Abstract

Cost estimation is a very important component in a construction. Estimated construction costs can be calculated using various methods, one of which is using the unit price analysis method. The unit price analysis method for work has undergone an update in 2022 which updated the method in the previous year. Therefore this research was carried out to conduct a study by directly comparing the two cost estimation methods to find out the comparison and make a record of what is the difference in the unit price analysis. the 2016 and 2022. Data analysis techniques used in this research are: literature review and direct comparison of analysis codes, job names, descriptions of resources used, resource codes, units, and coefficients. From the results of the study and direct comparison, two general criteria were obtained, namely the criteria for change and constant. In the first general criteria, there are seven more specific change criteria, namely name or code changes, changes in the description of the resources used, changes in coefficients, changes in codes and units, transfers, additions and deletions. After recording, a total of 779 comparisons were found between the 2016 and 2022 unit price analysis cost estimation methods.

Abstract

In Indonesia, there is still extreme poverty caused by several factors, one of which is low-income among the population. The President of the Republic of Indonesia for the 2019-2024 period, Mr. Joko Widodo, conveyed Presidential Instruction No. 4 of 2022, stating that the Ministry of Public Works and Housing needs to support the acceleration of eradicating extreme poverty, one of which is by improving inadequate housing into habitable dwellings. The implementation of this activity refers to Circular Letter No. 3/SE/Dr/2021 on technical instructions for conducting self-help housing stimulus activities (BSPS). BSPS is a government aid program for low-income communities to encourage and enhance self-reliance in improving housing quality through conventional and ferrocement methods. The purpose of this research is to obtain a cost comparison of habitable dwellings using conventional and ferrocement methods for types 27, 36, and 39 houses. Descriptive analysis methods were employed to determine the budget design for habitable dwellings using conventional and ferrocement methods based on unit price work analysis. Data for this research was obtained from the implementation of BSPS in 2022. The results of the cost comparison analysis for habitable dwellings using conventional and ferrocement methods showed that the budget for a conventional type 27 house amounted to Rp. 345,549,510.48, while the ferrocement house required Rp. 242,127,415.19. For a conventional type 36 house, the budget needed was Rp. 390,354,427.82, while the ferrocement house required Rp. 274,401,749.21. Lastly, for a conventional type 39 house, the budget needed was Rp. 455,467,373.11, while the ferrocement house required Rp. 313,893,235.77.

Abstract

A construction project is a series of activities carried out with limited time and resources to achieve certain goals. In the implementation of a construction project always requires resources, namely human resources, materials, machinery, money and methods. Human resources are one of the most influential factors in a job, including in a construction job. The success of the construction project as a whole depends on the success of each job in the project, while one of the factors that affect the success of a job is its work productivity. The labor of foremen, head builders and fitters are the front line that is directly related to the production process. Good labor productivity is very much needed for the success of construction projects. Lack of attention to labor productivity in a construction project can hamper the construction work itself. This article aims to determine the factors that affect labor productivity in construction projects. The method used is a literature study on factors affecting labor productivity in construction projects, by comparing several related journals. The results show that there are 7 factors that affect the labor productivity of construction projects, namely: level of education, experience, discipline, motivation, wages, age and management.

Abstract

Construction products are one of the markers of the progress of a nation's development. One of the construction products such as shophouses is a building generally built multi-storey has two functions, namely as residential and commercial trade. The construction sector is a significant sector to improve the economy. On the other hand, the construction sector is a major contributor to the negative impact on the environment due to the amount of waste generated. One of the efforts to reduce the negative impact of construction waste is waste management. The purpose of this study was to determine the application of waste management in shophouse construction projects in Palangka Raya City. The research method was carried out by distributing questionnaires to developers and owners who had and were handling shophouse construction projects in Palangka Raya City. This research data uses primary data obtained directly from respondents, then the data is analyzed to obtain the mean value and standard deviation and then ranked. The results of the analysis show that the dominant application of waste management is: Design and construction using materials according to standards, Storage of materials that are resistant to weather, and Optimization of material use

Abstract

Construction projects are activities calculated to obtain maximum results in the form of buildings or infrastructure within limited time, costs and resources. Waste material in construction projects can result in material waste in construction project work. Therefore, it is necessary to identify materials that have the potential to cause waste material. This research aims to identify consumable materials in architectural work and the upper structure used which has a percentage of around (20%) which has value or has an impact of around (80%) on the construction of the Integrated Lecture Building B project at Palangka Raya University, Central Borneo. In this research, materials were identified in architectural work and upper structures that have the potential to cause material waste using the Pareto method (Pareto's law). The results of this research show the identification and grouping of material types that have the greatest rupiah value (80%) compared to other types of material and are materials that have the potential to cause material waste. The results obtained were 2 materials for upper structural work and 14 materials for architectural work. Accumulatively, the weight percentage required for the 2 materials in the upper structure work in this project is 72.25% compared to other types of upper structure materials. And the cumulative weight percentage required for the 14 materials in architectural work in this project is 79.43% compared to other types of architectural materials.

