Abstract

The Covid-19 pandemic has led to a decline in property prices, with the property price index dropping from 209.8 points in 2019 to 187.43 points in 2020. The property sector in Indonesia is one of the sectors affected by a significant decline. Therefore, companies need to formulate business development strategies from the three business lines to improve their performance. The purpose of the study is to analyze internal and external factors that affect the business strategy of PT XYZ and to prioritize the most effective business development strategy for the company to adopt in response to changes in the property sector. The results of this research are expected to be applied as an alternative strategy in conducting business development in the future.

Abstract

Cable-stayed bridges with box girders are essential innovations in civil engineering, especially for long-span structures. These bridges, reinforced with prestressed cables and box girders, are designed to handle significant loads but remain vulnerable to aerodynamic forces, particularly wind. The vulnerability is measured using the Pb parameter, as defined by the Ministry of Public Works (2015), which helps determine the windbreak structures needed for stability. This study analyzes the aerodynamic stability of bridge decks with widths of 8 m, 13 m, and 19 m on a 420 m bridge, featuring a 220 m main span and two 100 m side spans. The results reveal that the larger the deck width-to-span ratio, the higher the structure's natural frequency, which improves stability. The natural frequency values were recorded at 0.3 Hz for a 7 m deck (3.2%), 0.43 Hz for a 12 m deck (5.48%), and 0.53 Hz for an 18 m deck (8.2%). The most stable span ratio was found with the 18 m deck, with a Pb value of 0.04, showing minimal wind load effects. Moreover, a larger deck width enhances aerodynamic stability and extends the bridge’s service life by reducing damage risk from wind loads.

Abstract

This study aims to find out the religious moderation teachings of Nahdlatul Ulama (NU) and Muhammadiyah in the concept of Nusantara Islam and Progressive Islam and its relationship with the verses of the Qur'an. The study employs a qualitative-descriptive research approach, focusing on observable human behavior and using library research methods to gather primary, secondary, and tertiary materials. The research contributes by examining how these guidelines can be applied both within the Muslim community and in interactions with people of other religions. The results of the research show that, from outside Islam, the Prophet Muhammad brought the teachings rohmatan lil 'alamin. In addition, examining the role of interfaith dialogue in enhancing religious tolerance and cooperation could provide insights into overcoming existing challenges.

Abstract

The aim of this research was to determine the effect of combining vermicompost and NPK Nitrophonska 15:15:15 fertilizer on the growth and yield of mung beans (Vigna radiata L.). The research was carried out in May - July 2024 in Pancalang Village, Pancalan District, Kuningan Regency, West Java Province. The research method used was an experimental method using a Randomized Group Design (RAK). The main observations included plant height, number of trifoliate leaves (three leaflets), root length, root volume, root nodules, numbers of pods per plant, and seed weight per plot. The results showed that the combination of VermiCompost fertilizer (K1N2) and Nitrophonka NPK (K2N2) had a significant effect on plant height at 21.28 DAP and 32 DAP, respectively. The K2N2 treatment produced the best plant height (45.87 cm). The number of plant leaves was positively correlated with the number of leaflets on green bean plants (r = 0.466, p 0.05). The K1N2 treatments had the best results from several observation parameters, especially in the weight of seeds per plot in the treatment (4 kg vermisp. and 40 gr NPK).

Abstract

The aim of this study is to discuss the legal aspects of hotel tax collection using an online system in the Badung Regency Government. The study provides insights into how digitalization of tax systems can impact local governance, compliance, and efficiency, offering a valuable case study for other regions considering similar implementations. The results of the study show that there is a significant increase in tax revenues from 2022 to 2023, mainly due to the post-pandemic recovery of the tourism sector in Badung. With the right strategy, this system can become an important component in modern public financial management and is responsive to future challenges. With sustainable technological infrastructure development and strict supervision, online tax collection can become a tool in encouraging economic growth and community welfare. Comparative studies between regions that have implemented similar online tax systems could provide valuable insights into best practices, challenges, and scalability.

Abstract

This study aims to determine the effect of the combination of POC concentration, rice washing water and planting distance on the growth and yield of mung bean plants (Vigna radiata L.) of the Vima 1 cultivar. The research was carried out in the Kedung Dadap block, Serang Village, Palimanan District, Cirebon Regency from May 2024 to August 2024. The experimental method used was using an experimental method with a group random design (RAK), consisting of 9 treatment combinations that were repeated 3 times. Data analysis was carried out using various fingerprints and further tests with the Duncan Brganda Distance Test at the level of 5%. The results showed that there was a real influence between the POC concentration of rice washing water and planting distance on the variables of plant height, number of leaves, flowering age, total number of pods, weight of dry seeds per plant, and weight of dry seeds per plot. The POC concentration of 50 ml/l rice washing water with a planting distance of 20 cm x 30 cm had the best effect on the weight of dry seeds per plot which resulted in a production of 1.65 kg/plot or equivalent to 1.83 tons/ha.

Abstract

Water spinach (Ipomoea reptans Poir.) is a short-lived plant that is highly nutritious, containing vitamins A, B, and C, protein, calcium, phosphorus, sitosterol, and minerals, especially iron, which are beneficial for body growth and health. The objectives of this study are to determine the significant interaction between organic (vermicompost) and inorganic (NPK) fertilizers on the growth and yield of water spinach and to identify the optimal dosages of vermi-compost and NPK fertilizers that have the best effect on its growth. The study was conducted in Tegalsari Village, Plered District, Cirebon Regency, West Java Province. The research was conducted using a Randomized Block Design (RBD) with a factorial pattern consisting of two factors: the dose of VermiCompost (K) and the dosage of NPK (N) Mutiara 16:16:16 (N). The results showed that a combination of rice straw compost at 14 tons/ha and 200 kg/ha of the NPK was found to be the best dose for achieving the highest values for plant height, number of leaves, leaf area, and fresh weight of the plants at 24 days after planting (DAP). The best results were achieved with the combination of K3 and N3 treatments, which provided the best results in terms of plant height and leaf area.
