Abstract

Penerapan program keselamatan kerja secara utuh dapat meminimalkan risikoterjadinya kecelakaan kerja. Namun, pada kenyataannya banyak hambatan yangsering dihadapi, baik dari pihak kontraktor maupun dari pihak pekerja. Jadi dapat dikatakan bahwa kontraktor masih belummemandang masalah keselamatan kerja sebagai prioritas utama dalam mencapaitujuan perusahaannya, yakni kecelakaan nihil (zero accident).Tujuan dari penelitian ini antara lain mengetahui alasan pentingnya perusahaan kontraktor menerapkan program keselamatan kerja, identifikasifaktor-faktorpenghambat, dan mengetahui seberapa besar implementasi program keselamatan kerja padapembangunan Depo Elpiji Banjarmasin. Metode penelitian yang digunakan adalah deskriptif analisis berdasarkan kuesioner yang diberikan kepada Direktur, kepala proyek, karyawan/pekerja yangbekerja pada proyek pembangunan Depo Elpiji Banjarmasinsebanyak 40 responden. Hasil penelitian menunjukkan bahwa alasan pentingnya perusahaan kontraktor konstruksi menerapkan programkeselamatan kerja adalah nama baik perusahaan, kemanusiaan terhadap tenaga kerja, Undang-Undang dan Peraturan,dan alasan ekonomi. Hambatan yang terjadi pada penerapan Program Keselamatan Kerja adalah kurangnya kedisiplinan, kurangnya tingkat pendidikan dan pengetahuan adanya batas waktu (deadline) proyek, kurangnya kesadaran, bahasa komunikasi antara atasan dan pekerja, dan kurang membudayanya tentang keselamatan kerja pada para pekerja. Adapun Program Keselamatan Kerja pada Pembangunan Delpo Elpiji Banjarmasinyang telah dilaksanakan adalah pemahaman filosofi keselamatan kerja (67%), penetapan misi keselamatan kerja (90%), penetapan pimpinan divisi keselamatan kerja (77%), membentuk komite keselamatan kerja (77%), pelaporan segera setelah terjadi kecelakaan kerja (73%), memberikan pelatihan keselamatan kerja (70%), analisa sumber bahaya (77%), fasilitas/alat keselamatan kerja (83%), dan rancangan rencana darurat untuk keadaan bahaya (70%). Program keselamatan kerja berpengaruh terhadap tingginya tingkat kecelakaankerja yang terjadi dalam suatu proyek.

Abstract

Every construction project in general has a plan and implementation schedule that has been determined, when the implementation of the project starts, when it ends and can be completed on a predetermined time / planned. However, not all construction projects can be completed at a predetermined time. For that in this study ditelitilah factors that could cause delays on the bridge construction project case studies Batulicin Ring Bridge / South Kalimantan Province Tanah Bumbu.The method used in this research is the study of literature and data collection was done by the spread koesioner. The data were processed using nonparametric statistics using the program Statistical Product and Service Solution (SSPs) and Microsoft Excel to get the value of the Relative Rank Index (RRI) based Critical index that depends on the frequency and level of impact levels that would indicate the rank of the factors that influence in bridge construction project delays.The results showed that the most dominant factor causing delay in implementation of the project is the unpredictable weather conditions earlier, shortages of labor or personnel, equipment shortages, errors that occur during the execution of the project that must be done again, the prediction of the location of the field / geographical project , a factor late in paying wages, a complete lack of planning and the material factors that are used rarely found in the market.

Abstract

Persadamas Real Estate is pioneer housing for middle upper group in Banjarmasin founded PT. Ciptabangun Persadamas. Even though still in house developing nearly sold out. Because the reason above, is necessary recognized how to success PersadamasThe aim of this research to understanding important factors which influence house buyer decision, the strength and the weakness of Persadamas real estate, sales success and capital return analysis. Make structuring interview with developer and questionnaires to house owner.The important factors such as location, road width, housing infrastructure (water, electricity, and telephone) and public facilities (court sport, green area, school and security). Persadamas stay in number one compared than other housing real estate mainly in housing wide, electric and public facilities provided and also the amount of sales. Persadamas real estate sales in every year (1997 though 2002) reached determined target that is 25 unit/year, even overlap, except 1997. From analysis  capital return got project with net present value = Rp. 10.020.969.000,- with initial capital (100% equity) are Rp 3.795.000.000.-. Internal rate of return take place about 45,6289%. Capital return reached after sales for six years (1997-2002).

