Abstract

The research aims to analyze the contribution and feasibility of location-based beef goat businesses in North Sumatra. The research was conducted in Langkat, Deli Serdang and Serdang Bedagei districts using a survey method in 3 sub-districts which were deliberately selected based on the largest goat population. The number of samples in this research was 60 samples, 20 respondents each from each research location. The analytical methods used are income analysis, R/C ratio and Location Quotient. The results of the analysis showed that the R/C Ratio value was 2.41, indicating that it was possible to continue and develop beef goat farming in the Langkat, Deli Serdang and Serdang Bedagei areas. The contribution of beef goat livestock in North Sumatra is 36.1%, which shows that income from the beef goat business can become a main business if it is managed appropriately. It is proven that side maintenance has a significant impact on the farmer's total income. The LQ value obtained at 2.60 is quite high, indicating that the population and availability of beef goats in North Sumatra, apart from being able to meet regional needs, can also provide opportunities for export based on business location.

This study presents a comprehensive analysis of employees retention, attrition factors, and partners perceptions at a private university, aiming to provide valuable insights for strategic decision-making and continuous improvement. The research conducted interviews and focus group discussions with partners from both the academic and professional track units of the university. Different themes emerged such as the sense of community, the desire for professional growth, and the commitment to quality education, as retention factors while there are also significant areas of concern which include the high workload, insufficient communication, challenges in work-life balance, and resource limitations. These findings support the recommendation that improving the dedication and motivation of the university's personnel will help it keep them, which will eventually be advantageous to both the school and its students. This research serves as a valuable resource for educational institutions seeking to enhance employee retention and satisfaction in the higher education landscape.

Abstract

Collateral is an asset or valuable item entrusted by a customer to the bank as collateral. This collateral can transfer ownership rights to the bank if the borrower does not fulfill his obligation to return the funds according to the agreement. Customers and loans with collateral usually pay lower interest than loans without collateral because the bank has a lower risk of loss. Procedure for assessing financing collateral using a murabahah contract for civil servants (civil servants) at PT. Bank Aceh Syariah Lhokseumawe Branch has several stages, namely collecting information, identifying assets, assessing market value, document verification, murabahah contract, securing and registering collateral. Collateral appraisal is very important because it can have an impact on loan or financing approval, determining the selling price or asset value in the case of buying and selling, as well as in making business and investment decisions. Therefore, the collateral assessment process must be carried out professionally and objectively to produce accurate and accountable conclusions. Obstacles in the procedure for assessing financing collateral using a murabahah contract for civil servants (civil servants) at PT. Bank Aceh Syariah Lhokseumawe Branch, namely limited documents and information, limited assets pledged as collateral, internal policies of the bank or financing institution, market value that is difficult to determine, limited valuation methods. Efforts that can be made in the financing collateral assessment procedure using a murabahah contract for civil servants (civil servants) at PT. Bank Aceh Syariah Lhokseumawe Branch, namely by improving communication and coordination, customer education, collaboration with related agencies, the use of independent appraisers, improving Bank Aceh Syariah's internal policies, and training and development of appraisers.

Hypothesis test results with a t value of 3.011 > t table of 2.02 with a significant value of 0.005 < 0.05, then hypothesis H2 is accepted and H0 is rejected, meaning that work motivation has a partially positive and significant effect on job satisfaction. Hypothesis test results with a t value of 0.242 < t table of 2.02 with a significant value of 0.810 > 0.05, then hypothesis H3 is rejected and H0 is accepted, meaning that workload has no partial significant effect on job satisfaction. Test results with a value of 47.588 which is greater than 2.87 and the significant value of 0.000 is smaller than 0.05 so it can be concluded that hypothesis 4 is accepted and hypothesis 0 is rejected so it can be concluded that the work environment, work motivation and workload have a significant effect simultaneously on job satisfaction.
