Abstract

This article is the result of field research conducted in Tegaren, a tourism village in Trenggalek, East Java, Indonesia. Tegaren has become a tourism village that consistently ranks among the top 500 in the Anugerah Desa Wisata Indonesia in 2022 and 2023. This study examines how tourism growth in Tegaren impacts the quality of life through homestays and small enterprises. As one of the outstanding tourism villages in Trenggalek, Tegaren has interesting tourism developments to study. By using interviews, observation, and literature studies, the authors collected data from several village representatives. The collected data is then interpreted using qualitative analysis methods. The results obtained were then verified using the Tourism Area Life Cycle (TALC) concept and the Better Life Index for measuring quality of life. Authors also use an asset-based community development (ABCD) approach to get qualitative data as accurately as possible. This article also presents the results of research by the authors, revealing that Tegaren people are directly affected by the growing tourism business in the village. These community components include besek farmers and homestay business owners or lodging accommodations in Tegaren. This study demonstrates how local ecotourism can improve the quality of life for residents. However, there is still much that needs to be improved in this study, which is expected to be carried out in further research.

Abstract

Research aims: This study analyzes the implementation of the Murabahah contract in take-over Financing for home Ownership Financing at Bank Syariah Indonesia (BSI) KCP Sidoarjo Krian, with emphasis on Sharia compliance, transaction transparency, and procedural integrity. Design/Methodology/Approach: A qualitative‐descriptive design was adopted. Primary data were gathered through in‐depth interviews with key bank officials and supplemented by document analysis. Data were processed via reduction, presentation, and thematic interpretation. Research findings: Results indicate that the BI‐Checking stage is pivotal for assessing customer creditworthiness and mitigating financing risk. BSI KCP Sidoarjo Krian demonstrates Sharia adherence by disclosing detailed cost breakdowns and profit margins before contract execution, reflecting principles of honesty and fairness. Theoretical Contribution/Originality: This study proposes a structured set of guidelines to enhance Murabahah-based takeover mechanisms. Notable recommendations include standardized disclosure practices, regular reassessment of repayment capacity, and strengthened notarial collaboration to ensure legal compliance. Practitioners/Policy Implications: The study underscores the need for a nationally standardized framework across Islamic financial institutions to optimize operational efficiency, foster inclusive financial access, and reinforce public trust in Sharia-compliant financing systems. Research Limitations/Implications: Given its institution-specific focus on BSI KCP Sidoarjo Krian, generalization across other Islamic banks may be limited. Further research is recommended to evaluate the model’s applicability in diverse institutional and regional contexts.

Abstract

In recent years, the Islamic finance industry has experienced rapid growth, significantly impacting the global economy. One Islamic financial institution that has grown rapidly as the banking system has declined is BPRS. BPRS, as an Islamic microfinance institution operating in the lower economic zone, has many enthusiasts due to its focus on microfinance based on sharia principles. BPRS Mandiri Mitra Sukses Gresik, which focuses on community economic empowerment, offers the Micro Express product based on the akad murabahah as one of the main pillars in its service portfolio. However, with the ever-changing economic dynamics and increasingly stringent sharia regulations, BPRS Mandiri Mitra Sukses Gresik needs to evaluate risk management on this product to ensure compliance with sharia principles. This research will help explain the risk management steps taken by BPRS Mandiri Mitra Sukses Gresik on the Micro Express product based on the akad Murabahah and analyze the compliance of Shariah compliance with the risk management of the Micro Express product based on the akad Murabahah at BPRS Mandiri Mitra Sukses Gresik. This research is qualitative research with a case study approach, focusing on the description of the risk management mechanism applied at BPRS Mandiri Mitra Sukses Gresik and the analysis of the compliance of risk management with sharia compliance on the Micro Express product based on the murabahah contract. The aim of this research is to determine the steps and compliance of Shariah compliance in the risk management taken by BPRS Mandiri Mitra Sukses Gresik on the Micro Express product based on the akad Murabahah. The result is that the implementation of risk management on the Micro Express product based on the akad murabahah at BPRS Mandiri Mitra Sukses Gresik is in accordance with DSN MUI Fatwa No.04/DSN-MUI/IV/2000 regarding Postponement of Murabahah Financing, Financial Services Authority Regulation No.23/POJK.03/2018 regarding the Implementation of Risk Management for Islamic Rural Banks, and sharia principles in UU RI No.21 Tahun 2008 Pasal 2 regarding the fulfillment of sharia principles.
