Abstract

The growth of property business in Pekanbaru creates a good economic growth. In 2011, this sector gives 27,72% income and improve the house demand indirectly. People ask for a good, healthy, safe, and well organized housing for midle people. Mini cluster is one of the choice for the housing, since this type of house combine a simple house with cluster concept, fully equipped with infrastructure facility and a full utility. There are two main fund in building a housing; direct and indirect costs. Direct costs is costs that we need for buiding the physic of the house, while the other costs is costs that we need for facility costs, legal permission costs, planning and economic costs. Indirect costs will be paid by buyers. So, the price paid by the buyers include facility building, legal permission, planning, and economic costs. In this research, writer has identified that the contribution of indirect costs give a big impact in house price and the profit. In percentage, the contribution of indirect costs is bigger than the profit. We can see that from 45/112 type house has 65, 75% for direct costs, 19% indirect costs, and 15, 25% for the profit. While for 45/143 type house, the percentage is 64, 13% for direct costs, 20, 19% for indirect costs, and 15, 68% for the profit. Facilities offered in mini cluster Nirwana Cipta housing are neighborhood street, closed drainage, small park in every unit, street lamp, and gate (one gate system).Key words : direct costs, indirect costs, selling price house, mini cluster.

Abstract

This research is aimed to analyze and identify the minimum cost of heavy equipment usage on the reconstruction Pariaman-Manggopoh border area Padang Pariaman Regency West Sumatera Province and to give the alternative manufacture and the effective enforcement method in the use of excavator. The calculation is analyzed using Bina Marga method. Based on the result, it is found that building the Aggregate Foundation Layer class A needs minimum cost Rp. 1.587.698.428,60 and building the Asphalt Pavement Layer needs minimum cost Rp. 4.954.643.081,75. Abstract

The continued development of a state is accompanied by the increase the need for health care facilities in the country. Health care facilities that exist today is the hospital. Thehospital is a health care institution for people with special characteristics that remain able to improve the quality and service more affordable for the people to manifest the health status of the highest. Maintenance of the building is very important and necessary after the building was completed and used. According to the regulation of the Minister of Public Works No. 24/PRT/M/2008 on Guidelines for Maintenance and Building Maintenance, building maintenance aims to be the realization of the building according to the function set andwhich meets the technical requirements: salvation, health, comfort and ease as well as environmental sustainability. This research was conducted by estimated price forecast(Approximate Estimate) that uses the highest unit price of the average per-m2 storey building to building accurate as a guide. Based on the analysis using approximate estimate method, the result is the percentage of damage that is equal to 0.01015%. While the cost of repair needed is Rp. 3,846,924.687. So it can be categorized damage RSUR building is still in the level of minor damage (<35%). As for the cost of maintenance per year is Rp.2,540,631,517.33 which is expected to increase each year.Keyword : maintenance of building, the university hospital in Riau.

Abstract

Project management in construction covers both time and cost control. Any delay related to construction work may result in cost escalation of which the contractor of the project should pay. The construction of Simpang Petai – Sari Galuh (Majapahit) road project is having work delay along the way to its completion. The work completion at week 32nd can only be fulfilled at 26,08% from its initial target of 37,35% resultingin the project having a marginal delay of 11,27%. Such delay on project should be treated by accelerating the works on the project on the remaining works. Work acceleration can be done by using overtime work alternative, equipment and worker addition alternative, and shift work system alternative. The analysis conducted focuses on works that are in critical line. From the analysis result, it can be obtained cost addition from each alternative used to accelerate works. Cost addition from the analysis are;Rp.5.221.985.034,25 from overtime work alternative; Rp.14.352.243.801,50 from equipment and worker addition alternative; and Rp.11.001.593.778,46 from shift work system alternative.Keywords : construction delay, construction cost, duration control, overtime work, equipment and worker addition, shift work.

Abstract

PDAM Tirta Dharma Duri is the only service provider of clean water Bengkalis thorn branch with sub-district service area Saber And District of Uptown. The PDAM Tirta Dharma spinesreceive water supply from PT Chevron Pacific Indonesia, with a small amount of clean water crisis that resulted in the service area. Responding to these conditions Bengkalis Governmentis determined to increase the supply of raw water to PDAM Tirta Dharma Thorns by building intake Sekapas River as one of the new raw water supply alternatives so that the water crisis that occurred can be overcome. This study examines the feasibility of the project Development of new raw water supply for PDAM Tirta Dharma Duris with intake Sekapas River. Investment feasibility indicator is the NPV (Net Present Value), BCR (Benefit Cost Ratio), IRR (Internal Rate of Return) and BEP (Break Even Point) as well as a sensitivity analysis. The cost of investment in this study uses data DED (Enginering Details desing) from the consultant planner RP. 203,254,685,215.00 with the results of the feasibility of aninvestment analyst for all parameters indicate the scope for further investment, due to the interest rate that is used by 13% showed the feasibility indicator, namely the value of apositive NPV, BCR values above 1 (one), the IRR is more of 13% (interest investment loans) and BEP less than 21 years.Keywords:Water supply, sensitivity analysis, NPV, BCR, IRR, BEP

Abstract

The implementation of construction especially in Pekanbaru City, the cost factor is the first consideration because of the usually involves the amount of investment that is great for a assignor. Therefore, the cost of the project should manage by a good way that the possibility of swelling (cost overruns) can be minimized. The purpose of this research is to analyze the most dominant factors causing the swelling of costs (cost overrun) at the construction of government building projects in Pekanbaru City. The data collection was done by distributed questionnaires to small contractors in Pekanbaru area. The data collected were analyzed by using validity and reliability test, analysis factor, classical assumption test and multiple linear Regression This data processing by using computer program SPSS (Statistical Product and Service Solution) version 24. From the results of analysis obtained the most dominant factors causing the swelling of costs (cost overrun) in the government building construction project in Pekanbaru city consists of: part of planning and implementation that so many projects are handled simultaneously, the part of coordination of resources, that the shortage of labor. The portion control which is a way of payment that is not timely.Keywords: cost, cost overrun, dominant factor.

