Abstract

The objectives of this research are to know how much cost needed for the use of new heavy equipment and old heavy equipment at project Pematang Reba – Siberida (B) Street Reconstruction. The pavement depth planning uses component analysis from Bina Marga Method for aggregate base course and method developed by NAASRA (National Association of Australian State Road Authorities) for concrete base course. Data needed for the analysis consist of work volume details, unit cost list, unit cost analysis, equipment replacement analysis and construction drawing. Cost analysis result shows that use new heavy equiptment need Rp.8,360,450,248 and old heavy equipment need Rp.13,522,647,465 with cost saving percentage 38.17% for old heavy equipment cost.Key words: cost analysis, work grained, heavy equipment, volume.

Abstract

Recent development progress in Pekanbaru is increasing rapidly. This condition is marked by the number buildings that have been built. One of the buildings that have been built is hotel. Each buildings has a risk and potential to fire, that can cause casualties. The research aimed to analyze of building reliability of Hotel Royal Asnof Pekanbaru against fire hazard protection system according to Ministry of Public Works Regulation number 26,2008. This study used Check List form PD-T-11-2005-C (Fire Safety Inspection on Building) and the result from this form is used to get reliability for fire hazard protection system using Analytical Hierarchy Process (AHP) method. The result showed that the reliability of protection system on building Hotel Royal Asnof Pekanbaru according to Check List Method was 88.788 %, while the result calculated by using Analytical Hierarchy Process (AHP) method was 88.125 %, and categorized well, so that the fire protection system on this building is reliable. Abstract

High levels of competition in the procurement process consulting services require consultants doing things or ways brilliant in order to obtain a positive result to win the auction. Competition to win the auction occurs in each of the consultants who will eventually obtained the consultant selected as a winner. On the other hand there are many consultants who follow the auction defeat, This event is certainly detrimental to the consultant because it has a lot of energy and money he has to spend. This study aims to determine the variables that influence the failure of the process of procurement of consulting services provider on government projects especially at Department Of Housing, Building Planning And Urban Development Pekanbaru. The research data obtained from questionnaires distributed to counterparties consultant and confirmed with the interview of the ULP Department Of Housing, Building Planning And Urban Development Pekanbaru. Data processing was done manually using Microsoft Excel and presented in a bar chart. Based on the research results, the most dominant variable failure of the procurement process consulting services provider during 2012 to 2014 is the issue of completing the legality either the legality of the company or the legality of experts, experts are not eligible and the offer price to compete.  Keywords: consulting services, questionnaire, experts, intervie

Abstract

The purpose of this study is to analyze the design and costs required to implement the tower foundation construction and foundation type to vary the diameter and depth of the foundation. It is expected that this study will provide benefits in the selection of the type and design of tower foundations on different types of soil in the city of Pekanbaru so as to provide a reference for implementing the field.The foundation of the tower there are 3 analyzed the foundation of the palm, bored pile foundation and pile foundation. In order to get the optimal type of foundation, each foundation is divided into 3 alternatives. For the palm foundation foundation depth of 2.2 m is restricted, 2.0 m and 1.8 m. Limited bored pile foundation with a diameter of 0.4 m, 0.5 m and 0.6 m. While the pile foundation used a pole with side length 0.2 m, 0.25 m and 0.3 m. Based on the analysis of alternative variations of alternative technical foundation that provides optimum strength with economical cost estimation.

Abstract

Kebakaran merupakan hal yang sering terjadi terutama untuk bangunan yang memiliki lantai yang tinggi, sehingga sangat perlu memiliki sistem proteksi kebakaran yang andal untuk sebuah gedung. Termasuk juga gedung Menara BRI Pekanbaru yang merupakan gedung yang memiliki fungsi signifikan sebagai media penyimpanan uang yang memiliki 9 lantai dan 2 basement, jadi sistem proteksi kebakaran pada Gedung Menara BRI Pekanbaru harus sesuai persyaratan yang ditentukan. Penilitian ini bertujuan untuk menganalisis dan mengetahui tingkat keandalan gedung Menara BRI Pekanbaru, sehingga pada saat gedung digunakan maka resiko tingkat kebakaran pada gedung ini bisa diminimalisirkan. Penelitian ini dilakuan dengan menggunakan dua metode yang pertama yaitu metode Analytical Hierarchy Process (AHP) dimana metode ini dilakukan dengan membandingkan elemen yang lebih penting daripada elemen yang lainnya dan yang kedua metode Check-list, dimana metode Check-list ini merupakan metode dengan membandingkan ketentuan yang diharuskan sesuai dengan Peraturan Menteri Pekerjaan Umum Nomor 26 tahun 2008 dengan yang diterapkan pada Gedung Menara BRI Pekanbaru. Hasil yang diperoleh dari kedua metode tersebut merupakan pembobotan berupa angka, dimana angka yang diperoleh memiliki tingkatan masing-masing keandalan gedung, tergolong kedalam keandalan yang kurang,cukup atau andal untuk gedung Menara BRI Pekanbaru. Nilai keandalan bangunan Gedung Menara BRI Pekanbaru dengan metode AHP diperoleh nilai sebesar 95,37%, sedangkan dengan menggunakan metode Check-list diperoleh nilai sebesar 96,03% sehingga keduanya dalam kondisi “Baik atau Andal”.

