Abstract

Construction project management has three main goals that must be achieved, namely cost, quality and time of work Plengsengan Afv. Kedungpeluk Sidoarjo which is planned to be completed within an estimated time of 120 calendar days and there are obstacles to contractor implementers who experience delays of 6.98% in this study researchers make efforts to find out Early Warning if there is poor performance in project completion so that management policies and changes in implementation methods can be made so that delays in project completion can be prevented.  Earned Value Method is used in the management of Afv Plengsengan work. Kedungpeluk Sidoarjo which will integrate the concept of time value. Earned Value Method is calculated from various factors that show the progress and performance of the project such as Schedule Variance (SV), work productivity index (CPI), time productivity index (SPI), and project completion schedule forecast (ECD), The results of using Earned Value Method get the results The amount of time required (ETS) at the end of the 8th week review is 91 days. While the time to complete the project (EAS) is 140 days. With this, the rate of change in project completion time is 0.16% longer, Based on the results of the analysis obtained for construction service providers who carry out development work, must apply good and efficient implementation methods in all stages of work with consistent supervision so that there is no delay in the construction work of Plengsengan Afv. Kedungpeluk Sidoarjo.

Abstract

In construction project control, the main factors of concern are quality, time and cost control. So it is necessary to use one method in the implementation of control. This study aims to analyze the time and cost of the Raci OPD Office Building Construction project. The benefit of this research is to anticipate potential delays that occur in the project. The problem limitation is focused on work that has not been completed in the remaining time of the contract period. To analyze time and cost, this research uses Critical Path Method (CPM) and Time-Cost Trade-Off (TCTO) which begins with determining the work network and critical path. TCTO analysis is carried out by shortening the duration of work by adding 3 hours of overtime and calculating the Crash Slope of each job on the critical path. Rescheduling is done by accelerating the work that has the lowest cost. The results showed that the most effective rescheduling was carried out on the Lt.3 Installation and Plastering work with the acquisition of an acceleration duration of 8 days. And the total cost required for this acceleration is Rp. 29,441,424, - or Rp. 1,226,726, - per day for 24 days.

Abstract

Infrastructure development plays a very important role as capital in efforts to stimulate increased economic productivity, both at the national and regional levels, as well as reducing unemployment, alleviating people from poverty and of course improving the standard of living of the community at large. Delays in completing a project are a problem that often arises and can have an impact on the entire work, especially with time delays resulting in increased costs which can be detrimental to many parties. This delay also occurred in the Kapas-Glendeng 8 bridge construction project, Bojonegoro Regency. In anticipation of these delays, it is necessary to accelerate time and costs. In this research the author uses the crashing method with the alternative of increasing working hours. The crashing method is a way of estimating cost variables to determine the maximum and most economical reduction in the duration of an activity that is still possible to reduce. The research results showed that the total time and cost of the project required after crashing was 174 calendar days with a cost under accelerated conditions of Rp. 2,555,189,555.98 with a difference of 6 calendar days from the normal duration of 180 calendar days and a fee under normal conditions of Rp. 2,548,581,990.63.

This research identifies the main factors affecting apartment investment, including property prices, construction costs, occupancy rates, and interest rates. Through a comprehensive literature review and primary data collection through interviews, the research provides insights for property developers, highlighting potential risks and effective mitigation strategies. The proposed investment structure involves a 30% equity and 70% borrowing ratio. Analysis methods such as NPV, IRR, BCR, and Payback Period are used for financial assessment. The Taman Melati Dinoyo Apartment Project in Malang City is financially feasible, with a NJOP value of Rp. 418,462,580,000. The NPV value is positive at Rp. 55,585,691,096, although the IRR is slightly below MARR at -8.99%. The BCR is 0.7997, indicating the project is less than 1, and the payback period is reached in the second year at IDR 186,959,656. Sensitivity analysis showed feasibility even with an increase in investment by 38% and a decrease in revenue by 20%

Abstract

The objective of this study is to examine the resolution process for corporate bonds that have been declared bankrupt by the commercial court. This research adopts a normative legal approach, which involves analyzing the law as a comprehensive system comprising legal principles, norms, and rules. The findings of this analysis reveal that the Law of the Republic of Indonesia Number 8 of 1995, which pertains to the capital market, encompasses provisions on bonds. Additionally, article 1 number 3 of the finance ministerial regulation Number 27 of 2020 specifically regulates government securities (SUN) that qualify as bonds. These bonds have a maturity period exceeding one year and are accompanied by coupon payments and limited interest installments (discounts). Bonds can be interpreted as a form of liability protection offered by bond issuers to investors, along with an agreement to repay the principal amount and premium coupons at a predetermined time. Notably, in the case of a company or issuer being declared bankrupt, it is crucial to examine the settlement system for these bonds.

Abstract

This study aims to analyze the legal regulations on cyber crime in the Indonesian legal system. The research method used is document analysis, by examining Law Number 11 of 2008 concerning Electronic Information and Transactions (ITE Law) and other related literature. The analysis results show that the legal regulations on cyber crime in Indonesia are governed by the ITE Law, which regulates various criminal actions related to the use of information and communication technology. In addition to the ITE Law, there are also other regulations that govern cyber crimes. However, there is a need for the enactment of the Cyberlaw Bill to provide a more specific and comprehensive legal basis for addressing cyber crimes. With specific laws regulating cyber crimes, law enforcement can be carried out more effectively and efficiently, providing legal certainty for cyber crime victims, and offering better legal protection for them. Therefore, this study concludes that legal regulations on cyber crimes need to be continuously developed and updated in accordance with the development of technology and the evolving trends of cyber crimes.

Abstract

One of the project types is the Construction Project. The main activity components of this type of project consist of feasibility assessment, engineering design, procurement and construction. In construction projects very often delays occur where the realization in the field does not match the schedule of the implementation plan, due to several factors that occur, even though a careful plan has been prepared but in practice in the field there are still many problems in implementation. The purpose of this study was to determine the performance of time in the implementation that took place from week -1 to week 17 on the Subali Bridge Construction project, Sutojayan Kec. (D.G.008), Blitar Regency using Earned Value. From the results of the analysis it can be seen that the costs incurred are lower than the planned costs, this can be seen in the CPI value of 1.28 while the implementation time is slower than the planned schedule indicated by the SPI value of 0.71.

Abstract

The problem in the implementation of the Bondowoso Polije Campus Administration Building Project is the limited cost and time available. With a 5 (five) storey building design with a reinforced concrete structure, each floor of which has an area of 240 m2 with a total floor area of almost 1440 m2, this building is a fairly complex building, in terms of the function of the building itself. The contract value of physical work amounted to Rp. 5,599,873,601.60 and was carried out within 120 days or 18 weeks. This research method uses Earned Value Method. From the analysis, results and discussion of the Bondowoso Polije Campus Administration Building project, the main conclusion is that there are variations in cost and time during the project period, with the lowest value of Cost Variation reaching (-)Rp 228,191,016.04 in week 7. Although the Cost Productivity Index (CPI) showed positive and negative variations, with a low of 0.672 in week 7, the Time Productivity Index (SPI) was always < 1, reaching a final value of 0.663. The estimated cost (EAC) to complete the project is IDR 5,993,156,919.70, while the estimated total work time (EAS) of the project is 20.543 weeks. Overall, the project is expected to experience a delay of 2.543 weeks and a cost loss of Rp 393,323,318.10.
