Abstract

ABSTRAK. Hunian memiliki peran penting bagi manusia. Fungsi hunian yang terus berkembang sejalan dengan zaman membuat hunian bukan hanya sebagai tempat bernaung dan tempat berlindung. Namun, dalam menentukan hunian yang sesuai dengan keinginan merupakan hal yang tidak mudah karena banyak faktor yang perlu dipertimbangkan. Anggaran yang dikeluarkan oleh seseorang untuk memiliki hunian tidak sedikit. Perbedaan pengalaman antara masyarakat yang baru ingin memiliki hunian pertama kali dengan masyarakat yang telah memiliki hunian sebelumnya, mempengaruhi preferensi. Tujuan dari penelitian ini adalah untuk mengetahui preferensi masyarakat terhadap karakteristik hunian yang ingin dimiliki pertama kali, sehingga dapat membantu memudahkan masyarakat yang kurang pengalaman dalam memilih hunian agar sesuai dengan kriteria yang diinginkan. Penelitian ini juga diharapkan dapat menjadi wawasan baru untuk perencanaan hunian bagi pengembang perumahan maupun real estate. Penelitian ini menggunakan pendekatan kualitatif. Data dikumpulkan melalui kuesioner daring yang berisi pertanyaan terbuka yang dibagikan melalui media sosial. Data teks yang terkumpul dianalisis dengan analisis isi. Dari penelitian tersebut ditemukan empat aspek yang menjadi preferensi masyarakat dalam menentukan pilihan terhadap karakter hunian yang ingin dimiliki pertama kali yaitu desain, konfigurasi ruang, ramah lingkungan serta keamanan & kenyamanan. Kata kunci: preferensi, karakteristik hunian, hunian pertama ABSTRACT. Housing has an essential role for humans. The function of housing that continues to develop in line with the times has made housing not only a place of shelter. However, determining the right place to live is difficult because many factors need to be considered. The budget spent by someone to own a residence is large. Differences in experience between people who want to have a home for the first time and people who have had a place before affect preferences. This research aims to find people’s priorities for the characteristics of the dwelling they want to own for the first time to help make it easier for people with less experience to choose a house to match the desired criteria. This research is also expected to be a new insight into residential planning for housing developers and real estate. This research uses a qualitative approach. Data was collected through an online questionnaire containing open-ended questions shared via social media. The text data collected were analyzed using content analysis. This research found four aspects that become public preferences in determining the choice of the residential character they want to have for the first time: design, space configuration, environmental friendliness, and safety & comfort. Keywords: preferences, house characteristics, first house

Abstract

Marketplace revitalization is a solution from the government and related stakeholders to maintain the existence of the declining traditional marketplace. One of the Indonesian marketplaces that intervened with the revitalization program for this case study is Banjaran Market, in Bandung Regency, West Java which aims to improve infrastructure performance and the socio-economic development of its surrounding community. The complexity and expected behavioral changes in the marketplace revitalization program need to be simplified to be easily understood by the implementing team, beneficiaries, and donors via Outcome Mapping analytical method. This study started by collecting qualitative data, then focusing on Step Zero and the Intentional Design stage to establish the vision, identify boundary partners, state outcome challenges, and conceptualize strategies that influence boundary partners’ behavioral changes. The results show that the Banjaran Market merchant association is the boundary partner of the revitalization program, with the expected behavioral change indicated by ‘relationship’ in the form of openness, not hindering program implementation, which in turn builds the community and business management capacity, according to the regional government and medium-term development plans. This study is accustomed to be an evaluation of other marketplace revitalization programs in Indonesia, for inclusive and sustainable community engagement and development.

Abstract

Covid 19 pandemic is a global phenomenon which threatens the safety of people around the world. This phenomenon has become a momentum to reflect back on development in Indonesia. On the other side, the development of boarding houses is going to be massive and mushroomed, because of phenomena of big cities such as work and study. Preference is proper study for revealing tendencies innew normal era. The purpose of this research is to generate design criteria for boarding houses inanew normal era. Method used is revealed preference with hedonic pricing analysis approach adjustedby literature study. The results of programming shows there are eight aspects that should be concernedcarefully; facility, convenience, accessibility, health, sacety and security, cost, service, and quality of visual. These aspects are implied into eight scales; site, public realm, skin, entry, common, unit elements, and mechanical. Abstract

