Abstract

The objective of this study is to identify the perspectives of three schools of thought regarding the implementation of the land pawn system. This research was conducted in Cibeureum District. The research approach used is qualitative. The study shows that although the Ijab Qobul is performed verbally in the local language, its implementation complies with Islamic law. Other aspects concerning the Rahin and Murtahin are also regulated under Islamic law, as both parties are considered mature, sane, and legally aware. In Islamic law, land is also considered a valid form of collateral, making the marhun legitimate. If the pawnee excessively utilizes the land, such actions are deemed inappropriate and invalid according to Islamic law. This is because it involves exploiting misfortune, which is unjust for the “Rahin” and entirely contradicts the principles of Muamala.

Abstract

This study aims to analyze strategic solutions for the development of student entrepreneurship by examining the roles of business incubators, market access, repeat order behavior, and consumer behavior. Using a survey method, data were collected from 150 student entrepreneurs from various universities who have participated in entrepreneurial activities and/or incubation programs. The findings show that access to markets remains a major obstacle, often caused by limited capital, scale of production, and distribution networks. Business incubators play a vital role in facilitating promotional support, training, and access to digital platforms, though not all incubators have provided adequate post-production assistance. Repeat order behavior is strongly influenced by product quality, pricing, emotional engagement, and branding strategies. Additionally, consumer behavior in student-run businesses is significantly shaped by perceived value, satisfaction, and local cultural relevance. Based on the analysis, the study proposes several strategic solutions, including strengthening university-based incubator ecosystems, enhancing digital marketing capabilities, leveraging brand storytelling, and building sustainable customer engagement models. These recommendations are expected to help student entrepreneurs improve their market reach, customer retention, and overall business sustainability.

Abstract

This study aims to analyze the effectiveness of the Musyarakah Mutanaqisah (MMQ) scheme in the iB Muamalat Asset Refinancing Syariah product at Bank Muamalat Indonesia. MMQ is a joint ownership contract with a gradually decreasing share, combining elements of musyarakah and ijarah as a Sharia-compliant alternative to conventional refinancing. The findings indicate that the implementation of MMQ complies with Sharia principles and applicable regulations. This scheme offers benefits to customers in the form of gradual asset ownership without interest, and provides profitability and payment certainty for the bank. However, operational challenges such as limited customer understanding, complex administrative procedures, and suboptimal digital systems need to be addressed. Enhancing public education, training for human resources, and strengthening technological infrastructure are necessary to support the sustainability and scalability of the MMQ product.

Abstract

This study analyzes the transformation of governance cooperation between government and business entities (PPP) in regional development in Indonesia, focusing on the evolution of regulations, dynamics of actors, and institutional capacity disparities between Central and regional. The study uses a qualitative-descriptive approach through content analysis of key regulatory documents, institutional reports, as well as meta-reviews of international literature, and integrates findings within the framework of good governance, networked governance, and evolutionary governance theory (EGT). The results showed that regulatory reform and an increase in the number of PPP projects have not been fully followed by strengthening regional capacity, policy harmonization, and accountability and transparency of implementation. The implementation of national PPP is still dominated by the central government with limited regional participation, regulatory fragmentation, and project concentration in the Java region, thus emphasizing the need for affirmative intervention for regions outside Java. The proposed policy implications include governance reforms, increased accountability, and affirmation strategies to accelerate equitable regional development in Indonesia.
