Abstract

The increasing need for residential space in Makassar City has resulted in suburban areas such as the Moncongloe Subdistrict, Maros Regency being the area of ​​choice to meet the need for space. Seeing these conditions, it is necessary to develop an appropriate settlement in the District of Moncongloe. The purpose of this study is to determine the characteristics of population, land use and road network, factors that influence settlement development, and direction of settlement development based on factor analysis in Moncongloe District, specifically Moncongloe Lappara Village and Moncongloe Village. The analytical method used is regression analysis, spatial analysis, and comparative analysis. The results showed that the function of the building was quite diverse with linear and concentric patterns, the main road network connecting Moncongloe with Maros Regency, Gowa Regency, and Makassar City. Factors affecting the development of settlements in the Village of Moncongloe Lappara and the Village of Moncongloe include the availability of facilities and population development. The priority locations suggested in the development of settlements in Moncongloe Lappara Village and Moncongloe Village are, part of Panaikang Hamlet and Pammanjengan Hamlet of Moncongloe Village and parts of Mangempang and Ballapati Hamlet of Moncongloe Lappara Village. Based on the factors, the directions obtained are realizing the availability of public transportation and clean water facilities and improving the quality of the road network, flood management, and socialization related to planning documents.

Abstract

Factor of Community preference to stay in Sub district Somba Opu caused the high demand for settlement land, it triggered the occurrence of land conversion. This research aim to: 1) identify the coversion of agriculrural land into developing area in past 10 years (2008-2018); 2) identify community preference factors for living in Somba Opu District; and 3) arranging the direction of development in Somba Opu District in preventing land conversion. The primary data is obtained by using Landsat 7 ETM maps and secondary data obtained from interviews of people living in the research location. Spatial analysis was used to determine changes in spatial function change using arcgis applications, multiple linear regression analysis was used to determine the most dominant factors in the occurrence of land conversion, and comparative analysis was used to compare problems and directives that should be done. The results showed that in the last 10 years (2008-2018) the conversion of agricultural land into development area in Somba Opu Disctrict initially in 2008 has broadly 15.29 Km2 reduced to 12,48 Km2 in 2018. In addition, In addition, the result is the most influential factor is the location of the land of Somba Opu District which is directly adjacent to the city of Makassar and is located on side of the road connecting Gowa Regency and Makassar City. So to control preference factor wich caused the high demand for settelemant land is the review of the RTRW and the completion of the Gowa Regency RDTR, the implementation of zoning, and the provision of incentives and disincentives must be done.

Abstract

The fisheries sector has an important role in improving the economy of the region with great potential from marine waters. However, the development of the fisheries sector is still not a priority and has received attention in Takalar District. Activities from the fisheries sector are only at the distribution stage of raw materials so that only the value of the production sector is not value added. The purpose of this study was to identify the potential of the region and the characteristics of the fisheries processing industry and the direction in the development of the fisheries processing industry in Takalar District. This study uses secondary data with quantitative and qualitative approaches that use sectoral contribution analysis, location quotient analysis, priority plus index, spatial analysis, SWOT analysis with AHP and descriptive analysis. The results of this study included 63 superior commodities, the highest sector contribution of 30.2% in South Galesong and 5 priority commodities. Identified characteristics of fisheries processing industry in terms of potential fisheries resources are less fulfilling, aspects of human resources have potential, infrastructure aspects are adequate in supporting the development of processing industries, and the supporting facilities have not been as large as 37 units. 13 strategies were identified for the development of the fisheries processing industry in Takalar District with the implementation of the linear concept and determined the first growth center (growth pole) in North Galesong (North Takalar) and the second growth center in Mangarabombang (South Takalar).

Abstract

The rapid development of the city and increasing population, has led to an increase in land requirements. Increasing land requirements will result in higher land values. Makassar City is one of the metropolitan cities that is currently experiencing a crisis of land availability. This happened because the high level of development in the Makassar City, so that demand for land values ​​to be increased. The purpose of this study was to find out and identify the land value of Makassar City based on Rent-Bid Curve. This study uses a library approach and field research. The library approach is done by reading theories relating to land values from the study literature, and used to obtain secondary data. Field research was conducted by observation to determine the conditions of land use in the Makassar City. The analytical method used by descriptive quantitative and qualitative, to describe the land value of Makassar City based on research variables. Spatial analysis was used to identify the land values ​​of Makassar City based Rent-Bid Curve on distance and land use. Correlation analysis was used to determine the relationship of distance and land value. The results of this study indicate that land value of Makassar City is influenced by distance, which is getting closer to the city center, the land value is higher. While the farther from the city center, land values is be the lower. In addition, land use also affects the land value in Makassar City, with the most influential land use is commercial.

Abstract

The Makassar City area tends to lack vacant land, so it becomes very scarce and competition for land occurs. Developers began to glance at vacant land outside Makassar City by expanding vacant land in suburban areas around the center of sungguminasa city, Gowa Regency. The increase in real estate development in suburban areas causes early symptoms of the urban sprawl phenomenon. This study aims to identify developments in the spatial distribution pattern of real estate in suburban areas and arrange directions for developing patterns of distribution of suburban real estate. The analytical method used is comparative analysis, spatial analysis and qualitative and quantitative descriptive analysis. The analysis shows that the distribution of real estate tends to provide an urban sprawl phenomenon. This is because, the spread of real estate is horizontal and monofunctional in nature which results in land wastage with a building density of> 25 units / Ha and a basic coefficient of buildings> 50%. In general, real estate development is in the form of a single building with low accessibility (only one main access). Real estate developments are spatially linear (following the road network) and jumping (separated by distances> 500-1000m). The direction of developing the pattern of distribution of real estate is directed by implementing multilevel residential development mixed with other land functions, as well as the development of environmental TOD-based areas in the real estate area of ​​the sub-urban area.

