Abstract

One of the significant problems that occur during the construction management process of a project is the scope change or variation orders. Based on this background, the research problem is regarding the factors causing the change in scope (variation order). The research objective was to analyze the partial influence of consultant incompetence and material problems on variation orders. The research was conducted at the Grand Mercure Malang Hotel and the research will be carried out in 2022. The measurement of the five research variables is a subjective measurement. Related to this research, 25 previous studies that are relevant to the 2016-2021 publication period are described. The theoretical basis presented is variation order, consultant incompetence, and material problems. The research hypothesis is that the two independent variables are partially thought to influence variation order. Quantitative research approach. The research location is at the Grand Mercure Malang Hotel in Malang – East Java. The time of the research is a one-time study, namely 2022. The research population is all employees who are directly related to construction projects. The sampling technique uses non-probability sampling, in this case incidental sampling. Data collection techniques through surveys. The research instrument was a questionnaire with a Likert scale of 1-6. Data analysis techniques include descriptive analysis techniques, and SEM-PLS. The results of the study show that the incompetence of consultants and material problems partially affect the Variation Order positively and significantly

Abstract

The success of project performance is the main target for companies engaged in construction services. Considering how complicated and complex a construction project is, a good management function is needed so that it is necessary to choose the right contractor services. Therefore, a study was conducted to determine the criteria for selecting contractors that affect project performance. The method used in this research is a quantitative descriptive approach through a case study model. The sample of this research are employees of PT. Wasis Karya Nugraha who knows the conditions and is directly involved in the work of the Tlogomas Bridge construction projects Kel. Tlogomas Malang City as many as 107 people. Data collection techniques with the method of distributing questionnaires. Data management in this study uses the Partial Least Squeare (PLS) analysis tool. The results of the research show that the criteria for selecting contractors which include contextual performance, task performance, and network have an effect on project performance. The influence of the relationship between contractor selection criteria and project performance is high. The strategy that can be used in selecting a contractor according to the criteria that influence it is to consistently pay attention to the factors in selecting a contractor. For other researchers who want to research the same research, it is better to use other factors that can affect project performance

Abstract

The contractor is very instrumental in the success of a project. Therefore, contractors are required to have maximum performance in carrying out their work. There are various factors that affect the performance of contractors such as Human Resources, Money, Field Management, Communication, Materials and Equipment. This study aims to analyze the relationship between factors that influence contractor performance. This research is quantitative with data collection techniques in the form of interviews and distributing questionnaires. The research population consisted of 78 supervisory consultants for the Danau Jonge road construction project in Malang , with the total sample being the entire population. The research data analysis technique uses the PLS SEM method. Research proves that Human Resource and Money have a positive and not significant effect on Contractor Performance. Field Management has a negative and insignificant effect on Contractor Performance. While Communication, Materials and Equipment have a significant positive effect on Contractor Performance.

Abstract

Contractors have a major role in the implementation of development projects. Therefore, it is necessary to evaluate the contractor's performance by related Stakeholders regarding the results and work processes carried out in order to meet Stakeholder satisfaction . This study aims to find the influence of contractor performance factors in the form of Quality Management, Environmental Management and Safety & Health Management on Stakeholder Satisfaction in the Malang City Rehabilitation Construction Expenditure Project. This research is a quantitative research with data collection methods in the form of interviews and questionnaires. The population of this research is Stakeholders in the Malang City Rehabilitation Construction Expenditure Project with a total sample of 45 people. The research data analysis technique uses the PLS SEM method. Research proves that Quality Management has no significant effect on Stakeholder satisfaction, while Environmental and Safety & Health management has a significant effect on Stakeholder satisfaction.

Abstract

The need for housing continues to increase as the number of inhabitants increases. Housing development as one of the efforts to meet the needs of the community for residential houses. The Andalusian Griya Giri housing estate in Gresik Regency was built with a type. However, with the vast area in Gresik Regency and the fierce competition of housing developers who offer housing in a higher segment and at prices that do not differ much, it can be concluded that this housing is a waste of costs in development. Therefore, a way is needed to overcome this problem, namely by applying Value Engineering. This study aims to analyze the optimization of the calculation of the cost budget plan without reducing the quality and function of the building with the Value Engineering method. The analysis technique in Value Engineering of this study uses a comparative method with cost analysis. This method compares the profit price of the landcape design before it is redesigned with the design that has been redesigned, namely changing the house plan, appearance and number of house compositions / site plans so that maximum profit is obtained. This analysis uses the stages of the Value Engineering plan, namely the information stage, stage, creative, analysis stage, recommendation stage and presentation stage. Based on the results of the Value Engineering analysis at the Griya Giri Andalusian Housing Project in Gresik district, the most profitable design alternative was to use Design C with the change of type 38/72 housing units to 36 units. The profit price after redesigning from the original design, the production price of the type 38 house is Rp. 122.2 40. 00,000 becomes Rp. 9 0.728.514. The amount of profit increased generated after the redesign of the original design and the change in the number of house compositions / site plans was carried out amounting to Rp 7,864.960. 000 becomes Rp. 9,981,773,496.

Abstract

This research employs the Value Engineering (VE) method to address these challenges, focusing on high-impact work items such as formwork, floor slabs, walls, and structural elements. Utilizing techniques like Work Breakdown Structure (WBS) and Function Analysis System Technique (FAST), the study systematically evaluates opportunities for cost and time savings while maintaining the project’s functional and quality standards. The results demonstrate that the application of knock-down formwork systems significantly reduces material costs and accelerates construction schedules, achieving up to 20% cost savings in specific work items. The use of local materials further contributes to the optimization process, reducing procurement costs and supporting sustainable practices by minimizing environmental impact. Additionally, the redesign of structural components, such as optimized column dimensions, enhances efficiency without compromising safety or functionality. This study underscores the importance of VE as a collaborative and multidisciplinary tool that integrates technical, social, and cultural considerations. It highlights the critical role of stakeholder involvement, particularly in projects with complex socio-cultural dynamics, ensuring practical and acceptable solutions. By illustrating the effectiveness of VE in overcoming constraints, this research provides a valuable framework for applying VE in future infrastructure projects, especially in areas with similar challenges.
