Abstract

This study aims to analyze the effect of Return on Assets and Return on Equity on firm value in automotive sector issuers listed on the Indonesia Stock Exchange during the 2020–2024 period. Profitability is viewed as a fundamental factor influencing market valuation and investor confidence, particularly in the automotive sector, which experienced significant pressure during the COVID-19 pandemic and the challenges of post-pandemic economic recovery. The research method employed a quantitative approach using secondary data in the form of financial reports and annual stock prices. The sample was determined through purposive sampling of automotive companies consistently listed on the IDX throughout the study period. Firm value was measured by the Price-to-Book Value (PBV) ratio, while the independent variables were ROA and ROE. Data analysis was performed using multiple linear regression with the classical assumption test to ensure model sphericity. The results of the hypothesis testing indicate that ROA and ROE simultaneously have a significant effect on firm value (p < 0.05). Partially, ROA has a positive and significant effect, indicating that efficient asset utilization directly increases firm value. Meanwhile, ROE also had a positive effect, but with a lower level of significance, indicating that return on equity also supports increased firm value, although it does not influence ROA.

Abstract

The construction of residential housing is a complex process that requires optimal time management to ensure timely project completion. Delays in construction project implementation are often caused by various internal and external factors, such as limited resources, weather conditions, and challenges in coordinating project activities. This research aims to optimize the construction duration of a type 130 residential house in Bontang City through the application of the Critical Path Method (CPM). This method functions to identify the critical path in the stages of project activities and determine the estimated minimum project completion duration. Project activity data were obtained through field observations and interviews with the project implementers, then analyzed using the CPM approach by calculating Early Start (ES), Early Finish (EF), Late Start (LS), and Late Finish (LF). The analysis results indicate that by identifying and managing the critical path, the project—which was initially estimated to take 166 days—can be completed in 135 days with a total of 13 main activities, resulting in a time acceleration of 31 days. This study demonstrates that the CPM method is effective in controlling project execution time and has the potential to serve as a strategic solution to minimize delays in similar future projects

Abstract

The growth of the construction sector in Indonesia has driven high demand for rental housing, such as boarding houses, especially in major cities like Samarinda. However, delays in construction projects remain a common issue that can affect cost efficiency and investment potential. The purpose of this study is to evaluate the effectiveness of the simple Critical Path Method (CPM) in optimizing the construction time of a Type 85 boarding house project in Samarinda City. CPM is applied through activity mapping, duration determination, and the creation of a work network diagram. Data were obtained through field observations, project documentation studies, and interviews with contractors. The analysis results show that the project's critical path consists of a series of activities: A – B – C – D – H – F – G – I – J – K – L. By using CPM method, The project timeline can be shortened from 333 days to 283 days, leading to a 15% reduction in duration. These findings indicate that even in its simplified form, the application of CPM can improve time efficiency and help small subcontractors manage projects in a more organized and timely manner

Abstract

This study examines the application of project management in the construction of a two-story 72/90 type house in the Greenland Housing area by PT Kalimantan Global Property. The construction of a house, even though it is small-medium scale, still has high complexity, including budget constraints, tight schedules, and limited human resources. Therefore, effective project management is needed to ensure the efficiency and effectiveness of construction implementation. A qualitative descriptive case study is the research methodology employed, and data is gathered through project document analysis, interviews, and observation. The study’s findings show that using the Program Evaluation and Review Technique (PERT) and the Critical Part Method (CPM) methods can help plan, control, and evaluate project time more accurately. The project was successfully completed within 128 days of a total planning of 240 days without significant delays, with cost efficiency and good quality of work results. This study proves that a project management approach based on the network method can improve project performance, even for the construction of medium-scale houses. These findings emphasize the importance of systematic documentation, utilization of project management tools, and structured supervision as key factors for the success of construction projects

Abstract

This study maps the risk and returns with the CAPM approach, looking at stock issuers and comparing the property with agricultural sectors. The aim is to dig deeper into the differences in risk and return faced by these two sectors. In addition, this study has practical value for investors who want to mitigate risk and optimize portfolios and for decision makers who need to consider which sectors are more vulnerable to economic changes. The property sector and the agricultural sector behave quite differently in changing market conditions during the observation period. Based on empirical testing, it was found that stocks in the property and building sector are aggressive compared to the share in the sector of Agriculture. This is seen from each shared sample research's mark beta (β). Ultimately, these findings can help manage portfolios with more measurable risks
