Abstract

Appraisal atau Penilaian merupakan proses pekerjaan atau kegiatan seorang appraiser (penilai) dalam memberikan suatu estimasi atau opini atas nilai ekonomis suatu properti, baik berwujud ataupun tidak berwujud. Appraiser memiliki peran penting sebagai penilaian proyek konstruksi terdiri dari tahap studi kelayakan, tahap proses konstruksi dan tahap pasca konstruksi pada Proyek Pengembangan Hotel Sol House di Jalan Bakung Sari No. 81, Badung-Bali. Penelitian ini menunjukkan bahwa hasil appraisal pada proyek konstruksi sebagai berikut: 1) Appraisal dalam tahap studi kelayakan ditinjau dari aspek finansial hasil yang diperoleh yaitu nilai NPV sebesar Rp 13.772.240.994 > 0 (layak), BCR sebesar 1,0602 > 1 (layak), IRR sebesar 15,67% > nilai MARR 13% (Layak) dan PBP selama 8 tahun 11 bulan (layak). Berdasarkan hasil tersebut dapat dikatakan bahwa investasi Pengembangan Hotel Sol House layak untuk mendapatkan pinjaman bank. 2) Appraisal dalam tahap proses konstruksi Pengembangan Hotel Sol House yaitu dengan menggunakan metode earned value. Hasil analisis prestasi fisik sampai dengan periode bulan ke 13 untuk seluruh pekerjaan proyek pembangunan Hotel Sol House telah mencapai prestasi sebesar 79,14% atau setara dengan nilai Rp. 75.718.009.000, nilai CPI sebesar 1,233 > 1 yang berarti kinerja keuangan baik. Sedangkan nilai SPI sebesar 0,80 < 1 sehingga dapat disimpulkan bahwa pelaksanaan proyek lebih lambat dari jadwal awal pembangunan hotel. 3) Appraisal dalam tahap pasca konstruksi Pengembangan Hotel Sol House (diasumsikan telah terealisasi 100%). Hasil analisis menggunakan pendekatan biaya diperoleh nilai pasar properti sebesar Rp. 435.600.000.000 (dengan rincian nilai pasar tanah sebesar Rp. 346.500.000.000 dan nilai pasar bangunan sebesar Rp. 89.100.000.000) terjadinya perkembangan nilai pasar bangunan pada tahap pasca konstruksi dengan tahap studi kelayakan dikarenakan perubahan material, sedangkan hasil analisis menggunakan pendekatan pendapatan diperoleh nilai sebesar Rp. 76.203.168.255.

Abstract

Porous asphalt is a type of pavement designed to increase the coefficient of friction on the pavement surface. The porous asphalt functions as drainage to drain water in the top layer vertically and horizontally. The method used in this research is an experimental method by making different tests in the laboratory. Stages of works include examining the 60/70 penetration bitumen, aggregate testing, mixing, and preparation of the sample with the variation of asphalt level of 5%, 5.5%, 6%, 6.5%, and 7% with 2x50 Marshall compaction. Volumetric measurement and Marshall testing to get optimum asphalt level. The next test is the cantabro test, permeability test, ITS test, and UCS test at optimum asphalt level. As the results of this study, it was obtained that the value of the optimum asphalt level was 6.15%, the value of Marshall characteristics, namely stability 636.32 kg (specification min. 500 kg), Flow 4.0 mm (specifications 2-6 mm), Marshall Quotient 159.15 kg/mm (specification max. 400 kg/mm), and Marshall VIM 19.828% (specification of 18-25%). At the optimum asphalt level the samples gave Cantabro value of 17.90% (specification max. 20%), vertical and horizontal permeability values of 0.145 and 0.152 cm/sec (specifications 0.1-0.5 cm/sec), ITS value of 158.88 kPa, and UCS value of 916.343 kPa.

Abstract

Penelitian ini difokuskan pada real properti berupa tanah kosong. Adapun tujuan dilakukan penilian properti tersebut adalah untuk kepentingan jual beli. Penelitian ini menggunakan metode perbandingan data pasar dan pendekatan pasar. Jenis data yang digunakan adalah data primer bersifat kuantitatif dan kualitatif yang dibagi dalam tiga jenis, yaitu: data umum, data khusus dan data pasar. Hasil penelitian menunjukkan bahwa nilai pasar obyek properti berupa tanah kosong yang berlokasi di Gang Umara, Jalan Dukuh Indah, Kelurahan Kerobokan Kelod, Kecamatan Kuta Utara, Kabupaten Badung, Provinsi Bali dengan menggunakan metode perbandingan data pasar sebesar Rp. 9.830.000/m2.

Abstract

This research is focused on real property in the form of vacant land. The purpose of the property valuation is for the purpose of buying and selling. This research uses a market approach and market data comparison method. The type of data used is quantitative and qualitative primary data which is divided into three types, namely: general data, special data and market data. The results showed that the market value of property objects in the form of vacant land located on Jalan Tukad Citarum Gang FI, Renon Village, South Denpasar District, Denpasar City, Bali Province using the market data comparison method is Rp. 7,500,000/m2.

