Abstract

Land is one of the natural resources controlled by the state and used for the benefit and prosperity of the people, as stipulated in Article 33 Paragraph (3) of the 1945 Constitution. The various land rights referred to in Article 4 of Law No. 5/1960 on the Basic Regulation of Agrarian Principles (UUPA) are further regulated in Article 16 Paragraph (1) of the UUPA, which are temporary land rights. One of the temporary land rights is a land mortgage. Based on this temporary characteristic, the researchers conducted research on agricultural land mortgage disputes. Based on the brief analysis mentioned previously, the researchers analyzed Decision Number: 20/Pdt.G/2021/PN.Blk which relates to the mortgage of land rights. This research uses a normative juridical approach by examining theories, concepts, legal principles, and regulations that are closely related to this research based on primary legal materials. The research method used is the literature method, because it requires the study of documents such as books and laws and regulations relating to the provisions and legal rules in the implementation of a land title pawn as a mortgage. The process of encumbering mortgage rights under Law No. 4/1996 involves three stages: a promise to grant Mortgage Rights, the granting of Mortgage Rights before a Land Deed Official (PPAT), and registration at the local land office. In Decision Number 20/Pdt.G/2021/PN, the plaintiffs were granted ownership of the disputed land, but the court did not rule on their claim regarding losses due to the defendant's unlawful possession after the pledge period expired.

Abstract

University of Lagos (UniLag) is synonymous with the municipality of Akoka. It is Nigeria's most cosmopolitan citadel of higher learning, established in 1962 alongside Universities in Nsukka, Zaria, and Ile-Ife, respectively. Her location in Akoka, which implies primacy in Yoruba philology, can be likened to divine providence or coincidence. Little wonder why the institution pitched itself as “The University of First Choice and the Nation’s Pride" and its product "Akokite". This claim resonates beyond its student enrollment, staff strength, and academic visibility but is typified in architectural structures. Prevalent among such structures are the main gate, the senate house, the library, students' halls of residence, and lecture halls. Interestingly, many of these structures are adorned with cladding; suspended wall finishing, exemplified in paint, wallpaper, flex, wood, metal, stone, marble, glass, and plastic. Regrettably, there is an apparent dearth of literature on the institution’s structural cladding, which supposedly is an oversight or oversimplification of its finishing and aesthetic roles. This research aims to highlight all that constitutes cladding on the Akoka campus of UniLag. As such, the study attempts visuality of Akoka structures, sixteen (16) of which were purposely shortlisted from the pool, each attests cladding representation of diverse typology. Findings attest to the plethora of diverse cladding media on physical structures on the Akoka campus. It further sheds light on the lexicological signification of Àkọ́kà as Ifá, justified in the conceptualisation and clarification of Ifáṣìfitì, as a university. The study concludes that it hopes its findings will provoke further scholarship on Akoka and structural cladding in particular.

Abstract

The development of information technology has driven the growth of online buying and selling transactions through platforms such as Tokopedia, Shopee, and Bukalapak. This phenomenon opens economic opportunities while also posing challenges to the application of Islamic economic principles. This study employs a normative and descriptive qualitative approach to analyze the mechanism of digital transactions to ensure compliance with Shariah law, focusing on contracts (akad), transparency, consent (ridha), permissibility (al-ibahah), and accountability. The study’s findings show that digital contracts made through clicking “buy” and “pay” can be considered valid as long as they are clear, recorded, and agreed upon by both parties. Transparency of product information is a key principle to avoid gharar (excessive uncertainty) and ghish (deception), so the description, price, and condition of goods must be accurate. The principle of consent (ridha) is realized through options such as khiyar (choice), returns, and refunds as forms of consumer protection. Payment schemes must be free from riba (usury), maisir (gambling), and excessive gharar, with alternatives such as murabahah (cost-plus financing) and halal installments. Seller accountability is enforced through rating systems, reviews, and Shariah seller certification. The fatwa of the DSN-MUI (National Shariah Council-Indonesian Ulema Council) provides normative guidance for digital transactions, ensuring consumer protection and Shariah compliance. The implementation of these principles not only guarantees the validity of transactions but also enhances trust, consumer loyalty, and the sustainability of the Shariah e-commerce ecosystem in Indonesia.

