Abstract

Dalam kegiatan proyek konstruksi akan banyak didapati masalah terkait material dan waktu yang mengakibatkan pemborosan biaya. Untuk menghindari hal tersebut, diperlukan suatu metode yaitu Rekayasa Nilai (Value Engineering). Tujuan penelitian ini adalah untuk mencari alternatif-alternatif menghasilkan biaya yang lebih rendah tanpa mengurangi fungsi dan kualitas pekerjaan pada proyek pembangunan Gedung E Universitas Dhyana Pura di Jalan Raya Padang Luwih, Dalung, Kuta Utara. Dalam menentukan alternatif dilakukan proses brainstorming melalui observasi dan wawancara. Berdasarkan hasil dari Value Engineering pada pekerjaan pelat lantai satu sampai dengan lantai atap didapatkan alternatif tebaik yang dapat digunakan untuk mengganti pekerjaan awal pelat lantai konvensional adalah dengan menggunkan pelat floordeck. Dengan menggunakan alternatif pelat floordeck diperoleh biaya sebesar Rp. 1.000.298.413,32 sehingga diperoleh penghematan biaya sebesar Rp. 531.703.624,12 atau sebesar 34,71% dari biaya awal Rp. 1.532.002.037,44. Waktu yang dibutuhkan untuk menyelesaikan pekerjaan pelat lantai adalah 45 hari atau sebesar 66,90% dari waktu awal 127 hari. Sehingga dapat disimpulkan bahwa dengan dilakukanya value engineering pada pekerjaan pelat lantai pada pembangunan Gedung E Universitas Dhyana Pura terdapat penghematan biaya dan waktu pengerjaan dengan alternatif menggunakan pelat floordeck.

Abstract

Sebuah stadion dengan struktur beton bertulang dan baja telah didisain menggunakan integrasi Tekla Structure dan SAP2000. Tekla Structure adalah sebuah sofware Building Information Modelling (BIM) yang berfungsi untuk membuat model dan menyimpan seluruh informasi sebuah struktur bangunan. Model awal dibuat pada Tekla Structure dan tahap analisa dan disain dilakukan pada SAP2000. Hasil disain SAP2000 akan dibaca sebagai input pada tahap pendetailan pada Tekla Structure. Pendetailan dapat dilakukan berdasarkan perhitungan manual maupun fitur otomatisasi pada Tekla Structure Keluaran yang dihasilkan Tekla Structure berupa gambar-gambar umum, gambar detail, gambar sambungan dan laporan-laporan yang akan berguna dalam pelaksanaan kontruksi sebuah stadion.

Abstract

Waste water which is produced by population of Denpasar City has notbeen managed properly, therefore it will potentially contaminate the environment. Inorder to solve this problem, the Government of Denpasar City has been granted loanby the Japan Bank for International Corporation (JBIC), and has been use for thedevelopment of sewerage system called Denpasar Sewerage Development Project(DSDP).During construction phase that has been executed, variety of risk was found which ispotentially obstruct project implementation, and even cancel part of the project. Thestudy is presented to identify risk comprehensively, through brain storming andstructured interviews. As result, the risk have been identified 74 (seventy four) risk,which include risk souces of 5 (6,76%) unacceptable risk, 17 (22,97%) undesirablerisk, 22 (29,73%) acceptable risk, and 30 (40,54%) negligible risk.Unacceptable andundesirable risk which considered as major risk come from political risk 1 risk(4,65%), environmental risk 6 risk (27,27%), planning risk 1 risk (4,55%), economical risk 1 risk (4,55%), financial risk 1 risk (4,55%), project risk 8 risk (36,36%),technical risk 2 risk (9,09%), and others 2 risk (9,09%) are include on human risk.The results show that risk sources of environmental and project risk are dominant, andshould be handled specially by the stakeholder who responsible to this project.

Abstract

Abstract :Generally, in Indonesia the subject of Occupational Health and Safety is often forgotten. This is proven with the high number of work accidents in Indonesia. In 2011, there were 99.491 incidents or on average 414 work accidents cases per day. In 2010 there were 98.711 work accidents, 96.314 cases in 2009, 94.736 cases in 2008 and 83.714 cases in 2007. This reserch is intended to asses the possible major risk of Occupational Health and Safety for The Ciputra World Jakarta building Project, and offer solutions to deal with any unexpected risk. This research was conducted with a descriptive and qualitative method. Survey was carried out to get opinions from respondents on Occupational Health & Safety risks during the construction of the Ciputra World Jakarta. There are Seventy eight (78) high risks were identified with the most being Tower Crane operation job, installation of steel column, beam, and wall with 5 risks. The 2 extreme risks were found in column casting and screeding exterior wall with 1 risk. Suggestion given is to organise training relation to Occupational Health and Safety risk to every employee, introduve shift system, allocate alternate day off to employees, provide health/medical check up, and eliminate high risk and dengerous work environment.

