Abstract

DKI Jakarta, as the capital of the Republic of Indonesia, has the highest population density in Indonesia, with a population of 16,334 people / km2. Therefore, community facilities and infrastructure within the DKI Jakarta Provincial Government play an important role so that community service can be carried out properly. As one of the main infrastructures, State Buildings must have building reliability as stated in the technical requirements stipulated in Presidential Regulation Number 73 of 2016. Building maintenance is an activity to maintain the building's reliability and infrastructure, and facilities so that the building always functions properly. Based on a survey conducted by the DKI Jakarta Provincial Office for The Creation of Works, Spatial Planning and Land Use in 2019, the number of building assets of Province DKI Jakarta are 9823 buildings. 60% of those buildings were classified as Simple-Building category. Due to the numerous building assets, maintenance activities need to be supported by an adequate maintenance system. This study aims to develop a building maintenance system based on web. The methodology used in this research are expert validation, interviews, field survey and literature studies. The results of the validation process will be developed into a simple-building’s web-based maintenance system framework.

Abstract

The construction industry is one of the most dangerous industries in the world, due to its very high accident and death rate. As a high-risk construction industry, in addition to cost, time and quality, work safety will have a major impact on the success of a project. With the procedure safety properly, it is expected that work accidents will be reduced due to integrated work breakdown structure. The method used in this study is qualitative method, with research strategy in the form of archival analysis, case study, and expert validation. Data collection was conducted by interview method with questionnaires with professional experts who have long worked in the field of Safety, which then resulted in the conclusion that Standard Operational Procedures on Architectural work can reduce work accident.

Abstract

This study identifies the dominant factors in the conceptual cost estimate process of flyover development in the Provincial Government of DKI Jakarta that affect accuracy, based on the relationship model between the conceptual cost estimation process of flyover development in the Provincial Government of DKI Jakarta with the accuracy. Furthermore, this study also develops strategies to improve the accuracy based on the dominant factors. Two parts of the method are used in this study. The first method is to obtain the dominant factors in estimating the conceptual cost of flyover development in the DKI Jakarta Provincial Government, which affects accuracy using the SEM-PLS method, which involved 151 respondents. Second, the method to obtain strategies to improve accuracy based on these dominant factors, using the gap analysis. The result shows that four dominant factors affect accuracy: information quality, project definition, cost information, and project characteristics. Improving strategies are obtained based on those identified dominant factors. The finding of this study suggests that these strategies can be compiled into the guideline of the conceptual cost estimate process, which can be a tool to assist relevant agency personnel in carrying out the stages in the process of conceptual cost estimation of flyover development.

Abstract

The large-span roof that is applied to many buildings nowadays are having some unique structural components, seen from its construction concept and design concept. Because of its uniqueness, several obstacles need to be considered. The application of roll forming machine in the making of the roof sheets can be used as a solution for several disputes that can happen while installing the large-span roof. The purpose of this research is to identify risk factors in large-span roof construction projects using the roll forming method. This research recruited 43 respondents in 24 different contractor companies. Based on the result of the questionnaire validation, this research analyzed 40 sub-variables need to be proceed into the qualitative risk analysis. Based on the outcome of the risk index assessment, there are 2 levels that need further scrutiny. It is the very high level of risk and the high level of risk. Regarding the risk level, some suggested strategy to improve the construction is to appoint an appropriate consultant, contractor, and construction management consultant, planning the detailed design and construction method, coordinate the roofing steel structure division, conduct some training for workers, and build a good collaboration between all stakeholders.Keywords: Construction Method, Large-span Roof, Project Management, Roll Forming, Risk Management, Roof Structure

Abstract

Light Rail Transit (LRT) Jakarta Phase I construction has a special purpose of launching Asian Games 18th on August 10th, 2018. In fact, this time cannot be achieved due to decision of design in Transit Oriented Development (TOD) building but it is a critical path of the overall schedule. Therefore, zoning is made with the fast track method. The purposes of this study are to develop dominant factors of making zoning, to develop fast track method with zoning-based and the proper form of zoning. The results are making zoning will be determined by manpower capacity and its risk and a grid-shape of zoning is a match in an acceleration of understructure work because the overall duration can reduce 41 days.

