Abstract

The Self-Help Housing Assistance Program (BSPS) aims to improve housing quality for low-income communities. However, the limitations of manual monitoring systems have caused inefficiencies and reduced building quality. This study evaluates the implementation of the Self-Help Housing Information System (SIRUS), a web-based digital technology, to enhance monitoring efficiency and building quality in BSPS projects in Bandung Regency. The research employs a quantitative survey method through questionnaires involving three respondent groups: PPK staff, field facilitators, and aid recipients. Data analysis was conducted using the SEM-PLS approach to identify the influence of related variables. The results indicate that SIRUS significantly improves monitoring efficiency, particularly through frequent use of the technology and its effective integration into workflow processes. Efficiency is influenced by human resource competencies and adequate training. In terms of building quality, SIRUS positively impacts outcomes, although its optimal implementation depends heavily on the technical skills of field facilitators and aid recipients' understanding of quality standards. Challenges such as limited information and communication technology infrastructure and insufficient technical training hinder SIRUS's effectiveness. In conclusion, the implementation of SIRUS contributes to enhancing efficiency and building quality in the BSPS program, with the caveat that continuous improvements in HR training and technological infrastructure support are essential. These findings provide strategic recommendations for stakeholders to improve housing quality through more comprehensive and inclusive digital technology integration.

Abstract

Cost in construction is located on a cost budget plan document or better known as the RAB. The RAB document provides an overview of the estimated amount of cost for each job by showing the work volume, work cost, materials and workers' needs in completing the project. With that in mind, it will be planned to develop an app for calculating cost and time estimates for each job. In this study used the kind of experimental research, by conducting experimental development of computer applications to carry out calculations of cost and time estimates. The development has produced four main menus, including information, AHSP, RAB, and files. Early development of the application was done using the waterfall method in its development. The final result of this research is an application that has been developed under the name RAB Desktop application can be used in performing cost calculations and estimates of working time with an efficient rate in a fairly significant work time of manual work time. As well as the level of calculation accuracy that yields a difference of -0,000000001% indicates that the application has a density well below the calibration limit.

Abstract

A construction project is an activity that has a time limit for implementation, activities in construction projects are temporary. Before the project begins, a period for the start and end of the work is usually set. Implementation of a management system that focuses on occupational health and safety (K3) is very necessary in ongoing construction projects. Currently, PT. Tunas Jaya Sanur is building the Open University of Surabaya, which calls for an effective management system for occupational health and safety. This is to make the workplace safe and comfortable for employees and to prevent and lessen the likelihood of work accidents. The research aims to analyze the implementation of K3 and K3 monitoring through questionnaires distributed to management staff, K3 staff, and field workers. The method used in this research is a quantitative method, using survey methods and statistical analysis. The research results show that in the development of the Open University of Surabaya has developed an excellent Occupational Safety and health management system as well as the classification of the level of achievement of respondents (TCR).

Abstract

Infrastructure projects require coordination and high efficiency in implementation. Innovation in supply chain management was identified as one of the key factors to improve contractor performance, which includes time, cost efficiency, and quality of work output. The dam construction project and flood control facilities/infrastructure in Dharmasraya district has recently been seen to be quite active, but nevertheless, the problem of delay in completing work seems to be a coloring in the reports of these projects. This is due to the lack of planning and material management from the implementing contractor. This is quite concrete evidence that there is a problem with the performance of the contractor executing the project. The purpose of this study is to identify the dominant factors and factors that affect the construction supply chain in the Flood Control Facility Development and Infrastructure project in Dharmasraya district, and determine the relationship between the supply chain (factor X) and contractor performance. This study uses a quantitative method by distributing questionnaires to respondents. The selected respondents are parties related to the Batanghari Hilir flood control infrastructure development project in Dharmasraya district for the 2019-2022 fiscal year. The results of this study are found to be 6 factors that affect the construction supply chain in the Embung Development project and flood control facilities/infrastructure in Dharmasraya district. The 6 factors are material factors, procedural factors and price changes, financial factors, process factors and work plans, work implementation factors, and procurement and payment factors. The SCM factor that has the most dominant influence is the material factor. The practical recommendations resulting from this study can be used by contractors and other stakeholders to optimize project performance through effective supply chain innovation.

Abstract

Change orders often occur in constructionprojects, particularly in building projects, involvingadditions, changes, or reductions of work items during the implementation process. These changes significantly affect the project’s cost, quality, and schedule. The negative impact of changeorders is frequently felt across these three aspects, as observed inconstruction projectsin Denpasar. Therefore, ananalysis isneeded to determine the extent ofthe negativeimpact caused by change orders. This study aims to measure the impact of change orders on cost, quality, and time in constructionprojects in Denpasar. The research process began with a literaturereview toidentify the variablesand indicators-related to change orders and theireffects on projectimplementation. Subsequently, questionnaires were prepared and distributed to projectmanagers, sitemanagers, and project leaders in Denpasar as respondents. The collected data was then analyzed using the Partial Least-Square (PLS) method to gain deeper insight into the impact of change orders. The findings reveal that change orders have a significantly negative impact on project performance. Specifically, the influence of changeorders onproject cost is recorded at 31.6%, on quality at 16.8%, and on time at 23.2%. These results highlight that change orders play a crucial role in determining theefficiency and effectiveness of building construction projects. Therefore, effective management of changeorders is essential to minimize their negative impact and ensure that projects are executed according to plan interms of cost, quality, and time..

Abstract

The price or tariff spent by passengers is one of the main factors in determining the quality of Wirawiri Suroboyo feeder public transport. Also, tariffs can be an important consumer consideration when buying transportation services. Therefore, it is necessary to evaluate the current tariff to determine the optimal tariff for both consumers and service providers. Primary data collection methods are carried out by distributing questionnaires to passengers of Wirawiri Suroboyo feeder transportation Route FD01 Benowo Terminal - Tunjungan, and interview surveys of Vehicle Operating Costs at the Technical Implementation Unit of the Public Transportation Management Office and the Transport Division of the Surabaya City Transportation Agency. Secondary data collection methods were obtained from the Technical Implementation Unit of the Public Transportation Management Office of Surabaya City. The completion of this study uses calculations based on Vehicle Operating Costs, Willingness to Pay method, and Ability to Pay method. The results of this study found that the Wirawiri Suroboyo feeder transportation tariff Route FD01 based on Vehicle Operating Costs is IDR14,000/passenger, based on WTP calculation is IDR4,000/passenger, and based on ATP calculation is IDR7,100/passenger. Therefore, it can be said that the current tariff of IDR5,000 is good because it is below the willingness and ability of passengers to pay.

Abstract

The implementation of sustainable development, as mandated by the global SDGs agenda, should be applied across various sectors, including in the context of urban development. This principle can be realized through efficient development practices, focusing on optimal land use and building efficiency. A Public Service Mall (MPP) of Sungai Penuh City intended to be constructed on an idle government-owned land in the city center. This study aims to evaluate the feasibility of establishing the MPP in Sungai Penuh City legally and physicaly and also providing technological alternatives that could optimize the total asset value. The feasibility assessment from legal and physical perspectives is conducted using the Highest And Best Use (HBU) method. Additionally, a Life Cycle Cost (LCC) analysis is performed to determine the MPP's total asset value, facilitating recommendations for optimal technology. The results indicate that constructing the MPP on idle land is feasible. The LCC analysis also suggests that implementing environmentally friendly technologies, such as Solar Power Plants (PLTS) and Rainwater Harvesting (PAH), could enhance the energy efficiency of the MPP in Sungai Penuh City.
