Abstract

According to the Regulation of the Minister of Public Works Number: 24/PRT/M/2008 article 1 paragraph 2, building maintenance is an activity to maintain the reliability of the building along with its infrastructure and facilities so that the building is always functional. The Building Regent's Office and DPRD of Pamekasan Regency are more than ten years old, and visually some damage has begun to appear in the building. This study aims to determine the maintenance management and budget plan for Regents' Office and Legislative Regional Office Building in Pamekasan Regency. This research refers to the Regulation of the Minister of Public Works Number: 24/PRT/M/2008 concerning Guidelines for Building Maintenance and Maintenance. This research use data which get measured directly in the field, collecting data from the Head of the Maintenance Unit and filling out the damage form for the Minister of Public Works 16/PRT/M/2016 by looking directly at the field and interviews. The analysis show that Standard Operating Procedure in building maintenance does not fulfill the regulation; the deterioration is minor and doesn't influence the functional building. This deterioration category is suitable with budget to maintain the building based on Public Work minister regulation.

Abstract

The south coast of Indonesia has considerable potential and competitiveness in the field of tourism. This encourages the government to strive to improve tourism infrastructure through the construction of the South Coast Road. In its implementation, project reporting must be measured and controlled to assist project management in identifying problems and factors that affect project activities.  This research aims to identify the most influential factors on Schedule Performance Index and develop a prediction model using the Bayesian Network. 5 main factors that affect project performance, such as Heavy Equipment, materials, Implementation and Work Relations, Labor, and Environment are used to are set 13 scenarios to detect the behavior of each factor appropriately. The factor is confirmed to the respondent to ensure that the factor occurs in the project. The study's results obtained Bayesian Network approach can be used to assess the condition of the JLS Lot 7 Blitar  Schedule Performance Index (SPI) with an accuracy of around 80%. The dominant factor affecting SPI is the condition of the Heavy Equipment.  The condition of the Heavy Equipment will affect the condition of SPI so closely that the contractor must maintain the performance of the heavy equipment so that the project performance is always in good condition. The identification results are expected to help in better decision-making and project risk management.

Abstract

Pemeliharaan gedung sangat diperlukan untuk operasional gedung tersebut dalam rangka menjaga keandalan dan kinerja bangunan agar sesuai dengan umur ekonominya. Banyak bangunan gedung yang pemeliharaannya sangat buruk dari segi teknis, administratif, maupun ketersediaan anggarannya sehingga diperlukan model perancangan pemeliharaan yang tepat sesuai kebutuhan operasional bangunan tersebut. Disisi lain perkembangan teknologi informasi digital semakin cepat dan luas penggunaannya. Salah satunya adalah Building Information Modeling (BIM) yang seluruh proses aktivitasnya bekerja secara kolaboratif dan integratif. Oleh karena itu, rancangan model ini bertujuan untuk menyusun model perancangan pemeliharaan bangunan gedung yang tepat menggunakan BIM. Metode yang digunakan adalah menerapkan standar pemeliharaan bangunan gedung di Indonesia (Permen PU No. 24/PRT/M/2008) pada aplikasi pendukung BIM yaitu Autodesk Revit (untuk memvisualisasi gedung 3D) dan Autodesk BIM 360 Ops (untuk menajemen pemeliharaan). Sebagai studi kasus adalah Perancangan Pengelolaan Pemeliharaan Stasiun Walini yang merupakan salah satu stasiun kereta cepat Jakarta – Bandung dengan komponen bangunan yang sangat moderen, komplek, dan rumit. Model perancangan pemeliharaan dilakukan melalui tahapan: (i) pemodelan bangunan menggunakan Autodesk Revit berdasarkan shop drawing dalam bentuk 3D dan dapat diaplikasikan untuk kebutuhan 4D dan 5D; (ii) mengekspor hasil Autodesk Revit ke aplikasi Autodesk BIM 360 Ops karena aplikasi ini memiliki kemampuan menyimpan database semua kegiatan operasi dan pemeliharaan gedung; dan (iii) melakukan simulasi perancangan pemeliharaan menggunakan aplikasi Autodesk BIM 360 Ops. Hasil rancangan model ini menunjukkan bahwa dengan teknologi BIM dapat dijadikan model perancangan pemeliharaan yang sangat detail, akurat, efektif, efisien, dan terintegrasi.

