Abstract

Abstract :One of the factor that influences the achievement of a project success is the role of a project manager. A reliable project manager, who knows his duties as a project leader and has the necessary competency requirements is needed to achieve the success of the project. The competence of a project manager can be measured by three aspects: knowledge, skill and attitude.This research  aims to analyze the relationship between project manager competencies (that measured by three independent variables, i.e. Knowledge, skills and attitude) and the success of the building construction project. Data was collected through a questionnaire survey. The sample/ respondents were the expertise in the field of building construction services those acts as a project manager. Data was analyzed  in three stages:first, factor analysis to reduce the variables into several groups of factors, that called as independent variables; second, correlation test with Pearson Correlation method to determine the correlation between independent variables  and dependent variable; lastly, perform multivariate regression analysis The results of factor analysis showed that the variables are formed into eleven groups, and the result of Pearson Correlation test showed only six groups correlated to project success, those are: Communication and Scope Management, Human Resource Management, which is part of knowledge; Leadership and Project Management, Professionalism and Issues Management as part of skill; and attitude concerning Responsibility, Vision and Priorities. The sixth group of these factors will be the independent variables in multivariate regression analysis. Based on multiple correlation test results, six independent variables simultaneously have a significant influence to the project success, proved by the result of probability value is 0,032.

Abstract

Abstract :When undertaking construction projects, the smoothflow of materials to the project site must be maintained.Waiting for material, which frequently happens, will have a big impact, especially for large-scale projects that use a lot of labor. If the arrival of the materials is not in accordance with the schedule of material procurement planning, the workers will have nothing to do and the project cost will blow out and there will be delays in project completion time. This research investigates the factors which influence the lead time of construction material procurement in the Badung Regency. Data was obtained by distributing a questionnaire to 50 respondents. A research sample was obtained by purposive sampling aimed at the experts who work on building projects in the Badung regency. Before being used as a research instrument, the questionnaire was tested for the validity of data by using the Pearson Product-Moment correlation and its reliability was tested using the Cronbach alpha method. Processing and data analysis was conducted by Factor Analysis. The research results show there are twenty four variables identified that influence the lead time of construction material procurement on building projects in the Badung regency. All variables can be grouped into seven factors (Factor I, II, III, IV, V, VI, VII). The most dominant factor reviewed based on the percent of variance is Factor I which is formed by six variables being the material production process at the suppliers, the relationships between contractors and suppliers, a lack of material stock at the suppliers, the availability of material transportation, access to the project, and extreme topography.

Abstract

Abstract : On the implementation of the construction project, financing is the main consideration due to the number of large and vulnerable to various risks. Cost control is the beginning of the estimates. An inaccurate estimation could have a negative impact on the whole process of construction. Because of estimation is reference in preparing the budget and used as control of the cost of projects, then required to major risk analysis that can be used as a basis in the mitigation. This research was conducted with qualitative descriptive method by interviews and survey. Data was collected by distributing questionnaires to the respondents using purposive sampling method, which simply selecting respondents who were competent and expert about the possible risks. The number of respondents was 25 who represent 8 construction project belonging to the government which is located in Denpasar. The results showed that there were 40 risks identified, from literature identified 16 risks and from brainstorming identified 24 risks. Than from 40 risks there are 34 major risks which was 9 risks classified as unacceptable and 25 risks classified as undesirable. Most dominant risks were the risks of estimator team and project. There were 16 mitigation measures at an unacceptable risk and 41 mitigitation measures at an undesirable risk. Most dominant risks were the risks of contractors and owner.

Abstract

Abstract Researches about lightweight concrete that be held nowadays, have some weakness particularly in compressive strength. Usually researches about lightweight concrete with pumice that uses Portland giving result about 13,5-16,8 MPa of compressive strength. For reducing the cement using, it is needed to find an alternative of Portland cement exchanged that improve the compressive strength at once. In addition, for compressive strength increasing it is needed to use water low water stirring. But, with a low water stirring, so mixing will be difficult for doing so it is needed superplastizer for mixing easier. Fly ash varieties  as an exchanged of  a  part of Portland cement start from 0%, 10%, 20%, 30%, 40%. The weight ratio of cement : sand : pumice is 1,00 : 3,07 : 1,14 with factor adhesive water 0,32 refers SNI 03-3449-2002 with compressive strength of the plan is 18 MPa. This study uses superplasticizer 0,4% and 0,8% of cement weight is added during the mixing concrete. Distribution of sand and pumice designed by SNI 03-2834-2000, zone 1 for sand and graduation maximum diameter of 12,5 for pumice. Increase compressive strength and modulus of elasticity occurred with age concrete hydration of 28 days to 56 days. Compressive strength increase with fly ash varieties  as an exchanged of  a  part of Portland cement with fly ash until 20% and then decreasing. However, the replacement of Portland cement 40% with fly ash was produced higher compressive strength than without fly ash. A relatively same indicator be shown on modulus of elasticity that be carried out from changing of 20% Portland cement by fly ash and 40% superplasticizer consecutively as 14,34 MPa and 10766,71 MPa in 28 days and 18,12 MPa and 11006,56 MPa in 56 days.