Sebagai salah satu kegiatan di bidang sektor informal pedagang kaki lima atau yang selanjutnya disingkat PKL memiliki karakteristik tidak terikat dan non permanen. Mengingat maraknya minat konsumen berbelanja di tempat PKL, maka dalam perencanaan penataan kawasan PKL selain pada aspek kepentingan pedagang perlu juga melihat dari perspektif pembeli atau konsumen terkait tempat PKL seperti apa yang diminati sehingga dapat diketahui kebutuhan ruang yang perlu disiasati dalam penataan kawasan PKL. Penelitian ini menggunakan metode preferensi terungkap atau revealed preferences melalui dua tahapan penelitian yaitu tahap kualitatif dan tahap kuantitatif yang bersifat eksploratif dan pendekatan grounded theory. Dari hasil analisis ditemukan 5 faktor dimensi motivasi yang mempengaruhi minat konsumen dalam berbelanja di tempat PKL, diantaranya ialah faktor barang dan proses dagang kenyamanan dan keamanan interaksi sosial dan keterbiasaan lokasi tempat dan bisa menawar. Dimensi ini memiliki korelasi yang signifikan dengan tingkat kepuasan konsumen terhadap tempat PKL. Hasil temuan ini diharapkan dapat menjadi masukan aspek yang perlu diperhatikan dalam perancangan penanganan kawasan PKL.

Abstract

Selfie-oriented tourist destinations gained significant popularity among tourists and mass media in 2015. Selfie spot is the key attraction of these sites, which often takes inspiration from renowned landmarks and tourist destinations worldwide. This article explores the visual-architectural characteristics, the original reference of these selfie spots, and tourists’ perceptions regarding the selfie spots. The study is mixed methods research, consisting of qualitative and quantitative stages. In the qualitative stage, the data are collected through qualitative content analysis (QCA) of 15 videos gathered from a video-sharing platform and analyzed using QCA and open coding to identify the visual-architectural characteristics and tourists’ perceptions of selfie spots in the videos. In the quantitative stage, the data are collected through online questionnaires and analyzed using principal component analysis (PCA) and factor analysis (FA). This study finds that selfie spots show visual-architectural characteristics such as reference to foreign and romantic images. The study also finds that the selfie spots are described as either visually appealing or described faithfully in accordance with their actual shape and form.

Abstract

Informal settlements have dominated many urban areas in Indonesia. They are usually found in areas dedicated as buffer zones between transportation lines and areas outside them. This research has three objectives: identifying and understanding the characteristics of informal settlements along railways, analyzing factors that are frequently associated with common problems and drawing public attention, and setting priorities for future research. Data was collected by reviewing 50 online-accessible news articles published in various media from 2017 to 2023. The selection process of these sources was based on the purposive sampling principle. This study then applies manifest content analysis by adopting topic analysis that is run through the JMP application. Study findings demonstrate that perception of the opportunity to occupy available spaces tends to be neutral, while issues about vulnerability, legal status, safety, and ownership harvest negative perceptions. Factors that often cause common problems and attract public attention include high rents, poor sanitation, threats of eviction, legal uncertainties, safety risks, and inability to access basic services.Keywords: perception of characteristics; informal settlements; railway infrastructure buffer area; media opinion study; transportation infrastructure AbstrakPermukiman informal telah mendominasi area perkotaan di Indonesia. Mereka biasanya ditemukan di area yang membatasi alur transportasi dengan area di sekitarnya. Penelitian ini memiliki tiga tujuan, yaitu: mengidentifikasi dan memahami karakteristik permukiman informal di sepanjang jalur kereta api; menganalisis faktor-faktor yang diasosiasikan dengan beragam masalah umum dan menarik perhatian publik; serta merumuskan prioritas studi lanjutan yang perlu dilaksanakan ke depan. Pengumpulan data dilakukan dengan mereview 50 artikel berita online yang dipublikasi pada periode 2017-2023. Proses seleksi dari sumber data ini dilaksanakan berdasarkan prinsip purposive sampling. Studi ini kemudian menerapkan manifest content analysis dengan mengadopsi analisis topik yang dioperasikan melalui aplikasi JMP. Hasil penelitian menunjukkan bahwa persepsi terkait kesempatan untuk mengakses ruang untuk tinggal cenderung netral. Sementara isu kerentanan, status legal, keselamatan, dan kepemilikan memiliki persepsi yang negatif. Faktor-faktor yang sering kali menimbulkan masalah umum dan menarik perhatian publik meliputi sewa yang tinggi, kondisi sanitasi yang buruk, ancaman penggusuran, ketidakpastian status legal, risiko keamanan, dan ketidakmampuan mengakses layanan dasar.Kata kunci: persepsi karakteristik; permukiman informal; sempadan infrastruktur kereta api; studi opini media; infrastruktur transportasi