Abstract

In the implementation of project development, problems often occur which cause the project to get obstacles, causing delays in project completion time and failure to achieve the project goals. Therefore, it is necessary to research risk analysis and effectively mitigate it to reduce the negative impact of delays. Currently, many studies analyze the risk of delays but are limited to risk assessment based on probability and impact, and mitigation is only carried out on the causal variables without paying attention to the agent of the delay. While in this study using the House of Risk (HOR) method which consists of 2 stages. The first stage (HOR-1) is to determine the main factors causing delays and the second stage (HOR-2) is to mitigate risk effectively to properly resolve the delay problem based on the delay agent. The results of the delay risk analysis using HOR obtained 6 delay events caused by 7 dominant agents/causes of delay based on the Pareto diagram. Recommendations for handling project delays that are effective can be carried out through 4 main mitigation efforts so that the impact of delays can be prevented or reduced.

Abstract

Planning and implementing a construction project involves several factors that must be considered including cost, quality and time. This is the main challenge in a project by controlling costs and time without reducing the quality of work. In this study the case of the construction of the Bts Road Reconstruction Package and Widening Package. Bojonegoro-Pajeng City Of Sta 28 + 230 - 32 + 230 is deemed necessary to carry out a cost and time control with the Concept of Earned Value and Monte Carlo to look for more indicators in analyzing the project so that an optimal cost and time estimate is obtained. There are 3 (three) parameters used in the result value concept, namely ACWP, BCWS, BCWP.The analysis was performed by looking for variations in the calculation manually and using the help of Crystal Ball software. The monitoring result with the Result Value Concept is the comparison of the BCWP value below the ACWP value which proves the project is experiencing fund swelling, and the BCWS value above the BCWP value proves the project is experiencing delays. While the results of monitoring the Result Value Concept using the Monte Carlo method produce the maximum and minimum value of all parameters so that it can be used as a reference for the contractor to determine the rescheduling time for the rest of the project so that the costs and time for the project are in accordance with the planning.

Abstract

Gedung Kimia A Fakultas MIPA Universitas Jember merupakan bangunan yang dipergunakan sebagai laboratorium penelitian. Gedung Kimia A Fakultas MIPA berdiri pada tahun 1991, sehingga telah beroperasi selama ±31 tahun. Penting adanya manajemen operasional pemeliharaan untuk menunjang kualitas bangunan gedung sehingga layak pakai. Penelitian ini bertujuan untuk mengetahui faktor keluhan pengguna, menganalisis nilai indeks kepuasan pengguna dengan metode Customer Satisfaction Index (CSI), dan menentukan strategi peningkatan nilai indeks kepuasan pengguna. Teknik pengambilan sampel dengan metode slovin. Populasi pengguna gedung sebesar 190 orang dengan sampel 66 orang. Teknik pengumpulan data dengan kuesioner. Teknik analisa data adalah rumusan persepsi pengguna terhadap pemeliharaan Gedung Kimia A Fakultas MIPA Universitas Jember. Berdasarkan hasil dan pembahasan, Gedung Kimia A Fakultas MIPA memiliki nilai Indeks Kondisi Bangunan (IKB) sebesar 78,05 % dengan deskripsi kondisi masih baik, dan nilai Customer Satisfaction Index (CSI) sebesar 66,19 % dengan deskripsi cukup puas. Berdasarkan diagram kartesius empat kuadran metode Importance Performance Analysis (IPA), diketahui 5 variabel pada kuadran satu yang berarti prioritas utama perbaikan. Strategi peningkatan nilai indeks kepuasan pengguna dengan dilakukan perbaikan pada komponen yang termasuk kedalam kuadran satu, sehingga dapat dikatakan sangat puas berdasarkan tingkat kepuasan dengan nilai sebesar >80 %.