Abstract

ABSTRACT: In developed countries, road capacity values derived from time headway is in accordance to their local traffic characteristics. In theory, time headway standards are developed using statistics models. These standards however, are not necessarily relevant to use in Indonesia. This is because of the differences in traffic conditions and motorists behaviours between those in developed countries and Indonesia. This study is to develop the time headway distribution model and subsequently to determine lionk-road capacity in the city of Denpasar, Bali Province. The study consists of time headway data analysis, model calibration and validation and road capacity values??determination. The study found that normal distribution model fitted the local traffic conditions. Road capacity values are of  2,466 pcus/hour and 2,900 pcus/hour obtained from time headway model and the Indonesian Road Capacity Manual (MKJI) respectively.

Abstract

Nickel slag is one kind of nickel ore smelting waste after the combustion process. Production of nickel slag PT. Antam Pomalaa Kolaka Southeast Sulawesi province during the period 2011-2012 period approximately 1 million tons of slag / year, with a nickel content in ore processing of nickel is between 1.80% to 2.00%. Visually, the physical form of this nickel slag aggregate resembles. Research on the use of nickel slag as an aggregate in concrete mixture is carried out using a cylindrical specimen with a diameter of 15 cm and 30 cm high by 48 pieces were tested at 28 days with some variations in the mix. Variation 01, 100% natural aggregate, variation 02, nickel slag as coarse aggregate, variation 03, nickel slag as fine aggregate, and variation 04, nickel slag as coarse aggregate and fine aggregate. Aggregate gradation in the mixture is set and is designed so that it meets the specifications gradation mix for maximum aggregate size of 40 mm. The composition of the concrete mixture used is a mixture of concrete with the ratio of cement : fine aggegate : coarse aggregate is 1: 2: 3 in a weight ratio with cement water ratio (fas) is set at 0.5. The results showed that when compared with the use of natural agregate, terak nickel is used only as a coarse agregate, a fine agregate only and combined agregate coarse and fine agregates resulting slump values ??fell 39.47%, an increase of 55.26%, and an increase of 34.21%. As a coarse agregate, terak nickel increases the compressive strength, modulus of elasticity and splitting tensile strenght, respectively for 42.27%, 19.37% and 23.46%. As fine agregate, nickel terak resulting value of compressive strength, modulus of elasticity and tensile strength divided down respectively by 16.75%, 6.70% and 24.58%. As a combination of coarse and fine agregate, terak nickel increases the compressive strength, modulus of elasticity and splitting tensile strenght, respectively for 10.31%, 9.26% and 6.70%.

Abstract

Abstract: Analysis of reinforced concrete frame with steel braces has been done to compare the behavior of the open frame structure with reinforced concrete structure with steel braces. Three models of 2D open frame structure with 3, 4 and 5 floors were made and analyzed in SAP2000 v17 with intermediate detailing according to Indonesian Codes for Seismic Load (SNI 1726: 2002). 3-span frame structure with a span length of 6 m and level height of 3,5 m were designed according to SNI 1726: 2002, and then re-analyzed with special detailing according to New Indonesian Codes for Seismic Load (SNI 1726: 2012). After that, it was added with braces as seismic retrofitting. Two types of braces (X and concentric inverted V) were used in this study and analyzed with conventional analysis and stage construction analysis according to their stages of implementation. From the analysis results, several structure components that analyzed according to SNI 1726:2012 provitions were experience over-stressed. After retrofitted with steel braces, those components fulfill strength provition according to SNI 2847:2013 about structural concrete regulations for buildings. In addition to that, displacements that occurs on braced frame are smaller than displacements of the open frame structure with ratio of 0.08, 0.12, and 0.18 for X-brace frames with 3,4, and 5 storey and 0.07, 0.11, and 0.16 for inverted-V brace. With staged construction analysis, displacements of  X-braced frame structure increased by 14.38%, 13.62%, and 9.98% from the conventional analysis results for structure with 3, 4,and 5 storey. For structure with inverted-V brace, displacements increased by 15.83%, 14.29%, and 10.09%.

