Abstract

Value engineering (VE) plays a significant role in improving project competitiveness and propose an alternative solution to create added value for a project. Despite well-adopted in various countries worldwide, VE development shows stagnant progress in Indonesia. This can be seen by number of project and publications involving VE in Indonesia. In fact, academics and researchers argued the concept will highly contribute to advocate the benefits of VE into the public and private project practice. The research aims to investigate publications affiliated with Indonesian institutions and recommend strategies for VE implementation in the country. This paper uses a systematic review by taking into account the database library for extraction. The result shows that academics and researcher from Indonesian institutions regularly publish their work in VE study. However, the number of publication in refereed journals is much less compared papers in proceedings. The findings suggest some strategies to increase the publication and how to be involved in project development in Indonesia.

Abstract

The implementation of construction it is often found inaccuracies in both time and cost between planning and the conditions of implementation on the site. This will result in delays in the execution of the work. In the end there will be a decrease in terms of quality and delay in completion of work. This research aims to analyze the factors causing delays in a building construction project, and identify claims that can be compensated for additional time and costs by the owner. This case studies of this research is analyzing delay in building project, and then the data will be analyzed using the Relative Important Index (RII) approach to obtain the factors with the highest value. Source of respondents chosen is limited from those who have experience in the field of building construction projects. The results shows the indicate of the delay in the implementation of the most important projects caused by late payment by the project owner (owner). In this study, the potential for delays in a construction project caused by the owner reaches 60% while by the contractor by 30%, the rest by force majeure.

Abstract

Rail is one of the land transportation modes that are widely used in many areas. Along with this, the train station as the central of movement especially in urban area can be developed as the central of urban activities by maximizing the use of space in the station and its surrounding area which is integrated with the development of properties high density and other public facilities. At present, the majority of train stations in Indonesia only serve as up and down of passengers without additional functions. For this reason, an effort is needed to maximize the potential of the station through the Transit Oriented Development (TOD) approach. The development of TOD at the train station can shorten the distance of train users, creating lower cost, time and energy efficiency so as to improve the quality of life in urban areas. Besides that, by increasing the station's function to TOD, it is expected to be able to reduce the maintenance costs of the station itself through the additional of functions that can generate revenue. In order to optimize the function of the train station, especially in urban areas, this study was carried out to make a conception of regional development with the TOD concept based on the train station. This study uses a qualitative approach with the study area in 5 provinces in Java (outside the BPTJ work area), and data collection is done using the purposive sampling method. The result is, station that has the potential to be developed into a transit-based area, among others is Bandung Station (West Java)

Abstract

Floor slab is one of the most important structure members in a building and one of the largest members consuming concrete. Conventional floor slab has been used for years and has disadvantages that can be improved with alternate methods. There is lot of alternative methods that have been used in the construction world such as precast slab, half precast, hollow core slab, and many more. One of the alternative methods is bubble deck slab. The spherical hollow reinforced concrete slab has been patented named Bubble Deck Slab is a method that removes concrete from the center part of a slab which doesn't do any structure functional, so it can reduce the dead load significantly. High-density polyethylene hollow sphere is used to replace the ineffective part of the slab, so it reduces the dead load and increases efficiency. With the HDPE ball substitution, there will be differences in cost and time compared to the conventional method. This research is taking the case research in Central Control Building of Power Plant Muara Tawar Project with quantitative method approach. The analysis is calculating the budget plan and scheduling with Microsoft Project. After the analysis, there is differences in cost and time between the methods. The bubble deck slab method has the advantages which have the cheaper cost of IDR. 142,128,506.44 or 14,442% and 1 day or 3,846% faster compared to the conventional. Even so, the conventional method is still the first choice because the very common methods in Indonesia and the ease of execution.

Abstract

Services by social infrastructure can include health facilities, recreational facilities, security and fire fighting, arts and cultural centers and other public facilities. This research focuses on the study of social infrastructure namely the Roadside Station adopted from Japanese Michinoeki. As for infrastructure financing, this research is aiming to the use of financing scheme involving the private sector, given the limited budget of the central government through the Ministry of Public Works and Housing in providing roadside station services in several locations in Indonesia. On the other hand, the location of the roadside station also sometimes has its own charm for the private sector because it can become a new tourism locus in the area in the future.The types of services provided by Roadside Station are facilities for resting road users, because they are located on national roads. Besides that, Roadside Station are also a place for the surrounding community to sell local products. Currently the Ministry of Public Works and Housing is building Roadside Station in East Java and in Bali. The development of Roadside Station management schemes is intended to ensure continuity in its function as social infrastructure to meet public needs. In addition, with the existence of a management scheme, this further strengthens the position and function of each party in carrying out their rights and obligations in the development of infrastructure using the financing scheme of the Public Private Partnership (PPP). From the institutional scheme produced, it is determined that there are 2 types of Roadside Station management schemes namely, 1) Roadside Station that have been built by the Ministry of Public Works and Housing (PPP – Operation & Maintenance), and 2) Roadside Station to be built by Regional Governments (PPP – Built Operate Transfer).