Abstract

The growth of economy in Pekanbaru is taking the private sector to participate in thedevelopment of Pekanbaru city. One of the example is the construction of Network Building ofPekanbaru. This project is an interesting project to observe due to the stature of Telkomsel as agiant company that has worked on the field of construction for over than 50 years andemploying 100 works which are having high risk of work accident. Therefor it is necessary toconduct a research about the evaluation of SMK3 application on those project in accordancewith PP N0.50 Tahun 2012 thus the work accident can be reduced to minimum. The methodused in this research is quantitative method, Univariat analysis and qualitative descriptive.Questioner are distributed to 19 respondent for staffs and 108 respondent for workers. Thisresearch yields the results of evaluation for the level of success for SMK3 application at77,01% which is classified in category two with the range of accomplishment at 60-84%meaning good achievement. As for the success level of SMK3 Audit result, the value isobtained at 84,34% and classified in good application with 24 minor incompatibility. Thefactors that affect the workers in the application of SMK3 is psychology factor and thecondition of project environment.Kata kunci: Audit, Evaluation, Network Building, SMK3, Telkomsel

Abstract

E-procurement is a process of procuring goods and services which is done electronically(internet/web based). One of the steps worth noted in construction project is the process ofcontractor appointment. Usually, such process is conducted through the auction of services andgoods procurement. The auction is currently regulated in Presidential Regulation of 2012Number 70 about the second amandement of Presidential Regulation of 2010 Number 54about Procurement of Government Services and Goods. In accordance to the regulation, thisresearch aims to identify failure variables that can affect the process of evaluation forconstruction services auction in government owned project especially in Pekanbaru, Riau. Datain this research is obtained from interview with the Head of ULP and LPSE of Riau Provinceand also secondary data obtained from LPSE of Riau Province’s website that comprise ofdocuments regarding the implementation of the auction especially in road and pavementconstruction service on 2011, 2012 and 2013. The method used to process the data is manualprocess using software aid of Microsoft Excel, pie chart and bar chart.According to the resultof the analysis conducted on auction for road and pavement construction service between 2011until 2013, it can be obtained that the biggest percentage of 44% during 2011 is foradministration phase,the dominant factor of contractorfailurebecause they were not uploadeddocument of demand.In 2012, the biggest percentage of 48% of the contractor failure causedby technical problems in construction method and where in 2013 with the same the dominantfactor of contractor failure increased to 51%.Kata kunci: auction, E-procurement, failure factor, services and goods procurement system.

Abstract

Productivity affects the project progresses between actual field and the planned schedule of the construction project. Therefore, the level of productivity at crisis activity in a schedule planning project which in this case is structure project needs to be analyzed. This study aims to analyze actual productivity on the field and determine the factors affecting productivity towards the construction project of Regional Police Department of Riau. The value of actual work productivity is obtained through direct observation on the field using the method of Time Study. The data is analyzed and converted into field index, then compared with SNI 7394 : 2008 index as standard reference. Base on result of calculation, the work productivity value of plate, column, and beam formwork respectively are 19.99 m2/hour, 10.91 m2/hour, and 4.89 m2/hour with their index values respectively are 0.10 MH, 0.26 MH, and 0.37 MH. Next, the work productivity value of plate, column, and beam reinforcement respectively are 516.77 kg/hour, 187.61 kg/hour, and 187.91 kg/hour with their index values respectively are 0.01 MH, 0.03 MH, and 0.02 MH. For plate, column, and beam casting, their work productivity value respectively are 13.21 m3/hour, 12.98 m3/hour, and 13.53 m3/hour with their index value respectively are 0.28 MH, 0.24 MH, and 0.26 MH. In conclusion, the field index value are less compared than SNI 2008 index.Keywords: Productivity, Crisis activity, Time study, Index, SNI 7394 : 2008

Abstract

In the era of globalization as it is today, competition between actors in the field of construction is developing very rapidly. The rapid development of the construction world in Indonesia has not been accompanied by an increase in the quality and performance of construction services companies. In accordance with ISO 9004 of 2008, that the ongoing success of a company is achieved with its ability to meet customer needs and expectations with effective management and through corporate environmental awareness. This study aims to identify internal factors and analyze levels that significantly affect the performance of contractors in competing in the global market in the city of Padang and map the level of readiness of contractors using the Analytical Hierarchy Process (AHP) method. Primary data in this study were obtained from questionnaires and interviews with construction service companies, especially medium and large qualification contractor companies. and secondary data obtained from the LPJK website and based on ISO 9004. Based on the identification of the internal factors of the companies, it was found the final result that the significant internal factors affected the performance of construction service companies in large levels company in competing the global market in sequence are : company management, company finance, human resource, strategy company and information technology company. While the significant internal factors in medium levels company in sequence are : company finance, company management, human resource, strategy company and information technology company. The readiness of construction service company at the large level in Padang is 88.5% and the medium level is 86.5%. This value indicates that readiness level is greater than 50% which means that the construction service companies in Padang ready to compete in global market.Keywords: Identification, Significant Factors, AHP, Internal Company, Global Market.
