Abstract

A landed house is a real estate product that is used to fulfill consumption or investment motives. This study was conducted to compare the preferences of developers, consumers, and investors for housing prices in Surabaya on both motives. Respondents were selected by purposive sampling and obtained 417 respondents. Data collection through questionnaires was conducted offline to developers and online to consumers and investors. Test data used Kendall concordance and Kruskal Wall test to analyze the comparison of developer, consumer, and investor preferences. The results showed that the three players had different preference variables on house prices in Surabaya related to physical quality, brand, location concept, location environment, financial condition, and livability. Developers focus on products (physical quality and housing concept) and brands. Consumers prioritize physical quality, location environment, and financial condition. Furthermore, investors prioritize the physical and environmental quality of the location.  Physical quality is a key preference among developers, consumers, and investors. These findings indicate that each party has their own prioritized interests, so their preferences differ according to their motives.

Abstract

Millennial generation grows in the advance of information technology and dominates theproductive age in Surabaya City. Their capability in operating technology makes work activities moreefficient, as a result the need for concentration in workspaces could be reduced. Previous researchfocused on millennial’s workspace, but it was limited to one workspace. Therefore, this research isconducted to find the millennial’s preferences in the type of workspace character. Data was collectedby questionnaire. Hypothesis testing using ANOVA and Kendall’s concordance test. The resultshowed that the workspace optimize concentration is less demanded. Millennial are comfortable inworkspace that collaborate with the other workers, such as team rooms, although younger millennialsneed more concentration than older millennials.

Abstract

Living diligently is one of the essential aspects of every individual's life. Awareness to cultivate diligence can be acquired from various sources, especially the immediate environment. This trait should be instilled from childhood because forming one's character is optimal during one's golden age. This community service aims to cultivate awareness and encourage motivation among kindergarten students regarding the importance of having diligence within themselves. This is because diligence is the initial step towards achieving the goals of every individual. The method used in this community activity is done in three steps: preparation, implementation, and evaluation. Learning activities are also conducted through fun learning methods to attract students' interest and prevent boredom. The results of this community service activity show a positive response from kindergarten students, namely a change towards a better direction before and after the activity. Kindergarten students become more aware and motivated to be diligent in everything.

Abstract

Stocks are one of the investment products in financial markets that need to be understood in terms of risk and return, where changes in stock returns can be influenced by external and internal factors. This study aims to determine the significant effect of real interest rates, inflation, exchange rates, and gross domestic product on property sector stock returns on the Indonesia Stock Exchange (IDX) in the 2012-2019 period. This period shows a fluctuating property market cycle due to changes in external factors, namely the economy and politics in Indonesia. Public companies in the property and real estate sector are listed on the IDX, with a total of 67 companies selected with certain criteria; 26 companies were selected. Secondary data obtained from the World Bank and Bank Indonesia were tested using panel data regression. The test results show that real interest rates, inflation, and exchange rates have a significant effect on stock returns, but the gross domestic product has no significant effect. This research proves the importance of the government's role in maintaining the economic and political stability of a country so that investors are interested in investing in the stock market. Contributions from the property and real estate sector in driving the economy from upstream to downstream also need government support regarding regulations and taxation.

Abstract

Investment among young people shows rapid growth rates due to financial benefits. Saving activities are replaced by investing activities. This study explores the effect of saving behavior and financial literacy on investment decisions in the capital market by Generation Z in Surabaya. Data collection using a questionnaire distributed online to Generation Z aged 17-23 years who live in Surabaya and have invested in the capital market obtained as many as 100 respondents. The primary data was processed using SEM-PLS 3.0. The study results show that saving behavior and financial literacy significantly influence the investment decisions of Generation Z in the capital market. This research proves that there is a behavioral transition in Generation Z from a saving society to investing society. The implications of research for the government and capital market players through education are active investments to drive the economy, especially in the capital market and contribute to developing the State of Indonesia. However, Generation Z needs to be directed to seek information before investing to make the right decisions.

Abstract

Kepribadian dan perilaku dalam diri investor menjadi pijakan dalam pengambilan keputusan investasi untuk mencapai tujuan finansial. Penelitian ini bertujuan menguji hubungan personality traits (agreeableness, extraversion, conscientiousness, neuroticism, openness) dan behavioral bias (disposition effect, herding behavior, overconfidence) pada diri investor. Pemilihan sampel menggunakan teknik purposive sampling yaitu investor di pasar saham yang telah memiliki Single Investor Identification (SID). Pengambilan data menggunakan kuesioner yang disebarkan menggunakan Google Forms secara online. Pengujian hipotesa menggunakan Structural Equation Modelling - Partial Least Square (SEM-PLS) dengan alat SmartPLS versi 3.0. Hasil pengujian membuktikan personality traits (neuroticism) berpengaruh signifikan terhadap behavioral bias (disposition effect). Personality traits (agreeableness, extraversion, neuroticism) berpengaruh signifikan terhadap behavioral bias (herding behavior) dan personality traits (conscientiousness, openness) berpengaruh signifikan terhadap behavioral bias (overconfidence). Temuan ini membuktikan setiap individu memiliki kepribadian masing-masing sehingga dalam proses pengambilan keputusan investor secara rasional akan melakukan berbagai pertimbangan namun keputusan yang ditentukan dapat dipengaruhi faktor psikologisnya sehingga menjadi bias. Proses tersebut akan berdampak pada kegiatan transaksi di bursa saham, maka investor saat berinvestasi perlu mencari informasi, mempertimbangkan risiko dan mengambil keputusan yang efisien untuk mengurangi bias.