Abstract

Head of workman and workman are the primary movers and and implementers in the implementation of a construction project. As the growth of construction projects in Banjarmasin, the head of workman and workman must have expertise in accordance with the existing standards. This is supported by National Skills Competency Standards of Indonesia which issued and determined by Department of public works for sector head of workman and workman skills. This study was conducted to determine the understanding head of workman and workman on job skills competency standards and to learn its application in construction projects in Banjarmasin. The methode which was used in this study is validity test, reliability test and descriptive analysis (average value). Result of analysis of questionnaires and interviews from 7 construction projects (90 workman dan 7 head of workman), the percentage obtained for 79,63% of understanding (mason), 88,15% (carpenter), 88,75% (blacksmith/concrete), 90,47% (head of mason), 95,92% (head of carpenter), 92,86%(head of blacksmith /concrete). For the competency standard implementation acquired job skills by applying the percentages of 33,70% (mason), 30,37% (carpenter), 27,09% (blacksmith/concrete), 14,28% (head of mason), 20,41% (head of carpenter), 26,19%(head of blacksmith/concrete). In most of the construction project head of workman and workmen understand competency standard of work skills but not followed by the implementation.

Abstract

Construction projects often pose a risk of adverse impact on the cost, time and quality of the project during implementation. The risks are included in the category of dominant risk can be avoided and eliminated. The study was conducted by distributing questionnaires to the expert who competence in the implementation of the project at the Department of Public Works, to determine the risks of any risk identified and the dominant influence of the project. The dominant risk has a risk value between 5 and 25. There are 34 major risks, consisting of 5 unacceptable risk and 29 unacceptable risks. There are 44 action for risk mitigation unacceptable and undesirable.

Abstract

Dalam mengalokasikan sumber daya diperlukan logika saling ketergantungan antar kegiatan dalam suatu proyek konstruksi. Semakin banyak kegiatan atau pekerjaan yang terdapat dalam suatu proyek maka semakin rumit pula pengalokasian sumber daya tersebut. Karena kerumitan tersebut, maka alokasi sumber daya yang direncanakan tidak terdistribusi secara ideal sehingga mengakibatkan alokasi sumber daya yang bersifat tidak tetap. Penelitian dilakukan pada dua proyek jalan yaitu pada proyek Jalan Kiram-Simpang 3 Tahura-Mandiangin dan Jalan Gunung Kupang-Kiram-Tambang Ulang, dengan pembahasan khusus pada sumber daya alat. Pemanfaatan alat berat pada suatu proyek konstruksi dapat memberi insentif pada efisiensi dan efektifitas pada tahap pelaksanaan maupun hasil yang dicapai maka  diperlukan upaya penelitian dengan menerapkan perataan sumber daya (resource leveling) peralatan menggunakan metode burgess terhadap dua proyek sekaligus. Setelah dilakukan resource leveling pada aktifitas-aktifitas non kritis ,penggunaan alat dan biaya langsung perminggu lebih stabil. Penundaan sebanyak 4 minggu pada pekerjaan pasangan batu dengan mortar pada proyek 2, dan penundaan sebanyak 7 minggu pada pekerjaan pasangan batu dengan mortar pada proyek 1.

Abstract

The effect of planning on construction projects will have an impact on income within the project itself. Usually, the realization of work plans in the field often experiences delays in the process, because the number of revenue was determined by the method of payment stipulated in the construction contract. Payment system aspects affect the working capital that needs to be provided by the contractor. Therefore, the role of planning the flow of cash flow is very substantial in the implementation of the project. The purpose of this study is to get a cash flow plan with a Monthly Payment system and Progress Payment system based on the project schedule of the Road Works-Road Widening On Kurnia Street North Landasan Ulin Banjarbaru. The method used to analyze the data is project scheduling by making the description and sequence each activity, determining the duration for each project work, and making a project network diagram using the PDM Method ( Precedence Diagram Method ). Then make a cash flow analysis with monthly payment system and progress payment with three payments, at cumulative progress 30.04%, 70.28%, and 100% on the conditions of EST ( Earliest Start Time ) and LST ( Latest Start Time ) schedule. The results of the data analysis show that the payment system that provides maximum benefits is the Monthly Payment system using a 20% down payment on the EST ( Earliest Start Time ) and LST ( Latest Start Time ) schedule conditions with a total loan of Rp. 653,000,000, the contractor gets a profit of Rp. 490,990,222 with a percentage of profits of 8,892%.