Abstract

Ruas Jalan Genteng – Temuguruh merupakan Jalan provinsi yang menghubungkan kecamatan Singojuruh dan Sempu menuju kecamatan Genteng Kabupaten Banyuwangi. Sepanjang ruas jalan banyak ditemukan titik kerusakan perkerasan. Kerusakan terjadi pada lapis permukaan yang didominasi pada lajur kanan menuju kota kecamatan Genteng. Data kerusakan jalan dibutuhkan untuk penyusunan indeks kerusakan perkerasan pada metode Pavement Condition Index (PCI). Tujuannya untuk mengetahui kondisi perkerasan jalan dengan cara identifikasi kerusakan, jenis kerusakan dan tingkat kerusakan perkerasan (Shahin,1994). Hasil temuan di lapangan terdapat 7 jenis kerusakan dengan yakni retak pinggir 64,565%, kegemukan 11,874%, pelapukan & butiran 10,852%, retak memanjang & melintang 8,155%, retak buaya 3,272%, retak slip 1,073%, dan lubang sebesar 0,209%. Rata – rata nilai PCI sebesar 78,72 menunjukkan kondisi perkerasan sangat baik, tetapi kondisi riil masih terjadi kerusakan. Hasil analisa penyebab kerusakan jalan diperoleh nilai truk faktor lajur kiri 1,1003 dan lajur kanan 0,7441, untuk nilai TF>1 menunjukkan kerusakan jalan yang disebabkan overloading kendaraan berat.

Abstract

The Intergovernmental Panel on Climate Change (IPCC), one of the United Nations' bodies tasked with evaluating climate change science, has reported that humans have experienced temperatures 1.2 degrees Celsius higher than usual, and in the past decade, sea levels have risen almost three times. One of the solutions to this issue is to implement environmentally friendly construction. Asrama Al-Hikam Depok is one of the ongoing construction projects, and this research will examine whether this project applies environmentally friendly construction in its planning. Therefore, it is necessary to identify green building criteria for this dormitory's construction. The method used to identify green building criteria is the Greenship New Building Ver 1.2 method, and the cost estimate is calculated using the latest AHSP method. The results of the criteria achieved by the Asrama Al-Hikam Depok project received a score of 36 out of 101 points, or 36% of the criteria achieved. There are several criteria that can be recommended to increase the rating, provided that the criteria are applied to the building, and of course, there is an additional cost from the initial building budget. The conclusion of this research is that the Greenship rating achieved at the Asrama Al-Hikam Depok project is a bronze rating and can be raised to a silver rating by applying six criteria: Make a statement for temperature and humidity surveys; have a solid construction waste management SOP; have a liquid construction waste management SOP; add lux sensors to workspaces; install CO2 and exhaust sensors in the multipurpose room; install solar panels. The additional cost that can raise the rating of this building by one level above the achieved rating is Rp. 12,298,330.

Abstract

Bore pile foundation work is an important stage in construction that requires high productivity to achieve the desired time and quality targets. However, productivity is often hampered by constraints on 5M resources. This research aims to determine the number of working hours lost due to obstacles originating from each resource during the implementation of bore pile work. In this way, the impact of constraints on productivity can be identified and analyzed quantitatively. Then, baseline productivity is determined to serve as a reference for measuring the level of disruption. Next, a recapitulation of project constraints is carried out to identify the independent and dependent variables. The validity and reliability of the independent variables were tested before carrying out multiple linear regression analysis using four classical assumptions. Factor coefficient model calculations were carried out to measure the influence of each constraint factor on productivity. Expected productivity and disruption index are calculated to determine the disruption and loss of productivity. Lost working hours are calculated based on the accumulated impact of these obstacles. The research showed that during the 37 days of bore pile work with 198.8 working hours, the material factor significantly reduced productivity, with a loss of 2,743 hours. Machine and Money factors also contributed to a decrease in productivity of 2,088 hours and 1,31 hours respectively. Meanwhile, the Method and Man factors analysis could not be carried out because the observation data showed invalid results. The conclusion of this research reveals that the material factor is the main obstacle that influences the productivity of bore pile work, followed by the Machine and Money factors.