Abstract

Setiap proyek mempunyai keterbatasan sumber daya, baik manusia, material, biaya ataupun alat. Oleh sebab itu, manajemen proyek diperlukan mulai dari fase awal proyek hingga fase penyelesaian. Dengan demikian sukses tidak-nya proyek ditentukan oleh kemampuan pengambil keputusan dalam mempertimbangan waktu yang efektif, biaya yang efisien dan mutu yang berkualitas. Pendekatan yang digunakan adalah membuat proyek menjadi ekonomis dengan meminimalkan selisih nilai estimasi anggaran saat perencanaan dengan pelaksanaan. Tujuan penelitian ini untuk menganalisis faktor utama penentu tingkat akurasi estimasi biaya konstruksi. Sumber data penelitian yaitu data primer dan sekunder. Teknik analisis penelitian ini dengan menyebarkan kuesioner kepada responden kemudian analisis data dengan Analitycal Hierarchy Process (AHP) disertai uji konsistensi dari kriteria terpilih. Faktor penentu tingkat akurasi estimasi biaya konstruksi terdiri dari tiga. pertama disebabkan oleh kejelasan pendefinisian ruang lingkup yang menjadi karakteristik proyek. kedua disebabkan oleh kejelasan informasi terkait parameter desain, kriteria gambar dan spesifikasi yang berhubungan erat dengan komunikasi konsultan, kontraktor. ketiga disebabkan oleh faktor yang berhubungan dengan kondisi pasar (faktor eksternal) dengan kesulitan tingkat pengerjaan (produktivitas dan kinerja).

Abstract

Air memiliki peran penting dalam kehidupan manusia. Air diambil setiap harinya untuk kebutuhan hidup manusia. Permintaan kebutuhan air tidak sebanding dengan ketersediaan air yang dimiliki, sehingga krisis air menjadi isu global saat ini. Di beberapa tempat di Kabupaten Bogor masalah kekeringan mulai terjadi, terlihat dari sumur-sumur yang mengering dan curah hujan yang tidak mumpuni untuk menaikkan muka air tanah. Tujuan dari kegiatan pengabdian kepada masyarakat ini adalah memperkenalkan teknologi sederhana biopori sebagai upaya untuk menjaga ketersediaan air. Kegiatan ini dilakukan di Kampung Pasir Kerok, Kecamatan Leuwi Sadeng Kabupaten Bogordan dihadiri oleh warga sekitar. Kegiatan ini berisikan pemberian materi biopori yang disampaikan melalui pemaparan dan penyebaran flyer serta praktik pembuatan lubang biopori. Warga sangat antusias dalam mengikuti kegiatan ini, hal ini dapat dilihat dari keaktifan warga ketika bertanya dan ketika praktik pembuatan lubang biopori berlangsung. Penerapan biopori terbukti dapat menjadi salah satu upaya untuk mengolah sampah organik rumah tangga untuk kemudian menjadi bahan penyubur tanah.

Abstract

Desa Pasir Karok terletak di Kecamatan Leuwisadeng, Kelurahan Leuwisadeng yang mana banyak sekali mengalami permasalahan khususnya akses untuk aktivitas warga, salah satunya jembatan penghubung. Dimana pada Desa Pasir Karok jembatan penghubung yang digunakan masih menggunakan konstruksi bambu. Dengan melaksanakan Tri Dharma Perguruan Tinggi berupa Pengabdian Pada Masyarakat, program pembangunan jembatan di Desa Pasir Karok dapat memberikan kontribusi nyata dalam pembangunan desa. Pada kegiatan pembangunan jembatan ini dilaksanakan dalam waktu sebulan mulai dari survey pengukuran sampai pembuatan konstruksi dan proses pembuatan jembatan dilaksanakan selama dua minggu. Dalam proses pembuatan jembatan di Desa Pasir Karok selain menggunakan pekerja, kegiatan gotong royong warga setempat dapat membantu terlaksananya kegiatan PKM.

Abstract

Jawa Barat merupakan salah satu daerah potensi bencana gempabumi di Indonesia karena letaknya berada di sesar aktif. Kerusakan bangunan merupakan potensi dampak yang paling sering terjadi akibat bencana gempa. Sebagai bentuk mitigasi bencana gempa adalah dengan menumbuhkan kesadaran masyarakat terhadap siaga bencana. Tujuan dari kegiatan pengabdian pada masyarakat ini adalah meningkatkan kesadaran masyarakat terhadap bangunan rumah tahan gempa dengan berbasis kearifan lokal. Metode yang dilakukan adalah dengan mengadakan sosialisasi tentang metode konstruksi rumah tahan gempa sederhana dan pemberian poster kesadaran siaga bencana. Hasil yang diperoleh dari kegiatan sosialisasi ini antara lain menambah wawasan dan pengetahuan warga masyarakat bahwa kearifan lokal dalam membangun rumah sederhana dapat dilakukan namun tetap memperhatikan kaidah pembangunan rumah sederhana tahan gempa. Penekanan dari rumah tahan gempa adalah pada perkuatan strukturnya pada pondasi, sloof, balok dan kolom menjadi satu kesatuan yang utuh, ditambah dengan pengikat antar struktur menggunakan angkur.