Abstract

Kepala tukang dan tukang merupakan penggerak dan pelaksana utama dalam pelaksanaan suatu proyekkonstruksi. Seiring terns berkembang dan bertambahnya proyek konstruksi di Banjarmasin, maka kepala tukang dantukang harus memiliki keahlian yang sesuai dengan standar yang ada. Hal ini di dukung dengan adanya StandarKompetensi Keterampilan Nasional Indonesia yang dikeluarkan dan ditetapkan oleh Kementerian Pekerjaan Umumuntuk bidang keterampilan kepala tukang dan tukang. Penelitian ini dilakukan untuk mengetahui pemahaman kepalatukang dan tukang terhadap standar kompetensi keterampilan kerja dan untuk mengetahui penerapannya pada proyekproyekkonstruksi di Banjarmasin. Metode yang digunakan adalah uji validitas,uji reliabilitias, dan analisis deskriptif(nilai rata-rata). Berdasarkan hasil analisa data survey berupa kuisioner dan wawancara dari 7 proyek konstruksi (90tukang dan 7 kepala tukang) yang sedang dilaksanakan di Banjarmasin, diperoleh persentase pemahaman sebesar79,63% (tukang batu), 88,15% (tukang kayu), dan 88,75% (tukang besi/beton) 90,47% (kepala tukang batu), 95,92%(kepala tukang kayu), dan 92,86% (kepala tukang besi/beton). Untuk penerapan standar kompetensi keterampilan kerjakepala tukang dan tukang pada proyek konstruksi persentase penerapan sebesar 33,7% (tukang batu), 30,37% (tukangkayu), 27,09% (tukang besi/beton) 14,28% (kepala tukang batu), 20,41% (kepala tukang kayu), dan 26,19% (kepalatukang besi/beton). Pada proyek konstruksi sebagian besar kepala tukang dan tukang memahami standar kompetensiketerampilan kerja akan tetapi tidak diikuti dengan penerapannya.

Abstract

The Cost Significant Model is one of the models for estimating the total construction cost based on past construction data, which relies more on the prices that have the most influence on the total project cost as a basis for estimation, which is translated into the formulation of multiple regression. The data used are 9 work packages for road maintenance projects from 2016 to 2020 with road lengths ranging from 808 - 4,021 m and a width of 4.22 - 8.29 m. Analysis using the SPSS 20.0 application, the estimation model equation is Y= 1.042 (X7) + 0.763 (X6) + 551633,980, with a CMF of 1.11. The accuracy of the estimation results is in class 1 of the International AACE Classification which has a lower limit of -3% to -10% and an upper limit of 3% to 15%. So that the estimation model is feasible to use to check estimates and bids/tenders.

Abstract

Environment Structuring is an important factor in settlement improvement efforts. As an indicator of clean and healthy neighborhoods that continuing environmental improvement quality can be measured by the presence or not, and good or poor infrastructure such as residential areas. The settlement Palangka Permai is located between the street G. Obos and Yos Sudarso Palangka Raya. It indicates that there are some drawbacks in terms of infrastructure feasibility aspects. Problems and objectives set out in this study are to determine the condition, causes and alternative systems of infrastructure arrangement residential area which is managed by the developer in the Palangkaraya city, as a basis for making alternative arrangement of the infrastructure systems to prevent neighborhoods from becoming a slum in Palangkaraya city. The results calculated scores to gauge the feasibility of infrastructure categories shows that the environmental aspect and location aspects of ordinary uncategorized. Aspects of road infrastructure, water and drainage, social facilities, buildings and technical of liquid and solid waste disposal have deserved fewer categories. The alternative system proposed settlement infrastructure is on Road infrastructure by optimizing the way the existing environment, create a new road axis, providing an environment of interconnected roads, procurement of drainage on either side of the road with a width and height of > 10% from width of pavement, optimizing the public open space, private open space, trees, and green layout, landscape and green belt areas as social facilities, oversight, and action on changes in appearance of buildings, by evaluating the ownership of the IMB and to make special rules to regulate of the building function, waste solid management (waste) needs to form an organization for the handling of waste. For the liquid wastes, handling is the local provider is to disposal wastewater system (on-site system) with system or septic tank and cubluk disposal centralized (off-site system) to create a closed channel to a combination of wastewater and surface water