Abstract

The threat to the environment posed by carelessly discarded masks creates a new approach to reduce mask waste generated during the pandemic by recycling. The purpose of this study is to determine the increase in the mechanistic properties of asphalt, so that mask waste can be used as an additive for asphalt, ultimately reducing mask waste generated during the Covid-19 pandemic. Testing mechanistic rheological properties of asphalt using Dynamic Shear Rheometer (DSR) tool. The results showed that 60/70 penetration asphalt added with mask waste with a variation rate of 0% to 3% for the value of the complex shear modulus asphalt (G*) will increase along with the addition of mask waste levels. The phase angle value decreases at the same temperature as the mask waste increases. The temperature value at performance grade (PG) increases along with the increase in mask waste levels.

Abstract

Masks are essential for preventing people from breathing in dangerous compounds and airborne pollutants. On the other hand, incorrect mask disposal presents a serious environmental risk. Medical masks are mostly made of polypropylene and are formed of three layers: a central layer of melt-blown material, an outer layer of waterproof non-woven fabric, and an interior layer. This research aims to determine the effect of medical mask waste fiber on the rheological characteristics of asphalt. In terms of the rheological characteristics of asphalt, the addition of asphalt will decrease the penetration, ductility, specific gravity, and lost on heating, and increase the viscosity, softening point, and flash point. The positive impact is that the inclusion of mask waste results in increased asphalt hardness, enhancing resistance to rutting. On the other hand, the negative impact is that the inclusion of masking waste will reduce the resistance to cracking due to the reduced elasticity.

Abstract

Tuban Village is one of the villages in Badung Regency that has the potential of coastal areas that are utilized by the community for various purposes. The high utilization of coastal areas has led to the conversion of mangrove land for various purposes, resulting in damage in the form of abrasion in several places, pollution due to industrial activities, households and aquaculture activities. Therefore, mangrove forest rehabilitation program is considered as one of the important recommendations in order to restore the condition of mangrove ecosystem in this region. The training consisted of a group of Nature Lovers Students (Mapala) which included the provision of training and socialization in the field on the introduction of mangrove tree species and characteristics and mangrove tree planting techniques in theory and application of the theory that has been obtained in the form of collecting and processing mangrove trees to be used as seeds and planting practices. The results of the training showed that all participants understood the material presented. This can be seen from the way participants apply the theory obtained by direct practice in the field.

Abstract

The socialization of permits to use underground water and liquor to business actors is an understanding or education for business actors to understand the impact and advantages of having this permit. Not only the impact, but there are violations that will be obtained if you violate the rules that have been provided for by regional regulations, one of the most fatal is the closure of a place of business. Therefore, the socialization of permits related to groundwater and liquor is a challenge that needs to be monitored so that business actors become more knowledgeable and understand regarding the socialization of permits for the use of underground water and liquor. Abstract

In an effort to address the waste issue in Badung Regency, particularly in the tourist area of German Beach, PSU Undiknas partnered with Coca Cola to construct concrete waste bins. This initiative aimed to raise public awareness about the hazards of waste pollution. The methods of implementing this service activity are as follows: (1) Conducting socialization to German Beach residents to convey the activity plan for Making Concrete Garbage Tubs, (2) Identifying work items carried out in addition to making landfills also carried out site cleaning from scattered garbage, (3) Mobilization of equipment used for making concrete garbage bins, (4) Holding materials in the form of coral,  sand, cement, adobe and concrete iron for garbage bin making work, (5) Installation of bricks as high as 1.0 m length 2.0 m, width 1.0 m, (6) Floor work with concrete rebates, (7) Plastering and aci work on all surfaces of adobes, (8) Roof work is carried out with formwork, ironing and cast concrete. The implementation of making concrete trash cans resulted in 3 permanent trash cans, which are located in the middle of the German Beach environment. In one permanent tub made there are three partitions for organic, inorganic, and B3 waste.

Abstract

Digital wallets are both an opportunity and a threat to the banking industry. Nowdays, banks are starting to enter digital wallets to adapt, including Bali Regional Development Bank. The bank launches of its digital wallet product, namely Balipay. It faces a big challenge because it has just entered a market that is already very competitive. This service activity aims to develop a market access strategy for the Balipay e-wallet product by taking into account the identified problems, so that the product can be accepted in the market using digital marketing methods, communication strategy, and providing flyers. After the socialization, business owners' knowledge of the benefits of e-wallets as promotional content and increasing consumer purchasing power will increase and have a sense of interest in registering their business to Balipay products. In this regard, the right strategy is needed so that the Balipay e-wallet product can be accepted by the public. It has a good impact on people to use Balipay products.
