Abstract

The increasing competition in the property industry requires developers to optimize marketing strategies to enhance consumers' purchase decisions. Among various marketing factors, online promotion and location are considered essential determinants influencing housing purchase decisions. This study aims to examine the effects of online promotion and location on housing purchase decisions at Gemintang Residence Cileunyi. A quantitative approach with a causal associative design was employed. Data were collected through questionnaires distributed to 90 respondents selected using purposive sampling, consisting of prospective consumers who had visited Gemintang Residence and were familiar with its online promotional activities. The data were analyzed using multiple linear regression, t-test, F-test, and coefficient of determination. The findings indicate that both online promotion and location have positive and significant effects on housing purchase decisions, both individually and simultaneously. The Adjusted R² value of 0.531 indicates that the two variables explain 53.1% of the variance in purchase decisions, while the remaining 46.9% is influenced by other factors outside the proposed model. These findings highlight the importance of integrating digital marketing strategies with strategic location advantages to improve housing purchase decisions in the property sector.

Abstract

The rapid growth of micro, small, and medium enterprises (MSMEs) in Bandung Regency has intensified competition in the home-based food industry, making an understanding of consumer purchasing decisions increasingly important. This study examines the influence of price and customer testimonials on purchasing decisions at Mysha Cake MSME. A quantitative descriptive approach was employed involving 100 respondents selected using the Lemeshow formula. Data were collected through questionnaires and analyzed using multiple linear regression with IBM SPSS Statistics 25. The findings reveal that price has a positive and significant effect on purchasing decisions, whereas customer testimonials do not have a significant partial effect. Nevertheless, both variables simultaneously have a significant influence, explaining 73.8% of the variation in purchasing decisions. These findings indicate that competitive pricing remains the primary determinant of consumer purchasing decisions, while customer testimonials mainly function as a supporting factor in strengthening consumer trust. The study provides practical insights for MSMEs in designing effective pricing and customer engagement strategies.

Abstract

Success is no longer solely determined by the product produced and offered, but by the quality of service provided. High-quality service has become a fundamental aspect that businesses must consider and deliver to customers meet expectations and create satisfaction. Therefor, Service quality is crucial because it directly impacts customer satisfaction, which can be readily shared. Satisfied customers will provide positive reviews and promote company by recommending its services to others. Researcher using qualitative descriptive method, collecting data through interviews to assess how effective the service quality provided by PT Kelola Amanah Artha is for its customers. Based on the results of the analysis, it can be concluded that only the assurance dimension can be said to need improvement because this dimension is dominated by customer responses which feel inadequate.
