Abstract

Property rights can be transferred to other parties because there is a legal event. The occurrence of a legal event is that with the death of the right holder, the property right passes from the right holder to his heirs, so that the heirs are obliged to register the transfer of rights due to land inheritance. Property rights can also be transferred due to legal actions, such as buying and selling, exchanging, grants to other parties.  This research analyzes data qualitatively with a normative approach method which will examine the object based on legislation. Source of data used is secondary data. Data collection tools used with documentation studies. The location of the research implementation in Toba Regency. Regarding problems that have been bought and sold but not transferred by the next owner until the land has inherited status, when registering the land or changing the name of the land certificate, you need to ask for evidence of the history of the land, which can be letters of compensation, sale and purchase or other documents. others that are related as evidence and will later become an important part when the land will be passed on to descendants in the event of death

Abstract

The purpose of the study was to find out by analyzing the effect of service quality and marketing stimulus on the purchasing decisions of star hotel customers in West Sulawesi; service quality and marketing stimulus on the satisfaction of star hotel customers in West Sulawesi; The effect of purchasing decisions on customer satisfaction for star hotels in West Sulawesi; The influence of service quality and marketing stimulus on customer satisfaction through the decision to buy five-star hotels in. The research method used is a descriptive survey and an explanatory survey. The population of this study is the overall customers of five-star hotels in West Sulawesi, where the number of members is unknown. The number of samples in this study used the Lemeshow formula, so the full selection was 100. The results of this study indicate that service quality and marketing stimulus directly have a positive and positive effect. Significant to the decision to purchase five-star hotels in West Sulawesi; Service quality directly has a positive but not significant impact on customer satisfaction for star hotels in West Sulawesi; Marketing stimuli and purchasing decisions directly have a positive and significant effect on customer satisfaction for star hotels in West Sulawesi; Service quality and marketing stimulus indirectly have a positive and insignificant impact on customer satisfaction through purchasing decisions for star hotels in West Sulawesi.

Abstract

The aim of this study is to analyze the relationship between organizational citizenship behavior (OCB) on organizational commitment, organizational citizenship behavior (OCB) on SMEs performance, perceived organizational support (POS) on organizational commitment, perceived organizational support (POS) on SMEs performance, organizational commitment on SMEs performance. Organizational Citizenship Behavior (OCB) on SMEs Performance through mediation of organizational commitment, perceived organizational support (POS) on SMEs performance through mediation of organizational commitment.This study used a quantitative method, the respondents of this study were 380 UKM owners who were determined by the simple random sampling method. Online questionnaire questions are provided with answer options with rules based on a 5-point Likert scale. Online questionnaires were distributed to respondents using social media. All answers are tabulated for further processing to obtain results and conclusions. Data analysis in this study used structural equation modeling (SEM) with smartPLS 4.0 software tools. The stages of data testing are data validation and reliability tests and hypothesis testing.The variable of this research is the independent variable Organizational Citizenship Behavior (OCB), Perceived Organizational Support (POS). The dependent variable is SME Performance and the mediating variable is Organizational Commitment. The results of this study indicate that organizational citizenship behavior (OCB) has a positive and significant effect on organizational commitment, organizational citizenship behavior (OCB) has a positive and significant effect on SMEs performance, perceived organizational support (POS) has a positive and significant effect on organizational commitment , perceived organizational support (POS) has a positive and significant effect on SMEs performance, organizational commitment has a positive and significant effect on SMEs performance. Abstract

