Abstract

One of the project types is the Construction Project. The main activity components of this type of project consist of feasibility assessment, engineering design, procurement and construction. In construction projects very often delays occur where the realization in the field does not match the schedule of the implementation plan, due to several factors that occur, even though a careful plan has been prepared but in practice in the field there are still many problems in implementation. The purpose of this study was to determine the cost and time performance in the implementation that took place from week -1 to week 17 on the Subali Bridge Construction project, Sutojayan Kec. (D.G.008), Blitar Regency using Earned Value. From the results of the analysis it can be seen that the costs incurred are lower than the planned costs, this can be seen in the CPI value of 1.28 while the implementation time is slower than the planned schedule indicated by the SPI value of 0.71. The results of the calculation of the estimated project cost of Rp. 8,214,904,015.36 with a budget plan of Rp. 10,502,000,000.00 there is an efficiency of Rp. 2,287,095.64 (21.78%). with an estimated completion time of 19.43 weeks, indicating that the project is delayed for 2.43 weeks from the planned 17 weeks.

Abstract

Along with technological developments in the field of project work implementation, it must also be accompanied by developments in the field of Management as a control function in the implementation of the project. In this case, the application of the Earned Value Concept Method is expected to be able to provide an alternative solution to the problem of evaluating the cost and time that has been spent on project implementation. The purpose of this study is to evaluate a project work that is being carried out, namely in the form of Maintenance of Karetan-Sambimulyo Road, Banyuwangi Regency against Time and Cost Control of the Project, so that it can be used as a reference material by the project implementer and the employer in terms of decision making whether the project is feasible to complete or not. The research was conducted at the end of week 21 (twenty-one), with different evaluation results, thus it can be concluded with the following description: a. Based on Cost Variance (CV) & Schedule Variance (SV) analysis results obtained: Work is carried out later than the schedule plan, costs are lower than the budget plan; b. Based on Cost Performance Index (CPI) & Schedule Performance Index (SPI): Profit but experiencing delays; c. Based on Estimation to Complete (ETC) & Estimation at Completion (EAC): Obtaining a profit of Rp. 263,004,000, 00-,; d. Based on Estimate Temporary Cost (ETC) & Estimate All Cost (EAS): Experienced a Time Delay of 2.09 Weeks.

Abstract

Implementation of construction projects often faces delays in work completion. Delays in project completion that exceed the time limit specified in the contract cause losses both from the contractor as the executor and the assignor. Project implementers pay more attention to the cost aspects incurred and often ignore the time control of project implementation so that project implementation often experiences delays in work. The purpose of this study is to analyze the time efficiency carried out by the provider from the beginning of the work, during monitoring, to the end of the project implementation. And estimate how much it costs from the start of work, when monitoring until the project is completed using the Earned Value Method. From the analysis, results and discussion of the Bondowoso Polije Campus Administration Building project, it can be concluded that the project work time exceeds 2,543 weeks for the total work and will experience a loss of Rp 393,323,318.10 from the reduction of the total contract minus the total financing. Therefore, the construction management proposes to shift the work schedule to work that does not require the achievement of the main construction. In addition, the contractor should communicate to the assignor of the Administration Building project to increase the duration of the administrative building construction project work. And participate in finding alternative suppliers of the main material without having to wait for the vendor to get the material needed.

Abstract

As one of the largest cities in Indonesia, the City of Surabaya has an obligation to provide excellent health services for its residents. Consequently, the Surabaya City Government is required to provide a general hospital that can receive referrals from the government-owned Community Health Centers. To fulfill this obligation, the Surabaya City Government built the East Surabaya Hospital, located in the Rungkut Sub-District. East Surabaya Hospital is a strategic project that necessitates an investment feasibility analysis. This analysis was conducted using the Net Present Value (NPV), Internal Rate of Return (IRR), Payback Period (PP), and Benefit-Cost Ratio (BCR) parameters. Following the feasibility analysis, a sensitivity analysis was performed to examine changes in management costs and the health service levy rates for each tariff alternative. Based on the investment feasibility analysis of four tariff alternatives, two alternatives—alternative 1 and alternative 3—were deemed worthy investments. In contrast, alternatives 2 and 4 were found to be unfeasible, as the NPV parameter showed negative values and the IRR value was lower than the Minimum Acceptable Rate of Return (MARR). However, the sensitivity analysis indicated that alternatives 2 and 4 could become feasible if alternative 2’s management cost is reduced by 14.4% and alternative 4’s management cost is reduced by 2.8%. Conversely, alternative 1 might become unfeasible if the management cost increases by 7%, and alternative 3 might become unfeasible if the management cost increases by 3.1%.

Abstract

Electronic media information obtained by the author states that the Mojokerto Regent ordered the Mojokerto District Environment Office to create a Green Open Space that is planned to be built in each sub-district. In 2022, the Mojokerto District Environment Office planned the Sooko Green Open Space by making a DED and continued to carry out its construction and ended at the end of 2023. The research method used is using the method: Net Present Value (NPV) to determine the value of profit or loss, Benefit Cost Ratio (BCR) to determine the comparison of the value of profit and loss, Payback Period (PbP) to determine how long it takes to return the capital that has been spent, and Likert scale calculations to determine how much the level of community satisfaction on the existence of Sooko Green Open Space. The results showed that the Sooko green space development investment is feasible. This can be seen from the NPV> 0 value of Rp 3,213,731,030, the IRR value exceeds the expected interest rate of 22.7%, the Payback Period of returning the investment value of slum housing improvement development occurs in the 4th year 6 months, precisely in 2028. The amount of maintenance costs for the development of Sooko with all facilities and infrastructure is Rp315,291,605, - every year. Based on Excel calculations of the level of community satisfaction from questionnaires that have been obtained, the average value is 90% so that it meets the criteria of Very Satisfied with a standard deviation of 49%.
