Abstract

Pekanbaru is one of the cities that has high number level development in Indonesia. To support Banking business facility in Pekanbaru, Bank Rakyat Indonesia (BRI) built BRI tower which is located in Sudirman Street Tangkerang Tengah, Pekanbaru. BRI tower project hired 171 workers and uses heavy equipments so it would risk safety and comfort of the workers. To decrease the number of work accidents and to apply ‘zero accident’ so it’s needed to apply safety and health management system in this project. The purpose this research is to observe safety and health management system in this project. The researcher used qualitative method, analysis unvariate, and descriptive quantitative method. The questionnaire has been spread through some respondents, 149 construction workers and 22 project staffs. The result of assessment in applying safety and health management system based on PP No.50 Tahun 2012 showed that it reaches 60% and it belongs to Good rate. The result of audit safety and health management system BRI tower Pekanbaru project reaches 100% and it belongs to Excellent rate. According to analysis of safety and health equipments cost calculation, it shows Rp 721.485.925,00 or 0,5% from the total of project contract value and it’s already fulfilling PT Pembangunan Perumahan rules which requires safety and health procurement budget worth 0,5%-1% for ≤ Rp 300 billions project value. Some factors that obstruct safety and health management system applying are workers psychological and environmental factors.Keywords: Safety and Health management system, BRI Tower, PP No.50 tahun 2012

Abstract

The research was done by applying a tool checks reliability of building against fire on Eria Bunda Mother and Children Hospital City of Pekanbaru. This examination aims to determine the level of reliability in the form of building Value Reliability System Safety Building (NKSKB) against fire which is the total percentage of the sum of the percentage of building safety system components (KSKB) the completeness tread, means of rescue, passive protection system and active protection system . The results in the form of value system reliability against fire safety of building (NKSKB) in building Eria Bunda Mother and Children Hospital with 17,03% tread completeness assessment, system safety means 16,35%, 17,68% passive protection system and active protection system 6,18%. The level of reliability of fire protection systems in building Eria Bunda Mother and Children Hospital as a whole is "Less" with a percentage of 57,24%.Keywords: completeness tread, means of rescue, passive protection system, active protection system.

Abstract

The purpose of this study is to analyze the budget plan obtained from the overlay calculation using Pd T-05-2005-B and the Asphalt Institute MS-17. Studies were conducted on roadsections of Jurong-Mandau in Bengkalis, regency using design life of 5 years and 10 years with traffic development rate 5.165%, which is projected from the linear regression. Theresults of this study with Pd T-05-2005-B methods design life of 5 years, segment 1 sta 00+000 s/d 00+500 by 7.770 cm, segment 3 sta 02+500 s/d 03+000 by 8.467 cm with a total cost of Rp. 2,873,439,898.00 and a design life of 10 years obtained overlay, segment 1 sta 00+000 s/d 00 + 500 by 10.624 cm, segment 3 sta 02+500 s/d 03+000 by 11.201 cm, the segment 9 sta 06+000 s/d 06+500 by 3,810 cm with a total cost of Rp. 4,003,870,931.00.And then with Asphalt Institute MS-17 method design life of 5-year and 10 years does not require an overlay and budget plan calculations, because from the calculations obtained overlay value is 0. Abstract

This study is intended to determine the value systems of fire and building safety reliability of Ayola First Point Building of Hotel Pekanbaru in case of fire. Questionnaire of this study was done twice. Analytical Hierarchy Process (AHP) was used for the first questionnaire in order to find out the weighting of fire variable which covers the completeness of its siting, rescuing utilities, passive protection system and active protection system. The second questionnaire used check-list method based on Minister Rules for General Work Number 26 Year 2008 in order to obtain the building’s reliability value in case of fire. The results for the said value for Ayola First Point of Hotel Pekanbaru using AHP and check-list method are, respectively, 91,93% and 91,45%. Therefore, it is concluded that the building’s safety system in case of fire is in “Good” condition.Keywords: Fire, Reliability, AHP

Abstract

This study is to analyze the operational costs, maintenance on Rigid Pavement (RF) and Flexible Favement (FP). Project design life is 20 years. Design Method at Simpang Beringin Maredan Siak for RP is PdT-14-2003, while FP is use PtT PL-01-2002-B method of Highways. The primary data was gained from survey the average daily car movement (LHR) documentation and secondary data which was collected from the details of the work’s volume, unit price list, unit price analysis, heavy equipment leasing, and maintenance costs during the design life of 20 years. As a result, RP thickness by using the method of Highways produced concrete pavement thickness of 27 cm, 10cm layer of concrete foundation, reinforcement dowel Ø 33 mm plain and reinforcement tie D166 mm threaded bar and FP produced layer of asphalt concrete pavement thickness of (AC-WC) 4,2cm, layer of asphalt concrete (AC-BC) 6 cm, class A aggregate based layer was 25 cm, class B aggregate based layer was 50 cm. RP cost of Rp. 17,232,129,032.15 and FP cost of Rp.13,780,354,350.72. the difference betwwen two cost is around 20.03%. The costs for maintenance bending pavement was Rp. 56,809,224,912.16 and rigid pavement maintenance costs Rp.44,033,259,315.85 the different of both of charge of approximately 22.49% in terms of pavement with a design life of 20 years.Keywords: Rigid Pavement, Flexible Pavement, Unit Price, Budget Plan, Simpang Maredan.