Abstract

Cambodia's educational system is deeply rooted in Buddhist tradition, with monasteries historically serving as learning centers that prioritize moral development and cultural preservation alongside academic subjects. This qualitative case study investigates the role of Buddhist education at Wat Prey Speu Buddhist Primary School, exploring how it integrates traditional precepts within the national curriculum. Thematic analysis was used to interpret data from in-depth interviews with 59 stakeholders, including students, teachers, and administrators. The findings reveal the school's primary strength is its holistic approach, which develops students' moral conduct (Sīla), concentration (Samādhi), and wisdom (Paññā). The institution also plays a vital role in preserving Khmer culture and providing affordable education to underserved communities. Key recommendations include formalizing the curriculum, addressing a significant gender imbalance, and seeking formal recognition and support from the Ministry of Education to promote this valuable educational model.

Abstract

JF Legal Network is an integrated enterprise operating at the intersection of the legal and business sectors. Its service portfolio includes accreditation and legal positioning services, specifically comprising Jakad Journals for article editing, Jakad Media for legal publishing and printing services, and a law firm. A significant operational challenge identified within the company is the complexity of its order management process. Currently, the recording of incoming and outgoing orders is conducted manually, which leads to inefficiencies and delays in generating order reports for management. To address this issue, this study proposes the development of a centralized web-based order management application. The system will be developed following the Software Development Life Cycle (SDLC) methodology, utilizing PHP, MySQL, and the Laravel framework. The primary objective of this system is to streamline the order recording process, thereby enhancing accuracy and timeliness in management reporting.

Abstract

This study examines the influence of service quality, price discounts, and application usability on customer satisfaction among ShopeeFood users in Surabaya. In the contemporary digital era, application-based food delivery services have experienced substantial growth, with ShopeeFood competing alongside numerous similar platforms in an increasingly saturated market. Understanding the determinants of customer satisfaction has become critical for maintaining competitive advantage in this sector. This research employed a quantitative approach utilizing a survey method. Primary data were collected through structured questionnaires distributed via Google Forms to 75 respondents who were identified as regular ShopeeFood users in Surabaya. The data were analyzed using multiple linear regression analysis with SPSS version 26. The findings reveal that service quality does not exert a significant influence on customer satisfaction. Conversely, both price discounts and application usability demonstrate significant positive effects on customer satisfaction. These results indicate that ShopeeFood customers prioritize promotional pricing strategies and user-friendly application interfaces when selecting food delivery services. The study contributes to the understanding of consumer behavior in digital food delivery platforms and provides practical implications for service providers seeking to enhance customer retention through targeted strategic interventions.

Abstract

The circulation of illegal cigarettes is a serious challenge for the state in maintaining economic stability and public welfare. Many small cigarette entrepreneurs in Indonesia are concerned about the widespread distribution of illegal cigarettes. They are dissatisfied with the performance of Customs officers, who are perceived as not being stringent enough in enforcing regulations. The impact of the extensive circulation of illegal cigarettes, particularly those without excise stamps, causes legal cigarette entrepreneurs to face difficulties in competing, resulting in a decline in their production. Although many legal cigarette entrepreneurs have paid excise to the state, the reality is that the circulation of illegal cigarettes in the market is increasing, leading to a decrease in state revenue. Illegal cigarettes, sold at lower prices, tempt consumers to choose illegal products over legal and registered ones. This situation is very detrimental and highlights the need for firm and consistent actions from Customs officers. The Civil Servant Investigators (PPNS) of Customs and Excise play a crucial role in uncovering and taking action against such circulation within their jurisdiction. This study analyzes the efforts of the PPNS of Customs and Excise in uncovering illegal cigarettes at the Regional Office of the Directorate General of Customs and Excise of East Java I through a juridical-empirical approach. The research methodology involves document study, interviews, and direct observation. The results show measures such as increased supervision, socialization, inter-agency cooperation, and enforcement. Constraints include a lack of information regarding perpetrators and online circulation patterns. It is recommended that the PPNS enhance coordination, tracking systems, and regulations, as well as increase public awareness about the dangers of illegal cigarettes. These measures are expected to improve the effectiveness in handling the circulation of illegal cigarettes.