Abstract

Abstract: During the era of the Dutch East Indies government, the presence of Gorontalo Taruna Remaja field has become part of the historical witness of the national movement until it is used as a means of various public activities in the present time. As a cultural heritage area, the field, formerly known as the "alun-alun Gorontalo" has undergone several changes. This demands a more optimal quality of public space. Thus, this research aims to identify the level of quality of cultural heritage areas as public open spaces based on community perceptions, using the Gorontalo Taruna Remaja field as a case study. This qualitative research employed a quality analysis method. The data collection was open review-based data. The data consisted of community reviews related to the Taruna Remaja field through the Google Review feature. A total of 301 reviews from 2,443 reviewers were used as the data samples. The sample review timeline started on May 16, 2019, until May 16, 2023. The data was processed using the statistical software "JMP" to be grouped into several review categories. The results showed that based on community perceptions, the quality of the Gorontalo Taruna Remaja field has met several aspects. However, there needs to be a partial fulfillment of design criteria to improve the quality of the open space. This research is expected to serve as an evaluation material for architects and other stakeholders in improving the design quality of the Taruna Remaja field as a public space.Keyword: Gorontalo Taruna Remaja Field, quality, public open spaceAbstrak: Dalam masa pemerintahan Hindia Belanda, kehadiran Lapangan Taruna Remaja Gorontalo telah menjadi bagian dari saksi sejarah pergerakan nasional, hingga digunakan sebagai sarana berbagai kegiatan publik di masa kini. Sebagai kawasan cagar budaya, lapangan yang dulunya disebut dengan “alun-alun Gorontalo” ini telah mengalami beberapa kali perubahan. Hal ini akan menuntut adanya kualitas sebuah ruang publik yang lebih optimal. Maka, penelitian ini bertujuan untuk mengidentifikasi tingkat kualitas kawasan cagar budaya sebagai ruang terbuka publik berdasarkan persepsi masyarakat, dengan menjadikan Lapangan Taruna Remaja Gorontalo sebagai studi kasus. Penelitian ini bersifat kualitatif dengan penggunaan metode analisis kualitas. Pengumpulan data merupakan data berbasis open review. Data merupakan ulasan (review) masyarakat terkait lapangan Taruna Remaja lewat fitur Google Review. Sebanyak 301 ulasan dari 2.443 pengulas digunakan sebagai sampel data. Catatan waktu ulasan sampel dimulai pada 16 Mei 2019 hingga 16 Mei 2023. Data tersebut diolah dengan menggunakan perangkat lunak statistik “JMP”, agar dapat dikelompokkan menjadi beberapa kategori ulasan. Hasil penelitian menunjukkan bahwa berdasarkan persepsi masyarakat, kualitas Lapangan Taruna Remaja Gorontalo telah memenuhi pada beberapa aspek, meskipun perlu adanya sebagian pemenuhan kriteria desain agar kualitas ruang terbuka menjadi lebih baik. Penelitian ini diharapkan dapat menjadi bahan evaluasi bagi arsitek dan para pemangku kepentingan lainnya dalam meningkatkan kualitas desain Lapangan Taruna Remaja sebagai ruang publik.Kata Kunci: Lapangan Taruna Remaja Gorontalo, kualitas, ruang terbuka publik