Abstract

Salah satu cara untuk meningkatkan atau mengembalikan kemampuan dan pelayanan jalan adalah dengan melakukan tebal lapis tambah (overlay). Pada penelitian ini perencanaan overlay secara non destruktif berdasarkan lendutan balik, dilakukan menggunakan Manual Desain Perkerasan Jalan Nomor 02/M/BM/2013. Hasil analisis menunjukan nilai ekivalen beban sumbu standar selama umur rencana 10 tahun sebesar 6.546.500,63 ESA. Dengan melakukan pembagian segmen untuk mendapatkan variasi faktor keseragaman (FK) dan tebal lapis tambah (overlay)  yang berbeda  maka diperoleh hasil pada segmen 1 Sta 00+000 s/d Sta 00+550 FK 24% overlay 4,1 cm, segmen 2 Sta 00+550 s/d Sta 01+200 FK 19% overlay 7,2 cm, segmen 3 Sta 01+200 s/d Sta 01+750 FK 19% overlay 8 cm dan segmen 4 Sta 01+750 s/d Sta 02+300 FK 11% overlay 9 cm.Kata kunci:  lapis tambah, lendutan balik, Faktor Keseragaman

Abstract

The city of Pekanbaru is known as an investment destination city. Therefore it is necessary facilities and infrastructure that can support the progress of the city, especially in the field of economy one of them with the development of Pasar Induk Pekanbaru. The development of Pasar Induk Pekanbaru using the system Build Operate Transfer (BOT) where the project is planned for 30 years of operation and after the completion of the operation will be submitted to the city government of Pekanbaru. Project development requires large capital so that research and financing analysis and project funding needs to be done. So the purpose of this study is to analyze the feasibility of financial aspects and to know the occupancy of building units. The investment criteria used are Net Present Value, Benefit Cost Ratio, Internal Rate of Return, Payback Period and also Sensitivity Analysis. The results show that the total market investment amounts to "Rp.111.146.973.858,46". NPV of Rp. 19.660.493.750,74 ", BCR of 1.08, IRR of 15.74% and PP for 15 years 8 months. Overall, the investment project for the construction of Pasar Induk Pekanbaru is feasible to build with aoccupancy of 44.23%. The sensitivity analysis indicates that parameter changes of 10% magnitude can give a significant influence on the feasibility analysis result.Keywords: Financial Analysis, Sensitivity Analysis, Pasar Induk Pekanbaru, The occupansy of building units.

Abstract

Fire Company is an active protektif system in building structure. Pekanbaru is an area which is gristle to fire danger. Population of Pekanbaru City pertained is multitude, this affect to movement systems and development expanding everywhere. Location of effective post is an effort to minimize fire impact which possibly will happened. The research methodology consists of three phases: data collection, network analisys using network analyst extention, and discussion. Analyse optimation of station which have in Pekanbaru City conducted by using principle of service area to the stations which have been placed in one location. Service area in this study is defined as the minimum area that can be reached by fire station on the fire occur. Service area is generated using the network analisys extention in ArcGIS software. The results of this study indicate that stations still are not able to cover all of Pekanbaru areas. Station allocated by government in this time not enough served all region of Pekanbaru when at any times fire occur. On scenario 1-4 (existing station scenario with assumption speed of extinguisher car is 50-65 km/hour), stations cannot include all region of Pekanbaru. It means that Pekanbaru city still requires the addition of a new station building allocated to the areas not yet covered service area that is counted 5 (five) new stations.Keywords: optymal location, network analyst, service area , fire station

Abstract

Buiiding maintenance in consistent manner has become a requirement that has to be fulfilled. Especially for buildings intended for public service. Rationally, the level of which the building is easy to maintenance will significantly affect the cost every year. considering the problems above, it is therefore required to conduct a study regarding maintenance cost to make system of assessment to help determine priority scale for maintenance of Kampar regency office base on Permen no. 24/PRT/M/2008. It is expected that with this system. The process of maintenance and concervation of Kampar regency office will be make effective and right on target. The cost of the repair was analysis using approximate estimate with the highest unit price per square meter for high rise building from the result of the analysis using the above metho. The repair cost needed is Rp. 289,587,503.16,- with the percentage of damage at 1.62 %. The damage occurred on Kampar regency office is still consired as minor damage which is below. The below percentage required of 30% from maximumconstruction cost for new building. Abstract

Road construction requires heavy equipment in its work, one of them is road layer. Heavy equipments which currently use is dump truck, excavator, motor greder, water tank truck, tandem roller and wheel loader. The number of heavy equipment to itemized work selected heap, Class B aggregate and A class aggregate are 1 unit excavator, 1 unit wheel loader, 15 unit dump trucks, 1 unit grader motor, 2 unit tandem rollers, 1 unit water tank, selected heap work which use the provisions of the owner is 9 days and the contractor 11 days, class B aggregate work using the provisions of the owner are 7 days and 9 days contractor, A class aggregate work using the provisions of the owner are 5 days and 7 days contractor. The differences in the cost of heavy equipment is Rp.121.650.532 or higher by using contractor's heavy equipment. To determine the heavy equipment with a more efficient cost with a saving percentage of 12.93% then, the contractor must meet the provisions made by the owner with the economical life tool, the condition of the machine and eligible labor.Keywords : Cost analysis, heavy equipment, productivity, road layer
