Abstract

Sektor konstruksi perumahan sering menghadapi tantangan dalam pengelolaan biaya dan waktu, yang dapat berdampak signifikan pada keberhasilan proyek. Penelitian ini bertujuan menganalisis kinerja biaya dan waktu pada Proyek Perumahan X di Desa Padasuka, Kecamatan Maja, Kabupaten Lebak, Banten menggunakan metode Earned Value Analysis (EVA). EVA dipilih karena kemampuannya mengintegrasikan aspek biaya dan jadwal, memberikan gambaran komprehensif tentang status proyek. Penelitian berfokus pada pembangunan perumahan subsidi tipe 30/60 dengan nilai RAB Rp85.936.759 per unit dan durasi pelaksanaan 12 minggu. Data yang dianalisis meliputi Budgeted Cost of Work Scheduled (BCWS), Budgeted Cost of Work Performed (BCWP), dan Actual Cost of Work Performed (ACWP). Hasil penelitian menunjukkan bahwa pada rumah tipe A1 dan A2, nilai Schedule Performance Index (SPI) menunjukkan keterlambatan di awal proyek (minggu 1-3) dan minggu ke-11, namun Cost Performance Index (CPI) konsisten di atas 1, menandakan efisiensi biaya. Proyeksi penyelesaian proyek melalui Estimate at Completion (EAC) sebesar Rp80.210.974 untuk kedua tipe rumah, lebih rendah dari anggaran, dan Estimate at Schedule (EAS) menunjukkan proyek akan selesai sesuai jadwal. Penelitian ini membuktikan bahwa metode EVA efektif dalam memberikan evaluasi komprehensif terhadap kinerja proyek perumahan.

Abstract

In the construction industry, service effectiveness is greatly influenced by the implementation of project management information systems, the quality of human resources (HR), and employee performance. PT XYZ faces various challenges in project management, such as delays, incompatibility of planning with realization, and lack of an integrated information system to support fast and accurate decision-making. This study aims to analyze the influence of project management information system, human resource quality, and employee performance on the effectiveness of construction services at PT XYZ. The research method used is a quantitative approach with a survey method. Data was collected through a questionnaire involving 86 respondents from various divisions within the company. Data analysis was carried out using the path analysis method to identify direct and indirect relationships between independent variables and bound variables. The results of the study show that the project management information system has a significant effect on employee performance and the effectiveness of construction services. In addition, good quality of human resources contributes to improving the effectiveness of construction services through improving employee performance. The implication of this study is that construction companies need to adopt web-based information systems to improve efficiency in project management. In addition, improving the quality of human resources through employee training and competency development is an important factor in achieving optimal construction service effectiveness.

Abstract

Competition for construction service is more competitive, the ability to win the tenders is an indicator of success in competition. The method of selecting the service provider with the lowest price often leads to different interpretations. It can be seen from the number of bids below 80% which continues to increase. This research aims to identify the value of the factors that influence the supply below 80%, analyze the dominant factors that have the most influence, and determine the respondents' views based on the company's qualifications in determining the factors that influence the occurrence of bids below 80%. The research method uses the Relative Importance Index (RII). The result of this research obtained 24 factors that affect the value of the offer under 80%. From these 24 factors, ten dominant factors were found, such as (1) the type of project; (2) Project duration; (3) Government Regulations; (4) the risk of carrying out the work; (5) Fluctuations in resource prices; (6) availability of qualified staff; (7) Past failures/profits in similar projects; (8) Tender method (open/close); (9) availability of required funds and office overhead; and (10) Document completeness and design quality.

Abstract

Construction projects in Indonesia are rising, but many adversely affect the environment. Green Construction presents a solution to mitigate these impacts, aiming to harmonize environmental sustainability with present and future human needs. Evaluating the implementation of Green Construction in projects is crucial. This study employed the 2015 Green Construction Assessment Model by W.I. Ervianto to assess Green Construction achievements and conducted interviews to identify implementation obstacles in the City Plaza Garut Mall Building Development project. The research revealed that the Green Construction achievement score in the Garut City Plaza Mall Building project was 16.15 out of 21.92, equivalent to 74% of its potential. Although this is the highest Green Construction score achieved in Indonesia, opportunities for improvement persist. Several aspects require optimization. This study underscores the necessity of enhancing Green Construction implementation in construction projects to attain a sustainable balance between environmental conservation and human necessities.