Legal politics in the era of technological development, makes the legal profession, especially notaries, have to keep up with the times. A notary in carrying out his position as a Notary utilizes technology to facilitate the implementation of that position. Notaries as public/state officials have the authority to make authentic deeds. Notaries in carrying out their profession are required to adapt and keep up with the times, the goal is to be able to face the challenges of global competition. As time goes by, of course Science and Technology (Science and Technology) continues to develop, so that there are facilities such as internet networks and electronic media that can be used for two-way communication and make it possible to see each other such as chat, teleconference and video-conference . GMS can also be held via teleconference, considering cost and time efficiency. Law of the Republic of Indonesia Number 40 of 2007 concerning Limited Liability Companies regulates things that can be done through teleconference media regulated in Article 77 Paragraph (1) of the PT Law so that it allows shareholders to hold GMS without having to meet in person and be in one place but can carried out by teleconference which allows shareholders to see each other and actively interact in meetings. The method used in this research is normative legal research which is carried out as an effort to obtain the necessary data related to the problem. The data used is secondary data consisting of primary legal materials, secondary legal materials, and tertiary legal materials. In addition, primary data is also used to support secondary data legal materials. Data analysis was carried out using qualitative juridical analysis methods. Fromthe results of the study can be obtained that the GMS held by teleconference is invalid because it violates the provisions in Article 16 paragraph (1) letter m UUJN which requires the physical presence of the parties in the process of preparing an authentic deed so that the power of proof of the deed under the hands as a result of an act committed not in accordance with Article 16 Paragraph (1) letter m. Notaries in this case have roles and functions related to cyber notaries. The deed of the GMS was made with a cyber notary and the signing is permissible and legal to do because in Article 77 of the PT Law it is very clear that it is regulated, especially the signature gets legal protection provided by the ITE Law but the Cyber notary has not been fully supported by legislation in Indonesia, although there is a possibility, it cannot be carried out because it is limited by other laws, so cyber notaries cannot be implemented legally in Indonesia. There is still a need for specific arrangements regarding cyber notaries in Indonesia.

Abstract

Global competition is getting tougher, forcing companies to continue to improve the quality of the products or services they produce and improve company performance to compete well in the global market. In the property business, companies must pay attention to the quality of project development, after-sales service, and building aquality and maintain a good company reputation (Caby et al., 2020). Global competition is getting tougher, forcing the Indonesian government to improve its infrastructure to attract foreign companies and investment. Good infrastructure development can improve people's quality of life and provide better job opportunities, which can help economic growth (Amoako-Gyampah et al., 2019). Good infrastructure development can also increase the demand for property because the demand for residential and commercial property will increase along with the increase in population and the need for business development. Pro-business government policies and the tax amnesty program offered by the government can also improve public interest in investing in the property sector, thereby increasing the sector's growth.

Abstract

The technique of collecting data in this study is through interviews in a checklist sheet and using other methods that are in accordance with the research approach. By not taking sides, transparency, accountability, and the principle of respect for those who have good ethics towards land with the spirit of creating justice in the land sector for people who seek justice. Suggestions Need to strengthen optimizing the role of the Land Mafia Task Force in preventing and eradicating Land Mafia practices, namely that a commission for eradicating land mafia can be formed, at least an anti-land mafia commission is created, even if necessary, a separate judiciary is formed in terms of resolving land disputes and land conflicts and its existence is strengthened by involving academics who correctly understand the problems and principles of land use control.