Abstract

Abstract Badung regency in Bali, where the tourism industry is growing very rapidly. Building continues to grow, such as hotels, villas, resorts, hospitals, and so forth. Implementation of building construction projects in Badung not be separated from the issue of costs, quality of execution and completion time of the project. These problems arise due to lack of skills / competencies project manager of the responsibility to integrate and coordinate all available resources for the achievement of project objectives. In this case the role of Project Manager will determine the success of a project. So, there should be a study of the basic capabilities that must be owned by the Project Manager, among others: Conceptual Skills, Technical Skill, and Soft Skills. Data collection is done by the method of observation and surveys. Factor analysis was conducted to identify factors / characteristics Project Manager that affect the quality of the construction project implementation performance. Multiple linear regression analysis determined the relationship of the performance characteristics of the project manager building construction projects in Badung. Factor analysis resulted in the identification of 22 variables that affect the quality of the building construction project implementation performance. Multiple linear regression analysis determines the characteristics of the Project Manager greatest influence on the quality of the building construction project implementation performance is Social Skills aspect of 33.08% compared to the other two aspects, namely the conceptual skills (32.10%) and Technical (9.40%) . The total value of the influence of the three aspects of the characteristics of the project manager of 74.58% means that there are still approximately 25.42% influenced by other factors, such as the state of nature, the environmental situation, location, and so on, the implementation of building construction projects in Badung.

Abstract

Abstract : One of the key success factors of a contractor company in achieving their vision and mission is good quality of human resources (HR). Based on ISO 9001 evaluation, the quality of HR at PT. Jaya Kusuma Sarana Bali (PT.JKS Bali) that measured by indicators of objectives and targets from each division concluded that the quality of HR still need to be improved. By knowing the profile of the current and preferred organizational culture, it can be identified the strategy required to achieve the vision and mission of the organization. This study aimed to analyze the culture profile of PT. JKS Bali based on their employees perception, in order to identify strategies  for improving their  HR performance. The method used is an OCAI (Organizational Culture Assessment Instrument) analysis method and a survey using the OCAI questionnaire. The analysis involved identification of the culture profiles that measured in 6 key dimensions (i.e.: Dominant Characteristics, Organizational Leadership, Management of Employees, Organization Glue, Strategic Emphases and Criteria of Success) which can represent the four culture types of an organization (i.e.: Clan, Adhocracy, Market dan Hierarchy). The result suggests that the profile of the current and preferred organizational culture at PT.JKS Bali does not require significant changes. The strategies that need to be implemented derived from six key dimensions, Applying more flexible organizational leadership but also against the rules, Managing the employees who prioritize teamwork, Reducing formalities working procedures, focusing on the company's internal, emphasizing human resource development and employment commitments.

Abstract

Abstract: Mangupura region as the central government of Badung regency, the last few years has developed very fast. Increased development is a result of market demand for homes is high and land prices are relatively affordable. This study aims to determine what factors are dominant to affect the selling price of the home, assess the influence of public facilities to the selling price of the house has to offer developers, as well as assess the suitability of public facilities provided are in accordance with the selling price of the house has to offer. To get data in this study using two different methods, quantitative data (answers from the questionnaire) and qualitative data (the answers of the interview). The data were processed using a statistical test, with five score classifications, then the data is presented with the relative frequency distribution and the analysis that used is multiple linear regression analysis. The results of multiple regression analysis performed indicates that public facilities provided by the developer significantly effect on peoples satisfaction in Mangupura. The dominant factor that affect consumers in buying a home is public road facility with average level 4.159. Each factor with influence level of selling price has positive linear relationship, except on public wastewater disposal facilities (-0439), assuming the higher needs of residents for these factors, the higher the level of satisfaction of the inhabitants of the factors of public facilities in residential areas. Advice that can be given of the results of this study is on the development of a region should pay attention to public facilities to be provided should be adjusted to the standard housing legislation.