Abstract

Perdesaan adalah lingkungan yang erat kaitannya dengan aspek natural dan budaya bertani sehingga bentuk spasial dari sebuah permukiman perdesaan bergantung pada lingkungan tempat permukiman terbentuk. Sumber daya air merupakan salah satu aspek natural yang dapat memengaruhi sebuah permukiman secara signifikan. Penelitian ini bertujuan melihat keterhubungan adanya telaga dalam permukiman dengan terbentuknya permukiman yang berkembang dan jaringan jalan perdesaan di kawasan karst yang minim sumber daya air. Penelitian ini menganalisis morfologi permukiman secara kualitatif dan kuantitatif. Sintaksis spasial digunakan untuk memberikan visualisasi dan perhitungan numerik mengenai konektivitas, integrasi, dan kedalaman jaringan jalan. Penelitian ini akan membandingkan morfologi Kelurahan Sumberwungu yang memiliki 5 telaga dan Kelurahan Sidoharjo yang memiliki 3 telaga. Hasil penelitian menunjukkan bahwa jumlah sumber daya air permukaan sebanding dengan meningkatnya konektivitas jaringan jalan perdesaan minim sumber daya air. Dari morfologi Kelurahan Sidoharjo dan Kelurahan Sumberwungu terdapat beberapa persamaan seperti kedua kelurahan memiliki pola yang mirip, hal ini dikarenakan kondisi alam, iklim, dan budaya di kedua kelurahan yang masih cenderung mirip. Rural areas are environments closely related to natural aspects and farming culture, so the spatial form of a rural settlement depends on the environment in which the settlement is formed. Water resources are one of the natural aspects that can significantly affect a settlement. This study aims to examine the relationship between surface water resources and the spatial morphology of rural settlements in the karst region, which has limited water resources. This research qualitatively analyzes the settlement morphology, and then spatial syntax is used to provide visualizations of connectivity, integration, and depth of the road network. The study compares the morphology of Sumberwungu Village, which has five doline ponds, and Sidoharjo Village, which has three doline ponds. The results indicate that the number of surface water resources is proportional to the increased connectivity of the road network in rural areas with limited water resources. The morphology of Sidoharjo Village and Sumberwungu Village shows some similarities, such as both villages having similar patterns, due to the natural conditions, climate, and culture in both villages being relatively similar.

Abstract

During the COVID-19 pandemic, housing is not only a protector and a shelter; it also accommodates all activities, both working and studying. The changes that have occurred as a result of the stay-at-home policy have made residents make various changes to their activities and adjustments to their homes. This study aims to reveal the correlational relationship between perceptions of satisfaction, changes in activities, and housing adjustments during the COVID-19 pandemic. so that it can be determined what the pattern of behaviour in the house was during the COVID-19 pandemic. This study uses qualitative methods in the first stage and quantitative methods in the second stage. The first stage investigates all changes in activity and adjustments made in the house during the pandemic. The second stage reveals the relationship between activities, mental adjustment, and perceived satisfaction in housing, including productive groups, family-oriented groups, and self-oriented groups. Productive groups tend to correlate with forms of adaptation in the form of cleaning activities, semi-public activities, and adjustments through the configuration of space and functions. Then, closeness to a family group tends to correlate with diversification activities such as online activities, online shopping, cleaning activities, room cleanliness, and increased space privacy. Meanwhile, self-oriented groups tend to correlate with activities in the room, recreational activities, and privacy enhancements. The behavioural patterns of occupants in housing during the COVID-19 pandemic that were found in this study can contribute to future residential design considerations.

Abstract

Various adaptation strategy efforts have been made to reduce the impact due to the risk of environmental changes. Tidal flooding in the coastal area of Semarang is predicted to increase. Settlements affected by tidal flooding need to anticipate to reduce the risk of greater losses. The Tambak Lorok settlement is a phenomenon of resilience to live in a tidal flood disaster area. The purpose of this study is to explain the adaptation strategy of accommodation to settle in coastal areas affected by tidal floods in Tambak Lorok, Semarang with a qualitative descriptive approach. Data collection was carried out using a simple random sampling method with a questionnaire on 100 respondents of the Tambak Lorok community in 5 RW. The collected data are processed and interpreted by the methods of percentage description analysis and correlation analysis. It was concluded that the accommodation adaptation strategy for the Tambak Lorok community in responding to tidal flood disasters is influenced by factors of length of residence, monthly income, number of family members, perceptions of disasters, responses that have been carried out, regulations, and disaster characteristics. Adaptation to the adjustment is carried out by elevating the ground floor and increasing the height of the building structure. Behavioral adaptation is carried out by arranging the location of goods, and most people do not have a relocation plan.