Abstract

FIDIC Conditions of Contract merupakan suatu format standar kontrak Internasional yang memuat secara rinci kewajiban umum dari pihak contractor, Employer, dan Engineer. Kontrak FIDIC juga menyediakan tiga aturan dasar yaitu : risk sharing, variation, dan dispute resolution. Penggunaan kontrak FIDIC pada proyek konstruksi di Indonesia, tidak pasti dapat menghilangkan risiko pada saat pelaksaanaannya, kesulitan implementasi karena klausal yang komplek dan proses yang lama menjadi bagian yang mempengaruhi ketepatan mutu, waktu dan biaya ketika terjadinya perubahan kontrak. Penelitian ini bertujuan untuk menganalisis risiko-risiko yang terjadi pada pelaksanaan proyek konstruksi gedung yang menggunakan kontrak FIDIC Condition of Contract for Construction For Building And Engineering Works Designed By The Employer 1999 (RED BOOK), untuk mengetahui dampak terhadap biaya, mutu dan waktu serta merumuskan tindakan mitigasi terhadap major risk yang ditimbulkan. Pengumpulan data dilakukan dengan wawancara dan survei menggunakan kuesioner. Responden ditentukan dengan metode purposive sampling meliputi 40 responden (kontraktor, konsultan, owner representative) pada proyek gedung yang menggunakan kontrak FIDIC. Hasil penelitian menunjukkan risiko-risiko yang teridentifikasi adalah 51 risiko. Tiga belas diantaranya termasuk kategori major risk yaitu intervensi perubahan desain oleh owner, keterlambatan supplier oleh owner, pengguna Jasa tidak membayar denda, kenaikan mata uang asing, penolakan klaim akibat kenaikan harga, interpretasi baru berdampak dihapusnya klaim biaya/overhad, kekeliruan Hirarki dokumen, perencanaan yang kurang baik, spesifikasi tidak lengkap, ketatnya jadwal pelaksanaan, kegagalan Nominated SubContractor /subkontraktor, Pekerjaan provisional sum, dan hak perpanjangan waktu ditolak. Dari 13 major risk tersebut, 6 risiko diantaranya berpengaruh terhadap biaya dan waktu, 4 risiko berpengaruh terhadap biaya, satu risiko berpengaruh terhadap mutu dan waktu, satu risiko berpengaruh terhadap waktu, dan satu risiko yang berpengaruh terhadap biaya, mutu, waktu. Tindakan mitigasi terdiri dari tahap pra pelaksanaan konstruksi, perlunya koordinasi yang baik antara stake holder dalam penentuan desain dan biaya, serta pada pelaksanaan konstruksi dimana perlunya koordinasi yang baik, cepat serta terarah antara stake holder dalam melengkapi kekurangan desain atau informasi sesuai schedule kontraktor.

Abstract

ABSTRAK Dalam pelaksanaan suatu proyek banyak ditemukan masalah seperti pemakaian material yang tidak efisien, sumber daya manusia yang kurang terampil, dan waktu penyelesaiaan proyek yang tidak tepat sehingga mengakibatkan pemborosan biaya. Peninjauan ulang desain proyek terhadap pelaksanaan proyek memungkinkan untuk melakukan penghematan biaya. Salah satu alternatif yang dapat digunakan untuk penghematan biaya adalah value engineering (VE). Metode ini memberikan pendekatan yang sistematis, rapi, dan terorganisir dalam menganalisis nilai (value) dari inti permasalahan terhadap fungsi atau kegunaannya namun tetap konsisten terhadap kebutuhan akan penampilan, kualitas, dan pemeliharaan dari proyek. Ada enam tahapan dalam metode ini, yaitu tahap informasi, tahap analisis fungsi, tahap kreativitas, tahap evaluasi, tahap pengembangan, dan tahap penyajian. Pada tahap informasi dilakukan perankingan biaya tertinggi pada rencana anggaran biaya (RAB) untuk mendapatkan pekerjaan yang akan dianalisis dengan menggunakan diagram Pareto. Dari hasil analisis didapatkan penghematan biaya pada pekerjaan struktur pelat bondek sebesar 3% dari rencana awal menggunakan pelat konvensional. Pekerjaan kusen tetap menggunakan rencana awal yaitu kusen aluminium dan daun pintu kayu kamper. Pekerjaan dinding batako mendapat penghematan sebesar 10% dari rencana awal menggunakan bata merah. Pada pekerjaan lantai tetap menggunakan rencana awal yaitu keramik merk Roman. Pada pekerjaan penutup atap dilakukan penggantian materil atap genteng karang pilang dengan atap genteng beton cisangkan. Penghematan total untuk seluruh pekerjaan ini adalah sebesar Rp.64.652.660,16 atau sebesar 1% dari rencana awal dan penghematan Biaya Siklus Hidup sebesar Rp. 118.956.227,10 dari rencana awal.

