Abstract

Grogol Sub-district is one of the areas in the administration of Kediri district. Kediri District continues to carry out development, one of which is the Kediri International Airport Development. The development of Kediri International Airport in the Grogol District area began from 2019 until 2023. The research data used the 2016 Land Value Zone Map data of 17 zones, in 2019 with 20 zones, and in 2023 with 20 zones. The method used is the overlay method analysis to find out how many land value changes occur. The analysis method uses a regression test to determine the effect of airports and provincial roads on the land value zone (ZNT). During the period 2016 to 2023, the results of data processing showed the development of land value zones in 20 zones. Between 2016 and 2019, there was an increase in the Average Indicated Value (NIR) in the Cerme Village area in zone number 528 of Rp. 125,000 with a percentage of 78.13%. Conversely, in the Datengan Village area, zone 395 experienced a drastic decrease of -95% or IDR -114,000 due to zone restructuring and distance from the airport. Between 2019 and 2023, Grogol Village in zone 568 recorded the highest increase in NIR of IDR 1,013,876, with a percentage of 221.85%. Meanwhile, zone 395 again emerged with an increase in NIR of Rp. 5,274 or 4.4%. The results showed the influence of airports and provincial roads on ZNT changes in 2016 - 2023 with an R Square value of 0.385 or has an impact value of 38.5% with a negative correlation where the closer the zone is to the airport, the higher the NIR value, on the other hand, the farther the zone is, the smaller the NIR value.

Abstract

The increase in the need for residential land will encourage changes in land use functions. Monitoring the development of urban settlements in Kudus Regency, specifically in the Districts of Bae, Jati, Kaliwungu and Kota needs to be carried out so as not to cause a transfer of land use functions that deviate from the applicable RTRW. Monitoring can be done by modeling. The modeling of urban settlement development is then combined with GIS to support the spatial analysis. This study aims to determine the changes in land use function for urban settlements in 2010-2020 with the overlay identity method, apply the CA-Marcov method in predicting land use for urban settlements in 2030 and find the value of modeling conformity with the RTRW map and its development pattern using the average nearest neighbor. The data used are WordView images in 2010 and 2015, SPOT-7 images in 2020 and the RTRW Map of Kab. Holy year 2012-2032. The results showed that the development of urban settlements in 2010-2015 was 162,375 Ha, while in 2015-2020 it was 55,978 Ha. During 2010 to 2020, the food crop agricultural area changed its function into urban settlements amounting to 126,927 Ha. The area of land for urban settlements as a result of the prediction of land use in 2030 is 3323,285 Ha, where the agricultural area for food crops is the largest land converted into urban settlements of 321,803 Ha. The value of the suitability of the predicted use of 2030 with the RTRW map is 71.42%. The pattern of urban settlement development in 2030 is random.

Abstract

Pemerintah Kota Semarang mengeluarkan Peraturan Daerah Kota Semarang No. 7 Tahun 2010 tentang Penataan Ruang Terbuka Hijau. Proses penataan ruang terbuka hijau Kota Semarang dalam peraturan tersebut meliputi proses perencanaan, pemanfaatan dan pengendalian. Peraturan daerah tersebut berisi antara lain perencanaan luasan ruang terbuka hijau untuk setiap klasifikasi ruang terbuka hijau di setiap kecamatan di Kota Semarang. Penelitian ini menggunakan Citra Satelit World-View 2 tahun 2016 untuk membuat klasifikasi penggunaan lahan ruang terbuka hijau. Hasil klasifikasi Ruang Terbuka Hijau Kecamatan Semarang Tengah sesuai dengan Peraturan Daerah Kota Semarang No. 7 tahun 2010 sejumlah 11 klasifikasi dengan luas total 75,849 Hektar. Evaluasi hasil klasifikasi Ruang Terbuka Hijau Kecamatan Semarang Tengah terhadap Peraturan Daerah Kota Semarang No. 7 tahun 2010 menunjukkan empat kawasan yang luasannya memenuhi yaitu perdagangan dan jasa, pendidikan, rekreasi dan olahraga, dan jalur jalan. Sedangkan untuk kawasan sempadan sungai, areal halaman/pekarangan perumahan. areal taman lingkungan permukiman, areal ruang hijau jalan, perkantoran dan fasilitas umum, pemakaman, serta pertamanan dan lapangan belum memenuhi luas rencana pada peraturan tersebut.