Abstract

Cable car transportation system has been popular in developed countries over the world as one of the tourist, business, and even has been developed as one of the public transportation system. This study aims to identify the ideal cable car transportation system implemented in cities over the world, analyze the potential application of this system in the city of Makassar specifically for tourism development, and conceptualize the planning of cable car routes and modes in the city of Makassar. The analytical methods used include, population rate of growth analysis, comparative study, spatial analysis, analysis of potential tourism, economic, social and environmental analysis. The results of the analysis show that there is a large potential application of cable car transportation system in the City of Makassar, especially in the Central City Region with a significant tourism market. Furthermore, the concept of planning is carried out on two components of transportation, that are routes and modes. The cable car transpostation route is then presented in the form of a cable car route map that serves the downtown area and is divided into three alternatives routes. Conceptually, the selection of a cable car route through popular tourist objects aims to present direct service connections between these tourist objects and present an urban views from the air which are, nature view or the beauty of building achitecture. Furthermore, the selected cable car transportation mode for Makassar is a detachable gondola specifically a monocable detachable gondola type due to its service characteristics that suitable with the condition of the City of Makassar and it is the most popular type of urban gondola used in urban areas.

Abstract

The development of cities in Indonesia brought many changes to the internal conditions of the city, where population growth and rapid regional development were built mainly in the downtown area, giving rise to the high need for urban facilities and utilities such as pedestrian paths. Therefore planning is carried out to create a pedestrian path that meets the principles of interactive, comfortable and safe. The objectives of this plan are (1) to know the trend of the gap between existing conditions in the planning area and the principles of the pedestrian path that are viewed from the interaction between pedestrians, (2) to find out what factors have a significant effect on the gap between existing with ideal conditions, (3) preparing a pedestrian path plan that meets the principles of interactive, comfortable, and safe for pedestrians. The analysis technique used is site analysis is the analysis used in a non-physical city design and is also used to formulate space programs based on user activity characteristics and space activities. The other understanding of site analysis is the analysis used in a non-physical city design and used also to formulate space programs based on the characteristics of user activities and space activities. Data collection is done by field observation. The results of the planning in the form of a pedestrian path that meets attractive principles of the form of a simple pedestrian path but are made as elegant as possible, comfortable to avoid various obstacles and safe for pedestrians.

Abstract

Makassar City is the least livable city in the 2017 Most Liveable City Indonesia assessment by IAP with the lowest security aspect aspect and the second lowest security aspect and the number of crime rates in Makassar City has continued to increase in the last three years. Panakkukang District is the highest in the last three years. This study aims to determine the location of crime-prone, spatial factors associated with the selection of crime locations, spatial direction to reduce crime rates in Panakkukang District. The crimes referred to in this study are theft of houses, mugging, and stabbing with weapons / fire. Determination of crime-prone locations using kernel density analysis in ArcGIS applications. To determine the relationship of spatial factors associated with the selection of crime locations, Chi-Square analysis was used. The spatial factors in question are the spatial patterns of settlements, accessibility, and distribution of security facilities, economic facilities, and social facilities. In determining the spatial direction to reduce crime rates using analytical hierarchy process (AHP) and descriptive analysis. The results showed that there is a very crime-prone location in Panakkukang District. Related spatial factors are settlement spatial patterns, accessibility, government facilities. Spatial directives to reduce crime are restrictions on access by fencing walls or portals, guard posts for each access, providing security facilities in accordance with SNI 03-1733-2004, increasing supervision and lighting.

Abstract

Sustainability emerged as the most influential paradigm in managing and planning coastal area. One of the effort in realizing sustainability in the coastal area is by developing public space such as Green-Blue Open Space (GBOS), in view of the role GBOS that have a great impact in improving quality of life, aesthetics, environmental health, economic growth, city vitality, and contributing to increase disaster resilience. Meanwhile, Makassar City faced the issue about lack of availability of Green Open Space that only rich 7,3% and also the issue of sea level rise in the coastal area that will increase in the future. Researcher is interested in analyzing the level of suitability of the location to developt GBOS in coastal area of Makassar City based on GBOS theory and principle. Location of this study included 25 subdistrict in coastal area of Makassar City. The research method use the scoring and overlay method of location suitability criteria in develop GBOS using the Arc GIS application. The result of this study indicates 2 subdistrict that have the most suitable level of location suitability that are Ende and Pattunuang Subdistrict, 8 subdistrict in suitable level, 10 subdistrict in less suitable level, and 5 subdistrict in not suitable level.

Abstract

Climate change directly or indirectly affects various aspects of human life. The issue of world climate change which has resulted in sea level rise also threatens the Coastal Area of ​​Makassar City Based on the 2013 Makassar BNPB Climate Change Vulnerability Study, it was identified that the biggest climate threat for the coast of Makassar City was sea level rise. This danger will affect various parts of the coast in different ways, so understanding the various consequences, both primary and secondary impacts, is important to find ways to reduce vulnerability to them. This research was conducted by referring to the vulnerability approach consisting of several stages; examine vulnerabilities, understand the impacts of climate change, and propose adaptation strategies. First, checking vulnerability is done by assessing the impact of climate change that occurs in Makassar City using the CVI method (Coastal Vulnerability Index) based on three indicators, namely exposure, sensitivity and adaptive capacity. Second, understanding the impact of climate change based on the results of the matrix determining the class of vulnerability of the region. The results obtained are the level of vulnerability of the coastal area of ​​Makassar City to the effects of climate change showing three categories of vulnerability, namely, low, medium and high. So that the strategies that can be implemented are accommodative strategies and protective strategies. The accommodative strategy is implemented in area that have a low and moderate level of vulnerability while a protective strategy in high levels of vulnerability.