Abstract

Population of Denpasar municipality has been significantly increasing for the last few years, with growth rate of 4.25% per year. This growth also increases the need of livable housing. Addressing this phenomenon, PT Citraland Development, Tbk., in collaboration with PT Karya Makmur, develop a residence area, named Citraland Denpasar. The development of residence area is a multi-stage prject until 2020. Hence, there is spared land for each house type to be built. Objective of this study is to maximize the sales profit of each type of house within limited remaining space. Furthermore, this study evaluates the financial aspect of the project by determining NPV, BCR, and IRR values. Evaluation of engineering aspect will also be covered, in term of Building Cost Ratio, Floor Area Ratio, Green Open Space, and foundation bearing capacity. Optimization analysis is done with linear program by WinQSB software. The result shows thar for the next project phase (2017-2020), maximum profit will be achieved by 30 units of Klenze type, 23 units of Jean type, 26 units of Danburite type, 30 units of Ives type, 26 units of Haydn type, 23 units of Franz type, 19 units of Beryl type, and 15 units of Amethyst type. The maximum profit estimation gained is Rp 278,107,835,566.00. Financial evaluation shows that NPV is Rp 417,393,944,138.00 (NPV > company NPV, which value is Rp 150 billion), BCR is 1.4999 (BCR > 1), and IRR is 24.51% (IRR > company IRR, which value is 10%). Thus, this project is financially profitable. Technically, Building Coverage Ratio value is 66.36% (BCR < 95%), Floor Area Ratio is 1.1456 (FAR < 3) and Green Open Space is 33.64% (GOS > 5%). This development project has complied statutory regulation. The foundation bearing capacity was measured to be 55.4 ton, while total load imparted to the foundation is 22.307 ton. Hence, the building meets safety requirement.

Abstract

Electronic auction is an activity to provide goods / services by creating fair competition among providers of goods / services by complying with the principle of utilizing the facilities of communication and information technology. The purpose of this study was to determine the participation and acquisition of project contracting in the electronic auction to determine the relationship between the qualifications of the contractor, the contractor characteristics and conditions of participation in the electronic auction and acquisition projects, and to determine the factors that affect government contractors to participate in the auction. The study was conducted in the city of Denpasar. Methods of data collection using questionnaires and interviews addressed to contractors who have experience in the electronic auction. The method used is descriptive analysis, product moment correlation, regression and factor analysis using SPSS. The results showed that the characteristics of contractor availability factor of human resources project that comes with a certificate of availability of skilled experts and heavy equipment together to increase participation in the auction and acquisition projects. Lack of equipment auctions and bad internet connection is a factor that can degrade electronic participation and acquisition projects in the electronic auction. Factors affecting contractors to participate in the auction consists of 9 major factors such as: human resources and corporate confidence, and the location of the project, the contract system and auction system, Level Competition auction, capital and time, experience, government policies and economic conditions, The type and amount of equipment, construction market conditions

Abstract

Formwork planning requires a consideration of the use of method or system to make it more efficient and economical, especially for a typical building. That is the building that has the same shape and size as each other. Work of formwork slabs is one of the types of jobs that produce residual waste material. Floor slab formwork can generally be used one time only compared with column formwork that can be used repeatedly in a building. In general,material of floor slab formwork of conventional model panel is almost the same as the floor slab formwork, i.e. they are still using wood, multiplex, and spikes so the cost is still affordable. The difference is only related to the shape that is adjusted with the size of the multiplex and the floor slab of the building. This will minimizewasted multiplex, make installation easier and reduce the damage at the time of demolition.This study aimed to review the cost savings resulting from the use of formwork with panel model of floor slab, with the case study on Amartha Residence Development Project. This project had several types of residences, one of them wasSoho Verdetype, with an area of ??145/105 m2and consisted of 20 units. This research used quantitative descriptive analysis, by calculating the needs of the conventional panel model formwork slabs based on the existing volume. The analysis showed that the panel method could be used as much as 6 times, whichsavethe cost of Rp. 455,983,209.32 (69%) from the initial cost plan of the formwork slabs for 20 units of the buildings (Rp. 657,273,094.52). Abstract

Abstract: Work accidents that occur on the construction project will be one of the causes of the disruption or cessation of activities of the project work. The construction sector is the highest contributor to work accidents and occupational illness in Bali. Rampant construction of temporary lodging facilities or hotels in Bali can be one of the contributors to accidents. This study aims to determine the potential hazard and any dominant risk contained in a hotel development process as well as provides preventive measures to reduce such risks. In this research, the method used was descriptive qualitative. The risk of Occupational Health and Safety (K3) was identified through JSA (Job Safety Analysis). Questionnaire survey was carried out to get feedback from the experts regarding the potential hazards identified. The dominant category of risk assessment that was rated by the concept of ALARP (As Low As Reasonably Practicable). The research identified 45 of dominant risks contained in the phase of work structures including 43 risks classified as high risk such as : exposed to maneuver heavy equipment and vehicles, heavy equipment rolled because the excavated area slid down/ subsided, cross rope of Tower Crane disconnected / entangled on the operation, the charge fell from Tower Crane and as many as two risks were classified as very high risk (extreme risk) that is : exposed to maneuver mixer and swing Tower Crane over the edge area of the project. The risks tended to be sourced in the work environment factors and work equipment. In order to minimize the impact of K3 risks, it is necessary to conduct risk control, evaluation activities in a daily, weekly, monthly periodic, considering a safe distance hazard source from workers, setting working hours, scenario procedures of an emergency, as well as safe work through work instruction to remind the importance of working in a healthy and safe condition.
