Abstract

Pada perencanaan pembangunan sebuah proyek diperlukan suatu analisis finansial yang menandakan proses investasi proyek tersebut layak dilakukan. Salah satu aspek yang paling penting dalam proses investasi adalah komposisi pembiayaan. Pembiayaan dapat dibagi menjadi dua yaitu dari pinjaman (loan) dan modal sendiri (equity). Penelitian dilakukan pada proyek pembangunan Perumahan Taman Karangbahagia di Kabupaten Bekasi, Jawa Barat. Tujuan penelitian ini adalah untuk mengetahui sensitivitas dari tiga komposisi pembiayaan yang berbeda. Penelitian ini dilakukan dengan menggunakan metode Discounted Cash Flow untuk menghitung project valuationnya. Kemudian kelayakan investasi diukur berdasarkan indikator NPV (Net Present Value), IRR (Internal Rate Return), BEP (Break Even Point) dan ROI (Return on Investment). Tiga komposisi pembiayaan yang akan diteliti sesitivitasnya adalah 70% loan : 30% equity. 30% loan : 70% equity dan 50% loan : 50% equity. Hasil analisis sensitivitas komposisi menunjukan bahwa pada komposisi 30% loan : 70% equity NPV mencapai angka positif sebesar Rp.17,485,230,641.00 dan IRR 38%. Sementara pada komposisi 70% loan : 30% equity NPV negatif dan IRR mencapai nilaisebesar Rp.9,126,201,503.00 dan 2%. Pada komposisi 50% loan : 50% equity yaitu NPV mencapai nilai negatif yaitu sebesar Rp.4,179,514,569.00 dan IRR 21%. BEP terjadi setelah satu tahun sepuluh bulan dan Return on Investment menghasilkan angka 16.71% dari komposisi 30% loan : 70% loan.

Abstract

Letjen Panjaitan Road and Letjen S. Parman Road are national roads connecting Jember City and Banyuwangi City. Public roads with massive traffic volumes and high accident rates are a scourge in the community. Traffic accidents result in much loss, both property and vehicle damage costs, as well as medical care costs. In order to obtain road conditions that minimize the risk of traffic accidents, it is necessary to identify locations that are prone to traffic accidents. The method for handling accident-prone locations uses the Road Infrastructure Safety Audit form. Traffic accident data from 2014-2018 obtained from the Jember Police Traffic Unit with accident-prone locations occurred in the KM 1 + 250 to KM 1 + 500 road segments. Road infrastructure safety audits get a non-hazardous (NH) risk category. The road geometry in the field is following the geometric procedures for inter-city road planning issued by the Department of Public Works and Bina Marga.

Abstract

The increasing number of residents demands the provision of settlement facilities and infrastructure. Limited land is an obstacle to the development in the horizontal direction, especially the use of green open land which will cause land conversion. The limitation of the building height regulated by local regulations, as well as the local wisdom, namely vertical holiness can be a challenge related to the idea of building multi-storey buildings. When you want to enter the lower floors of the building, there is a feeling of doubt because there are other residents on the upper floors who step over. This study aims to reveal the relationship of vertical holiness with multi-storey building design and formulate vertical holiness as an effort to implement it in a design so that it can be accepted by the community. This study uses a methodology to examine the problem by interviewing the stakeholders and filling out the questionnaire, therefore, the relationship between vertical holiness and multi-storey building design can be obtained. The results of the study clearly confirm that there is indeed a correlation between vertical holiness and multi-storey building design. Thus, the design should pay attention to this vertical holiness. The study also encourages that the formulation of vertical holiness should be legally stated in regulation so that it is easily understood and accepted by the community.

Abstract

In 2013, Kerasian Island experienced erosion, which caused the coastline to shift ± 100 m from the initial condition. In some places, the retaining wall has been damaged so that it does not function properly. An effort is needed so that the beach does not experience abrasion and is safe for the activities of residents or tourists who come there. Before deciding on an alternative, first of all, is to choose from many erosion prevention methods that are suitable for the beach conditions there. The selection was conducted using the Analytical Hierarchy Process (AHP) method. Based on the AHP method, groin combined with mangrove planting is a suitable method to be applied on Kerasian Island. The groin design refers to the Pd T-04-2005-A guidelines issued by the Indonesian Ministry of Public Works. The dimensions of the design results and groin material used are explained in detail in the paper.

Abstract

Air transport in the town of Luwuk Banggai has increased significantly, this can be seen with increasing volume flight Syukuran Aminuddin Amir Airport average of 17.59% per year to various regions in the country and has the infrastructure facilities that can accommodate as many as 219261 average passengers/year with a percentage of 17.67% per year. The results of the research can be used to determine the feasibility of investing in the development of an airport by using economic calculation engineering and value advantage of the extension of the runway to 3000 m complete with other facilities with competing methods will be applied as follows: Net Present Value (NPV), Benefit-Cost Ratio (BCR), Internal Rate of Return (IRR), and payback period. From the results of investment appraisal using the NPV method results obtained IDR.79,002,433,592.00 with methods derived into 36.142% IRR greater than 15% and Profitability Index (PI) has a value of 1.126 that is greater than 1 and analysis Payback Period (PP) was obtained within 15 years to reach the Break-Even Point.

