Abstract

The potential development of vacant land in Surabaya continues to increase. Especially on Jalan Dr. Ir. H. Soekarno Surabaya City number 440-448. In the land area, there are 2 apartment buildings, 1 hotel building, 1 housing estate, 45 office buildings, 6 shop houses, 43 restaurant buildings, 1 clinical laboratory building, 20 house buildings, 50 shopping buildings, 1 college building, and 4 school buildings. . So from such data, Dr. Ir. H. Soekarno Surabaya City number 440-448. So the area has the potential to attract investment. The Detailed Spatial Planning (RDTR) and Zoning Regulations UP 1 Rungkut 2014 state that the direction of development along Dr. Ir. H. Soekarno (MERR) in trade and service activities, as well as housing activities (vertical housing) also has the potential to develop. In order to find out which buildings are profitable on the land area, this is done by using the Highest and Best Use analysis. The analysis can take advantage of a vacant land or increase a property that is physically feasible, legally permitted, financially feasible, and has maximum productivity that comes from the highest increase in land value if a building is erected. Based on the results of data analysis on the legal, physical, financial, and maximum productivity aspects of the vacant land. So, it can be concluded that if a shop is built, the land value is Rp. 24,726,872 and land productivity of 126%, whereas if an office is built, the land value is Rp. 23,013,522 and land productivity of 117%. So that the shopping property is the best and highest alternative use that is suitable to be developed on the vacant land.

Abstract

Tol Serpong Balaraja adalah proyek infrastuktur yang diharapkan menjadi solusi pemecahan masalah kepadatan lalu lintas di Tangerang Selatan. Pada proyek Tol Serpong Balaraja terdapat pekerjaan dinding penahan tanah pada STA 2+200 – STA 2+400 untuk menahan timbunan yang menerima beban jalan on/off ramp. Tujuan dari studi ini adalah untuk mengetahui perbandingan antara perencanaan dinding penahan tanah menggunakan metode soldier piles dan reinforced earth wall dengan perkuatan geogrid. Permodelan stabilitas internal dinding penahan tanah pada setiap metode dilakukan menggunakan PLAXIS. Dan stabilitas eksternal dihitung berdasarkan tegangan tanah horizontal. Hasil analisis menunjukkan bahwa dinding penahan tanah yang menggunakan soldier piles, menunjukkan stabilitas internal yang lebih besar daripada metode reinforced earth wall.

Abstract

Pembangunan dalam suatu perdesaan penting guna membantu kebutuhan aktivitas warga desa oleh sebab itu terdapat konstruksi berkelanjutan. Pembahasan penelitian ini bertujuan untuk mampu mengetahu faktor risiko yang berpengaruh dalam pelaksanaan proyek di perdesaan terhadap konstruksi berkelanjutan. Metode yang digunakan dalam penelitian ini yaitu statistik deskriptif dengan menggunakan progam bantu SPSS sebanyak 30 sampel. Hasil penelitian dari tiga faktor, yaitu hasil Uji T pertama didapat nilai thitung t tabel (-0,724 1,70562) hipotesis ditolak disimpulkan faktor biaya proyek tidak memiliki pengaruh yang signifikan, hasil uji T kedua nilai thitung ttabel (6,522 1,70562) hipotesis diterima disimpulkan faktor mutu proyek memiliki pengaruh yang signifikan, dan hasil Uji T ketiga nilai thitung ttabel hipotesis ditolak disimpulkan faktor waktu proyek tidak memiliki pengaruh yang signifikan

Abstract

Nowadays, environmental issues in construction project activities that were previously ignored have become major problems as they trigger global warming. Consequently, green construction as a concept of sustainable development has begun to be implemented. It is sort of an effort to minimize the impact of damage to the environment. The construction project of the Tulungagung-Trenggalek southern route carried out material recycling from construction waste to top foundation layer material. The material processing will have an impact on the construction implementation. Therefore, it is necessary to have a study on a comparative analysis of costs, time, and environmental impacts on the work of the top layer using recycled materials and the cut-and-fill method. After using recycled materials, the cost was IDR 2,637,312,551.00, while the cut-and-fill method cost was IDR 2,535,283,401.00. The recycling method took 20 days, whereas the cut-and-fill method took 37 days. Material waste reached 5729.27 tons by the recycle method and 46586.82 tons by the cut-and-fill method. The recycling method caused emissions of 52774.4 kgCO2/liter, while the cut-and-fill method brought in 59935.34 kgCO2/liter. In conclusion, the recycling method can be categorized as a green construction method because it produces fewer emissions and waste than the cut-and-fill method. The recycling method can reduce the impact of environmental damage.

Abstract

Risiko yang terlibat dalam pembangunan gedung tidak bisa dihapuskan sepenuhnya, tetapi dapat dikelola dengan mengurangi atau mengalihkan risiko tersebut antara pihak yang terlibat. Semakin kompleks proyeknya, semakin tinggi tingkat risiko yang terkait dengannya. Proyek konstruksi seperti pembangunan GOR, yang selalu dihadapkan pada beragam risiko yang dapat mengganggu jalannya pekerjaan dan mengancam hasil keseluruhan proyek.Untuk mengatasi potensi risiko ini, analisis prioritas risiko menjadi suatu kebutuhan. Salah satu metode yang digunakan adalah Analytical Hierarchy Process (AHP), yang membantu mengidentifikasi variabel dan indikator risiko yang memiliki tingkat kepentingan tertinggi. Dalam analisis AHP yang mencakup 7 variabel dan 24 indikator, terdapat tiga variabel yang memiliki prioritas tertinggi dan memerlukan tindakan segera, yaitu variabel terkait dengan desain, manajemen, dan Perencanaan. Untuk mengatasi potensi masalah serius ini, pemilihan tim proyek yang memiliki pengalaman menjadi sangat penting. Selain itu, keterlibatan aktif dari pemilik proyek juga merupakan faktor yang esensial untuk memastikan pemahaman yang tepat mengenai tujuan dan harapan proyek, sehingga risiko dapat dikurangi dan jalannya proyek dapat berjalan dengan baik.

