Papua New Guinea (PNG). The geographical conditions of Jayapura City are very diverse leads to the formation of separate urban centers. Currently there are two parts of urban centers in Jayapura City, known as Jayapura and Abepura. This situation gave rise to a unique character in the overall system of Jayapura City, so it is necessary to examine how the two urban centers interact in Jayapura City. This study aims to assess the functional linkages that occur between Jayapura and Abepura using the case study method. Data collected through direct observation, secondary data collection and structured interviews using a questionnaire. The results showed that the functional linkages that occurred between Jayapura and Abepura are complementary functions of their natural advantages, and functions that are homogeneous but did not compete in the provision of economic and public service. In this case, the functions homogeneous appearing not cause competition, resulting in a reduction of competition.

Abstract

Selokan Mataram is one of Yogyakarta City’s prominent landmark, as well as an important heritage. This research is aimed to identify the land-use pattern and factors influencing the development of space along Selokan Mataram, Yogyakarta. It was conducted using a descriptive-qualitative-inductive research, held by a thorough observation of land uses within a specific predetermided area. It is found that the pattern of land use formed on both sides of Selokan Mataram in macro scale is the combination of multi-direction linear pattern and scattered pattern. The spatial development based on space density tended to be bigger towards the east side, rather than towards the west side. Whereas, based on the government’s plan, the space development of this area is to be evenly developed with various different area’s functions. Factors that influence the space development in the study sites are accessibility, growth of residentialarea, existence of higher education institutions nearby, price of land-rent/building-rent, lifestyle of nearby inhabitants, and land regulations.

Abstract

Pemerintah Kota Pekanbaru telah melakukan pembangunan kawasan baru untuk mewadahi kegiatan perkantoran pemerintah yang semakin berkembang, yaitu wilayah Kelurahan Negeri. Kelengkapan fasilitas pelayanan yang tersedia di pusat kota mengakibatkan konsentrasi kegiatan di daerah tersebut paling tinggi. Harga lahan di pusat kota memiliki kecenderungan lebih mahal jika dibandingkan dengan harga lahan yang ada di pinggir kota. Pembangunan kawasan perkantoran pemerintah kota membentuk mini peak yang ada di pinggir Kota Pekanbaru. Tujuan dari penelitian ini adalah untuk mengidentifikasi pengaruh pembangunan kawasan perkantoran pemerintah kota terhadap perubahan harga lahan dan faktor-faktor yang mempengaruhi harga lahan selain pembangunan tersebut. Data dianalisis secara kualitatif dengan memetakan dan membandingkan perubahan harga lahan berupa NJOP yang muncul di kawasan sekitarnya sebelum dan sesudah pembangunan (tahun 2012 hingga 2019) dan membuat kesimpulan dari hasil wawancara. Penelitian ini menunjukkan hasil bahwa harga lahan di sekitar pembangunan kawasan perkantoran pemerintah kota mengalami perubahan NJOP yang semakin meningkat karena pengaruh dari pembangunan tersebut. Terdapat faktor-faktor lain yang mempengaruhi perubahan harga lahan, yaitu aksesibilitas, lokasi, ketersediaan fasilitas dan legalitas lahan, NJOP, fasilitas umum dan fasilitas sosial, serta permintaan dan penawaran.

Abstract

Pembatasan mobilitas untuk mengurangi bertambahnya kasus Covid-19 berupa penyekatan, pemberlakuan jam malam, serta penerapan protokol kesehatan ketika bepergian telah mengubah perilaku mobilitas masyarakat. Sayangnya, perubahan perilaku tersebut belum terdokumentasi dengan baik sehingga tidak terintegrasi dalam penyusunan kebijakan transportasi, dan akibatnya, pembatasan mobilitas menjadi tidak atau kurang efektif untuk menghambat laju kasus Covid-19 di Indonesia. Dengan menggunakan metode konten analisis terhadap 193 artikel berita nasional, penelitian ini mengidentifikasi perilaku perjalanan yang dapat mempengaruhi kepatuhan (atau pelanggaran) terhadap pembatasan mobilitas di Indonesia. Identifikasi dilakukan dengan mengkategorikan perilaku perjalanan ke dalam respon spasial, temporal, dan institusional. Temuan penelitian menunjukkan adanya kecenderungan pelanggaran pembatasan mobilitas (64% dari 193 pemberitaan) antara lain melalui pemilihan rute yang tidak dijaga petugas, serta bepergian pada jam ataupun periode yang dilarang. Temuan ini dapat menjadi masukan strategi preventif dalam perumusan kebijakan transportasi di masa mendatang, terutama terkait pembatasan mobilitas walaupun skalanya relatif lebih kecil, seperti pembatasan mobilitas melalui ganjil-genap ataupun penutupan jalan pada waktu-waktu tertentu.