Abstract

The rise of separatist actions in various regions in Indonesia raises concerns for all parties, including contractors as providers of construction project services. Not only separatism, thuggery acts that occur in the construction project environment are also considered to be 'natural'. The current SMK3 cost planning does not take into account events in different project locations, particularly in the western, central, and eastern parts of Indonesia. This should be considered since each region in Indonesia has different climatic conditions and characteristics. This study focuses on analyzing the relationship between project location and building height on K3 cost and further reviews the factors in these variables which are the dominant influence on K3 cost. The purpose of this study is to analyze the factors in each variable that affect K3 costs and analyze the relationship between project location variables and building heights on the K3 cost model in Rusunawa construction projects. This study analyzes data from 5 experts and 12 respondents who work in construction companies using quantitative methods and questionnaires. The results of the study indicate that there are 5 variables with 33 indicators that affect the K3 cost of the Rusunawa construction project.

Abstract

There is very little discussion about the needs of occupational health within the University area. In fact, the University is a place where interaction occurs not only for lecturers and students, but also employees, contractors and other visitors with very varied backgrounds and cultures. The lack of application of OHSMS in the construction sector in the University area causes a high number of work accidents. Making a safety plan at the initiation stage can reduce and prevent potential hazards that will occur. One of the methods can be used to reduce work accidents is by developing a safety plan using WBS (Work Breakdown Structure). This study aims to develop a WBS-based construction occupational safety and health plan for structural and architectural work buildings. This study develops a safety plan based on Regulation of Minister of PUPR No. 21 of 2019. This study uses literature study techniques for risk identification and questionnaires validation by experts with a minimum of 5 years experiences in OHS construction project. The result of this study is identification of hazards, impacts, prevention, OHS objective and programs. The results will be used for the development of a safety plan, intending to improve occupational safety and health performance and reduce occupational accidents in construction projects.

Abstract

This study explores the integration of ISO 56002:2019-based Innovation Management Systems and Lean Six Sigma in the resource context of the precast concrete industry. Lean Six Sigma (LSS) and Innovation are powerful methodologies that exhibit several differences, there are numerous areas where LSS and innovation share compatible foundations and common goals in the pursuit of improving implementation of Innovation management system on these companies. In this study, we conducted a literature review to identify the research variables, which were then validated by 5 experts. We collected data through questionnaires from 54 respondents who work in a precast concrete company in Indonesia. SEM-PLS methods were used for analysis. Results indicate Lean Six Sigma's substantial positive influence on resource of precast concrete company in the Innovation Management System, offering valuable insights for Indonesia's precast concrete industry. This study contributes to continuous improvement in innovation culture, fostering competitiveness in the global market.

Abstract

Contract management methods are important in a construction project. The factory home Appliance project is one of the national strategic projects in an industrial area. In the execution of the contract, there are claims that occur between the main contractor and the subcontractor. This research was conducted to provide the development of contract management based on Contract Management Body of Knowledge to reduce risk-based claims. The results of this study can provide input and new guidelines for contract management that will be carried out in the future.

Abstract

The working vessel is an important asset for marine contractors, including PT Timur Bahari. It plays important role as main equipment for marine constructions, crew accommodation, and marketing tools for the company. Recognizing the pivotal role of working vessel, any downtime would result in unproductive and reducing company’s revenue. On the other hand, uptime is expected to always be at the high level so that working vessels becomes vital to the company’s Financial Performance. The study utilizes survey methods, literature reviews, and case study. The conclusion of this study demonstrates that integrating the Maintenance Management System with the Business Process can significantly enhance the company’s Financial Performance.