Abstract

In organizing building construction especially in Pekanbaru, cost factor is a mainly considered factor due to its relation with the great number of investment for owner. Therefore, project`s cost needs to be well-managed in order to minimalize the possibility of overrun cost. The purpose of this research was to discover the rate of validation, and to analyze the most dominant factor which has triggered the overrun cost case on small categorized government building construction project in Pekanbaru. Data collection was thoroughly done by deploying questioners to small contractors in the city of Pekanbaru. The number of samples in this research was 14 respondents. The profile of those respondents were grouped according to their gender, age, position in occupation, experience, and education background. The collected data were analyzed by using validation and reliability test, factor analysis, classic assumption test, and multiple linear regression. The data processing was done by using SPSS software (Statistical Product and Service Solution) version 24. As a result, it was obtained that the most dominant factor which has triggered the overrun cost case on small categorized government building construction project in Pekanbaru consisted of: planning and construction department i.e. handling too many projects at the same time with the percentage of 92,0%, resource coordination department i.e. lack of labours with the percentage of 86%, control department i.e. payment delays with the percentage of 63,2%

Abstract

Fire is a frequent occurrence especially for tall buildings, so it is veryn ecessary to have a reliable fire protection system for a building. Including the Rectorate building of Muhammadiyah Riau University which is a combined building between the rectorate secretariat building, University hall, University library and a place to take care of all administrative matters at Muhammadiyah Riau University located on Jl. Tuanku Tambusai No.135, Delima, Kec.tampan, Pekanbaru City Riau. which has 7 floors without a basement. This research aims to analyze and determine the level of reliability of the Riau Muhammadiyah University Rectorate building, so that when the building is used, the risk of fire in this building can be minimized. This research uses a method, namely the Analytical Hierarchy Process (AHP) method where this method is carried out by comparing elements that are more important than other elements assisted by using Expert choice 11 software. The elements used are taken from Permen PU No. 26 of 2008, namely site completeness, rescue facilities, passive protection systems, and active protection systems. The results obtained from this method are weighted in the form of numbers, where the numbers obtained have the level of each building reliability,classified into less, sufficient or reliable reliability. for the Muhammadiyah Riau University Rectorate building. The reliability value of the Muh University Rectorate Building The reliability value of the Muhammadiyah Riau University Rectorate Building with the AHP method obtained a value of 81.6%, so that it is included in the category in "reliable" conditions, while if reviewed according to Permen PU No. 26 of 2008, the Muhammadiyah Riau University Rectorate Building obtained a value of 84.79 % so that it is included in the category in "Reliable" conditions

Abstract

The Widening Project to Add Lanes to the Siak IV Pekanbaru Access Road is one of the road construction projects that experienced a delay of 27.791% of the planned schedule. The delay requires risk identification and assessment as an initial form of risk management. This study aims to identify the causal factors of the risk of delays during the construction period by using one of the risk identification methods, namely the Relative Importance Index (RII) method with a Likert Scale, the influence from no effect or 1 to very influential or 5. Out of 63 risk variables delays obtained 11 valid risks by the validity test with the Item-Level Content Validity Index (I-CVI). Therefore, using the RII method, a list of risks from the highest impact to project delay was obtained which was equipment with a value of 1.00 and the last was rain with a value of 0.25. To prove the risk factors, The Critical Path Method (CPM) was then applied, revealing 26 activities categorized as critical paths in 9 main works of the project. In conclusion, the risks were proved which caused the project delay and impacted the critical path in progress of the project.

Abstract

The increase in building and infrastructure development in Indonesia demands effectiveness and efficiency in construction projects, particularly in the selection and placement of heavy equipment such as tower cranes. This study focuses on optimizing the placement of a tower crane in the construction project of the Graduate Building of Universitas Riau, planned to have 6 floors with a height of 31.45 meters. The main issues include delays in structural progress and the tower crane being positioned close to the maximum jib reach, which decreases lifting speed and increases cycle time, ultimately raising operational costs. The research aims to find a placement that maximizes productivity and minimizes operational costs. The methods employed include direct observation and interviews. Observations were conducted on 20 columns at elevation 13.45 meters on the 3rd floor to determine the tower crane cycle time. Data analysis compared cycle times between the existing placement and two alternative placements. The study results indicate that the existing placement requires 598.195 hours with operational costs of Rp1,402,373,077.80, while alternative 7 requires 590.637 hours costing Rp1,389,917,824.27, and alternative 9 requires 606.393 hours costing Rp1,415,882,093.32. The time and cost difference between alternative 7 and the existing setup is 7.558 hours faster and Rp12,455,253.54 cheaper. Hence, the optimal position for the tower crane is alternative 7 at coordinates 764722.537; 53537.493. This placement demonstrates that a shorter distance between the tower crane and the supply point enhances productivity and reduces operational costs.