Abstract

Abstract

Letak geografis dan struktur geologi Indonesia menjadikannya salah satu negara yang paling subur, sekaligus rawan bencana, termasuk gempa bumi, banjir, tanah longsor, badai, tsunami, kebakaran hutan dan lahan, serta letusan gunung berapi. Serangkaian bencana tersebut telah menghancurkan bangunan fisik di lokasi bencana sedemikian rupa sehingga bangunan fisik harus dirancang dan dilaksanakan dengan mempertimbangkan faktor risiko bencana. Tahap pelaksanaan konstruksi adalah tahap yang paling padat aktivitas dan sumber daya. Kegagalan dalam mengelola aktivitas, sumber daya dan risiko pada tahap ini akan mengakibatkan pembengkakan biaya dan keterlambatan penyelesaian proyek. Terlebih lagi ancaman bencana membuat pelaksanaan konstruksi harus dikelola dengan hati-hati. Peran manajemen risiko tentunya sangat penting dalam manajemen pelaksanaan konstruksi, untuk itu perlu adanya kajian mengenai integrasi manajemen risiko bencana ke dalam pelaksanaan konstruksi. Tujuan dari penelitian ini adalah untuk mengetahui risiko yang terjadi pada pelaksanaan proyek konstruksi jika terjadi bencana, perbandingan hasil pemeringkatan faktor risiko yang terjadi pada pelaksanaan proyek konstruksi dengan hasil penelitian terdahulu, manajemen risiko pada proyek konstruksi yang terkait dengan kejadian bencana, dan menyusun kerangka kerja tentang integrasi manajemen risiko bencana ke dalam proyek konstruksi. Analisis data pada penelitian ini dilakukan dengan menggunakan metode, yaitu: Analisis deskriptif statis untuk menganalisis tingkat bahaya yang ditimbulkan akibat bencana alam, analisis mean rank untuk menganalisis risiko yang terjadi pada pelaksanaan proyek konstruksi jika terjadi bencana, analisis respon risiko untuk menganalisis manajemen risiko untuk penanggulangan bencana, dan membuat kerangka kerja manajemen risiko bencana pada pelaksanaan proyek konstruksi.

Abstract

Dalam pelaksanaan pembangunan proyek konstruksi sering terjadi pengeluaran biaya yang melebih anggaran yang telah direncanakan. Kelebihan biaya yang dikenal dengan cost overruns ini akan membebani pihak pelaksana jasa konstruksi terutama untuk kontrak Lumpsum Fixed Price. Penelitian ini difokuskan pada proyek konstruksi rumah tinggal dan rumah toko (ruko) dengan kontrak lumpsum di Indonesia dengan ruang lingkup penelitian di Kota Bandung dan Cimahi. Penelitian ini mengidentifikasi faktor-faktor yang dapat menyebabkan terjadinya cost overruns dalam pelaksanaan proyek konstruksi rumah tinggal kecil-menengah dan rumah toko serta memodelkan hubungan sebab akibat dari faktor-faktor yang dapat menyebabkan terjadinya cost overruns tersebut dengan metode analisis jalur atau sering dikenal dengan metode Path Analysis. Data dikumpulkan melalui kuesioner dengan sasaran utama sebagai respondennya adalah para kontraktor atau minimal berada dijajaran Project Manager dalam sebuah proyek. Hasil penelitian menghasilkan bahwa faktor terkait kelengkapan desain merupakan faktor utama dalam terjadinya cost overruns  sehingga semakin lengkap desain awal perencanaan maka semakin kecil kemungkinan terjadinya cost overruns Sementara jalur yang memiliki pengaruh paling dominan yaitu: cost overruns dipengaruhi oleh faktor terkait kinerja hasil pekerjaan, yang sebelumnya dipengaruhi oleh faktor terkait tenaga kerja, yang sebelumnya oleh faktor terkait kondisi hukum, sosial dan ekonomi, yang sebelumnya oleh faktor terkait kelengkapan desain. Sehingga dapat dilihat bahwa sumber permasalahan utama dari jalur yang paling dominan adalah faktor-faktor terkait kelengkapan desain.