Abstract

Hingga saat ini sampah masih menjadi masalah yang belum terselesaikan namun jumlahnya  semakin bertambah. Jumlah sampah yang dihasilkan mengalami peningkatan dari tahun ke tahun, namun kesadaran masyarakat masih rendah. Jumlah sampah yang tidak dikendalikan dapat memberikan pengaruh buruk terhadap lingkungan. Pencemaran, polusi, bencana dapat timbul sewaktu-waktu. Kepedulian lingkungan akibat sampah perlu dibiasakan sejak dini. Pembekalan dapat dimulai dari sekolah maupun rumah. Edukasi diberikan dengan memberikan informasi mengenai jenis-jenis sampah, memperlakukan sampah dan mengolah sampah. Edukasi dan diskusi dilakukan agar dapat diketahui pemahaman dan kepedulian mengenai sampah. Melalui kegiatan ini, edukasi yang telah diberikan ke perwakilan warga telah berhasil, terbukti di kemudian waktu mereka telah dapat menyampaikan kembali ke siswa mengenai mengolah sampah dan cara mengoperasikan mesin. Edukasi juga telah membawa memberikan kesadaran siswa terhadap sampah dengan melakukan pembuangan sampah sesuai jenisnya. Dengan demikian kebiasaan tersebut dapat ditularkan kemudian ke lingkungan sekitar termasuk keluarga dan teman sehingga dapat saling mengingatkan akan pengaruh sampah terhadap lingkungan.

Abstract

Sampah dapat dikategorikan menjadi sampah basah dan sampah kering. Yang termasuk sampah basah atau yang sering dikatakan sampah organik yaitu sampah rumah tangga, daun-daun dan ranting. Permasalahan sampah tidak selalu memberikan dampak negatif namun dapat memberikan dampak positif jika mengetahui cara untuk menanganinya. Desa Mojotrisno yang menghasilkan jumlah sampah organik mencapai 800 kg/hari merasa sangat perlu untuk mengatasi permasalahan sampah yang ada secara berkelanjutan. Desa Mojotrisno juga hendak menjadikan desa ini memiliki ketahanan pangan. Untuk tujuan tersebut, desa Mojotrisno bekerja sama dengan pihak kampus sebagai langkah persiapan. Pihak kampus memberikan solusi dengan mengolah sampah organik menjadi pupuk kompos.  Saat ini pemerintah desa hanya memiliki mesin pencacah sampah, sedangkan kualitas pupuk salah satunya ditentukan berdasarkan ukuran pupuk. Berdasarkan kondisi yang ada, pemerintah desa membutuhkan mesin pengayak pupuk kompos. Mesin tersebut telah difasilitasi pihak kampus sebagai sarana penunjang produksi pupuk kompos dengan ukuran pupuk kurang dari 5 mm.

Abstract

Financial literacy plays a crucial role in preparing retirement planning. Without a good understanding of financial management, individuals will face financial challenges when retirement. This study examines the effect of financial literacy and demographics on individual retirement planning in Surabaya. This type of research is a comparative analysis with a sample of individuals already working and domiciled in Surabaya, selected using a purposive sampling technique and obtained 141 respondents. The data collection technique used a questionnaire distributed online via Google Forms on WhatsApp and Line media. The data analysis technique used was a Chi-square and one-way ANOVA test. The study results showed that financial literacy is essential in saving decisions but does not affect the savings chosen. Demographic factors such as age, education, income, gender, and marital status significantly influence saving decisions with a sign level, while only gender and marital status affect the choice of savings categories. This study implies that pension policies and programs should be designed by considering demographic characteristics, such as education level and income, to be more effective in encouraging retirement-saving behavior.

Abstract

This study aims to analyze the effect of financial knowledge on psychological well-being, with financial satisfaction as a mediating variable. This study also uses demographic variables as controls to determine how these characteristics affect the correlations under test. This is an associative study using a purposive sampling technique on residents of Surabaya aged eighteen and above. Data were collected using a questionnaire with 121 respondents, distributed by Google Forms using WhatsApp and Instagram. The data analysis technique used multiple linear regression testing. The results of the study show that financial knowledge has a significant impact on an individual's level of financial satisfaction. Moreover, the relationship between financial satisfaction and psychological well-being is statistically significant. This study provides insights into the importance of financial knowledge in improving financial satisfaction. It discusses the implications of financial satisfaction on individuals' psychological well-being and encourages the enhancement of financial knowledge for better well-being.
