Abstract

This community service program aims to increase the capacity of residents in implementing a sustainable home maintenance system for simple residential houses (RTS). The activity was carried out in Medan City, in collaboration with the local residential community and the Green Building Council Indonesia (GBCI). The background of this activity is the continued dominance of reactive home maintenance patterns, low energy and water efficiency, as well as the declining quality of health and residential comfort due to the lack of planned maintenance in RTS, which are generally over 10 years old. The main problems faced by the partners include the limited guidelines for integrating green building concepts with systematic and sustainable home maintenance, the perception that home maintenance requires high costs, and the unavailability of practical guidelines that are easy to understand and apply. On the other hand, the green building concept is still perceived as an expensive concept that is only relevant for new buildings, thus it has not been integrated into the maintenance of existing homes. This program offers an educational and participatory solution through a participatory home audit using the 10-Point Green Home Maintenance Checklist based on the GBCI GREEN HOMES principles. The targeted outputs include the availability of replicable maintenance guidelines and modules. This program is expected to reduce minor house damage, improve energy and water efficiency, and support the creation of healthier and more sustainable housing at the community level.

Abstract

This research aims to develop a model that integrates green building concepts into a sustainable maintenance system, ultimately enhancing the life cycle value of Modest Houses (RTS) in Indonesia. The rationale for this study stems from the building sector's high energy consumption and emissions, coupled with current maintenance practices for modest houses that remain conventional, reactive, and focused on initial costs—thereby neglecting long-term efficiency. Utilizing a Research and Development (R&D) mixed-methods approach, this study maps the gap between GBCI GREEN HOMES principles and existing maintenance practices. It identifies relevant green building criteria during the operation and maintenance phases to design a practical and applicable maintenance model. The proposed model is tested and validated on selected RTS units through observations, interviews, and simple simulations to evaluate its economic and environmental impacts, as well as its effect on occupant comfort. The output of this research is a sustainable maintenance guideline designed to reduce operational costs, minimize environmental impacts, and extend the lifespan of modest houses. Simultaneously, it supports the broader sustainable development agenda and the transition toward healthier, more energy-efficient residential buildings.

Abstract

Natural tourist attractions are natural resources that have potential and have an attraction for visitors both in their natural state and after cultivation efforts, while Green Open Space [RTH] is an elongated area/path and/or cluster, whose use is more open, a place to grow. plants, both those that grow naturally and those that are deliberately planted. The method used is a documentary descriptive method using primary data and secondary data. Through the identification of Gajah Mada Park in Medan City, it is hoped that it can reveal the role of the park in supporting tourist destinations and supporting an increase in the percentage of open green space in Medan City and it is hoped that it can become a proposal for designing Green Open Space.