Abstract

Law Number 37 of 2004 concerning Bankruptcy and PKPU (Suspension of Debt Repayment Obligations) provides an opportunity to propose reconciliation so that the debtor has the opportunity to settle all receivables responsibly and has a method and process for settlement of settlement and payment properly. But is the purpose of settling all debtor receivables only limited to existing creditors and binding on PKPU institutions? What about the fate of creditors who are outside PKPU and have even obtained legal force through civil decisions? Because the essence of peace as the principle of debt forgiveness (debt forgiveness principle) should also provide legal certainty for all creditors without exception. Has bankruptcy law and civil procedural law accommodated and provided protection for all creditors without exception? This research and writing is an event that actually happened but unfortunately creates the impression that there is a legal conflict and battle between bankruptcy law and civil procedural law, so that the essence of the principle or principle of debt pooling law is in the best law.In this study, the authors conducted research on aspects of normative legal research and sociological or empirical legal research. These two aspects are the reference for research carried out by the author by finding and seeking answers to legal issues raised as a goal to obtain results from the research conducted. Both aspects of this research serve as a reference for obtaining the results obtained as a conclusion as well as input in the form of suggestions from the writings on this legal research.Investigation of the legal principles contained in positive law as data that is juxtaposed with the principles of bankruptcy law should be important to be used in interpreting or interpreting statutory regulations. All parties, both in the context of enforcing bankruptcy law and civil procedural law, really should adhere to and be respected, such as the principle of concursus creditorium, the parity creditorium principle adopted in civil law is in line with the debt collection principle which is so inherent in the principle of bankruptcy law. Alignment of legal principles and applicable legal principles should always be a reference and guide for every party who has an interest in the bankruptcy process. So that there is no longer any dichotomy of applicable law, civil procedural law or bankruptcy law as laws as if they were running separately. If all parties want to adhere to the applicable legal principles, as Satjipto Raharjo stated that legal principles are a legal ratio of legal regulations or as a reason for the birth of legal regulations.

Abstract

This is not the only reason why the Covid-19 epidemic has damaged numerous people. Individuals and institutions must be able to adapt to changing circumstances. Individually and organizationally, one of them is to adapt more to technology advances in order to improve the long-term sustainability of performance. Using a descriptive qualitative technique, the author of this study will describe the use of technology during the Covid-19 pandemic and how it connects to performance. The outcomes of this study indicate that technology is a wonderful instrument for overcoming adversity and becoming a solution for surviving and competing in the age of disruption, especially during a crisis. During the covid-19 pandemic, it is crucial for the government to continue providing support such as financing, education and training, mentoring from experts, technical advice, and other forms of assistance to businesses that lack the necessary resources in order for them to highlight the advantages of expanding the use of digital technology in Indonesia. On the other hand, businesses are not required to rely solely on the government; rather, they should endeavor to eliminate any technological impediments they may face by maximizing the government's assistance, initiatives, and incentives. As intelligent persons and organizations, we must be flexible in order to improvise with technological complexity. Because one of the fundamental purposes of technology is to contribute to economic growth. The weakness of the study is that it does not yet focus on a specific unit of analysis, namely the type of technology in question. As a result, it is suggested that future research concentrate on the sort of technology mentioned, utilizing a quantitative approach method on specific objects with a high number of samples, and supplementing data gathering approaches with interviews. This paper can also be used as a supplement to other sources highlighting the significance of technology during the Covid-19 pandemic

Abstract

This study aims to analyze the effect of Experiential Marketing on customer loyalty through customer satisfaction as an intervening variable in universities. The population in this study were students who were still active at the University of Semarang. The data collection technique used is purposive sampling with the criteria of respondents being students who have taken at least the fourth semester. The analytical method used is multiple linear regression and path analyses. The results showed that Experiential Marketing had a positive effect on Customer Satisfaction, Experiential Marketing had no effect on Customer Loyalty and Customer Satisfaction had a positive effect on Customer Loyalty. Meanwhile, based on path analyses, it is known that Customer Satisfaction is able to mediate the effect of Experiential Marketing on Customer Loyalty

Abstract

The purpose of this study was to analyze the effect of organizational culture and time management on the work ability and performance of ASN at the Office of the Village Community Empowerment Service in South Sulawesi Province.The study used a sample of 111 State Civil Apparatus at the Office of Community and Village Empowerment Services in South Sulawesi Province.The sampling technique used probability sampling with purposive sampling. The data collection technique used in this study was a questionnaire . This study used quantitative data analysis techniques using path analysis.The results of this study state that organizational culture and time management have a direct positive and significant effect on work ability and performance of the State Civil Apparatus, then time management has an effect on work capability. It is also known that work ability has a significant effect on employee performance, while organizational culture and management time has a positive and significant effect on performance through the work capability of the State Civil Apparatus at the Office of the Village Community Empowerment Service in South Sulawesi Province.