Abstract

Project cost control is important in the project management process to avoid losses. Project control can be carried out in terms of cost and time. One way to control project costs is to choose the design, materials to be used in the project, and the implementation methods to be used. The objective of this study is to obtain an alternative structural design with an optimal construction cost of structural work by considering the use of concrete quality in reinforced concrete structures, column spacing and cross-sectional dimensions of structural elements. The existing design is to use quality K250 concrete. In this study the cost analysis of the concrete structure, foundation, tie beam, beam, column and ring beam work results from value engineering. The stages of research start from the design information stage, the creative stage that is determining the design alternatives and the analysis stage. The analysis was carried out by structural analysis using SAP2000 and analysis of concrete work costs. The results of the analysis of alternative designs namely reducing the dimensions of the cross-section, using K300 quality concrete, eliminating structural elements that do not need to meet in the calculation of the structure. The next step is to calculate the cost of the concrete work. Concrete structure work when using an alternative design that is to reduce the dimensions of the structure, change the quality to K300 and eliminate unnecessary elements that can save costs by IDR.35,956,756.00 or 37.02%.

Abstract

The development of construction project brings positive effects to the manpower absorption and development equalization. Unfortunately, construction activity also has risks such as a high occupational accident. This research aimed at describing the success level for implementing SMK3 (Sistem Managemen Keselamatan dan Kesehatan Kerja or Occupational Health and Safety Management System at the building construction in Surabaya, particularly at the buildings of Super Mall Pakuwon and Telkom Group Surabaya based on PP No. 50 in 2012. The success percentage of SMK3 was determined by the qualitative method using data analyses through a checklist and interview. Both projects of Super Mall Pakuwon Surabaya and Telkom Group Surabaya were in the satisfactory category by 90.18% and 98.26% respectively. Moreover, the results of the triangulation method indicated that the three themes and sub-themes of both projects concluded the importance of occupational safety and the effectiveness of K3 protection which is planned, measurable, structured, and integrated.

Abstract

At the smelting plant of PT Smelting Company Gresik produces waste in the form of copper slag. Copper slag waste has several advantages including increasing concrete compressive strength, reducing heat hydration, increasing resistance to sulfate in seawater, reducing alkali-silica and chloride attack. Probolinggo power plant there is the waste product from burning coal. The waste is divided into two types. The flying waste is fly ash obtained by being captured by other particle filtration equipment before the exhaust gas reaches the coal chimney. Whereas the waste that goes down is called bottom ash. This study uses copper slag waste as a partial replacement for sand with fly ash as a partial replacement for cement. The variant used are 40% copper slag, 40% copper slag + 5% fly ash, 40% copper slag + 7.5% fly ash, 40% copper slag + 10% fly ash. Copper slag comes from PT. Smaleting Company Gresik, while the fly ash from PT. Paiton. Tests carried out at PT. SCG Readymix. Test carried out at the age of 14 days, 28 days and 56 days. Normal concrete compressive strength was obtained more than 42 MPa, the highest compressive strength at a variation of 40% copper slag + 10% fly ash with compressive strength of 58.13 MPa at the age of 56 days.

Abstract

The use of pavement is increasing as an impact of urban development. The pavement of the land surface is very influential on increasing surface runoff. The surface runoff will cause flooding and inundation if the drainage system is not good. The use of pavement that can reduce runoff is needed, to reduce the occurrence of floods. This study aims to determine the effect of the land surface on the value of the surface runoff coefficient (C). The material used is in the form of paving blocks with the fill of grass between paving blocks. This research was conducted using a rainfall simulator. The material used is brick-shaped paving blocks of size 20 x 10 x 8 cm with a variety of brick stacking patterns and woven mats combined with mini elephant grass with a mix ratio of 75%: 25%. The measurement results are rainfall intensity, runoff volume, and surface runoff coefficient (C). The results showed that the addition of mini elephant grass had an influence on the value of the runoff coefficient. In paving blocks without the fill of mini elephant grass has a greater coefficient. The runoff coefficients produced include: soil runoff coefficient values ranging from 0.39 - 0.44, paving blocks for brick stacking runoff coefficients range from 0.42 - 0.46, paving blocks woven mat ranges from 0.41 - 0.45, paving blocks brick stacking patterns with the fill of mini elephant grass runoff coefficient ranging from 0.40 to 0.45, and paving block woven mat patterns with of mini elephant grass runoff coefficient ranging from 0.36 - 0.41.

Abstract

Pantai Pererenan setiap tahunnya mengalami perubahan garis pantai, tercatat rata-rata perubahan garis pantai sepanjang 15,07 m dan rata-rata laju erosi 2,15 m/tahun selama 10 tahun dan penumpukan sedimen sepanjang mulut muara Tukad Pangi. Melihat kondisi saat ini maka perlu dilakukan perencanaan bangunan yang mampu menanggulangi permasalahan sedimen dan perubahan alur yang terjadi. Dalam perencanaan ini dipilih bangunan jenis jetty dengan meggunakan material geobag, geobag dipilih untuk menghemat biaya konstruksi karena dapat menggunakan material pasir yang ada di lokasi. Hasil perencanaan menunjukkan tinggi bangunan jetty 2.60 m dengan lebar bangunan jetty 1 m. Rencana anggaran biaya untuk merencanakan bangunan jetty di muara Tukad Pangi adalah sebesar Rp 2.543.918.000 dan durasi pekerjaan selama 122 hari.