Abstract

The green terminal concept in addressing quality expectations and user satisfaction is very important in the development industry in construction, facilities and energy use in buildings. This research aims to identify problems and also uses literature study by determining variables and validating them by users, then distributing questionnaires. Testing the validity and reliability of the questionnaire was carried out using the SPSS application and also Cronbach's alpha testing. If the validity test of the questionnaire is invalid, then it is rewritten, and if the validity test of the questionnaire is valid then it is continued using the IPA method to determine the level of user expectations and satisfaction in the Joyoboyo terminal building. The results of the physical condition variable have an average of 99%, the facility variable in the building has an average of 100%, the problem variable around the building is 95%, the system factor variable in the building is 98%, the social environment variable in the building is 96% and the location factor variable in the building 98%. At the Joyoboyo terminal, the manager needs to pay attention to the air condition inside the building. In terms of service quality, it is quite good, but from the user's perspective, it is not good because in the building's canteen, waste water disposal is often clogged and makes the air conditions inside uncomfortable and you have to wait for the staff to clean it or the shop owner to clean it. dispose of the waste water itself, therefore it is necessary to increase the quality and user satisfaction value of the Joyoboyo green terminal building.

Abstract

The risk identification process is an important process, because in the application of green construction there is a possibility of risks arising in a project. So that the application of green construction must be identified to be able to know what risks are the basis for implementing green construction and how strategies to overcome and implement green construction in the construction service industry. Analytical Hierarchy Procces or often abbreviated as AHP is a method that can be used to make a decision from a variety of alternatives with a hierarchical structure model. The AHP model will describe problems that have many criteria, sub criteria, and alternatives into a hierarchical chart or structure. AHP can determine the occurrence of risk, the magnitude of risk impact, and the criticality of risk from the Sub-Criteria, Criteria, and Levels of risk obtained. The results show that Macroeconomic Risk, Risk in Aspects of Contractual Issues, and Risk in Aspects of Technical Issues are the top three on the risk criteria. In addition, the overall risk still shows that risk management is still needed for green construction. there are several suggestions in the research, namely the Contractor pays more attention to the risks in the application of green construction in an effort to reduce or minimize the risks that will occur and the risk identification of the application of green construction in the implementation of further construction projects on the results of risk level indicators on the concept of green construction.

Abstract

Speech act events are frequently utilized to learn specific knowledge; they are differentiated by the presence of speakers and speech partners. The purpose of this study is to explain and describe (1) the speech actions employed in teacher and student dialogues in sports learning at SDN Petinggen, as well as (2) the meaning/intention behind the communication between the teacher and students in sports learning. The qualitative research approach is used in this study. Data is collected through observation and recording procedures. For analysis, the flow approach was applied. This study's findings may be summarized as follows: (1) how instructors and students utilize locutionary, illocutionary, and perlocutionary speech actions in learning; (2) the goal of the teacher and student dialogue, such as educating, motivating, clarifying, reinforcing, amusing, and finishing. The instructor does speech acts in order to develop good communication with pupils using various tactics and speaking strategies that take into account the context of formal or casual circumstances. Thus, the instructor student conversation in sports learning involves both direct and indirect speaking activities.

Abstract

Berdasarkan Peraturan Menteri Pekerjaan Umum dan Perumahan Rakyat Nomor 26 tahun 2017 sudah ditetapkan target pembangunan PUPR yaitu pembangunan bendungan multiguna dalam rangka memenuhi kapasitas tampung 120 m3 /kapita/ tahun. Pelaksanaan Proyek Pembangunan Bendungan Temef ini berlokasi di Kabupaten Timor Tengah Selatan (TTS), Nusa Tenggara Timur. Saat proses pembangunan Bendungan Temef ini mengalami berbagai macam hal risiko yang tidak pasti yang bisa dirasakan oleh pihak – pihak kontraktor, pemilik proyek, dan konsultan pengawas yang terkait selama pekerjaan proyek bendungan berlangsung. Sehingga para stakeholder yang terkait wajib akan memahami pentingnya permasalahan risiko yang dihadapinya, karena apabila terjadi kegagalan dalam memprediksi risiko dapat menimbulkan dampak kerugian secara langsung ataupun tidak langsung terhadap proyek. Risiko tersebut memberikan dampak yang nyata terhadap keberhasilan proyek. Tujuan yang akan dicapai pada penelitian ini adalah untuk mengetahui apa saja risiko yang berpengaruh terhadap keberhasilan dalam pelaksanaan pembangunan infrastruktur bendungan. Penelitan ini menggunakan metode mencakup studi literatur, studi pendahuluan, dan identifikasi masalah yang dilakukan dengan penggunaan kuisioner yang diberikan terhadap beberapa pihak stakeholder. Dari hasil kuisioner tersebut diolah dan diperoleh hasil variabel risiko memiliki pengaruh signifikan terhadap keberhasilan proyek yaitu kebijakan pemerintah/legalisasi.