Abstract

Construction work is a work that has a complex system because it involves various parties from the pre-contract stage to the post-contract stage so that it often causes problems of delays in completing work which can result in failure to achieve project objectives. This study aims to analyze internal and external factors that influence delays in government projects in West Papua Province, as well as to analyze the impact of these internal and external factors. The study was conducted in the West Papua Province area covering Manokwari Regency, South Manokwari, Arfak Mountains, Fakfak, Kaimana, Bintuni Bay, and Wondama Bay. The research sample was a construction company located in the West Papua Province area which was taken using the Cluster Sampling technique. The internal factor variables observed included financial problems, human resources, materials. The external variables from the government that were observed included design and planning, Government Regulations of the Special Autonomy Law. While the environmental factors observed included weather conditions. The variables of the impact of delays observed included costs, time, payment, scheduling, and productivity. The data collection methods used were interviews, questionnaires, and documentation. Measurement of variables using a Likert scale, and analyzed using the RII (Relative Importance Index) program to determine the dominant factors causing delays in the completion of construction work, and the impacts caused. This study found that the main internal factors influencing the delay of construction projects were delays in the delivery of materials from outside West Papua, and limited budget or working capital affected the smooth implementation of the project. While the main external factors were direct appointments that did not understand the specifications of the work, direct appointments of contractors from Papuan companies who were not competent in carrying out the work, and design changes made in the middle of the project increased the risk of delays. The existence of internal and external factors of delays has an impact on increasing the time needed to complete the project, rescheduling from the specified time, increasing costs used in completing the project, delays in payments, and decreasing productivity/efficiency of the workforce.

Abstract

ermasalahan kerusakan bangunan sekolah memberikan dampak luas, tidak hanya pada aspek fisik dan kenyamanan proses belajar mengajar, tetapi juga pada kebutuhan biaya rehabilitasi yang cukup besar. Penelitian ini bertujuan menganalisis pengaruh usia bangunan, perawatan gedung, dan penggunaan ruang kelas terhadap tingkat kerusakan bangunan, serta mengidentifikasi hubungan antara tingkat kerusakan dan biaya rehabilitasi pada 12 SMK Negeri dan Swasta di Kota Cirebon. Metode penelitian menggunakan pendekatan kuantitatif dengan analisis verifikatif berbantuan SPSS dan melibatkan 60 responden. Hasil penelitian menunjukkan bahwa usia bangunan dan perawatan gedung berpengaruh positif dan signifikan terhadap tingkat kerusakan ruang kelas, sedangkan penggunaan ruang kelas tidak memberikan pengaruh signifikan. Perawatan gedung menjadi variabel yang memiliki kontribusi pengaruh terbesar (35,7%), diikuti usia bangunan (34%), dan penggunaan ruang kelas (27,1%). Secara simultan, ketiga variabel tersebut terbukti berpengaruh signifikan terhadap tingkat kerusakan. Rata-rata tingkat kerusakan ruang kelas sebesar 36,55%, dengan rentang kerusakan 13,30% hingga 50,21%, dan rata-rata kebutuhan biaya rehabilitasi mencapai Rp107.385.050,22. Analisis korelasi menunjukkan hubungan sangat kuat antara tingkat kerusakan bangunan dan biaya rehabilitasi (r = 0,981), yang mengindikasikan bahwa semakin tinggi tingkat kerusakan, semakin besar biaya rehabilitasi yang diperlukan.   The problem of school building damage has a broad impact, not only on the physical aspects and comfort of the teaching and learning process, but also on the need for significant rehabilitation costs. This study aims to analyze the influence of building age, building maintenance, and classroom use on the level of building damage, as well as identify the relationship between the level of damage and rehabilitation costs in 12 public and private vocational schools in Cirebon City. The research method uses a quantitative approach with verification analysis assisted by SPSS and involving 60 respondents. The results show that building age and building maintenance have a positive and significant effect on the level of classroom damage, while classroom use does not have a significant effect. Building maintenance is the variable with the largest contribution (35.7%), followed by building age (34%), and classroom use (27.1%). Simultaneously, these three variables are proven to have a significant effect on the level of damage. The average level of classroom damage is 36.55%, with a range of damage from 13.30% to 50.21%, and the average rehabilitation cost reaches Rp107,385,050.22. Correlation analysis shows a very strong relationship between the level of building damage and rehabilitation costs (r = 0.981), which indicates that the higher the level of damage, the greater the rehabilitation costs required.

Abstract

This study analyzes the cost and time performance of the Sequoia Hills Bridge project in Bogor City using the Earned Value and Crashing methods. The EVM analysis results in week 8 show that time performance is slightly behind schedule (SV -1.17%) but cost performance is more economical (CV 0.17%). Overall, the project shows efficiency with an SPI of 1.30 and a CPI of 1.02, projecting completion 35 days ahead of schedule (EAS 175 days) and cost savings of IDR 40.5 million from the RAB. To meet the project owner's request for acceleration, a Crashing simulation was conducted on the remaining work with various overtime scenarios. The best scenario is adding 4 hours of overtime to critical work, resulting in an optimal duration of 165 days, which is faster than the initial remaining duration of 171 days. This study provides a reference for contractors in monitoring project performance and determining efficient and economical acceleration strategies.