Abstract

A construction project is a series of activities carried out only once and generally within a short period of time. Construction projects are related to the construction of a building, which then functions in various activities related to the government and the private sector. In the project implementation process, obstacles often occur such as changes. These changes can occur at the beginning, middle and end of the project. The problem that is often experienced in construction work is changes, where the changes themselves can be in the form of differences in volume, additions or reductions in work, with these changes it cannot be denied that there will be a change to the work contract or Contract Change Order. Project administration must be carried out carefully and structured correctly to avoid errors that can have an impact on all sectors. This research uses descriptive research where researchers will analyze data from survey results by distributing questionnaires to respondents with the aim of finding out the Contract Change Order factors that occur in Palangka Raya City. The method used is a literature study on Contract Change Orders by comparing related journals. The results obtained are that there are 4 Contract Change Order Factors, namely Planning and Design, Administration, Construction and Stakeholders which have 20 sub-factors Contract Change Order

Abstract

The development of technology is currently a challenge in the construction field. Building Information Modeling (BIM) is an example of technological advances in the construction field that help projects to be completed effectively and efficiently. Project planning for flood control works on the Sanggai River in Bumi Harapan Village was carried out to prevent flooding. Bumi Harapan Village, located in Sepaku Sub-district, Penajam Paser Utara District, East Kalimantan, is the planned capital city of the "Archipelago" (IKN). The BIM method can be used for simple construction work, such as typical bridge construction, and is not limited to building construction. The purpose of this paper is to design a 3D standard bridge model using the Building Information Modeling method, which will be carried out using the Autodesk Revit program. The results of BIM modeling include the 3D material created and the detailed information in it.

Abstract

Housing refers to a collection of houses that act as a place to live or habitat, which is equipped with environmental facilities and infrastructure. Housing is designed in the form of residential areas to create organized settlements in urban areas and beyond. Given the importance of designing residential areas effectively and efficiently, it is necessary to use appropriate methods in order to achieve optimal results. One of the methods used is the Building Information Modeling (BIM) method. BIM enables inter-specialization coordination, improved building, and construction control. The BIM method allows its users to manage data accurately and precisely and create 3D building models. This study aims to design and model a residential area on Jalan G. Obos Masuk Buaya Putih Palangka Raya City using BIM Methods. This study was conducted for four months, from November 2023 to February 2024. The data used in this study are data on land area and land boundaries. The results of this study are in the form of 3D models of architecture, structures, and MEPs of a residential area.

Abstract

In the implementation of construction projects, they are often faced with problems, one of which is the occurrence of changes. Changes such as Contract Change Orders have an impact on the implementation of construction projects which will increase or decrease time, costs and quality. This research was conducted on two groups of respondents to determine whether or not there were differences of opinion between contractor respondents and supervisory consultants. The first stage carried out was to identify the factors causing the Contract Change Order from a number of previous research journal articles. The second stage is distributing questionnaires to construction companies registered with the Palangka Raya City LPSE for 2020-2023. The third stage is processing the data using the SPSS computer application to test validity and reliability, before analyzing it using Descriptive Analysis to determine the ranking of dominant factors. Then a Difference Test (Mann-Whitney) was carried out to determine the differences in opinion between the contractor respondent group and the supervisory consultant. The research was conducted in August-November 2023. The results of the literature study show twenty factors that cause Contract Change Orders on construction projects in Palangka Raya City. Descriptive analysis shows that there are three dominant factors, namely (mismatch between drawings and field conditions; addition and subtraction of work items; and addition and reduction of work volume). The Difference Test (Mann-Whitney) shows the calculated Z value < Z table = -0.094 < 1.96. So H0 can be accepted, namely that there is no significant difference in the factors causing Contract Change Orders (CCO) between contractor experts and supervisory consultants

Abstract

Effective scheduling is a key factor in the success of construction projects. The Repetitive Scheduling Method (RSM) is a scheduling method designed for projects with repetitive activities, such as housing developments, high-rise buildings, highways, or bridges. This study aims to analyze the application of the RSM method in the Menteng VIII Housing Project in Palangka Raya. By comparing the project duration and cost before and after the implementation of RSM, this study found that the project duration could be reduced by 33.33%, from 231 days to 154 days, resulting in a total labor cost savings of IDR 15,700,000 per housing unit. These results demonstrate the effectiveness of RSM in improving time and cost efficiency in construction projects. The study also emphasizes that RSM reduces workers' idle time, increases productivity, and maintains work continuity. The application of RSM in this project is expected to serve as a reference for construction project managers in selecting a more optimal and efficient scheduling method. Thus, RSM can be one of the best alternatives in scheduling projects with repetitive work patterns.