Abstract

Education serves as the cornerstone in shaping the next generation of quality citizens, with teachers playing a pivotal role not only in knowledge transfer but also in cultivating students’ character, competence, and moral integrity. This descriptive qualitative study explores the transformative impact of educators as role models and moral guides in fostering noble values and competencies essential for addressing complex global challenges. Through an in-depth examination of innovative and adaptive learning strategies, the research highlights how teachers create conducive, student-centered learning environments that support the vision of a sustainable and developed Indonesia. Findings reveal that effective pedagogical practices—rooted in empathy, innovation, and ethical commitment—strengthen the alignment between education and national development goals. The study emphasizes that teacher professionalism, continuous training, and institutional support are critical in producing high-integrity human resources capable of driving national progress. Furthermore, integrating character education into curriculum development ensures that students are not only academically proficient but also ethically grounded. Ultimately, this article argues for a paradigm shift in education policy that recognizes teachers as central architects of national resilience and sustainable development. Strengthening their role is not merely an educational imperative but a strategic necessity for Indonesia’s future.

Abstract

This study presents a comparative analysis of gendered language features as exhibited by the male and female protagonists in the anime series Fruits Basket (Season 1). Grounded in Deborah Tannen’s (1990) sociolinguistic framework, which posits that male and female communication styles often reflect contrasting cultures, a “report talk” prioritizing status and independence versus a "rapport talk" emphasizing connection and intimacy. This research examines the dialogue of Souma Kyo and Honda Tohru. Employing a qualitative descriptive methodology, the study conducted a close textual analysis of the series' transcripts to identify and categorize distinctive linguistic patterns. The findings indicate a pronounced divergence in their communicative strategies. Kyo’s language is characterized by directness, imperative commands, and confrontational rhetoric, aligning with Tannen’s concept of a report talk oriented towards asserting dominance and achieving conversational goals. Conversely, Tohru consistently employs linguistic features designed to build rapport, including frequent use of polite forms, mitigating devices, and empathetic expressions, demonstrating a primary concern for her interlocutor's emotional state and the maintenance of harmonious relationships. These results not only corroborate Tannen’s theoretical distinctions within a popular media text but also illustrate how fictional narratives can mirror and reinforce broader sociolinguistic patterns. It is recommended that future research explores these dynamics across different cultural contexts and narrative genres to further validate these observations.

Abstract

This study aims to examine the strategic contribution of the palm oil industry to Indonesia’s economic resilience and defense logistics system. Employing a qualitative approach based on literature review, the analysis draws upon academic sources, policy documents, and institutional reports. As a leading sector in export and alternative energy supply, the palm oil industry plays a vital role in supporting national fiscal stability through state revenue generation and employment creation. Furthermore, the geographic distribution of palm oil plantations across border regions and remote areas has the potential to strengthen defense logistics infrastructure, particularly in resource mobilization and operational support. This study also highlights the opportunity to utilize palm-based bioenergy as an alternative fuel to sustain military operations. The findings indicate that synergy among industrial, fiscal, and defense policies is essential to optimize the strategic role of palm oil in enhancing national resilience. The study recommends reinforcing cross-sectoral regulations and increasing investment in downstream palm oil development aligned with strategic national interests.
